The bed was comfortable and the extra pillows and blanket were nice to have for snuggling on the couch. We were noisy the first night and Frank had to call and ask us to keep the noise down. He was very polite about it. The neighbors are very close." - "We loved this property. The location was great. We are a family of 6. One of the children has cerebral palsy, and we were worried about the walk to the beach. However, it was seriously that close. He was able to make the walk multiple times a day with minimal issues. The house itself was large enough for everyone to have their own space. It is a neat layout with the extra 2 mini kitchens. It must have been a duplex or something at some point. But it was really nice in the middle of the night, you didn't have to walk downstairs to get a drink. We also loved the multiple bathrooms and the outdoor shower (which was a must with 4 kids coming from the beach). This helps us to avoid unauthorized parties. Our goal is for our guests and neighbors to both have an enjoyable experience!

*This home is not pet friendly, any undisclosed pets on the property will incur a $300 fine plus any damages or extra cleaning charges. We do ask that service animals are disclosed and emotional support animals need to have valid documentation prior to the start of stay.

*No smoking allowed (weed or cigarettes) - evidence will incur a $500 minimum fine. Please smoke away from the home away from windows or doors and dispose of cigarette butts properly.

*Any visitors must also be listed in the guest count. Minimum fine of $50 per person per night will apply for any undisclosed guests. The city is strict about maximum occupancy including visitors and we cannot allow more than the maximum guest count at any one time.

*Please observe a 9 p.m.- 8 a.m. quiet hour for our neighbors. They are our utmost priority to continue to operate short term rentals for years to come. Noise violations are taken seriously and will have one courtesy warning before removal without repayment for nights unspent.

*Our place is not for parties. $500 minimum fine for parties. A party is defined by any more than 10 occupants in the home at any one time. No refund will be given for nights unspent if we are forced to terminate the reservation due to a party. We want you to have a great time with up to 10 guests in the house maximum, including any visitors. This is a residential area and our neighbors rely on us not to disrupt the community. We want to continue to do short term rentals for a long time so please help us respect our neighbors.

*Please note while the home is cleaned very thoroughly between stays and air filters changed regularly, we do allow dogs at the home. Those with severe allergies will need to consider our home’s suitability for their unique needs.

*No refunds will be given for COVID-19 or weather related cancellations including hurricanes. Please consider purchasing trip insurance that covers any unforeseen circumstances. Please note during hurricane season our area is prone to inclement weather.

*To maintain a fair and comfortable environment for all guests, we ask that utilities (electricity, water, gas, etc.) be used responsibly. If there is evidence of excessive utility consumption beyond normal use for the duration of your stay, we reserve the right to charge additional fees for the excess usage. These charges will be calculated based on actual costs incurred and will be billed to the guest.

*No paper towels or wipes (including flushable wipes) are allowed down the drains. If a plumber needs to fix an issue caused by the aforementioned items and reasons, the cost will be billed back to the guest.

*Guest agrees to complete a third party encrypted ID verification independent of the platform booked on for security purposes. If the guest does not complete the verification or the host is not comfortable with the screening results, host may cancel the reservation with full refund to the guest.

*Any cleaning or maintenance issues must be addressed to the host. We must be able to attempt to fix the issue before offering refunds. If an issue is not addressed during the stay, no refunds will be provided.

This is a bedroom and hall bath rental with shared common areas. It’s a quiet home (besides jet noice which is never predictable and encompasses the entire resort area) laid back environment and kept clean, 90% newly remodeled end unit townhome with free parking in our driveway and additional street parking available as we are on the corner.

Guest access
House and patio are free to use besides other bedrooms and bathrooms upstairs not on your listing. Kitchen and refrigerator is available but it is required that guests leave it how they found it after each use. Each listing has a designated and labeled side of the refrigerator.

During your stay
I can get busy at times but if able to I am very happy to provide recommendations and any assistance while you're here. If you request bikes or beach chairs etc please request in advance so that I have time to inform you about them and make sure they’re ready for you. Small beach umbrellas, coolers, and volleyballs etc also available. Shayna lives in the home but she works a lot and you may never see her she gets in late but very quiet.

Entire top floor of 3 story townhouse with balcony overlooking Holly Lake. Private bath. Newly renovated, three blocks from the beach (7-10 min walk). The space
Easy walking distance to the beach, boardwalk, restaurants, Rudee Inlet. Close to other Virginia Beach attractions, such as the Virginia Aquarium, First Landing State Park, Fort Story and Cape Henry Lighthouse, but located on a cul de sac in a quiet neighborhood on a lake.

For entry at guests' convenience, keys will be provided in a lockbox near the front door. Code will be provided with check-in details.

All guest suites are non-smoking. Smoking products of any kind, including, but not limited to, any electronic smoking devices, are not permitted. Please understand that you will be charged a cleaning fine of $500 as a result of any damage caused by smoking inside guest suites.

Car parking charges: first vehicle included with daily resort fee. Additional vehicles: $12 per car, per day.

When checking in:

- At time of check-in, a valid government-issued photo identification is required that must match the guest name under which the reservation was made. A credit card for a $200 security deposit and a daily $25 plus tax resort fee will also be required (cash is not an acceptable form of deposit).

- Daily Resort Charge* will be added to the room rate and includes: Guest internet access; covered self-parking; fitness classes; scheduled resort activities and craft classes; local dining discounts; Xbox/Wii video games.

- Please contact the resort prior to arrival if you anticipate your arrival time would be later than midnight (resort local time). Arrivals after midnight may be subject to cancellation.

-Occasionally, the resort schedules maintenance work without our knowledge. We cannot guarantee certain amenities will be available during your stay, and not responsible for this. You can feel free to message us and ask if we know of any scheduled maintenance ahead of time. We will do our best to provide that info to you, if the resort lets us know.

-This is a timeshare resort but attending a presentation or taking a tour is NOT required. All units are assigned by the resort upon check-in. Unit view, floor, and location of unit on property cannot be guaranteed. Pricing and availability may vary.

-Once reservations are confirmed, you will be asked for the name and address of the main guest who will check in (the resort's front desk will also ask for this information when you check in but obtaining this information beforehand will expedite the check in process) along with an email address to receive a personal confirmation. The confirmation number we will provide to you after booking has been processed is the number you will use for the reservation, NOT the Airbnb confirmation code.

-Availability is based on live inventory. If dates you want are currently blocked, please inquire about dates or any questions by sending us a message. We are happy to assist and would love to host you on your next trip!
