Please note that due to snow and weather conditions, the barbecue grills will be temporarily removed from December 1st to April 15th. This is a precautionary measure to ensure the safety of our guests and to prevent any damage to the grills during the winter season.
When using the hot tub please do not use shampoo, bubble-bath, or any foaming products, these can damage the jets and cause malfunctions, if we noticed any type of foam or damage to the hot tub, there will be a charge of $500, is strictly prohibited using soap or any type of foam in the hot tub, only water.
1. Smoking of any kind is strictly prohibited in the property. ($400 fine for smoke odour removal)
2. Please be cautious of noise, especially after 10pm until 7am. Noise complaints are not tolerated and may result in full deposit charges. You may be asked to leave with no refund.
3. No additional guests are allowed in the home past the indicated number on your booking confirmation. This rule is to prevent large gatherings & parties and be fair to guests who do pay the extra fees. Third party bookings are not allowed. Only registered guests are allowed on the property, the place has a maximum capacity of 2 guests. Please do not invite additional guests.
4. The property must be maintained in good condition with no excessive mess. Extra cleaning costs may apply if necessary so we I effectively prepare for next guests.
5. Please note check-out time is by 11am. I can often accommodate late check-outs if you let me know in advance and additional charges may apply, result in $100 charge per each additional half hour stayed.
6. All reservations require the ID of the individual booking and the disclosure of the full names of all guests.
7. Please be mindful of the surrounding farm animals and wildlife and avoid making loud noises that could disturb them.
8. Please use the designated parking area and do not block any driveways or access points.
9. Please turn off all lights, appliances, and air conditioning/heating when not in use or when leaving the property to conserve energy.
10. Guests are responsible for any damage they cause to the property during their stay.

Welcome to Lakeside Manor! This 30+ acre property is truly a step back in time! A long tree lined driveway leads to the 5,500 sq. ft. stone 1960's cape cod house. Upon arrival, there really is no need to leave, although there are fun things nearby to also enjoy! The most impressive feature of this vacation home is the 6 acre private lake. Guests will see the lake when entering the driveway but it also wraps around the back of the house leaving plenty to be discovered and explored throughout your stay. Another very unique aspect to this property is the basement which is over 1,500 sq ft. The basement offers a second kitchen with bar area, a large walkout patio area, large stone fireplace and a pool table. The most unique area in the house is the full sized, one lane, old fashioned bowling alley. Bring a personal pin setter along because this bowling alley is "old school" but works perfectly for all day fun no matter the weather outside! Lakeside Manor offers 7 bedrooms with beds for over 20 and 5 full bathrooms. The 30 acres are a combination of green grass, the lake, a creek that runs though a wooded ravine, a very small stream (great for small children) and farm land. There is a balcony, covered porch, and two patios all with great views of the water and the Blue Mountains a few miles away. The old dock has been restored which is perfect for all things lake related. There are many fish in the lake! Bring fishing rods and guests will be sure to have a blast catching bass, perch, crappies, and blue gills a plenty. (Catch and Release only, we want to make sure there are plenty of fish for everyone to catch) The lake has a steady decline from the bank and gradually deepens to around 20 ft in the middle. We have a few boats/kayaks for guests to use during their stay. Feel free to bring your own boats as well, whether they are for our small lake or for Blue Marsh Lake just minutes down the road. (Bring motorboats and jet skis for Blue Marsh Lake, not for use here).
The fall is also a special season at Lakeside Manor. The cooler weather in the fall and coloring leaves invite our guests to venture outdoors! Enjoy a nice hike around the lake or on the trail along the creek at the bottom of the ravine. Fishing and boating are as good as ever and also great pastimes during the fall months. And of course nothing can quite compare to a crackling camp fire as another brisk day comes to an end.
The winter season brings another opportunity for our guests to get away from it all and cozy up with family and friends in our 5,500 sq ft home. The spacious bedrooms and living area offer many options for group games and activities. Of course if there is snow on the ground, younger guests will love the hills for sledding and the numerous acres to explore and build snow forts. If it is a cold winter the 6 acre lake will completely freeze over! Too cold to go outside? Stay indoors and enjoy the pool table, large flat screen TV with many channels, and the one lane regulation size bowling alley! Also there are quite a few attractions in the area that can be visited year round including the largest Cabelas in the world, The Yuengling Brewing Co (the oldest brewery in the nation), and Christmas Village (where people come from all over to see their lights and decorations) and much more!

The space
There's hiking, biking, fishing, canoeing, bird-watching, sight-seeing and shopping nearby but maybe you just want to dissolve worries and refresh your spirit. You won't be able to resist the gentle burble of the Stone Creek. And although remote, it's outfitted with all the modern amenities.
Your vacation is more than an investment of money; it's an investment of your times and hopes, and I take your investment very seriously, as the reviews show. With all it's wondrous touches, this place is guaranteed to delight you. You'll feel like you're at the home of an invisible friend who wants you to have the best possible time. The kids won't want to leave the Secret Playroom (more quiet time for you!). Washer, dryer, central air, instant hot-water heater. Wood stove, fire pit, fully equipped kitchen. Though you'll probably spend most of your meals watching the forest scenery from the window table, leaves of the oak dining room table pull out for a full formal meal.
Beware that GPS will lead you astray. The cottage is ¾ of a mile down a winding single-lane dirt road, across a creek from Route 183. The cottage is 2½ miles north of the intersection of Route I-78 and 183, about a mile from the Berks/Schuylkill County border
Cabela's is 12 miles away and Lancaster County 40 miles. The cottage is 163 miles from Washington, 130 from NYC, 92 from Philly. Gettysburg is 80 miles away, Knoebel's Amusement Resort is 30, and Hershey Park is 35. Both the Yeungling Brewery and Rausch Creek are 22 minutes away. Maps, guidebooks, and a custom notebook list the hundreds of other activities, adventures and amusements nearby.
The house was built by local artisans from local stone and wood. The floors are reclaimed oak; the cabinets and mantel reclaimed Doug fir. A local Amishman hand-crafted the front door and window table, and the gorgeous beds were made from local wood by nearby craftsmen. The antique oak table desk and other furniture, no way to know their origins.
What's provided? The cottage has a wood stove in the stone fireplace with firewood and kindling provided; a 43" flatscreen TV with basic cable, Dolby 5.1 sound, blu-ray DVD player, all connected on the local wifi. There are plenty of board games, the type you grew up with, and wondrous libraries for adults and kids.
The fully-equipped kitchen has everything you need: induction stove, microwave, toaster, drip coffee maker, Bialetti moka pot, with hand-crank bean grinder, crockpot, fridge, dishwasher (hooray!), cooking utensils, pots and pans, flatware, dishes, and glasses. I provide basic staples like ketchup, mustard, mayo, butter, sugar, flours, teas, olive oil, vinegar and spices so you don’t need to worry about the little stuff. And of course I include the ingredients for the must-use spaghetti ice cream press. Note: induction stoves, though super-efficient, only work with ferrous metals (steel, iron), so if you bring your favorite aluminum pot it will not work. However there are tons of high-quality ferrous pots, pans, dutch ovens, etc, etc onsite for you to use.
On the window table is a 3-ring binder of instructions on how to work basic home utilities (TV, cable, wifi, thermostat, trash), along with the 14-page list of local activities, and a map to the AT.
There are 2 main bedrooms, each with a queen-sized bed; the sleeping alcove houses a twin, and the Secret Playroom has a full-sized futon that will sleep 2 kids. Big family? The companion "Cozy Appalachian Trail Cottage" is just across the creek. Book the two!
When you come, bring a printed copy of the directions, a flashlight, and food; laptop and cellphone. I provide all the bed and bath linens, household papers, and soaps; firewood and kindling. Do not bring your own firewood as it may house infestations of dangerous insects like the spotted lantern fly and emerald ash borer.
An early guest commented on the taste of the well water. I have since installed a stricter water softener system with carbon filters, so now there is no mineral scent or taste. No need to bring your own water.

Modeled after a hostel/tavern that sat at the top of the mountain for 200 years, the house is outfitted with a myriad of turn-of-the-century treats: parlor stove, bar, (electrified) oil lamps, clawfoot tub, hand-crank phone, even a player piano, but has all the modern conveniences. Situated in 120 acres of your own private forest, the home is secluded, very private, and yet only 2000 feet from the Appalachian Trail.
THE SPACE
Sit on a porch rocker, sipping a lager while you watch the wildlife saunter by. Soak your bones in a clawfoot tub while reading the latest L. Frank Baum. Jump into the ice-cold swimming hole. Fall asleep in a chaise lounge while warming your toes by the coal grate. Hike the green trail with the kids and dog to meet George F, the bear. Or hike the new adventure trails in the Hundred Acre Wood.
The house sleeps eight: a queen bed in the vast master bedroom, another in the middle room, and 4 twin-sized beds in bunkroom. There are bed linens and towels galore, enough for an army, so don’t bring your own. Soaps? They’re there. Forgot your toothbrush? Yup, there’s spares.
The kitchen is fully equipped with modern appliances and all the tools to satisfy the most discriminating foodie. The cupboard’s fully stocked with spices, flours, oils, and vinegars, and the fridge is stocked with all the condiments you want so you don’t have to worry about the little stuff. Is there coffee? Yes, both whole bean and ground. The small bar, a tribute to the home’s tavern origin, is never stocked out of respect for guests who may be in recovery; the Blue Mountain House is very much a BYOB establishment. Note: induction stoves, though super-efficient, only work with ferrous metals (steel, iron), so if you bring your favorite aluminum pot it will not work. However there are tons of high-quality ferrous pots, pans, dutch ovens, etc, etc onsite for you to use.
Planning a family feast? We got you. Open the flyleaves of console table and set it beside the oak dining room table (they’re the same size), gather all the extra chairs, and seat twelve. Break out the serving platters!
The home is heated and cooled by a state of the art HVAC system. In winter, feel free to make it extra cozy by firing up the parlor stove in the living room or the Victorian grate in the master bedroom. The water heater is on-demand, so go ahead and fill the tub. A full size washer and dryer await upstairs for your convenience.
OUTSIDE
The fire pit behind the house comes with a stack of firewood; please don’t bring your own so we can avoid invasive insects. And the fire pit doubles as a grill; see the house notebook for hints on cooking on an open flame.
The swimming hole behind the house is about 5 feet deep. It’s a bit mucky, but we’re working on it. A rope swing hangs from the far side. Be aware, the water is **cold**. Three inner tubes are supplied for summer delights. Because of its constant flow, it never freezes over in winter, so no ice skating. You’ll just have to settle for the toboggan in winter.
The two main hiking trails are marked. The green trail starts behind the garage. Follow it to meet George F. The red trail heads high off the green about halfway through. It leads to the “Gazebo in the Clouds.” Climb at your own risk (alas, your host’s fear of heights and a past unfortunate experience with a ladder prevents him from ever being able to climb it. Two rungs is as far as he’s ever gotten).
LOCATION
Blue Mountain House sits on the abandoned road that used to be the main route over the Blue Mountain between Berks and Schuylkill Counties. It’s about 2100 feet due south of the Appalachian Tail at the Fort Dietrich Snyder monument stone. The steepest part of the route from below is paved, but in winter, four wheel drive is a necessity, and will be required.

We want to be sure to preserve the peaceful atmosphere of the area and ensure our neighbors are not disturbed. Those who do not listen will be subject to the removal of the property by the police. Thank you for your understanding and respect.
6. Upon booking, each guest will receive a guest rental agreement. This must be signed before the House Manual (which includes access instructions for the property) is sent.
7. Please do NOT use the grill inside the Pool House. We provide a grill outside that you are welcome to use.
8. The basement and living room fireplaces are NOT available for use.
9. The driveway is pretty steep and not level. It is paved the entire way up to the cabin. It may be smart to have Four Wheel Drive during the winter months.

Tucked into the peaceful woods of Reinholds Pennsylvania, the Texter Mountain lodge is perfect for your next family vacation or retreat! This gorgeous mountain home rests on 105 acres, so you can enjoy a relaxing weekend away from the hustle and bustle but still be close to all the local amenities and attractions. Complete with a breathtaking view of the mountainside, you can experience the beauty of Lancaster County and create lasting memories here at the Texter Mountain Lodge!
Walking in, you are met with a very spacious great room which includes plenty of entertaining space. It includes a pool table, indoor fireplace, a roomy kitchen with a flat top stove and plenty of seating. There are five bedrooms. Two have a King sized bed in each, and the other three have two single beds in each. Enjoy a nice relaxing fire in the outdoor firepit (firewood is provided for the indoor fireplace only) and enjoy the view from the balcony in our 7 person hot tub or go for a hike on one of the hiking trails around the property! Some things to note would be that the driveway is very long (approximately 1/4 mile long), but there are markers that will direct you back to the lodge. The property is also very secluded.

- "We had a great time at this property. Family came from NY, VA, and ME for a wedding. There were nine of us - all relatives of the groom - from both sides. So the five bedrooms and four baths were perfect for our needs. Everyone had space and bathrooms for showers - getting ready for the big day. The pool table was great entertainment for us every day that we were there. Everyone also enjoyed the screened in porch - mainly for a relaxing place to have their morning coffee with a great view before starting a busy day. The kitchen is great and well stocked with dishes, pots and pans, silverware and cooking utensils, two refrigerators, and two ovens, etc. Some of us also took walks on the trails around the lodge for some exercise and mountain fresh air. This place is well worth the money - you will have a great time as well. I think everyone who stayed - would recommend it."

Please note that due to snow and weather conditions, the barbecue grills will be temporarily removed from December 1st to April 15th. This is a precautionary measure to ensure the safety of our guests and to prevent any damage to the grills during the winter season.
When using the hot tub please do not use shampoo, bubble-bath, or any foaming products, these can damage the jets and cause malfunctions, if we noticed any type of foam or damage to the hot tub, there will be a charge of $500, is strictly prohibited using soap or any type of foam in the hot tub, only water.
1. Smoking of any kind is strictly prohibited in the property. ($400 fine for smoke odour removal)
2. Please be cautious of noise, especially after 10pm until 7am. Noise complaints are not tolerated and may result in full deposit charges. You may be asked to leave with no refund.
3. No additional guests are allowed in the home past the indicated number on your booking confirmation. This rule is to prevent large gatherings & parties and be fair to guests who do pay the extra fees. Third party bookings are not allowed. Only registered guests are allowed on the property, the place has a maximum capacity of 2 guests. Please do not invite additional guests.
4. The property must be maintained in good condition with no excessive mess. Extra cleaning costs may apply if necessary so we I effectively prepare for next guests.
5. Please note check-out time is by 11am. I can often accommodate late check-outs if you let me know in advance and additional charges may apply, result in $100 charge per each additional half hour stayed.
6. All reservations require the ID of the individual booking and the disclosure of the full names of all guests.
7. Please be mindful of the surrounding farm animals and wildlife and avoid making loud noises that could disturb them.
8. Please use the designated parking area and do not block any driveways or access points.
9. Please turn off all lights, appliances, and air conditioning/heating when not in use or when leaving the property to conserve energy.
10. Guests are responsible for any damage they cause to the property during their stay.

Welcome to The Loft at Woodhaven Hideaway located in the small town of Myerstown, PA! Peaceful, unique, and cozy, this old timber frame home invites you to rest and relax. What was once used for a car garage business is now a modern, luxurious and comfortable place to stay on your honeymoon, a business trip, a peaceful place to rejuvenate, or visit the many attractions in the surrounding area.
The Loft's spa-like bathroom and the soaking tub with a touchscreen fireplace has become one of our guests' favorite reasons to stay here! The main area is an open concept timber frame with cathedral ceilings, fully stocked kitchen for meal prep, living room with comfortable seating, tv, books, and games, dining room table with built in bench, and a small desk to complete work on the go.
You will have access to the entire top 2 floors: the entryway, the main living area, and the loft bedroom. There is a closet at the top of the steps to hang clothing & store your suitcase if needed. The very bottom floor is empty space.
This property is located in town with our apartment tenants sharing the driveway parking lot. There is a street that runs next to the house that sees very little cars. This street leads to a parking lot for the Myerstown Community Park next door and Railroad Street.
We don’t live on the property, but we are just minutes away and here to help in any way we can.
We recommend using your car to get around, although the park with a pond for fishing and pavilions are just a short walk away.

Our newly renovated chalet is the perfect destination for a relaxing time away from home. The house is tastefully decorated and designed with a combination of mid-century modern & a cozy cabin feel. We want this space to feel like a sanctuary for you.
The home has 3 private bedrooms, in addition to the basement room which has a pullout couch. All bedrooms have queen sized beds.
There are 2 full baths, one is a tub/shower combo and the other has a walk in shower. Both bathrooms have a single bowl vanity.
The living room, dining room, and kitchen are all adjoined for an open concept space. The living room has a smart tv and a gas fireplace, with views of the surrounding woods. Sliding doors lead out to the front porch where there is a table and chairs. The full sized kitchen is outfitted with all you need to cook your own meals.
The basement is partially finished, the finished space having the pullout sofa. There is a wood fireplace in the basement room, however we do NOT allow any indoor fires in the fireplace!
The washer & dryer are also located in the basement and are available for your usage.
We also have a strict no pet policy out of respect of future guests.
Please note that while there is a garage, we do not allow guests to park in it.
We provide linens and bath towels. Starter set of toilet paper, roll of paper towels, napkins. Please remember to bring anything else you should need during your stay. Thank you!

In the woods down a private road, grandma hides out with her records, her orange fondue pot, and her copy of Jonathon Livingston Seagull.
Sunnyside sits right on the Stone Creek which roars so loud, you'll barely hear one another on the porch. But you'll also instantly fall asleep in any of the bedrooms.
The house sleeps eight: a queen bed in the main bedroom, another in the teal bedroom with its 70s era Malm fireplace, and 4 twin-sized beds in bright bunkroom. There are bed linens and towels galore, enough for an army, so don’t bring your own. Soaps? They’re there. Forgot your toothbrush? Yup, there’s spares.
The kitchen is fully equipped with modern appliances and all the tools to satisfy the most discriminating foodie. The cupboard’s fully stocked with spices, flours, oils, and vinegars, and the fridge is stocked with all the condiments you want so you don’t have to worry about the little stuff. Is there coffee? Yes, both whole bean and ground for espresso and cappuccino, or just regular coffee .
Planning a family feast? The dining room seats 10.
The home is heated and cooled by a state of the art HVAC system. In winter, fire up the living room fireplace and the Malm in the bedroom. The water heater is on-demand, so go ahead and fill the tub, and soak for an hour. A full size washer and dryer are installed for your convenience.
OUTSIDE
The fire pit behind the house comes with a stack of firewood; please don’t bring your own so we can avoid invasive insects. And there's a grill in the pavilion, charcoal provided.
For the kids, there's colored hickory nuts for nut races in the creek. Explore the woods behind the house, but beware! you might find traces of goblins bowling ninepins.
LOCATION
Sunnyside sits on the abandoned road that 100 years ago was the route over the Blue Mountain between Berks and Schuylkill Counties. It’s about a mile south of the Appalachian Trail at the Fort Dietrich Snyder monument, and a mile north of the village of Schubert. Each is a wonderful walk, even moreso with your pup.
Cabela's is 12 miles away and Lancaster County 40 miles. The house is 164 miles from Washington, 130 from NYC, 92 from Philly. Gettysburg is 80 miles away, Knoebel's Amusement Resort is 30, and Hershey Park is 35. Both the Yeungling Brewery and Rausch Creek are 22 minutes away. Maps, guidebooks, and a custom notebook list the hundreds of other activities, adventures and amusements nearby. We'll send you the 14 page list of things to do in the are even before you book so you can plan ahead.
What's provided? Grandma has no patience for knitting and demands gigabit wifi. The house has propane insert in the stone fireplace in the living room and another in the teal bedroom; a 50" flatscreen TV with premium cable in both the living room and main bedroom, blu-ray DVD player for the provided 70s movies, and in the dining/sunroom, there's a record player with LPs from the 60s and 70s. There are plenty of board games and a wondrous library for adults and kids.
The fully-equipped kitchen has everything you need: Jenn-Air stove, microwave, toaster, crockpot, fridge, dishwasher (hooray!), cooking utensils, pots and pans, flatware, dishes, and glasses. I provide basic staples like ketchup, mustard, mayo, butter, sugar, flours, teas, olive oil, vinegar and spices so you don’t need to worry about the little things. Stored under the stove is the fun stuff: milkshake maker (ice cream and sauces provided), fondue pot (cheese provided but bring your own beer or wine), popcorn maker, mixer, and more.
On the counter as soon as you walk in is a 3-ring binder of instructions on how to work all the home utilities (TV, cable, wifi, thermostats, trash), along with the 14-page list of local activities, and a map to the AT.
Have an extended family? The companion "Cozy Appalachian Trail Cottage", "Kittatinny Ridge Retreat", and "Blue Mountain House" are just uphill. Book three or four at a special rate.
When you come, bring a printed copy of the directions, and food; a tablet or laptop and cellphone. I provide all the bed and bath linens, household papers, and soaps; firewood and kindling. Do not bring your own firewood as it may house infestations of dangerous insects like the spotted lantern fly and emerald ash borer.
Because there are multiple deadly risks (you could get attacked by a bear, bitten by a snake, drown in the creek, fall from a tree, gas yourself with the fireplace; oh, there's lots of good old-fashioned mortal dangers here), you will be required to sign a formal rental agreement and release before admittance.
The whole house, the creek, the woods behind are all yours. Upon confirmation you'll be given detailed directions with pictures of every turn and your personal access code. You let yourself in and out at will, so you'll never see your host, though he lives downstream if ever there's a problem.

The living room and kitchen both have plenty of space for several people to enjoy at once. The kitchen is fully stocked, so all you would have to bring is your food!
We have central air and heat along with an adorable electric stove that you may use any time, in case you get a bit chilly.
ALL mattresses, box springs, and pillows are encased in allergy-free and bug-free zipper protector covers. We have plenty of extra blankets in case you would need them.
Installed in the bathroom ceiling fan are Bluetooth speakers for you to enjoy as you sing along to your favorite song while showering. :)

There are pet animals (a camel, water buffalo, horses, ponies, pigs, donkeys, a goat) fenced in against our property for you to look at and enjoy. I'm sure you will hear them as you sit outside. There is a dirt lane where you may safely walk and enjoy the scenery.
Other things to note
We have 3 medium size dogs upstairs that go in and out throughout the day. If you are afraid of dogs, please let me know and I can bring them out and introduce them to you or I can let you know when they need to go out so you can plan accordingly.

The space is ideal for romantic getaways, quality family time, writing retreat, or simple solace. We designed the space after our most ideal solitude and serenity dreams: an ergonomic open-air bath tub overlooking the scenic meadow and forest, multiple coffee-making styles to suit each their own, card games and board games, no TV (!), and open-concept kitchen-living space with a dedicated writing/work table. Yes, this means there is a sofa in the kitchen! Loungers can lounge around and cooks can cook it up, and yet, they can still be close together.
When you’ve had enough cozy time, you can stroll for hours through the 4-acre, wooded gentle slope with seasonal creeks! The house is also a short walk from a popular Appalachian Trail head. If you’d like to getaway from the getaway, Hawk Mountain Sanctuary is a 30-minute car ride northeast, Cabela’s is 20 minutes away next to Downtown Hamburg, and Blue Marsh is a 30-minute car drive southeast. You can check out our local guide for more details on restaurants and fun places to visit while in the area!
The Space
Mountain House can sleep up to 4 guests but only has one bedroom. The other bed is a fold-out couch in the kitchen-living room. The kitchen is fully-stocked with spices, cookware, dishes, and full gas range/stove. There is a full-sized propane-powered refrigerator too! The design of the space makes for easeful heating when the weather drops with both wood stove and gas heater options. Outside you’ll find a small pond, fire pit, gas grill, and plentiful deck space for all your outdoor seating whims!

Important Notes
This is our devoted home away from home to enjoy simplicity and connection, especially by being disconnected from all the devices and screens. There is ample cell phone signal from the top providers if you need a hot spot. As for us and our house, we aren’t Wifi’d.
There has been variable levels of mountain minerals in the water that have a slight odor. All the water is filtered and suitable for bathing and cooking, but because of the off and on odor, we provide bottled drinking water.
Although being secluded on a mountain top the road is quite close. It can be heavily traveled during the daytime and the noise can become a bit loud at times if you aren’t used to it.
Pets allowed with owner responsible for cleaning muddy paws!
No indoor smoking.
Our solar-power doesn’t support hair dryers or other high energy demanding appliances.
(There is a generator on premisses if electric gets too low or the sun doesn’t shine for too many days, this will kick on automatically if needed)
The Mountain House is located next to another unit that is soon going to be another airbnb. There is only one neighboring house at the top of the driveway. A couple and their dogs live there so you may see them out and about, other than that you will find it to be quite private. We hope for you to have a peaceful stay and enjoy your time, we are within range if you should need anything!

The space
The front door enters into the cozy living room with a fireplace and
a large sectional for plenty of seating. Enjoy the large bay window

are lucky, an occasional chipmunk feeding.

The fully stocked kitchen offers everything you need for meal prep

The main floor has three bedrooms and two full baths.
The first bath is conveniently located inside the front door to the

The first bedroom has a modern/Victorian vibe. It features a queen

The third bedroom, back the hall, is the beautifully decorated

The walk in, fully furnished basement is newly remodeled. There is the fourth bedroom, which has a queen and a single bed. The third bathroom is located in basement, also. The basement door enters into a living room area and an attached garage with two futon couches and an electric fireplace.
Outside, there is so much to enjoy! The deck, with outdoor dining
furniture is perfect to enjoy nature while eating, or just relaxing.
Enjoy a walk through the woods on the mowed trails or just sit and
enjoy the calm.

Guests have access to the entire house, excluding a locked closet with supplies, and the downstairs kitchen. Guests do not have access to the shop building, but the walking trails through the woods are open to explore.

Looking for a tranquil place in the woods? Located on the Blue Mountain in rural Pennsylvania a short walk downhill from the Appalachian Trail, this cozy little cottage invites you to sit down on the porch and listen to the creek burble.
The space
There's hiking, biking, fishing, canoeing, bird-watching, sight-seeing, but maybe you just want to relax and do nothing other than lie around chatting or reading. Either way, this is the place for you. All the amenities of home are here so you can drive up and instantly make yourself very much at home.
Note: GPS will get you only as far as the mailbox. The cottage is 3/4 of a mile down a winding single-lane dirt road and across a creek from Route 183.

Much of the furniture was made by local craftspeople. The slab for the live-edge kitchen table, for example, is from a pin oak that was felled in Tulpehocken Twp by a pair of sibling sawyers, then kiln-dried for many months, planed, and finished by a furniture maker in Myerstown.
The cottage is 2½ miles north of the intersection of Routes 78 and 183 and about a mile from the Berks/Schuylkill County border.
What’s provided?
The cottage has a stone fireplace in the living room with firewood and kindling provided, AM/FM tuner, DVD/BluRay/CD player with iPod port, 22” flat screen TV, basic cable, and wifi. There are plenty of board games and a wonderfully eclectic library.
The kitchen is fully equipped with everything you need: electric stove, microwave, toaster, drip coffee maker, crockpot, full fridge, cooking utensils, pots and pans, flatware, dishes, glasses, and cups. Basic staples like ketchup, mustard, mayo, butter, sugar, flour, olive oil, vinegar and spices are all onhand, enough to get you by for a week that you don't need to worry about the little stuff. A vintage, hand-cranked coffee grinder is just the thing for a home-brewed coffee to greet everyone if you're the first one up in the morning. Alas, there is no dishwasher. On the shelf to the right of the fireplace is a 3-ring binder of instructions on how to work basic home utilities (TV, cable, wifi password, thermostats, trash, etc) along with a long list of local attractions and activities, and map to the Secret Swing.
There are two bedrooms, each with a queen bed. The low-ceiling loft has a queen and a single bed. Bed linens, blankets, and beach and bath towels provided. For families with a young one, there’s a high chair, booster seat, and pack-n-play.
The cottage is fully insulated, is warmed and cooled by a heat pump, and has individually controlled electric baseboard heat in every room.
When you come, a printed copy of the directions; a flashlight; food; personal items; a laptop; and a cell phone. You might want to bring drinking water. There is a well and a sophisticated water purification system but the concentration of dissolved minerals fluctuates, and the mountain water can be a little sulpher-y and rusty tasting at times. I have systems to ensure that there are no bacteria in the water, so the water is always potable but may not be to your taste. I provide all bed and bath linens, household papers and soaps; a fully equipped kitchen; and firewood and kindling. Do not transport firewood from your home. You may come from an area that has infestations of dangerous wood boring insects (lantern fly! emerald ash borer! No thank you!)

This home was our home for 12 years! Our family of 7 loved and enjoyed this home and the safety of the property, while our children were young. The home is set back with woods and farm fields surrounding the property. A creek runs in the back. This large home (3200 sq. ft.) provides peace and tranquility from the busyness of the world. We pray you love staying at our house as much as we loved living there. Please note- there is lots of wildlife, and bugs. You are really in heart of nature.
The space
When you enter the house, you will enter the front sun-porch. This is my favorite room of the house. It is not air conditioned or heated. However if you leave the kitchen door open it will stay cool in the summer. In the winter, on sunny days, it is very warm. I prefer the blinds to stay down on the 2 front windows as the porch can get very warm.
Then you will enter the kitchen, with all the appliances you need for home-cooked meals. This Air b n b is new, and I do plan on adding more cook wear as time goes on.
There are 2 downstairs bedrooms. One is in the back corner of the house with a queen bed. There is a space heater in that room, as in the coldest month of winter, you may need it. (January). The house has a coal stove that we used as a family when we lived in the house. It helped to keep down electric costs, and keep the house warmer, but it will not be run for the Air b n b. Please see RULES about the stove/ and fireplace. They are not for guest use.
There is a living-room/ dining room and a large family room with 3 sofas. Many people comment on the immense size of the family room. It is a comfortable place to relax and spend time together.
Upstairs are 2 more bedrooms, and a master bathroom.
SOME THINGS TO NOTE-
The downstairs of the house has a water filter system. It is found in the washroom. Please do not touch the system, or change anything. The water from the sink is drinkable, from the small faucet.
The upstairs does not have the water filtering system. The water in the whole house is hard, and has sulfur. The filtering system does a good job downstairs to diminish the smell of sulfur and the hard water aspect. However, the upstairs is hard, and the sulfur can be smelled, especially when the hot water is being run. All of the homes back on our road and lane have this same issue . The water is in the ground. Some people have gone to sulfur springs for healing. It may be appealing to some people, but not for others. If it bothers you, please just shower downstairs.
Other things to note: The whole house is on a generator if the electric goes out. If the electric goes out, the generator will come on, and it is kind of loud. It is on the left side of the house, outside the kitchen window. You do not need to do anything with the generator or tanks. The generator will also run sometimes for routine maintenance, just for a few minutes.
If the electric would go out and the generator not come on, please contact us.
You will see deer, and other wildlife during your stay. Do not leave food outside, as animals (especially racoon have been known to look for food). Please do not feed any stray cats.
You may enjoy the yard or take walk on the lane. The pond down the back of the lane is privately owned. It is not for public use.
Note as well that this is a country home. There will be bugs. We do get a pest control company to spray, but the bugs still come. Our home is very cozy, and comfortable with modern amenities, but it is in the heart of nature.
Another thing to note! WIFI is very shaky out our way. There is only one company that provides down our road, but streaming sometimes is slow and sometimes it does not work properly. We kind of struggled with it for 12 years. My husband and I did work from home a lot, but had to put up with the spotty Internet service.
If you are expecting to do full-time work at our home, this is not the place to do so, because the service is not the best. We have Verizon, and they just do not provide better service back where we are.
You should have cell phone service, but not full bars.

Guests will access the house with a code for the door. You will receive the code upon the day of arrival.
You will have access to the whole house, except one room, that is locked. It is the front room to the right of the house if you are facing it. It has a door entrance that will be locked, and also a door inside from the family room and that will be locked.
There will also be one locked closet in the house, which you will not be able to access. It is on the second floor.
There are also a few buildings on the property. A one-car garage, a shed, and another shed near the creek are not for use. These are not for guest use.
Other things to note
I just want to reiterate that we have WIFI, but it is not the best speed or consistency. This is because the home is a country home, and right up against the Appalachian Mountains. Verizon is the provider, but it is just not top-notch service. Be prepared for that. There is a DVD player in the family room. You may want to bring along some movies. There are movies in the house- kid friendly please.

Far out! It's like visiting your hippie grandma: joyous, colorful, and, well, a little bit kooky. In the woods down a private road, grandma hides out with her records, her orange fondue pot, and her copy of Jonathon Livingston Seagull.
The space
Sunnyside sits right on the Stone Creek which roars so loud, you'll barely hear one another on the porch. But you'll also instantly fall asleep in any of the bedrooms.
The house sleeps eight: a queen bed in the main bedroom, another in the teal bedroom with its 70s era Malm fireplace, and 4 twin-sized beds in bright bunkroom. There are bed linens and towels galore, enough for an army, so don’t bring your own. Soaps? They’re there. Forgot your toothbrush? Yup, there’s spares.
The kitchen is fully equipped with modern appliances and all the tools to satisfy the most discriminating foodie. The cupboard’s fully stocked with spices, flours, oils, and vinegars, and the fridge is stocked with all the condiments you want so you don’t have to worry about the little stuff. Is there coffee? Yes, both whole bean and ground for espresso and cappuccino, or just regular coffee .
Planning a family feast? The dining room seats 10.
The home is heated and cooled by a state of the art HVAC system. In winter, fire up the living room fireplace and the Malm in the bedroom. The water heater is on-demand, so go ahead and fill the tub, and soak for an hour. A full size washer and dryer are installed for your convenience.
OUTSIDE
The fire pit behind the house comes with a stack of firewood; please don’t bring your own so we can avoid invasive insects. And there's a grill in the pavilion.
For the kids, there's colored hickory nuts for nut races in the creek. Explore the woods behind the house, but beware! you might find traces of goblins bowling ninepins.
LOCATION
Sunnyside sits on the abandoned road that used to be the main route over the Blue Mountain between Berks and Schuylkill Counties. It’s about a mile south of the Appalachian Trail at the Fort Dietrich Snyder monument, and a mile north of the village of Schubert. Each is a wonderful walk, even moreso with your pup.
Cabela's is 12 miles away and Lancaster County 40 miles. The house is 164 miles from Washington, 130 from NYC, 92 from Philly. Gettysburg is 80 miles away, Knoebel's Amusement Resort is 30, and Hershey Park is 35. Both the Yeungling Brewery and Rausch Creek are 22 minutes away. Maps, guidebooks, and a custom notebook list the hundreds of other activities, adventures and amusements nearby. We'll send you the 14 page list of things to do in the are even before you book so you can plan ahead.
What's provided? Grandma has no patience for knitting and demands gigabit wifi. The house has propane insert in the stone fireplace in the living room and another in the teal bedroom; a 50" flatscreen TV with premium cable in both the living room and main bedroom, blu-ray DVD player for the provided 70s movies, and in the dining/sunroom, there's a record player with LPs from the 60s and 70s. There are plenty of board games and a wondrous library for adults and kids.
The fully-equipped kitchen has everything you need: Jenn-Air stove, microwave, toaster, crockpot, fridge, dishwasher (hooray!), cooking utensils, pots and pans, flatware, dishes, and glasses. I provide basic staples like ketchup, mustard, mayo, butter, sugar, flours, teas, olive oil, vinegar and spices so you don’t need to worry about the little things. Stored under the stove is the fun stuff: milkshake maker (ice cream and sauces provided), fondue pot (cheese provided but bring your own beer or wine), popcorn maker, mixer, and more.
On the counter as soon as you walk in is a 3-ring binder of instructions on how to work all the home utilities (TV, cable, wifi, thermostats, trash), along with the 14-page list of local activities, and a map to the AT.
Have an extended family? The companion "Cozy Appalachian Trail Cottage", "Kittatinny Ridge Retreat", and "Blue Mountain House" are just uphill. Book three or four at a special rate.

Because there are multiple deadly risks (you could get attacked by a bear, bitten by a snake, drown in the creek, fall from a tree, gas yourself with the fireplace; oh, there's lots of good old-fashioned mortal dangers here), you will be required to sign a formal rental agreement and release before admittance.

Blue Mountain House makes you feel like you've stepped back in time. Modelled after a hostel/tavern that sat at the top of the mountain for 200 years, the house is outfitted with a myriad of turn-of-the-century treats: parlor stove, bar, (electrified) oil lamps, clawfoot tub, hand-crank phone, even a player piano, but has all the modern conveniences. Situated in 120 acres of your own private forest, the home is secluded, very private, and yet only 2000 feet from the Appalachian Trail.
The space
Sit on a porch rocker, sipping a lager while you watch the wildlife saunter by. Soak your bones in a clawfoot tub while reading the latest L. Frank Baum. Jump into the ice-cold swimming hole. Fall asleep in a chaise lounge while warming your toes by the coal grate. Hike the green trail with the kids and dog to meet George F, the bear. Or hike the custom trails in the Hundred Acre Wood beside.
The house sleeps eight: a queen bed in the vast master bedroom, another in the middle room, and 4 twin-sized beds in bunkroom. There are bed linens and towels galore, enough for an army, so don’t bring your own. Soaps? They’re there. Forgot your toothbrush? Yup, there’s spares.
The kitchen is fully equipped with modern appliances and all the tools to satisfy the most discriminating foodie. The cupboard’s fully stocked with spices, flours, oils, and vinegars, and the fridge is stocked with all the condiments you want so you don’t have to worry about the little stuff. Is there coffee? Yes, both whole bean and ground. The small bar, a tribute to the home’s tavern origin, is never stocked out of respect for guests who may be in recovery; the Blue Mountain House is very much a BYOB establishment.
Planning a family feast? We got you. Open the flyleaves of console table and set it beside the oak dining room table (they’re the same size), gather all the extra chairs, and seat twelve. Break out the serving platters!
The home is heated and cooled by a state of the art HVAC system. In winter, feel free to make it extra cozy by firing up the parlor stove in the living room or the Victorian grate in the master bedroom. The water heater is on-demand, so go ahead and fill the tub. A full size washer and dryer await upstairs for your convenience.
OUTSIDE
The fire pit behind the house comes with a stack of firewood; please don’t bring your own so we can avoid invasive insects. And the fire pit doubles as a grill; see the house notebook for hints on cooking on an open flame.
The swimming hole behind the house is about 5 feet deep. It’s a bit mucky, but we’re working on it. A rope swing hangs from the far side. Be aware, the water is **cold**. Three inner tubes are supplied for summer delights. Because of its constant flow, it never freezes over in winter, so no ice skating. You’ll just have to settle for the toboggan in winter.
The two main hiking trails are marked. The green trail starts behind the garage. Follow it to meet George F. The red trail heads high off the green about halfway through. It leads to the “Gazebo in the Clouds.” Climb at your own risk (alas, your host’s fear of heights and a past unfortunate experience with a ladder prevents him from ever being able to climb it. Two rungs is as far as he’s ever gotten).
LOCATION
Blue Mountain House sits on the abandoned road that used to be the main route over the Blue Mountain between Berks and Schuylkill Counties. It’s about 2100 feet due south of the Appalachian Tail at the Fort Dietrich Snyder monument stone. The steepest part of the route from below is paved, but in winter, four wheel drive is a necessity, and will be required.
Cabela's is 12 miles away and Lancaster County 40 miles. The house is 164 miles from Washington, 130 from NYC, 92 from Philly. Gettysburg is 80 miles away, Knoebel's Amusement Resort is 30, and Hershey Park is 35. Both the Yeungling Brewery and Rausch Creek are 22 minutes away. Maps, guidebooks, and a custom notebook list the hundreds of other activities, adventures and amusements nearby.
What's provided? The house has a supplemental coal stove converted to propane at the stone fireplace in the living room and another in the master bedroom; a 43" flatscreen TV with basic cable, Dolby sound, blu-ray DVD player, all connected on the local wifi with high speed internet. There are plenty of board games and wondrous libraries for adults and kids.
The fully-equipped kitchen has everything you need: induction stove, microwave, toaster, drip coffee maker, with hand-crank bean grinder, crockpot, fridge, dishwasher (hooray!), cooking utensils, pots and pans, flatware, dishes, and glasses. I provide basic staples like ketchup, mustard, mayo, butter, sugar, flours, teas, olive oil, vinegar and spices so you don’t need to worry about the little stuff. And of course I include the ingredients for the must-use spaghetti ice cream press. Note: induction stoves, though super-efficient, only work with ferrous metals (steel, iron), so if you bring your favorite aluminum pot it will not work. However there are tons of high-quality ferrous pots, pans, dutch ovens, etc, etc onsite for you to use.
In the seat of the hall tree at the front door is a 3-ring binder of instructions on how to work all the home utilities (TV, cable, wifi, thermostats, trash), along with the 14-page list of local activities, and a map to the AT.
There are 2 main bedrooms, each with a queen-sized bed, and a bunk room that sleeps 4. Have an extended family? The companion "Cozy Appalachian Trail Cottage" and "Kittatinny Ridge Retreat" are just downhill. Book all 3 at a special rate.
When you come, bring a printed copy of the directions, a flashlight, and food; a tablet or laptop and cellphone. I provide all the bed and bath linens, household papers, and soaps; firewood and kindling. Do not bring your own firewood as it may house infestations of dangerous insects like the spotted lantern fly and emerald ash borer.
Because there are multiple deadly risks (you could get attacked by a bear, bitten by a snake, drown in the pond, fall from a tree, gas yourself with the parlor stove; oh, there's lots of good old-fashioned mortal dangers here), you will be required to sign a formal rental agreement and release before admittance.

The space
The cabin was built in the 1940’s and retains much of its original charm. You will find the original stonework throughout the cabin and in the retaining walls outside. It has recently been renovated to provide more modern comforts, the perfect combination of old and new to make it an unforgettable experience.
With two suites on separate floors it can easily house 7 guests, 8 if you make someone sleep on the couch!
The main suite upstairs features 2 bedrooms. A master bedroom with a king size bed and attached bathroom with a soaking tub and a shower. The second upstairs bedroom has a bunk bed with a double bed on the bottom and a twin bed on the top.
The second suite is on the bottom floor, a walk-in basement. This spacious room has a queen size bed, an electric fireplace and an attached bathroom with a shower. There is a small reading nook with a sofa and cozy blankets so you can curl up with a good book for a while. The washer and dryer are also located in this suite.
The main floor has a living room with an electric fireplace, a dining room, and a fully equipped kitchen. There is a stove, a microwave, a toaster, crockpot, blender, fridge, Keurig coffee maker with a variety of K-Cup options, flatware, cooking utensils, pots and pans, dishes, and glasses. There is no dishwasher, but we do provide paperware. We provide basic staples such as spices, condiments, butter, sugar, flour, and olive oil so that you don’t need to worry about those details.
We provide the towels, wash clothes, and all bedding. Don’t worry about packing shampoo, conditioner, body wash, or lotion as you will find them provided in each bathroom.
Relax in the 7 person hot tub while looking out over the valley. This is truly an experience unlike any other.
With easy driving distances to Lancaster County, Hershey, Knobels Amusement Park, Jim Thorpe, Cabela’s and many other attractions you will find plenty to occupy your time. But be sure you save plenty of time for relaxing on the porch with binoculars, making s’mores out around the fire pit, and hiking the beautiful trails, including the Appalachian Trail, which is less than a mile from the cabin.
