- "This condo is very nice and in an excellent location in Dallas, TX. The unit is adequately furnished, and equipped well enough to meet our needs. Owner Rob was very nice about answering all of our questions prior to arrival. My only complaint would be with the cleaning company hired by the owner. The cleanliness of our unit was OK at best. Area rugs need cleaning. Additionally, the unit above us turned over twice during our stay so we were subjected to loud, vigorous banging, slamming, and scraping for about an hour each time the cleaning people came to prep the above unit. The location, size, and price of this rental were perfect. Especially loved the full size appliances. "

We do have a mini Poodle (pure bred) who stays with us there when we stay at the house. She is hypo-allergenic and does not shed. The hosts are quite allergic to dogs, but have not had any allergic response to this dog. Our dog will not be there when you stay.

FIFTH BEDROOM/OFFICE: The fifth bedroom is currently an office; we can set it up for visitors for an additional fee. We have a full crib, a pack-and-play and air mattresses that can be set up for your use. You could also use the second monitor/desk setup in this room. We use this room for storage when guests come; setting it up for beds or work will incur an additional fee. Just message us and we can work something out!

OFFICE: There is a separate office with a desk and separate standing desk if someone in your group needs to work a full workday. Our internet is super fast throughout the house (400-500 mbps) and strong enough for multiple video conferencing.

BACKYARD: Our backyard has a ping pong table, putting green, fireplace, pool, hot tub, Green Egg and regular grill. It’s the best space to spend time outside. The pool can be heated and the hot tub can be turned on.

TVs: Two bedrooms have smart TVs, and there are three other smart TVs in the house, including the outdoor pool TV. We have Netflix, HBO Max, Paramount Plus, Disney Plus, Prime Video and Hulu. So far, NFL and college football games have all been available this year.

KITCHEN: We have a fully updated and fully stocked kitchen with a KitchenAid, blender, InstantPot, Wustof kitchen knives, and more. For coffee drinkers, there is a coffee grinder, kettle, french press and Nespresso machine. There are basic spices available in the pantry.

For holidays, family gatherings, or trips to visit kids at SMU, our house has everything you’ll need.

PETS: For dogs, we accept small, non-shedding dogs over one year old. We will consider additional pets if you are hosting a family gathering. Please message us to confirm your pet or we will have to cancel your booking.

HOLIDAYS: for holidays, you can host a family gathering here. Between our dining table and kitchen table, you can seat 16, and if you let us know ahead of time, we can have an extra table set up in the living room. You can send gifts to our house and we can wrap them for an extra fee. For Christmas, decorations will be set up including a Christmas tree. We have all the kitchen utensils you may need for a serious holiday dinner!

Ahead of your booking, we can provide the address and hold any Amazon packages you may want to send ahead of time.

There is room to park two cars in our driveway. We live in a family neighborhood and there will be absolutely no parties or loud gatherings. If we receive a noise complaint, we’ll have to ask you to leave early.

- "Honestly would stay again in a heartbeat, if I was in town for a shorter trip! I only had two complaints the entire time I was in the apartment (for just under a month) and one was that the wifi wasn’t exactly perfect so it made it a little hard to work from home in certain cases. The only other thing was that the washer and dryer are on property, not in unit - this was probably my own fault for not asking ahead of time but still threw me off regardless, based on the listing including them. As far as the positives, they far outweigh any negatives. The location is fantastic - could not be better. The apartment is spacious, comfortable and clean. Tons of storage! Felt super comfortable with my car being behind a locked gate. I’m also super picky about couches and beds - both fit the bill here. Armando was super responsive in general and really easy to get ahold of - I didn’t need much but I have no doubt he would be very efficient in solving any problems if they arose. Pet friendly! This is a downstairs duplex, one flat on top of another completely separate and private from one another.

The listing describes an entire home but in reality the unit is a duplex where there are tenants staying above the listing as well as a back house that another family is staying. So there is a shared backyard between 3 different units which was very inconvenient . The walls in one of the bedrooms was extremely thin, so you could hear the people above you move around, have conversations, or hear the television going. Although the pictures look promising, the updates done to the home are very “landlord special” so to speak. Furthermore, I understand that the listing is dog friendly but there was absurd amount of dog hair in the rugs around the home. The vehicle parking was frustrating as individuals could not park in the driveway due to people coming and going from the back house on the lot and parking in the street only allows for one vehicle due to the tenants staying in the top duplex. Overall the experience was OK as we weren’t there most of the time but to just sleep but as stated before you could hear the tenants above you move around as well as their pets. The host was able to meet most of our accommodations and seemed to respond to messages in a sensible amount of time. "

Our home is surrounded by 3 beautiful parks within minutes; Goar Park, Curtis Park and Williams Park - all with historic Turtle Creek waterways and lots of ducks, scenic trees and great walking.

Our cottage is great for families or hanging out with friends or colleagues, equipped with a great kitchen for cooking or entertaining.

On the first level of our home, you will find a living room, dining room, kitchen with breakfast area, and one guest bedroom that spaciously accommodates a double bed and a twin bed. The adjacent bathroom has a marble walk-in shower and beautiful Carrera counters.

Renovated by legendary home builder Nickey Oates in 2020, this 6,000 sq/ft home is ideally located directly south of SMU. Every bedroom features, at a minimum, a king size electrically adjustable bed with Sheex linens, a 75” 4K Samsung/Sony TV, surround sound, and an updated bathroom with Toto bidet system & high flow Speakman shower heads. The master takes things even further!

The space
As you approach the front door on the winding walkway the meticulously maintained verdant front yard is the first sign that this is not your typical “investment AirBNB.” If you are checking in at night, you may notice a robotic mower silently cutting the gras, while it’s perfectly safe, please inform any children that it’s a “look but do not touch” item.
Every door in the home is equipped with a smart access control system, so just enter your code in the front door, and your checkin is complete!

As you enter, the main floor features a formal living room to your right, with a wine bar, Samsung Frame TV and Sonos sound system. It’s an ideal place for greeting any guests in style! Continuing back past the large wet bar that’s fully stocked with a Breville Espresso Machine, ice machine, and fine serving crystal, the home then opens into a very large family room with seating for at least 12 on a large section sofa and the 4 seat bar separating it from the well appointed Wolf/Subzero gourmet kitchen typical of a new $4.5mm home. If you enjoy cooking, you won’t be disappointed with just about every tool a chef could possibly need to prepare 7 course feast in the 12 seat dining room located on the other side of the wet bar.

Ascending to the second floor, you’ll find a large landing area with three well appointed guest rooms. Two of which with electrically adjustable king size beds, 65” 4k TV’s, with Roku, Apple TV’s and Sony Surround sound, and the third has a smaller full size bed, and 43” TV. The en-suite bathrooms with dual sinks and Toto Washlet Bidets do not disappoint! Continuing up two more steps you’ll find the master bedroom, which occupies the entire width of the home! Passing beneath the crystal chandelier in the master entry, it opens into a large mirror filled room with another fully adjustable king size bed, audiophile quality Marantz 11.2 surround sound and a massive 85” 4K TV. The large double doors towards the back open out to a spacious balcony overlooking the back yard & pool! To the right, you’ll find the master bathroom, with a very large multiple nozzle standing shower, a large tub with jets, a separate water closet with a Neorest Toilet, and a well lit dressing area. (I’ve been told “you nailed it” with the lighting and counter space. It wasn’t me, I had my mom come in for that! She owns a beautiful boutique in McKinney named Sharla’s.)

Adjacent to the master, you’ll find the door to a very large laundry room with double washers and dryers, a large sink, built in ironing board, and ample counter space.

Continuing to the third floor, you’ll find another large landing with an office/study area best suited for two kids studying or two adults collaborating on a project. The third floor has two bedrooms, one very large bedroom directly above the master, with a wet bar and ice maker, fridge, and a huge 75” 4k TV with Surround sound, and the other bedroom to the East is the smallest in the home at 12x14, but like the others, still has a 65” 4k TV, surround sound, and electrically adjustable king size bed.

The standout feature at this home is without a doubt, connectivity. As previously mentioned, this home is owned by a tech entrepreneur, and it’s wired accordingly with 5 gigabit per second fiber connection provided. By AT&T, distributed through an enterprise grade network by Unifi with 16 wireless access points to ensure high speed wifi in every corner of the home! In the unlikely event someone manages to knock over a telephone pole, there’s a seamless failover connection provided by a 1 gigabit cable internet connection provided by Spectrum home internet.

Except for a few storage closets that will likely go unnoticed, and the house managers apartment above the garage, the whole house is yours. (NOTE: Their is a house manager that will generally remain on the property to assist you should you need help with anything. He also works full time as a mortgage broker and is generally there if you need him, and out of sight when you don’t. He has his own entrance and exit as well. He is also a 7th generation Dallas resident, and connected accordingly. Should you need a reservation, or recommendation on an activity, I’d call him before any Ritz Carrollton concierge!

Other things to note
Due to the proximity to the SMU stadium, parking in the front may be restricted and require a permit. So, whenever possible we recommend parking in the back of the home. The home also features a rather elaborate exterior security camera system. If privacy is a large concern, some cameras may be unplugged at your request.
