We have a small dog on the property. He does often bark when the exterior doors open and close but he is either by our sides or in his crate when we are not around to supervisehim. Please let us know if he causes you concern.

We offer our guests space the extra refrigerator in the garage so we can minimize the collision of food. It's just easier to keep things separate.

We are an active family and our daughter will be staying with us 2-3 nights a week every other week in the room next to yours. Please close doors lightly.

I'm professional who primarily works from home otherwise I spend 99% of my time at home, in my kitchen. I don't mind occasional use of the full kitchen (just let me know so we can work around each other) but would rather have guest usage be limited to the dishes, coffee maker and microwave the majority of the time. Our ideal guest is a busy professional who prefers delivery and quick meals to cooking and is friendly with kids and dogs. But again, cooking a couple nights a week is 100% ok!! I also travel frequently so you'll have the place pretty much to yourself during those times.

You are welcome to use my Kuerig for a cup of coffee in the morning. Reusable coffee pods are located next to the Kuerig (next to refrigerator) and cups are in the cupboard directly above. if the pods are full please empty the grounds into the trash and then rinse. please don't dump grounds in the sink. Please leave the cup behind if you use a ceramic one. I try to keep 'to go' cups stocked as well. If you don't see one, please ask. If you borrow one, please make sure to return it.

I will leave towels for you and there is a collection of assorted soaps, shampoos, conditioners, etc. You are welcome to have one should you need. Please let me know if there's something you don't find.

I have a small dog, Henry. He's an energentic Chorkie, very small (8lbs) and friendly. He will be out and about when I'm here. He might get excited and run to the door barking when you first enter, keep an eye out...he's a runner... so I'll try to make sure I greet you at the door if I'm home. If I am not here he will be crated in my bedroom, unless we discuss it. He's also a jumper..please forgive him. If he barks he's just scared/curious. It won't last long and you shouldn't be disturbed from your room. If you are, call me and I'll take care of it. Please keep the baby gate closed at all times to keep him from running out the door. Close the front door before opening the gate. Everyone falls in love with Henry. He's the house mascot:) Just wait... you will too.

There is an Amazon Fire Stick located in your room. Feel free to use it to watch Netflix, listen to Pandora, or any other free services etc. There is also access to Amazon. If you purchase a movie you will be charged for it.

No smoking is allowed in the house but you may smoke on the back porch outside.

Please don't hesitate to ask if you need a charger for your phone, etc. while you are here. I generally have extras for loan and theres a usb charge station on the outlet to the left of the kitchen sink.

There is street parking out front. Just don't block the mailbox. Also, while it's a great neighborhood, please take normal precautions and lock-up.

Located in central Arlington, this cute unit with its own double-sink bathroom is in a cozy neighborhood and within minutes from the entertainment district (AT&T Stadium, Texas Rangers' Global Life Park, Chowtaw, Six Flags Over Texas...), UTA, supermarkets, restaurants, the mall, the parks, or highways.

I am a professor of Finance at UTA, well-traveled, speak multiple languages (some poorly), and have worldly perspectives.

The space
In a friendly and safe neighborhood (I never lock my car when I am here), the house is within minutes from many things. I live less than 10 minutes away and can be there within just a call. I have invested a lot into an older property, it is freshly painted and a lot of upgrades are done to the bathrooms.

For the clean, young vibe, all bedrooms have bright colors, BRAND NEW smart lock, fridge, smart TV, and ceiling fan/light. The kitchen also has BRAND NEW rice cooker, toaster, coffee maker, etc. The living room has 75-in smart TV and high speed fiber optic internet. The front and back yard offer outdoors with gas grill, wood oven, and spacious lawn. Tell me what you need to use frequently and I will consider investing in it.

On the long term side, three bedrooms (mostly three male guests) share one full bathroom and a half bathroom.

On the short term side, one bedroom with a den has its own shower and double sink. This side is perfect for short term visitors, female guests, couples, small families...

Guest access
Personal bedroom and everything else that are not other guests' personal bedrooms. At this particular property, that means living room + dining + kitchen area, porch and front yard, the huge patio + backyard + laundry. Guests are more than welcome to use the gas grill and other amenities. I do provide good stuff in the kitchen (being rice cooker, coffee maker, blender, toaster, etc.) and bathrooms/ laundry. In the summer time, you are welcome to come over there to use the swimming pool and kayak/ fish on the lake at my primary residence as complimentary services.

During your stay
I usually love for guests to treat my property like a student housing where we would have a great banter and even share a meal if we run into each other in the kitchen. I also invite guests to watch something together in the living room. I also would invite guests over to my primary residence if I host some gatherings where my live-in guests are invited. I have taken my guests to comedy shows, late night bar, downtown rooftop, UTA homecoming and games. I have picked up/ dropped of my guests from the airport. I do airbnb because I love these social interactions with interesting people from different walks of life and even different cultural backgrounds.

Other things to note
I use "smart pricing" suggested by AirBnb which, quite frankly, I do not understand, but, it is supposed to use AI-generated prices depending on supply and demand.

I usually do not approve a booking until after decent communication to make sure guests are good fit to live in the same house with me and my kid, and other guests, as well as for them to feel comfortable and safe about me.

Guests that are already local are welcome to visit. Cancellation on long-term rentals is very tricky, so, I'd rather have both sides to know each other first, especially when some guests could stay up to 3 months.

Why rent an apartment which is more expensive and stuck with their 1 year contract when you can rent my room for cheaper and it's month to month. House is 3 mins from highway US 287, 5 minutes to i20, close to many major stores.
