- "We've been staying at the Palace Station now for a number of years. The last time we stayed the hotel was undergoing a major renovation and, as a result, the accommodations were pretty lackluster. This year we were delighted by all of the upgrades: the room was clean and exceptionally well kept. The only recommendation we would make is that a hook be placed on the inner bathroom wall so that elongated baggage can be hung like it would be if the room had a full closet. As it stands right now, it's impossible to hand anything longer than a shirt or jack in the space currently offered. Should add that the prime rib in the Brass Fork was nothing less than OUTSTANDING."

Bit of a hassle to request the hot tub to be turned on 90min prior to using, to allow for it to heat up to temperature. Communication with Evolve was not good, unless it involved payment! Only one of the codes they provided (front gate, driveway gate, front door and garage door) was accurate. The email provided to communicate with the "guest contact"(owner) did not work, but they did nothing to address, just suggested calling them. Thankfully owner was great. Provided all access codes and allowed us to drop our bags at the house late morning."

This home goes above and beyond all the comforts of most homes most people live in, let alone vacation in. This home has four bedrooms one master bedroom suite with king bed, and two bedroom suites each with king beds, the last bedroom has two sets of bunk beds just for the kids. Important the pool is not suitable for unsupervised children, there is no life guard on duty. There are pool alarms on the patio doors that can be turned off and on. By accepting this booking, this is a liability waiver of accepting full responsibility.

Pool cleaning is not available on weekends or holidays, so if you check in on these days, the pool will be serviced next weekday. Monday and Thursday are the regular cleaning days, with no exceptions. Also, there are no scheduled times. Pool cleaning is only once a week. Also, if there is a storm or high winds when you check in during your stay, please notify us, and we will try our best to get pool service out the next business day, depending on their schedule. Our apologies in advance. The weather is unpredictable in Las Vegas.

Also, there is a gas grill available, with a gas tank, if the gas tank is empty during your stay there is a local gas station to refill and we will reimburse you, just please send us a receipt.

NO Unauthorized pets, please inform the host of any pets by adding them to the reservation. There is a one-time pet fee of $100. The unauthorized pet fee is $500. If the host is not notified of the pet, you will be asked to leave and pay the fee. Pets can not be left unattended. Maximum 2 pets only, and must be included on the reservation. For any pet hair or damages, it is the guests responsibility to pay for any extra cleaning fees.

Due to recent high winds, the outside siding is coming off, and we are pending an insurance claim for the repair.

According to the Nevada State Department of Agriculture, due to this past winter’s rainy conditions, spring has brought about an unusually large number of moths, beetles, and grasshoppers. These harmless pesky little creatures may sneak their way into our homes and exterior areas. To reduce this inconvenience, please keep all vents, windows, and doors closed.

We do not provide face towels.

The property is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

The Property has security cameras placed in the front area, and in the back pool area. This video footage is not shared and is recorded for liability reasons for everyone safety and security. In no way this infringes upon the guests’ expectations of privacy in these public areas of the property. Any attempt at disabling or obscuring the cameras is prohibited and may result in the guest being evicted without refund. The full deposit will be forfeited if any of the above are found. You will also be asked to leave the property immediately without any money returned.

Also, there are noiseaware installed in the back of the property in placed to inform use of any overly loud noises that would disrupt of neighbors.

Please do not touch the devices. This is a violation of the house rules.
• There are Ring Surveillance cameras on the outside of the property. Ring surveillance is only used for security purposes. Surveillance is not used inside of the property. Devices are located at the front door and backyard. Please do not touch the devices. This is a violation of the house rules.
• This home is monitored 24 hours by AV security company. Security monitors the noise sensors and cameras to ensure the safety of our guests and neighbors.

We are close to everything. Easy Freeway access in multiple directions. Close to EDC and downtown. 1.5 Miles from the strip. The master bedroom is dope and very big, hard to hear from the rest of the house. You can shut the house into south wing and north wing in case part of your crew is trying to go to bed early. We 1 one of the 3 biggest licensed Airbnb's in Vegas.

It will be emailed directly to you and sign-able via Docusign once the booking is confirmed, lease submit valid ID directly thorough the app within 48 hrs of booking. This is a great place. Everything I would want in a rental for myself. Lots of space, super cozy. The living room is spacious and the couches are super comfy. Washer and dryer comes with detergent and fabric softer.

I will do light housekeeping every 2 weeks.
I will wash the bedding and towels. If you do not want this you will have to bring your own towels and bedding.
No Bleach is allowed on property. Bleach alternative is allowed. If you must use bleach, please keep in your car and do your laundry at the laundry mat. I have had guest ruin my stuff with bleach. I apologize for the inconvenience.

NUMBER OF GUEST:
When making a reservation please remember to specify number of guest.
If a guest shows up with more people than specified on reservation host will request the extra fee for each guest.
If that is not paid reservation will be cancelled.
Only those individuals who are registered guests may enter the premises alone unless cleared by host.
VISITORS:
We do not recommend having visitors due to liability issues.
We understand this can be a bit restrictive.
If you would like to have visitors. Just let the host know.
By having visitors the guest agrees that host is not liable for these visitors. Swim at your own risk.
The number of visitors has to be limited.
Visitors are not allowed to stay overnight.
In no way should it look like there’s a party at the house. That could result in the house being reported to police and the hosting property shut down immediately.

Guest access
Please provide host Kevin an estimated arrival time. The front door has a keypad the he will send a message with door code the day of your arrival. If any event there isn't communication that day rest assured Kevin will be there to let you in.
There's plenty of parking in driveway.
Feel free to come and go as you please any time of day or night. The host will give you privacy and will not go into that part of the house. The only time you will see him is out back in passing where there is a separate entrance. We want you to feel at home so we try to keep a laid back approach to hosting no need to tip toe. Enjoy yourself! Vegas after all.

During your stay
The only time you might see the host is in passing out back. He does not go into the main part of the house. He’s always available when needed and happy to answer any questions. You can come and go as you please anytime day or night and never worry about being quiet.

Other things to note
This home was built in 1952 as with many older homes the house isn't perfect. If you’re expecting everything shiny and new this isn’t the place for you. The host is always making improvements. Somethings may need to be repaired or is in the process of improvement. All in the effort to give guest the best accommodations.
The decor changes every season as seen in the photo's.
One good thing we never run out of hot water.
The host will give you privacy and will not go in the common areas. The only time you would see him is out back in passing. He has a separate entrance. Do not worry about
making noise although within reason.
The guest bathroom faucet handles are a little stiff to turn but work fine.
If you need to do laundry just ask the host he will kindly do it for you.
The pool is deep swim and dive at your own risk. The hot tub does not work.
There are 4 security cameras. One in driveway one by pool/patio and one by the front door. This is a security system and It’s Intended use is for burglaries and dog monitoring the front door patio and pool. They are only turned on when no one is at home. Once again SPA / HOT TUB ISN’T AVAILABLE AT THIS TIME.
The dogs are not allowed in guest rooms, guest Bath or common areas during guest stay. They are always under the host supervision. If the host is not home they stay in the laundry room. It has a doggie door so if you're outside they might pay you for a visit.
The City of Las Vegas has mandated drought restrictions so we are experiencing the loss of greenery. When the budget permits a drought tolerant landscape with be installed. All the grass is in the process of being removed.

Exit Cleaning Fee - $215
Maid Service - $110 ($155 with pet) every 2 weeks. All common areas (living room, hallway, dining room, kitchen, bathrooms, laundry area, front and back yards, etc....) are cleaned once every 2 weeks. Pet droppings extra (if any or applicable).
Utilities - (electricity, water, internet, sewer, trash, etc....) are all included. However, electricity is capped at $85/mo or billing cycle. Any amount in excess of $85 will be billed to the guest separately.
For stays 1 month or more, maid service ($110/visit; $155 with pet) to clean the common areas will begin on the 2nd week of arrival and once every 2 weeks thereafter to keep your space safe, clean & orderly. Maid service will be scheduled at a time of your convenience. Billing will be via the Airbnb platform after each service is rendered.
IF you have a pet please clean up immediately. If any droppings or urine stains are found on the premises, it will be cleaned up for you. You will be billed for this added service. Rates begin from $40 and up. Please clean up after your pet/s immediately to avoid this unnecessary additional fee.
