- "Perfect house with access to Lake Como for swimming. Mesmerising views and can walk into Varenna. Retreating back to Fiumelatte was fabulous as Varenna was very busy. Road noise was a bit invasive but we where there in peak holiday time. We were well looked after by our host" - "We had the most beautiful stay end of July for 10 days. - "Firstly may I say what an absolute gentleman Favio is. I booked the property a couple of years ago, to visit the Moto Guzzi 100 year anniversary with friends and family. Obviously with the Covid issues, it was delayed. Favio kept in constant communication, reassuring me all was well. On arriving at the villa in September 2022, we found a beautiful property, with views of the lake and the mountains to the rear. Favio met us, and showed us around the villa. Absolutely amazing. The villa was spotless, and the facilities were excellent. (I think it must have the best view from the loo that i have ever seen 😊) I must admit, we did find it a little difficult to locate when travelling back and forth on the motorcycles, but we finally got it😁. My family flew in a couple of days later, and were truly impressed with the property. The morning after we arrived, we found a large basket of grapes left on the table outside, and when my family arrived, we found that a basket of pastries had been left for us. It is little things like this that really make an impression. The walk down to the train station is a little bit of a hike, and taxis are scarce, so transport may be advisable..., we used the motorcycles to shuttle the family back from the station when we returned from the Moto Guzzi rally. Did I mention the garage..huge, and very secure. Happy to leave our bikes in there. All in all a superb property and a fantastic host. Not overbearing, but was there when you needed him. No complaints whatsoever. (A word of advice though.. When the weather is a little damp, as with everywhere, it does seem to bring the midges out, so don't forget your Autan midge repellent😊) Many thanks for our fantastic visit Favio. Saluti 👍😎"

The structure is a classic lake house, with a large garden, built over 150 years ago by my grandparents with stones from the lake and completely restored by my parents.

PROPERTY:
The first floor, with stone tile flooring and exposed wood beams, has a living area with a cushioned bench, a full kitchen, and a large terrace.
An outdoor table can be set up on the terrace for al-fresco dining.

The second floor has hardwood flooring, a slanted wood-beamed cathedral ceiling, and a large French window opening onto a cute little terrace.
There is one bedroom with an Italian "matrimoniale" bed (in between queen and king size, 163 cm/64"), and a bathroom with a bidet and shower.

PARKING:
There is no private parking at the property, but the little town has plenty of free public parking throughout. Depending on the time of day you may find one very close to the house, or a short walk away, at most a few hundred yards.
It has never been an issue for our guests.

FOOD/DINING:
This is a self-catering property - you will need to bring your own provisions or eat out.

Brienno is a very small town - it only has one great pizzeria and one upscale restaurant. However, in the town next door, Argegno, there is a lovely bakery, a small fruit/vegetable store, and a small grocery store.
For supermarkets, we recommend the Bennet supermarket in Como, or a good mid-sized supermarket in Lenno, both about 15 minutes away.
Mon-Thurs 7.30 am to 9 am there is a food truck with bread, cheeses, cold cuts, etc.

We have compiled a thorough list of many restaurant recommendations in the area, which you will receive upon booking.

GETTING HERE:
The Milan airports are both 40 min away.
WE STRONGLY RECOMMEND RENTING A CAR because public transportation options are few and far between. No Uber or taxis. There are limited dining and grocery options within walking distance.

WHAT TO DO:
- Ideal a starting point for visiting the entire Lake region, with dozens of pretty towns.
- It is very close to Laglio (George Clooney's Villa) and to Cernobbio, with their fine restaurants.
- Boat-tours stop at the world-famous villas and their botanical gardens.
- Day trips to Como and Milan with their art and culture, restaurants, and shopping (designer outlets, silk scarves, and ties) are a must.

- "We had such an amazing stay, absolutely loved having a balcony AND a terrace with perfect views of Lake Como and the charming tiny town of Brienno. There truly is no comparison with Brienno, it’s much sleepier than the busier touristy towns on the fabulous lake, yet has a lot of conveniences, like the morning food truck selling insanely cheap and delicious homemade bread, local cheeses and charcuterie! The best pizza we had in Italy was nearly next door and the fancier restaurant had incredible pasta. We loved the beach bar where we could get a perfect Cappuccino, soda, drink or snack and swim in the lake! The cottage itself has everything we required and was a perfect home base. We had steeled ourselves for the many stairs but truly they were not that bad! We had a bit of struggle with the trash (5 bins but only 2 with bags and a bit confusing for us) but the host was super quick and responsive and helped us get it right. Highly recommend this place. You do not need a car to visit the city because the property is located in the historic city center. However a private, secure parking place near the apartment is included in the price. Having parking in town is a great perk because in Como parking spaces are rare and expensive.

- "We staid at the wonderful penthouse apartment for a weekend. A family of 6 and there was plenty of room for everyone. The apartment is renovated in style with a complete kitchen (3 types of coffee makers :D) Gas stove, large refrigerator, dish-washer and so on. The apartment also has a washing machine, 2 high-chairs for the baby's, and toys for the children. Airconditioning is first class! The location is also superb. A few steps out the door and you are in the wonderful old town, full of restaurants and shops. The Lake is only a 3-5 minute walk away. For people with children the apartment comes fully equipped as stated before and there is a small supermarket about 100m from the apartment. This was our second time in Como, the first time we were at a hotel but next time this will be our top pick. - "Our hosts Gina and Andreas were absolutely wonderful and extremely helpful. They couldn’t do enough to make us feel at home. The property is ideal (very clean, modern upgrades, and everything you need) and in a great location to explore the Lake Como area. Market for groceries and bars and restaurants are within a short walk. If you have a rental car like we did, the parking at the property was great, with Bellagio only a short 10 minute drive away. If you don’t there is a bus stop on the main road about a 2 minute walk from the apartment and the bus runs very frequently. In Bellagio we found ample free parking about a 15 Minute walk from ferry dock to take you all over the lake area. Lezzeno is a quiet escape from the tourist bustle of Bellagio and a great place to stay. Our only regret is that we wish we would have stayed longer to fully appreciate everything this area has to offer."

Directly after the wedding ceremony, Francesco took us on his personal boat and drove us around the lake with our photographer. That night, the chef came by the house, used Francesco's kitchen and wine and served us a 4 course meal, baked our wedding cake, etc. Not only did this property provide enough room to accommodate 8 people in my party comfortably, it turned into our dream wedding venue. I cannot speak highly enough of the host, Francesco. None of this could have been possible without him and I've never had a host as responsive, respectful, and genuinely caring for his guests. Putting aside the lack of airconditioning, we could not have been happier. The host, Veronica, was generous with her time and knowledge of Como. She met us at the train station and walked us to the apartment - which was very close to the train station. Not that you could hear the trains going to and from the station from the apartment. The apartment is a two level apartment was located on the first floor in a very clean, tidy secured apartment complex. The apartment was perfect for up to 6 people with every modern convenience you could wish for including a washing machine. The beds in the apartment were all very comfortable. We were in Como in mid July 2023 and it got a bit hot some days. Whilst it would have been nice to have returned to an airconditioned apartment, we found that the apartment was able to be cooled enough with open windows and fans. The apartment is quite high up on the hillside, so road access is up a few narrow streets and bends. There is also a climb up some fairly steep stone steps from the parking space. The lake and the mountains are stunningly beautiful and the vista changes constantly with the weather and light. I suggest asking for a marked up map of the area like the one they have at the front desk to figure out where to park. Otherwise this property was a stand out on our trip through pretty much the whole of Italy. "

Bellagio is a magical, but crowded place. The villa provided us with the perfect balance to enjoy the magic and have a little separation from the crowds. It is located about a ten minute walk from town and looks over a most peaceful area of the water (you won't be watching the ferry boats from here!) It is quiet for Bellagio but close to everything. We liked being able to walk to a true grocery store (15 minutes) and a pizza/sandwich etc. store (5 minutes) without navigating the crowds. You are five minute walk from a small beach area to go swim, there is also a dock in this area that sailing and motor boat tours can leave from and our charter boat was happy to pick us up from this location. The Villa itself was very well appointed and had all that we needed. We had plenty of space for the five of us with two bedrooms with doors, a large upstairs living area that served as a third bedroom, two bathrooms, and a nice kitchen/dining/living room on the bottom floor. We also had access to a laundry machine which was appreciated. This villa is 1/2 of a beautiful home and there are tenants in the other 1/2. It was quiet as anything, ample outdoor space, beautiful place would go back if ever I am so lucky!"

The bedrooms on the second floor have a view straight to the lake and a Juliet balcony - I recommend sleeping with the windows open to enjoy the fresh air :-) Going back to the owner - he checked in with us, had so many brochures/maps/info available in the unit. There was even a surprise for us in the fridge. He helped us with bus tickets and figuring out the schedule - he truly thinks of everything. Place was very clean. Walking distance to a few local restaurants, but definitely more residential area. The only downside (although there really weren't any) is that if you plan to stay out late - make sure you have transportation because the buses, ferries, and taxi's stop quite early - but we also weren't there in peak season, so maybe that changes. The chalet is a small refuge of 50 square meters on two floors, entirely made of wood. On the ground floor there is the kitchen and a comfortable sofa; upstairs there is the bedroom and the bathroom. Everything is heated by a pellet stove. There is also a terrace with table and chairs on which you can comfortably consume meals.

Guest access
Guests can park in a parking space outside the property. They can access every part of the garden, pick up the seasonal fruits, relax watching and listening to the forest animated by wild animals, and pampering/pampering/playing with the dogs that live on the property. Leo and Joy are very loving but most of the time they sleep under the plants without being overly intrusive. Guests can also use the tavern below the chalet to store bicycles, skis, snowboards or ample luggage.

Other things to note
Precisely because it is suitable for those who love nature, the chalet is located outside the center, accessible only by private means. You won't be surprised if you get to see deer, roe deer, squirrels or wild boars strolling in the woods near your home. The forest comes alive depending on the season.

The town of Colico asks its tourists to pay a tourist tax in the amount of € 1 per day. Those who book must, once they arrive at the chalet, send me the photo of their identity documents (required by the same municipal procedure) and leave the requested amount ( € 1 per day per person). You will find a detailed explanation and I will still be able to contact you for clarification.

This hospitality is a hobby and a passion for me, not a profession. My listing is not a hotel, nor do I offer similar services. I therefore expect guests to leave it in proper condition, as they found it. For this reason, I apply a symbolic cleaning fee of 5 euros, which serves to cover the costs of utilities that go beyond the time and effort I put into cleaning the house. The room is equipped with a kettle and you will find my welcome kit with various types of tea, coffee, sugar, packaged products typical of an Italian breakfast and a bottle of water.
