An address is not provided until you pay the extra nonrefundable cleaning fee and only right before check in time. That’s when they also supply the FOUR different codes required to access the property. No amount of codes could have made me feel safe enough to stay there. I knew right away when I pulled up that it was an awful area and downright scary! The check in email is also when they advise that the street parking is not recommended due to frequent car break ins in the area. The neighborhood appeared very run down with trash in the front yards and much in disrepair. I advised them immediately that I did not feel safe staying there and felt I had been deceived. Since it was a non refundable reservations they ignored my request and kept my money although I did eventually get the cleaning fee back. I have booked accommodations for decades through Hotels.com and never before complained like this. It is not up to the standards I would expect on this platform."

I don’t know if all this was property manager choices or the way VRBO works. "

The building is very safe with 24-hour security. However, it is located in metro Philadelphia, which is an urban city, and there will be times when the streets are noisy and people with quality of life issues.

Kindly note that the apartment isn’t baby-proofed and we don’t have baby-specific furniture (crib, changing table). If you want to bring your own, we’d be happy to host your stay.

Kindly understand if the key/keyfob is lost during your stay then there will be a $50 replacement fee.

The cleaning fee covers laundry and cleaning service to prepare the apartment for your stay. For additional cleaning services during your stay, please feel free to contact us and we can arrange with an additional fee.

For longer-term stays over 1 week, we will provide an initial supply of toilet paper and paper towels. Soap and toiletries (shampoo, conditioner, and body wash) can be refreshed as needed. Additional household items will need to be purchased by the guests.

This private room is on the top floor of a small, mixed use building along a busy and culturally diverse commercial corridor close to the park, river, Art Museum and Zoo. The building has 1 or 2 other long-term ABB guests and a tiny number of quiet, working adults who rent directly from us. It is within a few feet of the shared kitchen and the bathroom that is shared with only 1-2 other rooms. There is a second bathroom for emergencies! The building is cleaned several times a week.

The space
In the heart of Philadelphia, near Temple University's campus (about 10 min walk) is a nice townhouse with such a welcoming atmosphere for any guests that would love to take a brief trip or plan a long stay while stopping in Philly.

Perfect for 2 solo or pair travelers.

Guest access
Guests will have access to the entire unit which includes a bedroom, full bathroom, half-bathroom, as well as the kitchen and living room area.

There are 2 bedrooms available. There is a max of 2 guests per room. Please inquire with the correct amount of guests for accurate pricing. Ask our hosts for this months booking specials.

You are free to cook and prepare food in the kitchen. The pots, pans, utensils, glassware, and dinnerware are available for use. Feel free to reach out for any suggestions on local supermarkets for you to purchase groceries.

Please no noise or loud music after 10 pm!

Any guests that are not listed in the booking are not allowed after 10 pm!
No smoking allowed inside of the home!!

If you would like to smoke, please go out side of the home. Absolutely no smoking inside.

If you don’t have any reviews on Airbnb you will have to convince us why we should choose your reservation over the others.

Please do not remove or take anything out of the home that does not belong to you. Anything broken or missing, guests will be charged up to $400 for the inconvenience.

There is a max of 2 guests per room.
If you wish to have more guest ( max of 2 additional guests), please contact the host prior to booking. There is an additional room available, for an additional nightly fee per guest.
Additional guests that have not been confirmed for stay will be removed from the premises and you will be charged a fee of $50 pp.

If you wish to check in early, please contact us to see if it is possible.

If you wish to check out late, there is a $50 fee. If you are caught staying on the premises after the check out time at 11:00 am, there is a $50 fee per hour you are still there. Please note, this interferes with the turnover time we use between guests for cleaning and sanitizing. If we have to charge you for late checkout without a request from you, you will be removed immediately and required to pay the fees.
