Parking Information
While we love our location in the heart of Center City Philadelphia, there is high demand for parking and thus street parking is limited. Please keep the following in mind:

Free street Parking:

There is a 2-hour time limit during the day (typically 8 AM to 8 PM, though signs may vary by block). The ticket master inspects this area every 2 hours during those times. When the time limit is reached, one needs to move their vehicle to another block nearby or find longer parking in a Parking Garage closeby. No time limit on street parking from evening to morning (after the day restriction ends).

Weekends: 3-5 blocks from the house, some streets offer free parking either all weekend or just on Sunday, as noted on the street signs.

If you prefer not to worry about time limits, there are several paid parking lots and garages within an 8-10 minute walk from our location.

My house is located on a beautiful garden block, surrounded by restaurants and cafes, walking distance to most attractions in the city, so you can explore on the foot. The neighborhood is Southwest Center City, also known as Graduate Hospital. You will be walking distance to Rittenhouse square (15 min.) , many main attractions, great shopping, beautiful park squares, farmers markets, cafes and restaurants.

Great places for coffee are Ultimo Coffee and LaVa Café. Wonderful breakfast spots are Honey's Sit 'N Eat and Ants Pants Café. There are many great restaurants within walking distance, too many to mention. It all depends upon what you're craving.

Philadelphia Schuylkill Banks Boardwalk is a short walk from the house. Its great for walking and biking. It's also stunning at night with the view of the Center City.

The house comfortably sleeps 8 people, 4 bedrooms, 4 beds.
The house is cozy and bright. There are 1 iron and 1 ironing board, and also a steam iron.

There is one full bathroom in the hallway on the second floor at the top of the stairs and another full bathroom in the bedroom on the first floor.

There are 3 beds with full size mattresses and one bed with queen mattress.

Two of the three bedrooms on the second floor are adjoining, meaning two rooms connected by a door, with only one entrance to the common area.
When you enter one of those two bedrooms from a hallway, you have to walk through the first bedroom to get to the second bedroom.
All towels are in bathrooms.
The house has a keyless entry, I will provide the code for it on the day of arrival.

The staircase to the second floor is steep. Please exercise care, especially at night time.

The two bedrooms that are facing the 22nd Street are exposed to the city noise more so than other bedrooms.

Check-out list:
Please remove all trash from all rooms, bathrooms and kitchen and put in the back yard.
If any furniture was moved while your stay, move it back.
Check all closets to see if there are any of your items left there.
Check all the floors and especially underneath all beds to see if there are any of your personal belongings there.
Get rid of anything in the refrigerator that you have brought in, unless it's unopened/sealed, then you can leave it in the refrigerator.
Don't forget to turn off all lights.
Lock up back and front doors.

The home is located in a great neighborhood right off of South Street. Plenty of restaurants, clubs and bars are within a quick 3 minute walk from the house. Broad Street and the Broad Street Subway line are just 2 blocks away, making for an easy commute to many of Philly's attractions, including the sporting stadium.

The house layout is perfect for large families or groups. Enter the home into the living room which has a 55" 4K Sharp Aquos TV. TVs in the house rely on streaming services as each TV has a Roku hooked up to it so you can stream your personal apps. The first floor has an open concept looking into the kitchen. Enjoy cooking a nice meal with all stainless steel appliances and granite countertops. Pots, pans, plates and everything you need to cook and eat are provided. Right past the kitchen is a small outside patio with a Weber grill, perfect for grilling in nice weather.

Up on the second floor is a full bathroom with 2 bedrooms. The back bedroom has a queen sized bed and a nice sized closet. The front bedroom is spacious and has a queen sized bed, closet and TV.

Walking up to the third floor and you will find the master bedroom. The master bedroom has a queen sized bed, TV and work space area with a desk. The master bathroom is very large with a stand in shower and a jacuzzi style tub. Perfect to soak in after a long day.

The furnished basement serves as the fourth bedroom and has a queen sized bed and a queen futon. A 50" TV and video game system is available as a separate living room area. Washer and dryer with laundry supplies are available in the basement.

All guests regardless of age count towards the number of guests. Total number of guests in the house may not exceed the number of guests indicated at booking. Please note there is a fee for more than 8 guests.

No parties are permitted in the house. This includes bachelor and bachelorette parties. The house is in a family friendly neighborhood and is not a party house.

The third bedroom is down the hall and includes a daybed with trundle or alternatively can serve as a convenient office space.

My home is a 15-minute walk to Children`s Hospital of Philadelphia, Penn Hospitality, University City, Rittenhouse Square, Graduate Hospital and Center City. Going to catch a game or concert? A short Uber or subway ride will take you right to the stadiums.

Attached to the property is an awesome grocery store, Heirloom Market. There is another local grocer less than 100 yards away, South Square Market. Right across the street is the `Triangle`, an outdoor garden/seating and communal area where people congregate and be neighborly as they drink outside at Grace`s Tavern and/or have sweets at the FroYo joint next door, Igloo. There is a full service Amazon Locker + on the corner as well as a Starbucks, CVS and pet store flanking the adjacent 4 corners. City Fitness, a yoga studio and acupuncture are also on the same block. There is literally everything one would need within a 30 sec walk from the front door.

House Rules:
No parties or events – Let’s keep things low-key and relaxed.
No drugs or illicit behavior – Safety and respect for everyone are key.
No smoking, vaping, or marijuana – Please keep it out of the home, off the balconies, and at least 25 feet away from the building.
Quiet hours from 10 pm to 7 am – We strictly enforce this to ensure everyone gets a good night’s rest.
Registered guests only – No additional guests or overnight visitors unless they’re listed on your reservation.
No shoes inside – Helps keep the place clean and cozy.
Toilet paper only in the toilet – Keeps the plumbing happy!
Keep the home clean and tidy – Report any damages or missing items to us right away.
Follow all city and building bylaws – It helps everyone get along.

Guests must be 21 years or older.
Location Requirement:
We don’t rent to local residents of Philadelphia – this helps us maintain a vacation-friendly atmosphere.
Fee Schedule:
$500 for removing any or all guests/occupants.
$500 for excessive noise.
$500 for smoking.
$500 for breaking any house rules.
$1000 for clogging toilets with inappropriate items like baby wipes or small objects.
$50 per hour for unauthorized late check-out.
$50 per person for unlisted guests or exceeding the booked number of guests.
We may remove any retaliatory reviews related to violations of these rules. Guests agree to cover any damages resulting from rule violations, including property damage, damage to common areas, and lost revenue due to canceled reservations.

- "This VRBO was booked for one week coinciding with a family wedding. The home was spacious, clean, well stocked, as described on the website and had a most beautiful kitchen (which we never actually used). Location was excellent and area extremely safe and walkable. Only issue is parking, but that was known upfront, as there is no dedicated spot and street parking is difficult, especially with residents having permits allowing them to stay put for days and not turning over the spots. Communication with management company was very easy with extremely prompt responses. I would definitely stay here again!!!!"
