The back unit of a duplex, this 2 BDR/2 BTH property is a perfect vacation spot. Park your car in the garage (a huge plus since street parking is so hard to find!) and walk to the beautiful beach, bars, restaurants, grocery store and shopping! Our house is ideal for two couples or a small family. There are two bedrooms with King sized beds and by using an airbed in the common area, we can have a maximum of 5 guests. Although kids are welcome, please be aware that there are stairs and no baby gates installed and we haven't child-proofed this house at all.

Pristine and air conditioned, this 2 bedroom/2 bath 1220 sq ft beach house has a gorgeous kitchen with quartz countertops and stainless steel appliances including a gas range, microwave, refrigerator with filtered water and an ice maker and a KitchenAid dishwasher. The kitchen island serves as the dining table and accommodates up to 4 people.

The comfortable living room has an expansive sectional sofa, 55” tv (wifi, cable, apple tv) and cozy gas fireplace.

The larger of the two bedrooms and a full bathroom are on the first floor. The primary bedroom and attached primary bath are on the second floor. The primary bath has double sinks, a beautifully tiled shower, separate room for the commode and a walk-in closet.

The private roof deck is a fantastic spot offering peek-a-boo ocean views, a fire pit, a comfy sectional sofa and chaise lounge chairs. It’s a great place for soaking up the sun or having a cocktail in the evening.

We also have a one bedroom/one bathroom listing for the front unit in the duplex- it’s a bright and sunny 700 sq ft apartment with a compact, yet complete kitchen, great little bathroom, bedroom with Cal King bed and also tons of built-in storage and a large private deck with BBQ. If you need that extra bedroom, or would prefer the additional privacy that an air mattress in the living room can’t afford, you may want to inquire with us about booking both places. General Info:

Garage Parking: You will have use of the right side of the garage and may park 1 car. Although the garage is longer than most, it is narrow (only 18' wide) as many are in Newport Beach. Since you are sharing the garage with the guests of the other unit, please be very careful not to ding the other car next to yours. There is an arched garage door so large SUVs and pick-ups will not fit. For example, a Suburban, Escalade or a Tahoe are all too tall and too wide. Please do not try to make your car fit if you have one of these types of vehicles. They are not allowed in the garage. If your vehicle is a pick-up or a super large SUV, you will need to find on-street parking-that is not negotiable. If in doubt whether your vehicle is allowed in the garage, please contact me and I can let you know.

Beds: First floor bedroom has a Cal King bed. Second floor bedroom has an Eastern King bed. Twin airbed and Pack n Play available upon request.

Linens: Linens, blankets, pillows, bath towels, kitchen towels and beach towels are all provided.

Kitchen/Supplies: The kitchen is super well supplied with dishes, cookware, silverware, blender, toaster oven, slow cooker, a Keurig and lots of spices. We will supply some paper products to get your vacation started, however you may need to supplement or replenish the paper supplies during your stay. Also, bring your favorite K-cups for the Keurig! We will have some K-cups on hand for you but, if you’re a coffee lover, you’ll want to have more!

BBQ: Located just outside the kitchen door. BBQ tools are in the drawer below the oven.

Extra Stuff: To help make your vacation extra special, bicycles, boogie boards, beach chairs, beach umbrellas, beach wagons, ice chest, corn hole boards, bocci balls and a surfboard are all available for your enjoyment. If the other unit has guests staying while you are there, the "extra stuff" will be available on a first come, first served basis. All amenities, "extra stuff", is for the use of authorized guests only. Visitors are not allowed to make use of anything provided in the garage.

Laundry: A full size, stackable washer/dryer is located in the unit on the second floor. Laundry detergent and Bounce sheets are provided.

Cell Phone Note: the cell coverage in this unit is sketchy, especially if you have Verizon. I actually switched to AT&T because of the lack of coverage here. You'll likely need to go outside or on the roof deck to make/receive calls if you have Verizon. One easy work-around is to hook up to our wifi while in the house and text/call over that. But I want to be sure all are aware of that possible concern.

RULES and RENTAL AGREEMENT:

In order to confirm a reservation made on this site, Guest must (i) acknowledge receipt and review of the Rental Agreement and provide the Host with either online or written approval of the Rental Agreement within 24 hours of making reservation and (ii) your deposit must have been received by VRBO. For final confirmation of the reservation, the entire rental amount must be paid in full.

Per Newport Beach city policy, you must be a at least 25 years of age to book a vacation rental. The person booking the reservation must be staying at the property for the duration of the reservation dates and may not book for someone else. Please verify your age and provide the names and ages of the other guests staying the rental agreement.

This rental is strictly smoke and drug free. Absolutely no smoking of any product (cigarettes, cigars, pipes, cannabis, e-cigarettes, etc) anywhere on the property including the unit itself as well as the deck, sidewalks, driveway and garage.

No parties-No loud music-No loud gatherings of any sort allowed. Ours is not a party rental. Quiet hours are from 10PM - 10AM.

Gatherings anywhere on the property are not to exceed 7 people, including renters and their guests, unless prior approval is provided by owner.

Exterior security cameras run 24/7 and are mounted to record access doors. There are no interior cameras anywhere on the property.

Treat our home with respect - it is truly our home and you are a guest.

No pick-up trucks or large SUVs allowed in the garage.

We strictly enforce all rules and will evict if broken.

The front unit of a duplex, this upstairs unit is an exceptionally clean, open concept, bright and sunny 1 bedroom private apartment located in one of the most desirable areas of the Balboa Peninsula - 35th Street! Just park your car in the garage (a huge plus since street parking is so hard to find!) and walk to the beautiful beach, bars, restaurants, the grocery store and shopping!

This beach property is an ideal getaway for a couple but with air mattresses set up in the living room, allows sleeping for up to 4 people (although 4 adults may find it tight). We also have a Pack n Play available upon request.

The kitchen is compact but has everything you need including beautiful quartz countertops and stainless steel appliances with microwave, gas range, Bosch dishwasher and European style refrigerator.

The bedroom is furnished with a Cal King bed and Tommy Bahama furniture and has tons of built-in cabinetry for storage.

The bathroom is small but has a great shower (no tub). Soap, shampoo, conditioner and other essentials are provided.

There is a large private deck off of the bedroom with a Weber gas BBQ, comfortable swivel rocker chairs, chaise lounge chairs and a gas fire pit for relaxing after a long day at the beach.

This unit does not have air conditioning. It generally cools down very nicely at night so sleeping is comfortable with the ocean breeze. We have a standup fans stored in the hall closet should you feel the need to pull them out.

We also have a 2 bedroom/2 bathroom listing for the back unit on this property - beautifully furnished, cozy gas fireplace, gorgeous kitchen, great bathrooms, roof deck and air conditioning. If you have a larger party or just want more space, you may inquire with us or take a look at #4881260. The back unit can sleep a maximum of 5 people.

General Info:

Garage Parking: You will have use of the left side of the garage and may park 1 car. Although the garage is longer than most, it is narrow (only 18' wide) as many are in Newport Beach. Since you are sharing the garage with the guests of the other unit, please be very careful not to ding the other car next to yours. There is an arched garage door so large SUVs and pick-ups will not fit. For example, a Suburban, Escalade or a Tahoe are all too tall and too wide. Please do not try to make your car fit if you have one of these types of vehicles. They are not allowed in the garage. If your vehicle is a pick-up or a super large SUV, you will need to find on-street parking. If in doubt whether your vehicle is allowed in the garage, please contact me and I can let you know. The rule is not negotiable.

Linens: Linens, blankets, pillows, bath towels, kitchen towels and beach towels are all provided.

Kitchen/Supplies: The kitchen is well supplied with dishes, cookware, silverware, blender, toaster oven, a Keurig coffee maker and many spices. We will supply some paper products to get your vacation started, however you may need to supplement or replenish the paper supplies during your stay. Also, bring your favorite K-cups for the Keurig! We will have a few K-cups on hand for you but, if you’re a coffee lover, you’ll want to have more! The refrigerator is small but more than adequate. It’s full height but only 24” wide and 24” deep. The freezer is on the bottom section and it does not have an ice maker. There are ice cube trays. If you need to fill a cooler with ice, your best bet is to walk over to the grocery store which is a couple of blocks away and buy a bag.

Living/Dining Area: Bright and comfortably furnished living room with a 50” Roku TV, cable and wifi included. A cozy little electric fireplace can be used with or without the heat feature so you can enjoy the ambience year round. The dining table comfortably seats 4 and there are two bar stools at the kitchen counter bar.

Extra Stuff: To help make your vacation extra special, bicycles, boogie boards, beach chairs, beach umbrellas, beach wagons, ice chest, corn hole boards, bocci balls and a surfboard are all available for your enjoyment. If the other unit has guests staying while you are there, the "extra stuff" will be available on a first come, first served basis. All amenities, "extra stuff", is for the use of authorized guests only. Visitors are not allowed to make use of anything provided in the garage.

Laundry: The washer/dryer in the garage is for your private use. Detergent and dryer sheets are provided.

RULES and RENTAL AGREEMENT:

In order to confirm a reservation made on this site, Guest must (i) sign a rental agreement within 24 hours of making reservation and (ii) your deposit must have been received by VRBO. For final confirmation of the reservation, the entire rental amount must be paid in full.

You must be a minimum of 25 years old to book a vacation rental. The guest who books the reservation must stay at the property for the duration of the rental period and may not book for someone else. Please verify your age as well as the names and ages of all guests on the rental agreement.

This rental is strictly smoke and drug free. Absolutely no smoking of any product (cigarettes, cigars, pipes, cannabis, e-cigarettes, etc) anywhere on the property including the unit itself as well as the deck, sidewalks, driveway and garage.

No parties-No loud music-No loud gatherings of any sort allowed. Our's is not a party rental. Out of respect to our neighbors, quiet hours are from 10PM - 10AM.

Gatherings anywhere on the property are not to exceed a total of 5 people, including renters and their guests/visitors, unless prior approval is provided by owner.

Exterior security cameras run 24/7 and are mounted to record access doors. There are no interior cameras anywhere on the property. Do not tamper with any cameras.

Treat our home with respect - it is truly our home and you are a guest.

No pick-up trucks or large SUVs allowed in the garage.

We strictly enforce all rules and will evict if broken.

This is not the typical vacation rental. The house is clean and comfortable. The lot is 50% larger than normal. If you enjoy music, the property has a state of the art audio / video system. Wireless internet also provided. If, you have small children, the house has been professionally child proofed.

A sliding glass door opens up from the living room to the patio area where you can read and relax while enjoying the ocean breeze on the 600sq foot tiled patio.

If you enjoy eating out, there are 50+ restaurants within walking distance. Our guests are always happy with the accommodations. My favorite activity is sitting on the patio with a newspaper and watching everyone riding, roller blading or just walking by.

In summer, winter, spring, or fall, this NON-SMOKING vacation home is definitely all about location, rest, and relaxation. Step out to the ocean and watch the dolphins swim by or enjoy views of Catalina Island.

Master Bedroom has King bed. Second bedroom has two single beds and a third single pull out (trundle) under the single by the window. In addition, basic starter kitchen, bathroom and laundry supplies are provided. There are no silly extra fees for laundry, cleaning, linens, etc...

The house is professionally cleaned after each guest. In the summer we enjoy opening the windows and letting the ocean breeze roll through the house.

You will be walking distance from great restaurants, live music, and shops in the heart of the peninsula. Security Cameras are on the exterior of the property.

There is a $50 per day/night charge for any visitors not listed on the rental agreement and/or exceeding 6 guests including any daytime or evening visitors. Additional guest fee to be paid prior to arrival.

Our little Spanish Cottage is clean, bright and close to everything that makes Newport Beach spectacular. Steps to the sand and walkable to all of the best restaurants, bars, shopping and local attractions. After a fun day in the sun, enjoy our charming little Spanish Cottage all to yourself. This is a comfortable home with all the modern upgrades including, hi-speed internet, central AC/Heat, cable TV, Sony flat screen in the master bedroom (just bring your Netflix/hulu login), and a spacious kitchen. The Master bedroom has a queen bed suitable for a couple, or comfortable for one person. The second bedroom setup has 2 twin beds. The front patio is perfect for outside dining or lounging. This downstairs unit is situated on the beach side of 39th Street. The house is a few hundred feet / easy walk to the beach (7 doors from the sand) and a 5 minute walk to amazing restaurants, a grocery store and the Newport Beach pier.

Enjoy a true indoor-outdoor lifestyle with a 9 foot bi-fold door connecting the living room to the large tiled patio for outdoor living (over 200 square feet). The patio has a gas BBQ and plenty of seating.

The gourmet kitchen is outfitted with all of the basics to cook a great meal for the family after a fun beach day. We provide some pantry basics including (salt & pepper, cooking oil, starter amount of coffee pods, etc..)

- "Families with special needs children in wheelchairs always has its obstacles and challenges. We chose this place because it was floor level, Central A/C, Close walk straight to the beach, and garage tandem parking was a big + for van ramp and unloading. The wheelchair was easy to maneuver inside the unit and light furniture with enough space to rearrange. There is one step at front and sliding door and a high entry way step to get the wheelchair over but no problem with the help of another person or a small ramp would be perfect too. Everything is provided, even shampoo, conditioner and body wash. I would recommend bringing paper towels, napkins, paper plates, and foil. Also bring a beach umbrella or pop up but all beach gear, nice thick beach towels, kids toys, and many chairs available. And bring a hotspot if internet/tv is important to you. Great time here, beautiful place!"

Enter the front cottage through a Dutch door to the living area. There is comfortable seating to the left and a large TV. The kitchen has stainless appliances and a small built-in eating nook with seating for four. In the front cottage, the first bedroom down the hallway has a double bed and flat panel TV. The second bedroom to the back of the house has a double bed, a wall-mounted flat panel TV and access to the courtyard. The hall bathroom has a shower. The front cottage is equipped with Air Conditioning.



The rear cottage has an updated kitchen with granite countertops and stainless appliances. The hall bathroom has a shower. The living and dining area are in the back with a large brown leather sofa - which converts to a queen bed in the evening – and a high-topped table with seating for two. There is a wall-mounted flat panel TV to keep the kids entertained in the evenings. The rear cottage has Air Conditioning.



The back cottage has one bedroom, upstairs with a queen bed. The bedroom is semi-private; no door at the top of the stairs. The space is open and bright, with a TV, plenty of windows, sky-lights atop the vaulted ceiling and a ceiling fan.



BOTH COTTAGES HAVE AIR CONDITIONING WITH NO ADDITIONAL COSTS.



Our home has two distinct patios for the your family to enjoy. The front patio has dining table with a market umbrella for enjoying sunshine during the summer. The private courtyard between the two cottages has a wood-plank deck and features a patio table with six chairs and an umbrella for shade. The whole family can enjoy meals grilled on the gas BBQ. The outdoor shower is available to rinse away sand before going inside, and the fence has hooks for towels, wetsuits and swim suits.

The living room and outdoor patio are separated a door to create wide-open space that the entire family can use to enjoy the cool ocean breezes. The living room has a large flatscreen TV with streaming services so you can keep up with the game or the news. The living room also features a queen sized sofa bed for additional guests. Just a few steps from the main living area, the express kitchen serves basic cooking and dining essentials - which is fully stocked with cooking/dining gear. You can choose to cook your meal on the outdoor grill or in the kitchen!

As you continue through the house, the master bedroom has a Queen bed and private bathroom with a shower. There is a closet with ample space for clothes.

Our bathrooms are on the small side, but are well-equipped with amentiies to make your stay enjoyable. The first bathroom has a shower and the second bathroom has a shower, but is built into a small catch-tub that can be used for small children.

To fulfill the sleeping arrangements for 4 total guests, please consider that the pullout living room sofa is a queen sized bed, best suited for 2 people.

Past the bedroom is a rear patio activitiy room that is fully enclosed that also leads to a fenced in rear patio/parking area. This room is stocked with books, games, and other activities that can be enjoyed at our small beach cottage.

Please be aware that this is entirely a non-smoking property, including the front patio.

To maximize the indoor space there are private laundry facilities are conveniently located on the side of the house.

PARKING: There is a parking space on the inside of the rear gate and a car can also be parked in the alley provided it is a small car and doesn't block the alley. General neighborhood street parking (metered or unmetered) also in area.

But a trip to the Peninsula wouldn’t be complete without a visit to the Balboa Fun Zone, where the Ferris wheel has stood for years!

- "This was a stay in the Newport area for surgery. I needed to have enough room to move around a walker, access bathroom with walker. I also needed to bring a special recliner to sleep in. Scott communicated everything to me and our stay was very nice. The area had a small park across the street and access to the water through a small beach within that same park. Not for a boat but definitely a kayak. There was 1 issue; VRBO automatically charged an additional $507 AFTER we paid the full amount charged on VRBO to Scott. No where was that listed on the rental property total amount. That VRBO will charge additional money. This was an outrageous amount. When I contacted Scott, he stated he had nothing to do with what VRBO can charge. That needs to be said on a rental property bc an additional $500 for just using VRBO website was gouging in my opinion. Scott stated he did not receive any of the $500 but I advised him he should make that known to future renters of his property that VRBO will also charge a separate fee. We paid Scott full amount and then VRBO used my credit card and charged that additional $507 days later. I have a greivance filed with VRBO. No refund or response as of this posting. PARKING plus, There is one parking spot inside the gated rental. It is small but can be used (our car was a Honda Pilot). There is another (bigger) parking spot in the allley for this rental. So that's 2 spots which is great."

* The city of Newport gives citations for noise complaints. Our neighbors are in very close proximity and even loud talking outside can be heard by the adjacent houses. * Please turn down any music or TV audio to a reasonable level after 10 pm out of respect for the upstairs guests (we ask the same of them for you).

The beach right by the house is a perfect stretch with people of all ages hanging out but it was not at all packed like some beaches and it was clean and provided an awesome spot for watching the sunset. The main bedroom had a super comfy bed and the bunks were fulls instead of twins so it was a nice surprise. Everything we needed was in the house. Ample amounts of towels in the bathrooms, which were very nice (the tub is awesome), and in the kitchen. The Barbecue at the front was brand new. There were sand toys in the garage, beach chairs, and even a wagon. Everyone had such fun! Book it!"

- "We loved our stay, the house is an original that has been well maintained and updated, but with some quirks. There is a manual that explains everything clearly. On-street parking in the neighborhood is difficult and having the garage was wonderful. We rented a compact SUV, as only small cars fit in the single car garage and it fit...with a few inches to spare. We felt this home was great choice for Father's Day weekend, the kids came over and enjoyed the patio and there was enough seating for everyone. Highly recommend."

The space
This charming lower unit on 32nd Street is just a few minutes on foot to the beach and steps from the grocery store, shopping and dining options. 32nd Street is the perfect spot for swimming, boogie boarding, skim boarding, surfing and sunning on the sand!

The living room has a full sized sleeper sofa, coffee table, round table with four chairs for dining or evening card games, tile floors, a wall-mounted flat screen tv, and a wet bar. The gourmet kitchen features professional grade appliances, granite countertops, tile backsplash and all the amenities needed to dish out family favorites. The home also features a generous breakfast bar perfect for casual dining.

A large sliding glass door opens out from the living area onto the spacious front patio.

The master bedroom has a king bed, flat screen TV and ceiling fan. The en-suite bathroom with a cool glass countertop has a shower with a custom rain shower feature. The second bedroom has a queen bed, flat screen TV and a ceiling fan. The second bath is nearby in the hallway.

The “office space” that leads to the bedrooms has a small desk and chair and extra storage room.

Outfitted with a table, chairs and umbrella, the front patio is perfect for your morning cup of coffee or barbecuing and people watching after a long, relaxing day at the beach. Across the street, is a large Pavilions grocery store and plenty of casual restaurants. Our beach bungalow is unique as you have a private parking spot, entrance to your own space! You have a private bungalow with the sliding glass door has entrance to our patio you may use. It is beautifully decorated and offers amenities of compact refrigerator, microwave, toaster oven, drinking cups, wine glasses, paper plates, plastic utensils. We provided coffee, tea, and creme.

You have access to 2 adult boogie boards, one child, beach chairs and a common patio The adult bicycles are located under the stairs, code 4506 to unlock. Kayaks are available behind the sun gate.

Other things to note
There undoubtedly can be foot noise from upstairs tenant. If you are feeling there is excessive noise please call or text me and I will address with the tenant upstairs. We aim to PLEASE. We are looking forward to your visit!

The home opens up to the open living, dining and kitchen area. Perfect for gathering the crew after long beach day to relax. Just past the kitchen you will find a laundry closet with a stacking washer and dryer. Following that, you will find a full bathroom and a guest room with a queen bed. Up the stairs you will find the master suite with a walk in closet and an en suite full bathroom. This master suite also has access to a full roof top deck with a BBQ and a dining table to enjoy meals with a beautiful sunset view.

The home has 2 parking spots available, one in the garage and one in the carport right in front of the garage door.
