By booking, you accept responsibility for any damage/extra cleaning your dog causes during the stay. No dogs left home alone unless crated. Please clean up after your pet. $100 per pet fee

Please feel free to use the gas grill. Grills need to stay 5-10 feet from the home. Please clean the grill after each use. If you run out of propane, please check for the backup tank.We appreciate a notice if you finish a tank so we can replace it between guests, or if you refill a tank at a local establishment please send us the receipt and we will happily refund the cost of the propane.

- "Cute cabin, Not maintained. We arrived late evening to the cabin with all sheets / towels all dirty on the floor. After multiple calls, property manager texted that the cleaner did not show. A new cleaner would come the next day but there are clean sheets in the garage. The tables were sticky, the carpet dusty as if it has never been vacuumed. The lovely cleaning person arrived after lunch and took the dirty pile of sheets and made our beds, which was nice of her. After a day of swimming the shower turned out so clogged that we couldn’t get more than one shower in. The property manager called a plumber , who fixed the drain and left all the hair gunk in the bathroom. There is dog poop in the yard. The property manager says he asks guests to pick up after their dog. All the glass wear and cooking pans were dirty too. There is no dishwasher, which is fine …. But all of this should Not be responsibility of the visitor. It is a high rate per night to pay for such poorly maintained place. the Manager needs to own the cleanliness and functionality of their rental. The manager needs to have someone come check for dog poop after renting to folks with dogs. The manager needs to get confirmation from their cleaning folks if they did not show prior to having people check in so that they can find a backup cleaning person. The shower would have been checked for clogs if the cleaning was actually done…. Ever!"

- "This was a great house for relaxing! It very clean with plenty of towels, pillows, etc. It said A/c but they were only in the upper loft and 1st floor bedroom. That was a little tough since it was so hot the week we were there. I don’t recommend staying if you have children under 5-6. The loft bedroom and spiral staircase made me super nervous with a small child. Older kids or adult should have no issue. The hot tub was wonderful and unfortunately we didn’t get to utilize the sauna. It was very peaceful set back in the woods. We were 5-10 mins from Sabego lake with great places to swim, rent boats or hike. Grocery store, ice cream and things for kids are also close by. Josh responded very quickly to any questions we had and was very helpful! We would absolutely come back on the cooler months to enjoy the property more! Thank you for a great stay!"

Welcome to “Hoot Mon” Lake House! Hoot Mon Lake House is located in North Windham, Maine, an easy 30 minute drive from Portland International Jetport (PWM) and about 2 hours and 15 minutes north of Boston. Four generations of our family have spent countless summer days lounging on the beach, playing in the water and enjoying the incredible sunsets here on Sebago Basin. The Basin is a smaller outlet of Sebago Lake (connected to the larger lake by a boat-friendly passage under a bridge.) The lake is dotted with islands at the south end and home to many loons and painted turtles. Our lake house is at the end of a small lane and about ten steps from the beach. Our road is a dead end with other camps on it and is therefore a quiet and neighborly little community.

Hoot Mon has three floors and two full bathrooms. There are two private bedrooms. The upstairs bedroom has a queen bed and an in-suite full bathroom with a stand up shower. The downstairs bedroom has a double bed and access to the second full bathroom (also with a stand up shower) through a large walk in closet. There is also a queen-sized pull-out couch upstairs. Both bedrooms have closets and dressers for your use.

The kitchen is part of an open floor plan and flows into the dining/living space with tons of windows and a panoramic view of the lake. The view is spectacular! The basement is a perfect place to hang in the evening, play a game, watch a movie, do a puzzle and relax! “Charlie’s pub” (named for our grandfather who built the house) is the main attraction down in the basement. There is also a utility room in the back with a washer/drier you are welcome to use.

Outside, the private neighborhood beach is just a few steps away. We have beach chairs and towels for your use! We also have a picnic table and grill outside so your family can enjoy the beautiful Maine evenings. There is also a small porch on the front of the house, facing the lake, which is the perfect place to enjoy a relaxing evening and watch the sunset.

North Windham has lots of shopping and eating options, including Hannaford’s, Shaw’s and Walmart, which are all one mile up the street. There are many family fun activities in town as well! On Saturdays there is a farmers market in town and we are happy to recommend spots for eating and ordering takeout - whether you are looking for something close by or are up for more of an adventure, we have lots of favorite spots!

Cleaning procedures are in accordance with CDCs guidelines (you’ll receive a welcome letter when you book which outlines our cleaning procedures.) We’re simplifying the dishes & supplies in the kitchen. There will still be enough dishes for cooking & eating, however this means that if you want to use spices & oils etc for cooking you’ll have to provide that for yourself.

The Bunk House (450 ftsq). Built for our children and grand children visits. We added a 8 x 12 Screen Room on the front. The entry comes in the Screen Room into the kitchenette/living room. The bedroom has a double bed and bunk beds. There is a bathroom that has a shower, sink, and toilet. This cabin is located 100 ft. behind our home, nestled in the woods. Sebago Lake is down the driveway and across the street. Bring your water toys/use our Paddle Boat/Boards. Water shoes are recommended.

The log cabin has its own water frontage and gradual entry into water and its own dock . The cabin is located 28 miles from Portland and 140 to Boston near theaters, shopping and theme parks. All dishes pots and pans, toaster, drip coffee maker micro and gas grill TV and internet, paper towels, dish soap, hand soap.Also we have a shared fire pit, small beach and float.. Sit on screened porch and listen to the loons or just r&r. 1 bedroom has 2 twin beds 1 bedroom has double bed and coach in living room makes into double bed. Save $$$ off resort rates by booking our vacation home at Point Sebago. Our 900 square foot, open concept, four season home with cathedral ceilings, a second bedroom loft and central A/C is located in the Point Sebago community. We are located near the 1st tee on a championship 18 hole golf course yet we are minutes from the beach area and the 5-star activities of Point Sebago.
Our charming non-smoking home’s amenities include a full kitchen with microwave, refrigerator, dishwasher, gas stove, toaster, coffee maker and blender to name a few. There is also a DVD player, Wi-Fi , board games and books for your enjoyment. A new addition to our home is a laundry room in the basement with washer and dryer. Our home is located on a corner wooded lot allowing privacy for our guests. There is a grill located on our deck and all the BBQ tools provided for your grilling pleasure. Our backyard fire pit is one of the nicest on the resort and you will enjoy many evenings relaxing by the fire. All you need to bring is towels, pillows and linens ( blankets and comforters will be provided) and everything else you need for a fun-filled and relaxing vacation is already there waiting for you to arrive!!!!

Keep in mind there is plenty to do in Maine during the fall and spring months also. The course is open in the spring and fall. We are an hour from Portland and closer to Freeport outlet shopping. Also, there are hiking trails and apple and berry picking farms nearby.
