By booking, you accept responsibility for any damage/extra cleaning your dog causes during the stay. No dogs left home alone unless crated. Please clean up after your pet. $100 per pet fee

Please feel free to use the gas grill. Grills need to stay 5-10 feet from the home. Please clean the grill after each use. If you run out of propane, please check for the backup tank.We appreciate a notice if you finish a tank so we can replace it between guests, or if you refill a tank at a local establishment please send us the receipt and we will happily refund the cost of the propane.

- "Cute cabin, Not maintained. We arrived late evening to the cabin with all sheets / towels all dirty on the floor. After multiple calls, property manager texted that the cleaner did not show. A new cleaner would come the next day but there are clean sheets in the garage. The tables were sticky, the carpet dusty as if it has never been vacuumed. The lovely cleaning person arrived after lunch and took the dirty pile of sheets and made our beds, which was nice of her. After a day of swimming the shower turned out so clogged that we couldn’t get more than one shower in. The property manager called a plumber , who fixed the drain and left all the hair gunk in the bathroom. There is dog poop in the yard. The property manager says he asks guests to pick up after their dog. All the glass wear and cooking pans were dirty too. There is no dishwasher, which is fine …. But all of this should Not be responsibility of the visitor. It is a high rate per night to pay for such poorly maintained place. the Manager needs to own the cleanliness and functionality of their rental. The manager needs to have someone come check for dog poop after renting to folks with dogs. The manager needs to get confirmation from their cleaning folks if they did not show prior to having people check in so that they can find a backup cleaning person. The shower would have been checked for clogs if the cleaning was actually done…. Ever!"

- "This was a great house for relaxing! It very clean with plenty of towels, pillows, etc. It said A/c but they were only in the upper loft and 1st floor bedroom. That was a little tough since it was so hot the week we were there. I don’t recommend staying if you have children under 5-6. The loft bedroom and spiral staircase made me super nervous with a small child. Older kids or adult should have no issue. The hot tub was wonderful and unfortunately we didn’t get to utilize the sauna. It was very peaceful set back in the woods. We were 5-10 mins from Sabego lake with great places to swim, rent boats or hike. Grocery store, ice cream and things for kids are also close by. Josh responded very quickly to any questions we had and was very helpful! We would absolutely come back on the cooler months to enjoy the property more! Thank you for a great stay!"

Welcome to “Hoot Mon” Lake House! Hoot Mon Lake House is located in North Windham, Maine, an easy 30 minute drive from Portland International Jetport (PWM) and about 2 hours and 15 minutes north of Boston. Four generations of our family have spent countless summer days lounging on the beach, playing in the water and enjoying the incredible sunsets here on Sebago Basin. The Basin is a smaller outlet of Sebago Lake (connected to the larger lake by a boat-friendly passage under a bridge.) The lake is dotted with islands at the south end and home to many loons and painted turtles. Our lake house is at the end of a small lane and about ten steps from the beach. Our road is a dead end with other camps on it and is therefore a quiet and neighborly little community.

Hoot Mon has three floors and two full bathrooms. There are two private bedrooms. The upstairs bedroom has a queen bed and an in-suite full bathroom with a stand up shower. The downstairs bedroom has a double bed and access to the second full bathroom (also with a stand up shower) through a large walk in closet. There is also a queen-sized pull-out couch upstairs. Both bedrooms have closets and dressers for your use.

The kitchen is part of an open floor plan and flows into the dining/living space with tons of windows and a panoramic view of the lake. The view is spectacular! The basement is a perfect place to hang in the evening, play a game, watch a movie, do a puzzle and relax! “Charlie’s pub” (named for our grandfather who built the house) is the main attraction down in the basement. There is also a utility room in the back with a washer/drier you are welcome to use.

Outside, the private neighborhood beach is just a few steps away. We have beach chairs and towels for your use! We also have a picnic table and grill outside so your family can enjoy the beautiful Maine evenings. There is also a small porch on the front of the house, facing the lake, which is the perfect place to enjoy a relaxing evening and watch the sunset.

North Windham has lots of shopping and eating options, including Hannaford’s, Shaw’s and Walmart, which are all one mile up the street. There are many family fun activities in town as well! On Saturdays there is a farmers market in town and we are happy to recommend spots for eating and ordering takeout - whether you are looking for something close by or are up for more of an adventure, we have lots of favorite spots!

Cleaning procedures are in accordance with CDCs guidelines (you’ll receive a welcome letter when you book which outlines our cleaning procedures.) We’re simplifying the dishes & supplies in the kitchen. There will still be enough dishes for cooking & eating, however this means that if you want to use spices & oils etc for cooking you’ll have to provide that for yourself.

The Bunk House (450 ftsq). Built for our children and grand children visits. We added a 8 x 12 Screen Room on the front. The entry comes in the Screen Room into the kitchenette/living room. The bedroom has a double bed and bunk beds. There is a bathroom that has a shower, sink, and toilet. This cabin is located 100 ft. behind our home, nestled in the woods. Sebago Lake is down the driveway and across the street. Bring your water toys/use our Paddle Boat/Boards. Water shoes are recommended.

The log cabin has its own water frontage and gradual entry into water and its own dock . The cabin is located 28 miles from Portland and 140 to Boston near theaters, shopping and theme parks. All dishes pots and pans, toaster, drip coffee maker micro and gas grill TV and internet, paper towels, dish soap, hand soap.Also we have a shared fire pit, small beach and float.. Sit on screened porch and listen to the loons or just r&r. 1 bedroom has 2 twin beds 1 bedroom has double bed and coach in living room makes into double bed. Our 900 square foot, open concept, four season home with cathedral ceilings, a second bedroom loft and central A/C is located in the Point Sebago community. We are located near the 1st tee on a championship 18 hole golf course yet we are minutes from the beach area and the 5-star activities of Point Sebago.
Our charming non-smoking home’s amenities include a full kitchen with microwave, refrigerator, dishwasher, gas stove, toaster, coffee maker and blender to name a few. There is also a DVD player, Wi-Fi , board games and books for your enjoyment. A new addition to our home is a laundry room in the basement with washer and dryer. Our home is located on a corner wooded lot allowing privacy for our guests. There is a grill located on our deck and all the BBQ tools provided for your grilling pleasure. Our backyard fire pit is one of the nicest on the resort and you will enjoy many evenings relaxing by the fire. All you need to bring is towels, pillows and linens ( blankets and comforters will be provided) and everything else you need for a fun-filled and relaxing vacation is already there waiting for you to arrive!!!!

Keep in mind there is plenty to do in Maine during the fall and spring months also. The course is open in the spring and fall. We are an hour from Portland and closer to Freeport outlet shopping. Also, there are hiking trails and apple and berry picking farms nearby.

This Sebago Lake house right on the water is a Dutch colonial with four bedrooms and a lower level dorm room. Three bedrooms have beds that sleep 2. The fourth bedroom upstairs has two beds that sleeps 2, a single bed, and a double mattress that can be used on the floor. The basement level dorm on the slope down to the lake has two sets of bunk beds, and a sofa bed that sleeps 2. The house can sleep altogether, seven couples and five singles. The large living room has a beautiful stone fireplace with a couch and several comfortable chairs. In that space, there is a dining area that seats up to 12 people. The kitchen is fully equipped with an electric stove, microwave, coffee maker, toaster, refrigerator, dishes, and cooking pots and pans. There is a breakfast nook there with seating for at least eight people. There is an outside deck with a table that seats 8. The house is equipped with 3 full baths. Cable and wi-fi, a radio/stereo with music collection available. The basement level has a ping-pong room. Also available are croquet, horseshoes, 2 adult bicycles, and one or two child bikes (available for use with permission). There are two canoes and two kayaks. At the wooden dock side, there is a pontoon boat with seating for 11 for socializing. (Operation not included unless with special arrangements.) At the lake shore, there is a small beach with a typical Maine rocky area. The house is also equipped with six lawn chairs, two outdoor grills, some child floats and assorted toys. Parking is available for five cars with special arrangements for more. The house has a nice outside flower garden with hanging planters in the front. Whittemore Cove is a quiet enclave. Walkers can circle from the end of Whittemore Cove Road to the end of a parallel private road that also joins Raymond Cape Road--a 45 minute walk. The ferry to Frye Island is near the Whittemore Cove Road turn off. Swimmers can swim about 75 yards to a rock used for sunbathing and diving.

I would recommend this to anyone looking for a retreat in a tiny cabin." - "This was the perfect place for my boyfriend and I to spend a lovely, relaxing weekend. The cabin is super tiny but the view is spectacular and there are massive windows with screens so, even when you're inside, you get some outside magic. We spent hours around the fire pit and got to experience a huge thunderstorm over the lake with the windows wide open. We were even able to check in two hours early! A few things to note: this place is small — a single room, really — and the bed is a pullout sofa. Not super comfortable but my boyfriend and I are relatively young and can still handle things like that. Also, there is no proper kitchen. Just a toaster oven, microwave, and grill. Prepare accordingly. The grill was pretty dirty, as well, but we were able to cook sausages out there just fine. It's also on a covered porch so, even if it rains, you'll be able to use it. The only true bummer is that the coffee machine was broken. Hopefully, they will have fixed this by the time you are reading this review! Oh, and leave the ice cream in the freezer aisle — the mini fridge does not have a freezer. We learned this the hard way. Overall, we loved our stay and would absolutely return to this tiny oasis!"

Our home is a quick walk to the Golf Course, Pro Shop and 19th Hole, it is a 5 minute car or golf cart ride to all the beach and sports amenities that Point Sebago offers. Our beautiful smoke free, central air conditioned, 2 bedroom, 2 bath fully furnished house comfortably sleeps 6. The bedrooms include a master bedroom, has a queen size bed and adjoining full bathroom with a washer & dryer. The second bedroom has twin bunk beds. The second full bathroom is located off the hallway. The living area includes a sofa and two chairs and a gas fireplace. There is a flat screen smart TV with cable. The sunroom/den has a full futon and a desk. The dining area includes a table with seating for six and a breakfast bar that seats three. Also, there is free high speed WIFI (password provided in the cottage).
In the kitchen you will find full size appliances and all the amenities needed to cook meals inside or outdoors on the gas grill. Please replace the propane if you use it and it becomes empty. Kitchen amenities include a dishwasher, microwave, toaster, coffee maker, glasses, mugs, plates, bowls, pots and pans, bake wear, serving/cooking utensils, potholders, cutting boards and knives. Outside you will find a large wrap around deck, a Weber gas grill for BBQ's, patio table and a fire pit to relax with a drink or toast some marshmallows and s'mores. You can buy firewood at the store on site.

2022 RENTAL
$175 total for cleaning fee, PS has its own registration fee (PS has the right to change or increase the registration fees at any time), these fees go directly to PS not to us. PS charges $10- $20 per person per day in 2022. Please call them directly about this fee if you have questions, you will call at least a week before you arrive and pay this fee over the phone. Please note: cleaning is for inside, the cottage is under some trees for shade and the deck can become covered in pollen at times but there is a broom to sweep it if needed.

- "This was our second rental of the property. Very nice house that provided a great base for our family vacation at Point Sebago. Quiet location very close to the golf course. Wide range of activities for the grand kids at the Point Sebago resort. About an hour and 15 minute ride for our annual pilgrimage to Story Land in NH." - "It was great" - "Sandra was great and really easy to work with. We were really looking forward to grilling while staying, but the grill was not in good condition at all, as it looked like it hadn't ever been cleaned. The rest of the house was fine. It is about as far from the resort center/beach as you can get, and renting a golf cart is a must(which is a large extra cost, on top of resort fees). We were disappointed with Point Sebago overall; sadly the new reviews about it are true. But that is in no way the fault of this owner. Aside from not being able to grill, we enjoyed our stay. We were comfortable, slept great, and stayed cool."

The space
Last house in a very private setting with mostly glass walls. Wrap around porch with hot tub. One open concept area with a see through fireplace and tv that spins 360 to be seen from the bedroom or couch. The house is just feet overlooking the crooked river. Stunning bathroom with full size picture window in the shower, heated floors. Ask about in home massage and private chef.
Guest access
Guest have access to all 3+ acres of land, the dock and plenty of parking. We provide canoe, firepit and yard games, Jenga and cornhole, gas grill and several hammocks.

Nestled in the trees overlooking beautiful Sebago Lake. Sebago Lake is the second largest lake in Maine and one of cleanest lakes in the United States. The cabin is located in the Lakes Region area do to all of the lakes amongst us. In one Direction (10 min away) you have Brandy Pond and Long Lake divided by a Causeway with many restaurants and shops. Also, a real paddle boat ride called the Songo River Queen. You can continue north an hour and Shop all the outlets of North Conway,N.H. To the south (25 min) is Portland Maine the largest city in our state. There you will find the top restaurants and bars in the US including DiMillo‘s floating restaurant. Of course Maine is known for its wonderful seafood, lobster,haddock, clam,scallop,shrimp and much more. Within 4 mile radius you can swim and launch a boat at Raymond Beach and also swim at Tassel Top which has a long beautiful beach or you can visit Sebago Lake State Park. Also, the ocean is always an amazing place to visit and you are within 40 min to Maine’s beautiful Coast.

Cabins on the waterSongo Lock Cabins are located at the Historical Songo Locks. The cabins are over 100 years old and date back to the early 1900's.. Every year we add new things . The cabins are on the water and have their own dock. The Songo Locks is hand operated and opens to allow boats in and lowers them so they can continue down river into Sebago Lake. You can sit at your cabin and watch the boats or grab a fish pole and do some fishing.

The space
Glamping (glorified camping) at it’s best!
This rustic little cabin has a covered porch, kitchen with a small fridge, microwave, and coffee pot and toaster and also a unit that airfries, bakes, toasts and broils.
There is a brand new queen memory foam mattress that we just put in this year (2023), which we upgraded from a full size, living room with wifi, roku with spectrum tv. Full bathroom. We have a/c and for the chilly nights a heater. Full size bbq grill with side burner, picnic table and firepit with free firewood which we provide to get you through the first fire or two. We also have canoe’s at each cabin free for guests to use. Just slide to dock and you can leave from there. Some times depending on level of water the dock isn’t fully in water so you can step onto beach if you like. The water is up and down sometimes really high other times low. But there is a bench built onto dock where you can sit as it’s nice and shady and watch boats or step down onto beach and sit and run your toes through the sand.
We do provide a roll of paper towels, toilet paper, hand soap, dish soap, trash bags a few paper plates and plastic silverware. We do provide linens (towels and sheets).

Guest access
Guests can park at their cabin. Only two vehicles are allowed per cabin.

Other things to note
The cabin is suitable for 2 people.

Cabin #1 has 2 canadian gliders with ottoman s and Cabin #2 has a futon (sofa) it is not for sleeping on. We had no choice when choosing a sofa as the cabins are over 100 years old and do not allow us to get a full size sofa through the doorway.

We have instructed guests not to sleep on them as we have had way to many broken, walls damaged as well as blinds.

Cabin #2 does have a half bath inside with a private shower building outside.

Our housekeepers have a tight schedule and need to get in to prepare the cabin for the next guests. We appreciate your assistance in checking out promptly as not to interfere with schedules.
If there is no one coming in the day of guest departure, you may request a late check out with the host. There is a fee for late check out and needs to be requested at least 24 hours prior to departure. If you do not request late checkout you will be charged $50 for every 15 minutes after 10am.

No hot plates allowed in cabin. This is for liability issues. No crockpots. We have a unit in cabin that broils, bakes, air fry’s and toasts. Please read booklet for the unit so depending on what your cooking you choose the appropriate setting.

All dirty linens are to be placed in dirty linen bin provided. This includes sheets, quilt, blankets, bath towels, kitchen towels.


All trash can be left at any time during your stay at the end of your driveway, during daytime hours only and we will take it for you. Please do not leave any trash outside after dark as the animals will get into it.

During check out please make sure all trash is removed from cabin (bathroom and kitchen).

Floors: Please lightly sweep over floors and porch.

Please return all blinds to their original position.

Cleaning: The cabin will be cleaned and inspected after your departure. We ask that the cabin be left tidy, and that during your stay you treat it with respect. If additional cleaning is necessary due to spills, trash left in cabin or on site ( other than trash left at the end of driveway at checkout) stains to furniture, carpeting or flooring, you will be billed additional fees and/ or your security deposit.
If you break something please notify owner/host. You can leave the money to replace the item, replace the item yourself, or fees will be charged for broken or damaged item.

If your reservation is for 2 people than thats all that is allowed at cabin and on property. If you plan on having guests during your stay you will need to notify the host before making your reservation, not after you arrive.

If you are going to have a visitor then they need to be added to the number of guests when booking reservation. So if there are 2 of you staying at cabin and your going to have 1 guest than the reservation needs to be made for 3 guests.
If more people than what is registered under your reservation are on property then additional fees will be charged and or possible eviction.

We only allow 2 guests in cabin 1. Cabin 2 is bigger and sleeps 3 people. Visitors are allowed but along with guests visiting cannot exceed 4 people total on site. We ask that if you are here for a 4 night minimum that you only have visitors 1 or 2 days during your 4 day stay as we have guests in other cabin, and excessive cars in and out creates a disturbance for our guests and neighbors.
Only 2 visitors are allowed at a time per cabin per day.
Visitors will be charged a fee of $10.00 per day for use of facilities .We have had issues in the past with guests having visitors every day and the cabins are not designed for the use of more than 2-3 people. We do apologize for any inconvenience.

The visitors fee will be sent through Airbnb as a extra charge. So if guests are expecting visitors, the owner will need to be notified each day as the charge of $10.00 per day for guests will be charged.

PIC ME: Perfectly Imperfect Camp Maine. Come enjoy our little place right across the road from Thomas Pond. You will be welcomed to your very own camp studio, complete with sitting area, kitchenette and private bathroom. Your own entry means you may come and go at your own leisure. A perfect place to be a base camp as you explore Maine or the perfect place just to sit back relax and listen to the loons.

The space
A comfortable studio space perfect for a getaway for two. Maine pine walls and ceiling and a rustic cement floor with comfy rugs scattered around the space. Camp decor with a queen size bed. A camp gas fireplace for those cold Maine nights.

Guest access
Your own private space as the complete downstairs studio area is all yours. Water access is available just a short walk to the neighborhood dock. Kayaks are available to use at your own risk (security deposit required).

During your stay
We live on site and love to visit from a social distance.

** Due to the unusual weather this year there have been some small puddles that have developed occasionally on the basement floor. These are taken care of quickly with the available towels. We apologize for the inconvenience, it is definitely an imperfection in the Perfectly Imperfect Camp. **

Cabins on the water, Songo Lock Cabins are located at the Historical Songo Locks. The cabins are over 100 years old and date back to the early 1900's. The cabins are on the water and have their own dock. The Songo Locks is hand operated and opens to allow boats into the lock, the water lowers the boats down and then opens so they can continue down river into Sebago Lake. You can sit at your cabin and watch the boats or grab a fish pole and do some fishing.

The space
This rustic little cabin has a bedroom with double bed, a double bed in separate area(so 2 double beds in cabin) a kitchen, living area, and half bathroom. You have a private shower which is located outside. Each cabin has its own private shower. THE SHOWER IS PRIVATE. It is the little shower house shown in picture. We have WiFi and zumo tv that has spectrum cable. There is plenty of lawn chairs, a picnic table and fireplace as well as a full size propane grill. There is a large dock that you can sit on and dangle your feet in the water. There is a lot of boat traffic as we are located here at the locks and it’s the only way for the boats to get from one lake to the other. Both cabins had a complete makeover .Everything in cabin has been updated with fresh paint, dishes, area rugs and more.

If you are going to have a visitor then they need to be added to the number of guests when booking reservation. So if there are 2 of you staying at cabin and your going to have 1 guest than the reservation needs to be made for 3 guests.
If more people than what is registered under your reservation are on property then additional fees will be charged and or possible eviction.

We only allow 2 guests in cabin 1. Cabin 2 is bigger and sleeps 3 people or 2 couples. Which can be a couple and 1 additional person or 2 couples. There are only 2 double beds in cabin. The futon is not considered for sleeping. So if there are 4 people it would be 2 per double bed. We do allow people to bring air mattresses, so if you a family of 4 with 2 teenagers (being a mom myself) you may need the air mattress. We only allow 4 people max. Visitors are allowed but along with guests visiting cannot exceed 4 people total on site. We ask that if you are here for a 3 night minimum that you only have visitors 1 or 2 days during your 3 day stay as we have guests in other cabin, and excessive cars in and out creates a disturbance for our guests and neighbors.
Only 2 visitors are allowed at a time per cabin per day.
Visitors will be charged a fee of $10.00 per day for use of facilities as cabins are small and due to over use of septic. We have had issues in the past with guests having visitors every day and the cabins are not designed for the use of more than 2-4 people.
The visitors fee will be sent through Airbnb as a extra charge. So if guests are expecting visitors, the owner will need to be notified each day as the charge of $10.00 per day for guests will be charged.

Guests must leave by 8pm.

Only 2 vehicles are allowed per cabin at a time. If you have a boat or trailer, arrangements will need to be made with the host to arrange parking prior to booking reservation.

How many people and who will be with you?
And what time will you arrive?

If we reach out to you and the only message we have received from you is the one we received when the reservation was booked ,and there is no further communication from you after your initial booking we will cancel the reservation.

Cannabis is allowed in Maine for recreational use. As someone who has never been interested in it, I never gave it a thought. Then I started having guests ask me about it, a lot more people than I expected. There is a recreational cannabis store every 1/4 of a mile. So we do have guests that come to visit as it is NOT allowed in THEIR state for recreational use, only medicinal use. So, If a guest lets me know before booking and is upfront and honest about it (because they read the “no drugs on property” rule) we DO allow guests to smoke on property as long as they leave it in their vehicle and nothing is brought into cabin. We do NOT have to allow it on property even though it’s legal in Maine. But decided to let people enjoy themselves if that’s something they choose to do, as long as they are responsible and respectful of guests in other cabin and of property and they don’t let themselves or things get out of control. Guests must stay on property when smoking as we are surrounded by State Park Property and is prohibited on State property.

***Alcohol is allowed but is to be kept at cabin or on cabin site. Do not walk up and down road with alcohol or walk down to lock as it is State Park Property and is prohibited.

No deep frying of foods in cabin due to grease and fire hazard. (Sorry for inconvenience but due to the space being so small the grease settles on everything).

No cooking bacon, onions, fish inside cabin.
It leaves a odor in the cabin that other guests do not enjoy.
There is a grill outside with side burner. Cast iron pans are provided if you want to cook anything that is listed above or anything you desire.

Offering plenty of privacy, the spacious house sleeps up to 6 people: two bedrooms each with queen beds and a third bedroom with a full-size futon as well as two full baths, one on each floor. The first floor features an open-concept kitchen and dining area, including a cozy breakfast nook.  The kitchen is fully equipped with everything you’ll need to prepare a delicious Maine meal, from blueberry pancakes to lobsters, or enjoy grilling on the deck. 
 
Walk up stairs to the second floor where you’ll be greeted by a bright living area. Curl up with a good book in the afternoon as the sun filters in, cozy up for a movie or make it a family game night. You’ll love spending time in this warm, inviting space. Celebrating the great state of Maine, this house features lots of tasteful Maine décor and whimsical touches throughout.
 
The backyard features a firepit perfect for toasting marshmallows for some yummy smores. Plenty of firewood is provided. Access to a shared sandy beach area is a short walk down the road as is a natural boat launch ideal for putting in canoes, kayaks and paddle boards. A two-person canoe is available with two adult life jackets provided.
 
Need to make it a working vacation? Get some work done before heading out for the day in one of two dedicated work spaces, including a complete USB Type C docking station with two monitors for a PC computer. 

Plenty of on-site parking, including ample space for a boat. Wi-Fi and Apple TV also offered.
 
Pets are part of the family so they’re also welcome with a $95 pet fee. We kindly ask pets stay off the furniture and guests pick up after them both indoors and outdoors.

You can sit and watch the river go by and have a fire overlooking the dock. You can fish, swim, or kayak (4 are provided) all the way to Sebago.. You can even dock your own boat and head down river to explore the river and Sebago Lake. There is a 7 might minimum in July and August.

The space
With a knotty pine interior, the 3-bedroom camp is large enough for a group of up to 6 however, there is a $40 per day for each quest above 4. There is also a full screened in porch with rocking chairs and lots of rainy day play space. It is fully air conditioned with a new bathroom with shower. Broadband and 2 TVs (1 in the upstairs "kids" room) and Roku for both with Amazon, Hulu, Disney and Netflix. On a dead end private road with a 10 MPH speed limit.

A/C only in master bedroom.

The entire house is available for guest use. We do not have kayaks for use. You can bring your own or rent some near by. We recommend Sebago Trails Paddling Company.

This home is professionally maintained with love and care. We host the way we would want to be hosted during our travels. It brings us joy to create serene, beautiful spaces for others to come and explore Vacationland.

There is a steep driveway. While any car can access this home in Summer and Fall, we recommend a vehicle with four wheel drive in Winter and early Spring(mud season).

This is a 2-bedroom, 1-bathroom cottage. One queen in the master bedroom, and the other bedroom has a bunk bed with a twin on top and full on the bottom. The space is 640 square feet, I think it's important for people to know the size of the space.

Plenty of space for several vehicles and boat trailer.

Waterfront lot is directly across the street from home. Just cross the dirt road. Waterfront and dock can be seen from enclosed porch.

You will have access to the cottage and yard surrounding it, the waterfront lot (dock and firepit are located here), and the right-of-way.

Other things to note
There's a Canoe, paddle boat, 4 adult life jackets, and paddles. Please bring child/youth life jackets with you. We provide bath towels but not beach towels, please bring beach towels with you.


Autumn stays - Lake is calm this time of year and still tends to run at warmer temperatures. There's stunning foliage to enjoy, take a trip to a nearby apple orchard, attend a local county fair, or enjoy a fall hike.

Winter visits - Cross country skiing or snowshoeing, take a trip to Pleasant Mountain for some skiing (it is about 30 minutes away), or you can visit Seacoast Fun Park for tubing (only about 10 minutes away)! In addition to these activities, ice fishing is always a fun winter hobby as well!

Our property is a peaceful home to all kinds of wildlife. You’ll likely see deer, beavers, turtles, and plenty of birds—like heron, owls, and osprey. Raccoons, porcupines, wild turkeys, and even the occasional skunk may also make an appearance.

If you’re extra lucky (or quiet), you might spot a bear or bobcat—but they prefer to keep their distance.

Of course, the tiniest locals—mosquitoes and ticks—are around too, so bring repellent and dress smart for walks in the woods!

Please enjoy wildlife from afar, keep food/trash secure, and always close the cabin doors. If you encounter larger animals like bears or coyotes, follow standard safety guidelines and never approach.

👽Privacy

Tucked away in the woods, your cabin is part of a 65-acre hideaway with a 25-acre pond at its heart. Although there’s one other cabin about 50 feet away, the layout was thoughtfully designed to give each guest their own sense of space and seclusion. The owner may be present at the green cabin occasionally, but rest assured- his priority is to give you all your personal space and privacy.

It’s the kind of place where time slows down, the air smells like pine, and the soundtrack is written by nature. Come to unplug, unwind, and fall a little more in love—with each other, or just with the view.

Guest access
The entire cabin is for your own private use (the brown one). It includes the porch and the outdoor sitting area with the stone fire pit. The shed next to the cabin (the brown one) is not for guest use, but you can access behind it to purchase additional wood bundles if necessary.
Any other barn or cabin is off limit for guests.

Point Sebago Resort is a great place for family and friends! Come enjoy the beach and the championship golf course. The Resort provides entertainment for all ages. You will have access to the beach area, tiki bar, indoor bar, arcade, snack bar and many more exciting things! Our place adds to the convenience of it all as it is located close enough to the resort and along the 9th fairway. We are always striving to provide you a great place and information needed to enjoy your stay!

Enjoy the convenience of a full kitchen in including oven, microwave, coffee pot and toaster. Laundry is also included in the unit. While it may be easier for paper goods and plastic wear, the cabinets are complete with all your cooking and serving needs. Step outside for views along the golf course! A grill on the deck is also available for your use.

Other things to note
Cove communities requires a $10 fee per guest per day that will be paid directly to Point Sebago. Upon booking I will send you a registration form to be filled out. The fees will be due along with form prior to your arrival.

This lovely waterview cottage is ideal for your next family getaway. Located in the heart of the Lakes region, the home is set across the private boat launch on Thomas Pond with several water access points. The home includes 3 bedrooms, a screened-in porch, and open kitchen/dinning with clear water-views. Outside features large level yard for games, a deck, grill, firepit, and new hammock among the trees. Enjoy fishing, kayaking, paddle boarding, golfing, hiking, shopping, and dining nearby.

The space
Experience lake life in Maine any season on this 1-acre Thomas Pond property in Casco! The home features a full kitchen and spacious living and dining areas with clear water views. Guests will have comfortable sleeping arrangements with three private bedrooms. Two of the three bedrooms have dedicated work spaces. One full bathroom is available on the first floor.

Step outside the property and you will find the association boat launch and beach area for swimming and kayaking. Thomas Pond is well known for its fishing and boating among other water activities in the summer, leaf peeping and hiking in the fall, and ice fishing, snowshoeing, and cross-country skiing in the winter months.

This home is also a wonderful place to simply unwind and enjoy your coffee or wine on the water :) - The home features a deck and screened-in porch to take in the views day and night.

The location is conveniently located between Windham and Naples and a quick drive to Sebago Lake State Park, Point Sebago Golf Resort, Seacoast fun park and several shops and restaurants. Ski mountains in the area include Shawnee Peak (30-minute drive), Mount Abram (1-hour drive), and Sunday River (1-hour drive).
