The home is tucked away off the street, so it is quiet and feels very safe. We had a car that we parked in the garage, but you could definitely walk to a lot of coffee shops, restaurants, or grocery if you needed to. The home itself was lovely with everything you would need including kitchen tools, coffeemakers, tons of towels and blankets, and every kind of toiletry you might want. All the beds and furniture were really comfortable, too. It was an especially good set up for us because one of the bedrooms is downstairs, so my adult daughter could have her own space. The master bedroom and bathroom were very large and had lots of storage space. We can't say enough good things about this townhome, and on top of that the owners were wonderful to work with. They were really responsive throughout the process and during our stay to answer questions. We would wholeheartedly recommend this place for anyone visiting Dallas!"

A large 3-story, 4-bedroom, 2.5 bath home! Located in the heart of Uptown Dallas. This property comes with 1 king bed, 2 full beds, along with two twin beds. Sectional couch in the living room is big enough to sleep 2, as well as air mattresses provided.

State Thomas is the best neighborhood as it's right in the middle of uptown, close enough to downtown, the Arts District, Deep Ellum, Oak Lawn, and Knox-Henderson. You can walk to bars and restaurants and an Uber ride will never cost you that much because it's so central! The area is a popular place to live if you're young and looking to have a good time or go for a walk. Whole foods, C-store, bars, restaurants, salons, and shops all in walking distance.

Uber is quick, cheap, and easy. It's only a $10 cab ride from Love field airport so unless you are planning on spending time outside of Dallas you don't really need a car. Even though parking is pretty easy for a big city, Dallas is a great city to let the driver do the work so you can enjoy yourself and the occasional drink.

By making a reservation with us, you authorize us to run a basic criminal background check using your ID card. If you have criminal record that would prevent you from renting a home PLEASE do not make a reservation because we have the right to ask you to cancel.
11. For a smooth check-in, fill in the pre-checkin form sent to you after confirming your reservation. This provides access to our guest app with detailed check-in instructions, a house manual and useful links. The form requires a $200 hold for damage deposit which is removed within 3 days after check-out

Our professional cleaners are trained on our updated cleaning and disinfection routines to provide you with a safe environment during your stay. These procedures require the housekeepers use gloves and mask while cleaning, run a Ozone cleaner for 25 minutes to kill any germs after a guest checks out, and air the unit.

We provide each unit with Lysol disinfectant, alcohol-based hand wash soap, anti-viral facial tissue in each bedroom, travel size hand sanitizer to use while you outside the unit, and a N-95 mask to travel back with if you need one. Linen sheets and towels are picked up by our professional laundry service provider after each guest to wash and bleach.

Your personalized guest app (no download required) provides you with door access codes for self check-in. From the app you can also request for grocery delivery prior to arrival, airport/drop off service, mid stay cleans, free laundry pick up/drop off, and access to the house manual.

The space
Nestled behind several multi-tenant units, this cozy little home offers everything you need for a comfortable stay. Perfect for long-term accommodation, it features a well-insulated interior with plenty of natural light, ensuring a welcoming atmosphere. Inside, you'll find essential amenities for daily living, including a compact kitchenette, comfortable sleeping area, and storage. Ideal for those seeking privacy and tranquility, this shed is a great option for an extended stay with all the basics covered for a convenient, worry-free living experience.

The Unit – The Unit has a bed, a walk-in shower, a bathroom sink, a kitchen sink and countertop. The unit will come with linens for the bed and towels for the shower. Nothing else will be provided. There is also a TV in the unit.
Parking – We do not provide any parking. There is street parking available surrounding the unit. During the evening hours, it will occasionally get to be very crowded and you may have to park down the street from the unit. We recommend that if you are driving a car that you come early in the afternoon hours when there will be ample parking to choose from.
Maintenance – We take the cleanliness and upkeep of the unit very seriously and do our best to ensure a quality and sanitary experience. That being said, things do happen outside of our control to which we occasionally need to remedy. We cannot ensure 100% cleanliness or working conditions of appliances. We are environmentally friendly so we use natural cleaning products. The unit is also an older unit and in the middle of Texas and, therefore, susceptible to insects. If there is anything wrong with the unit, please let us know immediately so that we can do our best to remedy the issue.
Housekeeping – There is no daily housekeeping. The unit is cleaned at the beginning of your stay. If you wish to have housekeeping visit, please let us know your preferences and we will try to accommodate reasonable requests the best we can.
Cooking – There is no cooking allowed in the units.
Noise – Please respect your neighbors. Quiet time is 10 pm to 8 am. You do not need to be completely silent but please be courteous and respectful. Any noise complaint against you by another guest could result in a $100 fee.
WiFi – Due to the congestion in the area, the WiFi occasionally has spotty service. Please be aware of this issue. If you are in a situation where WiFi is a necessity, we recommend visiting the Starbucks down the street or other places in the surrounding area.
Zero tolerance policy for parties. $1000 fee if the police visit our home due to a neighborhood complaint.
No Smoking: $1000 fee if guest smokes inside our home or leaves ashes or pieces of tobacco or marijuana inside our home.
Occupancy Limit: No more than 2 guests in our home at any one time.

Other things to note
Check-in and Check-out:

Check-in is at 4:00 p.m. on the first night of your stay, and check-out is at 10:00 a.m. on the morning following your last night’s rental. Any check-outs after 10:00 a.m. without prior approval will incur a $50/hour charge.

Housekeeping:
There is no daily housekeeping service included in the rental rate. Before your arrival, the unit will undergo thorough cleaning and inspection by a professional cleaning company. Clean sheets and fresh bath towels will be provided. Mid-stay cleaning services can be arranged for an extra fee.

Lock-out Charge
Should you be locked out of your rental residence during office hours, we will make every effort to provide you with a spare key at no charge. However, an after-hours lock-out will result in a $100.00 charge.

Guest Responsibility
Guests must treat the property, its furniture, fittings, utensils and other facilities with care and respect. Any loss or damage incurred to the property must be immediately reported to the Management Company. You will be responsible for
any loss, damage or breakage caused during the stay.

Security:
We have exterior cameras positioned near the gate, front door, garbage bins, and around the building for security purposes. There are no cameras installed inside the premises.

House Rules: If you place a booking with us, you accept these conditions.

1. Treat the home with care: Leave it clean and undamaged. Cleaning fees cover standard cleaning only.
2. Dispose of trash responsibly: Use designated receptacles and avoid excessive litter.
3. Parking: No parking on premises; street parking is first come, first served.
4. Report damage promptly: Inform us immediately of any damage and cooperate to resolve it.
5. Follow check-in and checkout times: Arrive after 4:00 p.m. and depart by 10:00 a.m. Late checkouts without approval incur a $50/hour charge.
6. No disruptive gatherings: Keep gatherings respectful to neighbors.
7. Respect check-in/out times: Obtain host approval for early/late arrivals/departures.
8. No smoking indoors: Extra cleaning fee of $350 apply for odor and stains.
9. No furniture rearrangement allowed.
10. Keep noise down after 10 pm.
11. Maintenance: Inform us of any issues for prompt resolution.
12. Lost key fee: $100 for lost or damaged keys.
13. Strip beds before leaving; leave linen by the front door.
14. Wash dishes after use to avoid extra cleaning fees. Dispose of garbage before checkout.
15. Turn off lights, AC, and electronics; lock doors when leaving.
16. Pets must be approved; There will be a $150 pet fee
17. Respect quiet hours and neighbors' peace.
18. No commercial filming or photography without host permission.
19. No loud noise after 11 pm.
20. No food or drinks in bedrooms.
21. No parties or events allowed.

The property will be delivered cleaned and ready to use. linens and towels are also included. Bathroom soap and toilet paper are provided for first use, all the replacement materials should be provided by the guests.

Behavior
Loud or unusual behavior is strictly prohibited. The Management Company reserves the right to evict, without refund, any person who creates a disturbance or become a nuisance. Violation of any property rules, including but not limited to the throwing or dropping of any object from patios and balconies, will result in an immediate eviction without refund.

The Unit – The Unit has a bed, a walk-in shower, a bathroom sink, a kitchen sink and countertop. The unit will come with linens for the bed and towels for the shower. Nothing else will be provided. There is also a TV in the unit.
Parking – We do not provide any parking. There is street parking available surrounding the unit. During the evening hours, it will occasionally get to be very crowded and you may have to park down the street from the unit. We recommend that if you are driving a car that you come early in the afternoon hours when there will be ample parking to choose from.
Maintenance – We take the cleanliness and upkeep of the unit very seriously and do our best to ensure a quality and sanitary experience. That being said, things do happen outside of our control to which we occasionally need to remedy. We cannot ensure 100% cleanliness or working conditions of appliances. We are environmentally friendly so we use natural cleaning products. The unit is also an older unit and in the middle of Texas and, therefore, susceptible to insects. If there is anything wrong with the unit, please let us know immediately so that we can do our best to remedy the issue.

Guest Responsibility
Guests must treat the property, its furniture, fittings, utensils and other facilities with care and respect. Any loss or damage incurred to the property must be immediately reported to the Management Company. You will be responsible for
any loss, damage or breakage caused during the stay.

Security:
We have exterior cameras positioned near the gate, front door, garbage bins, and around the building for security purposes. There are no cameras installed inside the premises.

DO NOT BLOCK ANY CARS IN. WE RESERVE THE RIGHT TO TOW ANY VEHICLES THAT ARE PARKED INCORRECTLY. If it is full, then there is ample street parking on Cole St, just a block away where the trolley runs.

- Being loud, pets, smoking/ vaping and having a party are strictly prohibited. The entire building complex (even outdoor areas) are completely smoke/vape free. The building management and neighbors are very strict about this. Please respect the rules. Violation of any of the house rules will result in a $500 fine and eviction.

- Early Check-In/ Late Check-Out: $40 per hour fee. Please request at least 1 day in advance so we can schedule additional cleaners to make sure it is ready in time. CANNOT accommodate same day requests.

- While traditional cable TV is not included in your stay, we do provide Roku TV's with apps like Netflix, Prime, Hulu, and more! Feel free to use these services with your own login and enjoy!
