It's a neighborhood where you can experience the best of both worlds: a hip, lively urban vibe and a quiet, close-knit community feel.

The entire space is included in this rental. Please make yourself at home! Note that you may have a neighboring guest in the adjacent home (with whom you may also be sharing a parking space in the two-car driveway), but both spaces are entirely private and self-contained.

Our neighborhood is among the most walkable in all of Orlando (it's our favorite way to get around). ✔ Noise, loud music, and parties are prohibited and will result in the immediate removal of all guests without a refund. Parties that include guests beyond the booking will be charged the full deposit from AirBnb.
✔ Guests are to be respectful of the neighbors and the community by keeping the noise to a minimum Quiet time is from 10 pm to 8 am. Any disturbance triggering the visit by police will require guests to forfeit the remainder of their stay and immediately vacate the property without a refund.

8. EVENTS

9. PROPERTY DAMAGE
✔ All pre-existing damages (if any) are to be reported to the host within 12 hours from check-in. Be aware that all damage to the property will be charged to the guest. Please be careful and advise your fellow travelers, and let us know if anything appears out of order immediately.
✔ The incorrect, unsafe, or improper utilization of any amenity, piece of furniture, or equipment provided through this property that leads to damage to objects or persons is of no responsibility of the host and guests will be charged for all damages and financial responsibilities that are a result or repercussion of such behaviors.
✔ Any damages made to property or furnishings that exceed the deposit amount will be billed to the guests and will be reported to Airbnb.
✔ If the current guests are found in violation of any of the property or any Airbnb rules and guidelines, which triggers a refund/discount to the next guest, the current guest will be responsible for any revenue loss suffered by the host.
✔ Indoor and outdoor furniture is not to be rearranged, especially if this involves dragging and heavy lifting, which can lead to personal injury and/or property damage. Please do not move the furniture.

10. SECURITY
✔ Cameras - The unit is equipped with a recorded but not monitored smart doorbell located at the exterior entrance of the front door.

11. AUTHORIZED GUESTS
✔ Please be sure to book the correct headcount of people staying, as we use the Nest Door Bell video to enforce the correct booking number. You are financially responsible for all overnight guests and must pay the correct headcount amount. There is a $100 additional penalty if you do not update your final headcount before arrival and check-in.
✔ Only the specific number of guests noted in the booking is allowed on the premises. A violation of this house rule will result in the immediate removal of all guests (and any visitors) from the property without a refund. If there is a disturbance with more than the occupants specified in the booking, a $50 per guest fee per night will be charged.

12. SMOKING
✔ A $150 fee will be charged to the guest if any sign of smoking or smell of smoke is encountered inside the unit after the guest checks out. All outdoor premises (balconies) must be clear of all cigarettes, waste, and/or disposal and all outdoor furniture damages caused by cigarette use (especially burns) will be charged to the guest according to the expense of the repair/replacement costs.
✔ 420 friendly, but please be considerate and mindful of space. Smoke outside on balconies only.

13. KEY FOB
✔ The guest will be responsible for paying a $300 replacement fee if the key fob provided by the host is lost or damaged.

14. LIQUOR BOTTLE CHARGE
✔ You’re welcome to indulge in alcoholic beverages! Any bottle that is opened, consumed, or seal broken during the stay of the reservation will be charged to the guest.

15. COMMUNITY RULES

When staying in our home, you’re at the center of one of the most vibrant parts of town–a town that’s often overshadowed by the theme parks, and underrated in its food, culture, and activities. Our neighborhood and surrounding are teeming with amazing things to explore, seemingly tucked around every corner, and constantly changing.

Nestled just north of downtown Orlando, the Mills 50 neighborhood is known for its music, arts, and culture, some of the city's best restaurants and bars (many a short walk away), tree-lined streets, historic bungalows, and beautiful lakes. It's a neighborhood where you can experience the best of both worlds: a hip, lively urban vibe and a quiet, close-knit community feel.

Upon booking, we'll share our best kept secret–our "locals" guide to experiencing everything the neighborhood (and Central Florida) have to offer.

The entire space is included in this rental. Please make yourself at home! Note that you may have a neighboring guest in the adjacent garage apartment (with whom you may also be sharing a parking space in the two-car driveway), but both spaces are entirely private and self-contained.

Our two bedroom, two bath home features a kitchen fully stocked with high-quality dinnerware, top-of-the-line appliances, and a wide range of premium accessories. We’re proud to provide local coffee and bottled waters to jump start your visit.

We have high-speed wifi and modern smart TVs in the living room and bedrooms, which have many of the popular streaming platforms available for your use. Throughout the home, you'll find charging accessories.

Each bedroom has luggage racks, drawers for clothes, a hanging rack and hangers for shirts and dresses, and voice-enabled alarm clocks. Each bathroom has luxury towels, hand soap, shower essentials, and appliances (e.g hair dryer).

Outside, you’ll find a patio set with a retractable umbrella, as well as an outdoor grill.

Finally, keep it fresh with use of our in-home washer, dryer, iron, and steamer.

Roughly 25 minutes from MCO, guests will have a dedicated parking space, as well as ample street parking surrounding the home. We’re conveniently located in the heart of Orlando, just minutes to downtown, a short drive to Winter Park and surrounding neighborhoods, roughly ten miles to Universal Studios, fifteen miles to UCF, and twenty miles to Disney. Our neighborhood guide is rich with recommendations of fantastic areas to explore. No car? No problem. Our neighborhood is among the most walkable in all of Orlando (it's our favorite way to get around). And in addition to easy access to Uber and Lyft, bike and scooter shares are always easy to find around the neighborhood, the LYMMO bus provides free rides around town, SunRail delivers you to points around Central Florida, and the new Brightline train is now running up and down the east coast to Miami.

Discover this tastefully remodeled apartment, ideally located for privacy and convenience. Assigned parking is available right in front of the unit, making it easy for you to come and go. Please note that if your stay exceeds five days, free street parking is available. As the owner of the apartment, I occasionally live in the unit, and some of my belongings may be present. Please be aware that the closet with hangers is not available for use, but you will have ample drawer space. Addition ally, some of my food might be in the fridge, so kindly keep that in mind. I should note that apartment came with travertine floor which gives appearance that its dirty even when it has just been mopped. The living room and bedroom are equipped with smart TVs that has streaming (Netflix, Hulu, Disney Plus, HBO Max, Prime all included), and the unit has a modern kitchen and bathroom. If you're traveling with extra guests, the apartment offers a pull-out queen mattress and a comfortable sofa. Apartment comes with lots of art work making it cozy. Overall, this spacious and charming cozy apartment offers an excellent stay experience.

Lovely private home located just minutes from the quaint and historic Downtown Winter Park. There is a Large backyard with porch, fire pit, deck, new chairs/tables, and screened porch. Outside there is also a hammock, ping pong table, and propane grill (bbq). There is ample parking available in the driveway and street.

The house has three bedrooms. There is a queen bed in each of the first two bedrooms and a futon in the third. There are two TVs - one in the living room and one in a bedroom. There is also a nice desk and chair in the third bedroom.

The kitchen is stocked with the essentials and recently remodeled with all modern appliances, including a Kuerig and electric kettle. The bathroom is also recently remodeled and includes brand new toilet and shower/tub.

The home is located in a quiet neighborhood near Lake Killarney. There are several local dining options within walking distance. You will be a short drive away from many of the main attractions, amenities, and dining options of beautiful downtown Winter Park. Also it is just minutes from downtown Orlando, Leu Gardens, College Park, and Baldwin Park.

The home is conveniently located between the two major airports in the area (MCO and SFB). Also just 25 minutes to all of the main theme park attractions.

The apartment is a part of an upscale apartment complex, allowing our guests access to many state-of-the-art luxury facilities and amenities.

Everything was just as described, very convenient location and nice host" - "My contact with the owner through the booking and check-in process was painfully frustrating. I could not get anything but a vague description of where the property was located until after booking , which would not have been too much of an issue if I wasn’t already in the 50% deposit return window. Suffice it to say that I took a blind leap and hoped for the best. When asked what time I was arriving, my 3:30-4pm response was met with a curt “check-in is at 4”. Well okay then, I thought, this is gonna be a not so good experience. Enter property manager, Stephanie. Unarguably the kindest, most helpful person on the planet. She found me wandering on a side street trying to find the entrance, helped me to the apartment, texted me long descriptions on how to navigate to and from the property. I say as long as there is a Stephanie, this rental will be successful. The condo itself was clean, neat and unfussily apportioned. I never figured out the tv, but didn’t really miss it. The bed was comfortable, the shower warm and the air conditioning set at a good temperature. I didn’t use the gym or pool, but they were happily being used by others. From the Steelhouse (which is where this property is located), I walked to Ivanhoe Village, downtown Orlando and Lake Eola. There’s a variety of shops and restaurants in a 5 minute drive. The train is nearby and the entrance to I-4 is 2 blocks away. I did not cook, but there was a good selection of implements, dishes and glasswear. Waters, snacks, coffee pods, sugar and creamers were available for that important first day settling in. There was soap and fabric softener for the washer, shampoo, conditioner and body wash and other beauty needs in the bath. Hair dryer, Alarm clock, fuzzy bathrobes, iron and board made this a very comfortable stay."

“Please read the full list of rules below so that there are no surprises upon arrival or throughout your stay”.

1) No parties
We do not allow parties because these things often lead to a multitude of liability issues that threaten our permit to rent - issues with the homeowner, with the neighbourhood, with the fire department, and with the laws surrounding property management (e.g property capacity). If this rule is broken, then you will be asked to leave without a refund since you have chosen to put our permit at risk. So, to ensure that there are no infractions of this rule, we will ask for (1) a guest list and (2) the IDs of every adult within each reservation. Obtaining these two things also helps us protect you by ensuring that the right person and the right amount of people arrive at the property.

2) Pets
Pets are permitted, but we kindly request that you inform us in advance and disclose the presence of any pets to avoid any potential cancellations. An additional Pet Cleaning Fee will be applied based on the length of your stay and the number of pets:

* 1-7 Nights: $25 per day per pet
* 8-28 Nights: $200 flat fee per pet
* 30+ Nights: $300 flat fee per pet

Please note that pet fees will be requested after the booking is confirmed. The total amount due does not include pet fees.

For the safety and consideration of others, pets must be leashed at all times when outside of your apartment. Additionally, it is your responsibility to clean up after your pet, and we recommend bringing disposal bags to maintain the cleanliness of the property, as we do not provide them. Your cooperation in adhering to these guidelines is greatly appreciated.

3) No smoking, vaping, or the like
We have state of the art smoke detectors that are hypersensitive to all vapours and gases. If the alarms in these detectors are set off, then it will notify the fire department and we will be charged $500. And if we find out that the alarm was caused by some infraction of our rules, then the person who triggered the alarm will be charged $500.

4) Leasing Office
Do not enter the leasing office or talk to the property management staff for any reason. We have a mutual agreement with the complex that all our guests communicate ONLY through our platform. From there, our team can directly communicate with the complex on your behalf. Any violation of this agreement will lead to an immediate termination of your reservation. If we receive any lease violations (smoking, noise complaints, trash, etc.), you will be charged with a $500 fine. Quiet hours start at 10 PM on weeknights, and 11 PM on weekends.

5) Packages
We do not allow guests to order mail/packages to this location for privacy reasons. If you attempt to have something delivered to this address, it will be rejected by the leasing office and we are not held responsible for its whereabouts.

6) Maintenance
Understand that we are at the mercy of the property management maintenance team for most general “fix-it” requests. We ask that all our guests are patient and understanding in regards to this. If a previous guest has damaged something minor and we were unable to fix it before check-in, it will be reported to the complex staff; but it is dependent on the maintenance team’s schedule. Examples: blinds, curtains, and lightbulbs fall under the “non-emergency” maintenance category and won’t be completed until they’ve addressed any emergency requests around the property first. $50 fine for not allowing maintenance staff to enter during reservation.

7) Cleaning
Our cleaning fee is based on a courteous guest (e.g someone who cleans up after themselves, puts dishes in the dishwasher, towels in the washer, leaves the place as they found it, etc.). This is NOT a hotel. If the housekeeping crew discovers an unreasonable mess post-checkout, we will charge an additional fee of $100. 1. Mops may be left out on the balcony to sun dry and disinfect. 2. Dishwasher may be running and/or full of clean dishes.

**This home has been professionally cleaned and sanitised. For your comfort, we continue the flow of air throughout the home which may include the A/C, heater, and/or ceiling fans. These factors may slightly alter the state of the home between the time the housekeeper has finished cleaning and the time you arrive. When you enter the home, you are bringing in dust, debris, hairs, lint, and other particles. These particles may settle on surfaces within the home.**

**YOU ACKNOWLEDGE that by accessing the home, you may directly or indirectly affect the surfaces and sanitisation of the home due to the natural movement of air throughout the home.**

8) This property uses video and audio level surveillance device, Ring doorbell mounted on the entrance door. Noise detecting technology may be used inside the suite to monitor excessive noise levels.

9) Key fob
If you do not return and/or damage the key fob, the cost is $200 to replace it. If you do not return and/or damage the parking permit, the cost is $200 to replace it.

10) Early Check-in / Late Check-out:
The standard check-in time is 4 pm, and check-out is at 11 am.
We are open to accommodating early check-ins or late check-outs whenever possible. However, please be aware that our cleaners adhere to a strict schedule as they service multiple properties and may charge us for schedule changes. Kindly inform us as soon as possible so that we can make the necessary arrangements.
For early check-ins, options are available:

* 2 pm for an additional $50
* 1 pm for an additional $75

If you require a late check-out, the option of extending until 12 pm is available for an extra $30. Your cooperation in coordinating these arrangements is appreciated.

Homescape Guest Policies:

You will be staying in a luxury apartment community and not a hotel. We ask that you act accordingly and treat our space and neighbours with the same respect you would show your own.

1. Disclosure of Booking Information
Guests are strictly prohibited from disclosing that their reservation was made through a third-party platform (including Airbnb) to any building residents. Homescape is the exclusive provider of short-term accommodations in the property, and we do not want residents to think it is acceptable to list they apartments. This includes conversations with residents or the first-floor leasing office, where prospective tenants visit. Guests should refer to their stay as being in a “Homescape Apartment.”

2. Leasing Office Use
Guests may only use the leasing office for entering and exiting the building. Loitering or engaging in conversations with prospective tenants is not permitted. Each violation of this policy will result in a $500 management fee. For any questions or concerns, guests must contact Elijah directly.

3. Pet Policy
Pets are not allowed to be left unattended in the apartment at any time. Excessive barking or noise complaints caused by unsupervised pets may lead to the cancellation of your reservation. Please note that pet fees will be requested after the booking is confirmed. The total amount due does not include pet fees.

* 1-7 Nights: $25 per day per pet
* 8-28 Nights: $200 flat fee per pet
* 30+ Nights: $300 flat fee per pet

4. Quiet Hours
Quiet hours are enforced between 10:00 PM and 7:00 AM to ensure a peaceful environment for all residents and guests.

5. No Smoking Policy
Smoking is strictly prohibited within the apartment and on the property grounds. Any violation of this policy will result in a $500 fine.

6. Pool Hours
The pool is available for guest use during designated hours, from sunrise to sunset.

7. Trash Disposal
Guests may leave their trash in the designated bin outside the apartment for valet pick-up. Trash collection is available Sunday through Thursday from 7:00 PM to 9:00 PM.

8. Check-Out Policy
Once check-out has been completed, guests must vacate the premises immediately. Remaining on the property or using its amenities after check-out is strictly prohibited.

PLEASE NOTE: - Failure to vacate the apartment by 10am at check-out without prior approval will incur a late fee equivalent to the entire booking day. To request a later check-out, please communicate through the app, and we will approve if possible. We require names, driver's license/ID numbers, and dates of birth for all incoming reservations, as mandated by property management.

9. This property uses video and audio level surveillance device, Ring doorbell mounted on the entrance door. Noise detecting technology may be used inside the suite to monitor excessive noise levels.

10. Key Fob and/or Parking Decal
If you do not return or damage the parking permit and/or Key Fob, the cost is $200 to replace it each. To avoid any charges, please make sure the parking permit and/or Key Fob are left in the unit before checkout.

By booking this unit, you have read, understood, and agreed to all these house rules. This includes the additional screening process by SuperHog. You will be asked to place a Damage Waiver or Safety Deposit.

- "We were there with another couple to organize an event at Lake Eola. The location is just steps away from the park and close to restaurants and PUBLIX. Note the second bedroom is a pull-out couch, but it was comfortable. Finding the place and the room was confusing so make sure to watch the video they provide. It is very helpful. Getting in with the key fob was touchy. It took a number of tries before it would work and was awkward to coordinate getting in during the day since there were four of us moving around independently and one person was the sole keeper of the fob. A second fob would have been more convenient. Note this is a busy night life area of town. People were drunk yelling and squealing tires all night until 3am. If you are a light sleeper, this isn't going to be ideal but if you want to be in the mix with a place to crash and not worry about driving after the bars, it is perfect. This doesn't diminish my rating because it is what it is and maybe what you want, but maybe this should be said as a point of fact. The place is clean and the location is excellent. The host was wonderful and very responsive."
