[Events/Parties]
NO parties or events unless explicitly granted privilege IN WRITING. You must also acknowledge:

• Unauthorized Event/Party: If it is discovered renter has an unauthorized party or event of any kind, renter will be immediately be charged an initial fee of $500 for the violation. This does not include any additional expenses or fees we may incur in an effort to clean/remedy the property back to the condition it was provided to renter.

• Demand to Vacate: You may be ordered to vacate the property immediately if we discover a violation of event/party policy, and in this event, no refund will be provided.

[Pets]
NO pets allowed.

[Payment Processing]
Refunds requested by the traveler, and cancellations initiated by the traveler, may be subject to forfeiting the payment processing fee (~3%) depending on the booking platform used for payment that has been collected directly by us. Payments made to channels are will be based on that entity's policies.

[Early/Late Check-In/Out]
Any early check-in or late check-out requests must be approved beforehand. We can only accommodate this if it is not affecting a turnover after a previous guest or a turnover for same-day check-in. If we approve, the fee schedule is as follows:

• The renter is responsible for any additional cleaning expenses incurred that are not due to normal wear and tear, or standard use of the rental.

[Holdover]
• Failure to Vacate the Property within 30 mins of Check-Out Time/Turnover Crew’s arrival after Check-Out Time: $50

Professional lawn care takes place each Tuesday morning for both front and back yards. Owner will coordinate backyard entry to water plants and grass as needed. Please water indoor plants as needed.

Your suite is completely separate from the rest of the townhouse. You'll have a private entrance from the front patio through the beautiful French doors. No shared spaces.
The suite connects to the main house through the kitchenette. The door remains closed and locked; there is even a chain to ensure your privacy. Keeping the bedroom door closed will keep any noise from the main house from disturbing your stay. I'm a pretty quiet person and am normally upstairs before 11:00 pm.
While I enjoy meeting my guests, I know most of my guests prefer privacy.
Of course, I can turn down the air, turn up the heat, turn on the light if it's dark, and let you know as soon as the room is clean and ready so you'll have access to the suite as early as possible. I'll still be here to make sure you're as comfortable as possible.

Super clean with newly decorated spaces. The home has been completely repainted inside. You will have a bedroom, private bathroom, kitchenette room with backyard patio access. The central AC/Heating is controlled by the host and is set to 72 degrees in the summer and 68 degrees in the winter. The temperature can be adjusted upon request .There are ceiling fans and a tower fan for additional cooling.

Aside from Airbnb’s already great cleaning protocols, I use a high power Hepa filter vacuum cleaner, I’ve added a final step of steaming with a commercial grade steamer. Killing 99.9 % of any harmful bacteria and any residual chemicals.

Also, you can relax with 24hr. Security cameras on the exterior of the home.

Important Information Before Booking:

This 2-bedroom home is attached to the main house, which is also an Airbnb. While the driveway is shared, there is ample street parking available as we’re located on a corner lot.

The entrance to this home is located on the left side of the building. Simply follow the rock walkway to find the door.

Please note, this particular property does not currently have access to a backyard, but we do have a spacious side front yard for your enjoyment.

For your comfort, the property is equipped with a mini-split AC/heater in both bedrooms and the main area to ensure a pleasant stay year-round.

Our charming 2 bedroom home is located in a quiet neighborhood in east Arlington close to shopping, restaurants, entertainment, and attractions. Tastefully decorated, the home offers original hardwood floors, queen beds in both bedrooms, a spacious kitchen with all the amenities, indoor laundry room, large bathroom with jacuzzi tub, large walk-in closet, and covered patio with gas bbq in the backyard. Due to city ordinance, our home is only available for stays of 30 days or longer.

Each bedroom has a queen bed and smart TV. The bed in the secondary bedroom is a Murphy bed. The large covered patio has an outdoor dining set that allows you to enjoy being outside even if it's raining.
