The cleaning fee goes right to our professional cleaners. Cleaners are used for every stay and have adhered to all Covid protocols.

Due to NY State Short Term Rental Law no more than 4 occupants are allowed in this space. Any additional people will be subject to a $150 fine per person. (We do have cameras outside the property to monitor this).

No parties allowed. Any unauthorized parties will be charged a $250 fee, have their stay cancelled and authorities will be called.

No loud music after 11pm.

Driveway - you may use the driveway briefly to move your items into the apartment.
- During the winter months we have to arrange all cars in the driveway when it snows due to the local snow removal policies and laws. We will remind you to do this anytime it snows enough to warrant this. We usually arrange the cars in order of who needs to leave in the morning first as to not hinder anybody’s schedule. Once the roads are clear and the driveway is clean you can park the car back on the street.

*Extremely important information: as mentioned before we do have a dog who is large and likes to jump so we ask all guests to avoid our dog if he has seen in the yard this will be reiterated upon arrival with your check in instructions. He is always supervised when in the yard so he can be quickly brought inside if someone is trying to enter the yard or leave, but please be mindful and check to see if he’s in the yard before entering or exiting. We're friendly arts professionals but very busy, and gone a lot. You may rarely see us if you're gone most of the time as many are. This can be a "ships passing in the night" household with little interaction if you want, or there can be some time to chat/get tips about area activities and resources--up to you. If English is not your first language I can give cheerful corrections and tips or even a lesson if you want!
If you don't have a car and would like to see the nearby beautiful Sands Point Preserve, or need a ride to the store, we could take you.

I was a licensed tour guide in NYC and we used to live there so we're happy to either give suggestions, or leave you alone. We could bring you to a serene nature preserve walk on beach or forest trails and get in for free if we're available at the same time (or visit our diverse, multi-cultural lively, interesting church if you want).

If English isn’t your first language, I’m happy to offer spontaneous grammar/phrasal verb/pronunciation help if you ask for it because I’m a certified ESL (English) teacher/local organizer for an international language homestay program.

Room 1 is one of the two (and the largest) private rooms located in the Top Floor Apartment. Room 1 is outfitted with a smart TV with top Fios package, queen-size bed, writing desk, comfortable seating, and a spacious closet. The host lives on site but does not reside in guests space however the common areas are shared with guest(s) from room 2(if also booked during your stay). Any guests who have not booked with you through Airbnb are still subject to our extra guest fee ($25 per overnight stay) we ask that you confirm with the host that it is OK to have any overnight guests provide the amount of days they will be staying and cover the fee.

*For convenience there is a 24 hr Laundry mat with free dry around the corner and there is also a dry cleaner across the street*

- During the winter months we have to arrange all cars in the driveway when it snows due to the local snow removal policies and laws. We will remind you to do this anytime it snows enough to warrant this. We usually arrange the cars in order of who needs to leave in the morning first as to not hinder anybody’s schedule. Once the roads are clear and the driveway is clean you can park the car back on the street.

There's lots of storage throughout the apartment and the original hardwood add warmth, dust free and easy to clean spaces for long term guests.

The space
Each bedroom has a large full size bed, with comforter and linens, extra sheets and towels in the closet, with plenty of space for your clothes or personal items. The kitchen is fully equipped with full size appliances, as well as toasters and coffee pots for your convenience. The bathroom has a full size bathtub and shower, and a window for venting as needed.

Guest access
You can have all the privacy you want in your own apartment, two large bedrooms, an oversized eat in kitchen, dining room that sits 4-6 table and a bathroom with full size tub and shower. Windows galore.

I have been hosting on Airbnb for more than 10 years, and a landlord for 35 years. If you have any thing special you need, let me know. I can provide you with beach towels, extra cooking utensils, and anything else you need to make your stay comfortable.
