New owners completed a total renovation on this 2 bedroom, 2 bath unit close to the main clubhouse, pool and restaurant. As soon as you make the turn in, you will feel transported to the Caribbean with the lush landscaping that encompasses you. Located on the second floor, the bedrooms are split, with the 2nd bedroom sharing a bathroom at the front of the condo, and the master king bed bedroom (all new mattresses) and bathroom at the back of the unit. The kitchen features brand new stainless steel appliances and is fully equipped including a Keurig coffee maker, full size washer and dryer and a 50 inch TV in the living area, and smaller TV's in the each bedroom. All linens and towels are provided.

Our villa is one of the largest 6 bedrooms in the resort. It offers stunning 9 ft ceilings and over 4000 sq ft of fun under one roof. Situated on a lovely street with two culdesacs-one on each end-gives lots of privacy. Our street is one of the most desirable spots in the resort, We are a minute walk from the clubhouse. No need to get in the car, just walk across the street and you are there.
This villa boasts two king master suites, the first on the lower level with a beautiful view of the pool. The second is a luxe suite with sitting area, large oversized modern shower and separate room for your lavatory. •HOUSEKEEPING: There is no daily housekeeping service provided in the rental rate. Before check-in, the unit will be thoroughly cleaned and inspected by a professional cleaning company. Clean sheets and towels will be available in the unit. Mid-stay cleaning services during your stay can be requested for an additional fee.

•POOL HEATER: Please note the pool heater works thru HEAT EXCHANGE and might not function with weather near-freezing temperatures. Be aware that pool heat service paid after 4 PM will be turned on on the following day and that the pool may take 24 hours to reach its set temperature. No refunds will be given due to incremental weather.

Our pool heater pumps have a safety system that prevents overheating of the element when the pump is working overtime in cold weather conditions. This way causes a temporary shut off of services automatically until the pump can regain its functionality efficiently. (This is optional and may not be available at some times.)

•FOOD: As per Florida law, we are not allowed to leave open food in the refrigerators or kitchen closets, hence, all food items will be removed after the guest checks out and no supply of items such as condiments, coffee powder will be provided prior to check in.

•TRASH DISPOSAL: Please observe trash collection days and place trash and keep a clean home.

For Short-Term Renters (meaning, “any tenant residing in a Resident’s home pursuant to a valid rental or lease agreement with a rental or lease term of less than one (1) year”) who wish to utilize the Amenities only for the duration of their valid rental or lease agreement, the Leisure Patron Amenity Access Fee will be charged at the clubhouse front desk when guests check in ($35).

The primary person will need to provide:

·Their reservation information which shows:

·The rental property address.

·Check in and check out date.

·Number of guests.

·Identification that matches the reservation name.

·License plate information for the primary vehicle.

The guest will then pay the Leisure Patron Amenity Access Fee. The fee will be charged via Square with a credit or debit card only. No cash will be accepted. It is a one-time fee per house per reservation. They will be issued a Resort Access Card (2 cards max will be issued per party) to show the front gate of the pool at each entry, they will also be issued the 4-digit code for the month that will allow access to the gym. Guests will need to have this card in their possession on the pool deck as well for staff to verify if asked. After hours check-ins will go to the guard gate. The guard gate will issue car passes and guests will need to visit the clubhouse once reopened to pay the Leisure Patron Amenity Access Fee to gain access to the pool the next day.

Last-Minute Booking Disclaimer -

For reservations made 30 days or less before check-in, we only accept payments via cash, money order, or Zelle. Credit or debit card payments are not accepted for last-minute bookings.

Additionally, Friday bookings for check-in on Saturday must be completed by 4:00 PM on Friday. The guest must be present to sign the rental agreement and provide a valid ID at the time of payment.

- "Big and roomy well kept house. Only criticism is there was not enough glasses for 10 people and had to continuously wash up cutlery and glasses to keep 10 people supplied" - "My family of four along with another family of four recently stayed at this location. Pre-booking/check-in experience all went as expected and was seamless. House upon entry was clean and appeared to be very well maintained. This home accommodated a family of 4 adults and 4 children perfectly. The home description, amenities, pre-information provided were accurate and as described. All beds were comfortable. Personal Experience Review Overall, I would totally rent this location again. The owner was very responsive and easy to deal with. We did run into pool issues, but it was quickly resolved. A few recommendations: - Home is in a gated community and besides what I would assume a feeling of added protection, this feature was more of an inconvenience, as when we arrived back from parks, there was usually a lineup to get back in. In some cases, it could be a 10 – 15-minute backup to get back to your home and once you got up to the guard, you simply flash a piece of paper (that they cannot see) which allows me back in. (Not a deal breaker, would stay in same location again) Items I would upgrade/include in the home: - Bigger broom to sweep floor along with a broom for pool deck. - Warning regarding knobs on gas stove – (we hit them three times which caused a gas smell into the home) - PlayStation games for PlayStation upstairs – the box is there, why not throw in a few games along with charging cords. - Include a note to guests if they wish to leave left over items – it would be fine. We threw out liquor, packaged food, and miscellaneous useful items that could be used by anyone, but to keep in line with a clean checkout, we threw the items out. Maybe if there was a note that any packaged items of any value can be left behind, would be fine. (I don’t know) - A few more generic utensils & sharper knives Overall, I give this vacation rental a 10+. We have been to Florida 4 times and this home surpassed all others experiences."

If you order pool heating after your arrival it will be additional $35 turn on fee. Florida Law states that the pool heat cannot be above 88 degrees Fahrenheit and spa heat above 100 degrees Fahrenheit. If the air temperature lowers to 60 degrees or less, then although the heater operates for longer hours than in warmer weather, they will not be very effective, and the water temperature will not reach comfortable temperature.

HOUSE RULES


MINIMUM AGE
The Lead Guest must be 25 years or older to rent a vacation home.

NO PARTY OR EVENT
Large parties or gatherings are STRICTLY PROHIBITED. The local counties have a 10pm-8am noise ordinance in effect. Any violation of this will result in law enforcement assistance and immediate removal from the property. The community has the right to prohibit you from returning for violating this as all communities have a no tolerance policy for parties. You may also receive a $1,000 penalty from the host.


SELF CATERING
The Vacation Home is self-catered, the home will come supplied, a mini bar soap in each bathroom, 1 mini set of shampoo and body wash per guest, 1 roll of toilet paper per bathroom, 1 roll of paper towel, a small bottle of dish detergent, a foam scrub, and a trash bag. All additional items and supplies needed are the responsibility of the guest to purchase.


CHECK IN and CHECK OUT TIME
The property is available after 4:00 pm on the day of arrival and must be vacated by 10:00 am on the day of departure. Early check-in and late check-out may be requested for a $45 fee and are subject to approval.


NO SMOKING
If any signs of smoking are detected (such as ashes, smoke smell, etc.), the guests agree to pay a $300 violation fee.


OCCUPANCY LIMIT
By booking this home, you agree to provide the names (and ages) of all guests. If the guests count change, you agree to notify such change accordingly. In accordance with Fire Marshall regulations, the home's maximum occupancy is not to be exceeded at anytime. Violation of the occupancy maximums will result in IMMEDIATE removal from the property. You may also be subject to a penalty of $100 per person that exceeds the occupancy. The local government licensing authority prohibits your visitors from staying in the Vacation Home overnight. Only the persons listed as guests you gave to us may stay in the property after 10 p.m. Homes at Champions Gate Property Management LLC reserves the right to check on the occupancy of every home after arrival at any time. According to local Fire Marshall Regulations, the maximum occupancy is not to be exceeded:
7 bedrooms = 14 person maximum
Or,
6 bedrooms =12 person maximum
occupancy.
Children are counted, unless under age of 3.


NO PET
Pets and other animals will not be accommodated at any time. Should an unauthorized pet be found at the property during your stay or evidence after departure, a penalty of $300 will be charged from lead guest. Service Dogs as defined under ADA are exempt from this policy under Florida Statute 413.08


LINEN, BEDDING, and TOWELS
We only provide one set of towels per guest and one set of linens each bedroom. Towels include: bath towels, hand towels, and pool towels. Guests are responsible for the towels, linens, and bedding placed in the home. Should the towels, linens, or bedding go missing or become damaged during your stay, the lead guest may be charged. Bath towel $15, hand towel $6, face towel $4, pool towel $15 each. Fitted sheet $20 and flat sheet $15 each. Pillow case$4 each.


TRASH
Guests are responsible for proper trash disposal during their vacation stay. Trash is collected every morning from the bench outside of your home. All trash needs to be bagged to be picked up. Please start to put the trash outside the night before your check out day so they can be picked up properly. We only supply one (1) initial trash bag. Guests will need to supply trash bags for the remainder of the stay.


POOL and SPA
The Property Owners do not accept any responsibility or liability for any injury caused as a result of the use of the pool. Guests are specifically requested not to allow unsupervised children to use the pool. Local laws apply.

Please note that it takes about 24-48 hours to heat the pool depending on the outside temperature. During winter months, pool heater will generally heat the pool to around 85 degrees Fahrenheit. If the air temperature lowers to 60 degrees or less, then although the heater operates for longer hours than in warmer weather, they will not be very effective, and the water temperature will not reach comfortable temperature. We regret that in these circumstances a refund of part or the entire supplementary charge paid is not possible and your understanding of this important matter is an essential part of this reservation.
