Parking Information
While we love our location in the heart of Center City Philadelphia, there is high demand for parking and thus street parking is limited. Please keep the following in mind:

Free street Parking:

There is a 2-hour time limit during the day (typically 8 AM to 8 PM, though signs may vary by block). The ticket master inspects this area every 2 hours during those times. When the time limit is reached, one needs to move their vehicle to another block nearby or find longer parking in a Parking Garage closeby. No time limit on street parking from evening to morning (after the day restriction ends).

Weekends: 3-5 blocks from the house, some streets offer free parking either all weekend or just on Sunday, as noted on the street signs.

If you prefer not to worry about time limits, there are several paid parking lots and garages within an 8-10 minute walk from our location.

My house is located on a beautiful garden block, surrounded by restaurants and cafes, walking distance to most attractions in the city, so you can explore on the foot. The neighborhood is Southwest Center City, also known as Graduate Hospital. You will be walking distance to Rittenhouse square (15 min.) , many main attractions, great shopping, beautiful park squares, farmers markets, cafes and restaurants.

Great places for coffee are Ultimo Coffee and LaVa Café. Wonderful breakfast spots are Honey's Sit 'N Eat and Ants Pants Café. There are many great restaurants within walking distance, too many to mention. It all depends upon what you're craving.

Philadelphia Schuylkill Banks Boardwalk is a short walk from the house. Its great for walking and biking. It's also stunning at night with the view of the Center City.

The house comfortably sleeps 8 people, 4 bedrooms, 4 beds.
The house is cozy and bright. There are 1 iron and 1 ironing board, and also a steam iron.

There is one full bathroom in the hallway on the second floor at the top of the stairs and another full bathroom in the bedroom on the first floor.

There are 3 beds with full size mattresses and one bed with queen mattress.

Two of the three bedrooms on the second floor are adjoining, meaning two rooms connected by a door, with only one entrance to the common area.
When you enter one of those two bedrooms from a hallway, you have to walk through the first bedroom to get to the second bedroom.
All towels are in bathrooms.
The house has a keyless entry, I will provide the code for it on the day of arrival.

The two bedrooms that are facing the 22nd Street are exposed to the city noise more so than other bedrooms.

Please remove all trash from all rooms, bathrooms and kitchen and put in the back yard.
If any furniture was moved while your stay, move it back.
Check all closets to see if there are any of your items left there.
Check all the floors and especially underneath all beds to see if there are any of your personal belongings there.
Get rid of anything in the refrigerator that you have brought in, unless it's unopened/sealed, then you can leave it in the refrigerator.
Don't forget to turn off all lights.
Lock up back and front doors.

The home is located in a great neighborhood right off of South Street. Plenty of restaurants, clubs and bars are within a quick 3 minute walk from the house. Broad Street and the Broad Street Subway line are just 2 blocks away, making for an easy commute to many of Philly's attractions, including the sporting stadium.

The house layout is perfect for large families or groups. Enter the home into the living room which has a 55" 4K Sharp Aquos TV. TVs in the house rely on streaming services as each TV has a Roku hooked up to it so you can stream your personal apps. The first floor has an open concept looking into the kitchen. Enjoy cooking a nice meal with all stainless steel appliances and granite countertops. Pots, pans, plates and everything you need to cook and eat are provided. Right past the kitchen is a small outside patio with a Weber grill, perfect for grilling in nice weather.

Up on the second floor is a full bathroom with 2 bedrooms. The back bedroom has a queen sized bed and a nice sized closet. The front bedroom is spacious and has a queen sized bed, closet and TV.

Walking up to the third floor and you will find the master bedroom. The master bedroom has a queen sized bed, TV and work space area with a desk. The master bathroom is very large with a stand in shower and a jacuzzi style tub. Perfect to soak in after a long day.

The furnished basement serves as the fourth bedroom and has a queen sized bed and a queen futon. A 50" TV and video game system is available as a separate living room area. Washer and dryer with laundry supplies are available in the basement.

All guests regardless of age count towards the number of guests. Total number of guests in the house may not exceed the number of guests indicated at booking. Please note there is a fee for more than 8 guests.

My home is a 15-minute walk to Children`s Hospital of Philadelphia, Penn Hospitality, University City, Rittenhouse Square, Graduate Hospital and Center City. Going to catch a game or concert? A short Uber or subway ride will take you right to the stadiums.

Attached to the property is an awesome grocery store, Heirloom Market. There is another local grocer less than 100 yards away, South Square Market. Right across the street is the `Triangle`, an outdoor garden/seating and communal area where people congregate and be neighborly as they drink outside at Grace`s Tavern and/or have sweets at the FroYo joint next door, Igloo. There is a full service Amazon Locker + on the corner as well as a Starbucks, CVS and pet store flanking the adjacent 4 corners. City Fitness, a yoga studio and acupuncture are also on the same block. There is literally everything one would need within a 30 sec walk from the front door.

- "This VRBO was booked for one week coinciding with a family wedding. The home was spacious, clean, well stocked, as described on the website and had a most beautiful kitchen (which we never actually used). Location was excellent and area extremely safe and walkable. Only issue is parking, but that was known upfront, as there is no dedicated spot and street parking is difficult, especially with residents having permits allowing them to stay put for days and not turning over the spots. Communication with management company was very easy with extremely prompt responses. I would definitely stay here again!!!!"

Unit is in the back of the building so it was very quiet and no street noise." - "Quaint" - "When I initially moved in, I contacted the host to state that there was an overwhelming sewage gas odor coming from the basement where the laundry was located. The door would not stay closed and was located right by my front door. It was so strong that I chose to do my laundry elsewhere. To my knowledge, the manager did not do anything about this because it never improved. The wireless user name did not appear. I had to use my personal hotspot to access the internet. After the first day, the electrical outlet in the bathroom quit working, so I checked the fuse box, but it was not the cause. The mattress was lumpy and the bedding very low quality. Some of the blinds were bent compromising privacy. The private yard was a sliver of concrete and high weeds. The kitchen is woefully understocked. I would have left, but there were no other options in this neighborhood where I had to stay. Traveling alone as a woman, I do not want to create a tense situation with managers, so I stuck it out, but I would never book this place again."

A great neighborhood: This area is wonderful, you can walk outside and there are dozens of shops, restaurants and places to go and see all within walking distance. Rittenhouse Sq Park is also nearby and Center City is only a 12 minute walk. University of Penn is also nearby and only takes 11 minutes by car. This is also a great area to jog as you will see people jogging down these lovely blocks. Also a nice area for walks with the family or with your loved one.

As you enter you walk into a nice living room with comfortable couches and chairs, a great place for people to gather or spend some time together. The living room leads to a private deck for 2 which faces 19th Street and you can sit out and get some sun or fresh air. Also a great place to sit and read and open your laptop and make a day of it.

The kitchen is fully stocked with a microwave, coffee maker, toaster, oven, stove, fridge, freezer all cooking utensils and pots and pans. Everything you need to make home cooked meals if you choose too.

Walk down the corridor and you come across a nice clean ceramic bathroom with shower and tub installation, sink, vanity and toilet. A nice clean bathroom for all your needs.

After the bathroom you have 2 private bedrooms both with a doorway, closet space, windows for fresh air and ceiling fan, as shown in the photos.
Each bedroom is private from the other providing maximum privacy.
One bedroom has a full size bed the other has 2 single beds which can also be placed together.

The apartment has reliable wifi for those who work from home and easy access to many shops and restaurants for ordering in.
Laundry: We have a coin operated community laundry area next door as the buildings are connected. You can use the laundry 24 hours a day.

- "It was nice, but parking was a challenge unless you parked at 4:30 in the afternoon. It would have been better without neighboring construction, but that will be short lived, and only affected parking." - "The statement on this listing that parking is easily accessed is not accurate. We drove around for 40 minutes after a 6 hour drive trying to find a parking spot. We ended up parking in a nearby parking deck for $25 a day. Also, the thermostat stayed at 76° the entire stay even though we set it at 71° (it was a hot weekend). Lastly, although the apartment is nice, the stairwell/hallway was very dirty and smelled like garbage. Some of the steps on the staircase could use some attention- felt like we were going to break the stairs coming and going. The location, however is great for walking to restaurants, Rittenhouse Square, and shops!"

The room is private and located on the second floor in a 3 bedroom 1.5 bath town home, that is 12 years old. The owner lives on site. The room is cozy and comfortable. The measurements are eleven by eleven. The room is bright with two windows or 4 windows, that produce loads of sunlight. The room has a keyed lock, closet, queen sized bed, linens, towels, toiletries, small refrigerator stocked with water, sweet tea, and light snacks. The room has oil-scented plug in. There is no smoking inside of the home, due to safety issues.

Guest access
Guest will have access to the common areas throughout the house. The back door of the home is used as the main entryway.

The kitchen is available for guest use. The kitchen included a refrigerator, stove/oven, dishwasher, toaster oven, microwave, dishware, utensils, pots pans, and several small household appliances. There is a washer/dryer along with laundry detergent for guest use too. Central air and heat. The thermostat is set at 72 degrees. FIOS Wi-Fi is available throughout the house.

Unofficially the neighborhood is called Bella/Vista/Hawthorne/Ave of Arts. The home is located in the 700 block of South Juniper between Bainbridge and Fitzwater. Officially, the City of Philadelphia refers to it as Center City-South. The transit score is 100, walking score is 98, and biking is 100. The fire station is 300 feet away. The home is located within a 5-20-minute walk to all Center City venues. Broad Street is located half block away.

The following buses; 27, 32, 4 are a mere minute away from the house. The Lombard/South subway location is a 3-minute walk. If you are traveling by air, you can pick up the Septa Bus 37 at the airport. At the final designation you can board the Septa Bus 4 which will bring you a half block from the house. The total cost is $3.00. Uber cost range from $9-$15 from the airport. The price varies according to time of day, and the number of vehicles, and other factors. Lyft is also available , but tends to be double the cost of Uber. If you are traveling by other modes of transportation such as bus or train, public transportation will cost $2.25. There is a bike share located a couple blocks from the home. Of course if you are driving, there is off street parking available. The home has a 2 car driveway.

You will have complete, private access to our first floor apartment. I live above you and will be available should you need anything. I have a two-car garage that I will share with you. If you opt to use the garage, I will provide you with your own garage door opener. The garage opening is 80 inches wide by 84 inches tall and fits most sedans up to a Subaru Outback. Please measure and be sure your car will fit!
