Located 15 minutes from Disney, 25 minutes from Downtown Orlando, and 45 minutes from Hard Rock Casino; on resort property, this resort room has two single beds sharing one and half baths with my son. With payment you also have access to resort pool, bar, restaurant, fitness gym, spa, and jacuzzi. Feel free to use kitchen. I cover your resort fees, others at resort won't.

HOUSEKEEPING: There is no daily housekeeping service provided in the rental rate. Before check-in, the unit will be thoroughly cleaned and inspected by a professional cleaning company. Clean sheets and towels will be available in the unit. Mid-stay cleaning services during your stay can be requested for an additional fee.

FOOD: As per Florida law, we are not allowed to leave open food in the refrigerators or kitchen closets, hence, all food items will be removed after the guest checks out and no supply of items such as condiments, coffee powder will be provided prior to check in.

POOL HEATER: Please note the pool heater works thru HEAT EXCHANGE and might not function with weather near freezing temperatures. Pool heat is an optional amenity that’s offered to most of the properties available. It can be added to your reservation at a nightly rate of $35 USD only for your entire stay. Once pool heat is requested and paid for by the guest, it will be turned on and set to 85ºF - 90ºF. Be aware that the pool may take 24 hours to reach its set temperature. No refunds will be given due to incremental weather.
Our pool heater pumps have a safety system that prevents overheating of the element when the pump is working overtime in cold weather conditions. This way causes a temporary shut off of services automatically until the pump can regain its functionality efficiently. (This is optional and may not be available at some times.)

Our lovely home has close proximity to all the parks and attractions Orlando offers. The gated community is safe, private, quiet, well maintained and elegant. The villa has 5 beautiful bedrooms with 4.5 baths, a large pool and deck with a jacuzzi for relaxing. Easy access to Interstate 4 which can take East you to Daytona Beach, Cocoa Beach or Kennedy Space Center in just over an hour or head West to Tampa, Clearwater Beach or Busch Gardens in about an hour and a half. No pets are allowed.

As guests you have full access and use of the Villa like pool, Spa/Jauccujii, BBQ grill, game room etc..other than a private closet in the downstairs master bedroom that contains some of our personal items.

Stunning, modern 3 bedroom pool home ideal location

The space
This beautiful fresh and very recently refurbished and refurnished single-story villa boasts, 3 stylish bedrooms, 2 x full bathroom with an open plan living area with Lounge, Dinning area and Kitchen. It also benefits from a separate games room with a Pool Table and a foosball table.

Relax in the master bedroom suite with its King bed, arm chair, flat screen TV, ceiling fan and an ensuite bathroom with shower, twin sinks and a WC. The second bedroom is a beautiful Queen room with flat screen TV, while the 3rd Bedroom has twin beds, a flat screen TV. The family bathroom has a bath/shower, sink and WC.

The home has a laundry area with a washer, dryer and iron.

It has air conditioning, ceiling fans and free Wi Fi throughout. It also has a landline phone for free local calls.

Both the Lounge and Dining area has glass sliding doors onto the private screened in pool and Spa deck with Loungers, chairs and table making it the perfect place to spend a leisurely day or evening sat around the pool soaking up the wonderful Florida Sun.

The home has a paved drive with parking for 2 cars.

The added attraction of this lovely home is that it is within 30 minutes of all the Orlando theme parks, close to shops, supermarkets and lots of restaurants. If you fancy a day trip to the beach you have both the Atlantic (Cocoa Beach) and Gulf Coast beaches (Clearwater) within about 60-80 minutes away. If you are a golfer, then we are close to the prestigious Champions Gate, Reunion and Southern Dunes courses as well as several others including the Disney golf courses.

Please note that our properties are self catering and so guests will need to provide their own toiletries such as cleaning supplies, paper towels, soap, shampoo/conditioner, toilet paper, detergent, etc. Upon arrival, each property shall have a toilet roll on each toilet roll holder, a trash bag in each trash can and a soap in each bathroom for your use. To help get you started there will be 2 dishwasher pods, 2 laundry pods and 2 spare trash liners. Any further items beyond this will need to purchased by guests as per their individual needs. At that time, you will also receive the code to access the community.

Pool heaters, often turn off below 50 degrees Fahrenheit because at such low temperatures, the air doesn't provide enough heat to effectively raise the pool water temperature, making their operation inefficient and potentially causing damage due to ice build-up; essentially, they are not designed to extract heat from very cold air.

HE CAN ALSO COME ANOTHER TIME DURING THE WEEK IF HIS SCHEDULE IS TOO BUSY. IF YOU BOOK THE HOUSE YOU AGREE TO THIS AND ARE AWARE THE POOL GUY IS COMING WEEKLY DURING YOUR STAY.

We have 2 King size master bedrooms with en-suite bathrooms, 1 Queen bedroom with en-suite bathroom, a bedroom with 2 twin size beds, Disney themed and 1 bedroom with a bunk bed, twin & full size, Harry Potter themed.
Also a separate room where you can watch TV or work at the desk.
A fully equipped kitchen with oven, microwave, dishwasher, and large American fridge/freezer with ice dispenser. Off the kitchen is “the nook area” and a 4 seat informal dining table with patio doors leading on to the pool and deck. A dining area that seats six and a game room with a pool and air hockey table.

There is an extended pool deck with a very large pool and benefits from not having any rear neighbors and has a covered lanai for the times when you want to get out of the hot Florida sun. We also have a spa so you can have a nice bubble after a long day in the parks! From the pool area you have a great conservation view across woodlands and a pond. You will enjoy the wild life!

You feel the pool water very chilly during cold nights in the morning and possibly early afternoon. Due to the cold weather, you may feel the wetness more frigid in the morning or early afternoon. The pool heat won't turn the pool in the hot tub, but it will keep the water warm or usable. The pool water may not reach your desired temperature in cold weather. All the requests need 48-hour advance notice. The pool heat is not refundable.

1. POOL HEATER: Pool heating option can be provided to your reservation at a nightly rate of $40 USD with a for the entire stay. Once pool heat is requested and paid for by the guest, it will be turned on and set to 85ºF. Be aware that the pool may take 24 hours to reach its set temperature. No refunds will be given due to incremental weather.

- The pool water heater runs at the same time as the pool pump filter. During cold nights, the pool water may feel colder in the morning and possibly early afternoon. As the day goes by, the heater will heat the water, but it will not turn the pool into a hot tub. It simply heats the water enough to make it usable. During very cold days, it is possible that the water may not reach your desired temperature, please take this into consideration as we cannot refund the pool heating fees. The weather is out of our control.

- Equipment such as pool/spa heater can present unexpected technical issues during a stay. If this extra amenity were purchased by you, and it presents a problem, you will be entitled to a refund for this service only, and you will not have the option to cancel your reservation with a refund

2. BBQ Grill: thank 100$ fee to use a 3 burner BBQ grill (up to 7 days). Additional days are 5$ per day. It will be delivered by a rental company in the backyard. Charcoals / open fires are NOT allowed.

QUIET HOURS:
Please be mindful of our neighbors during your stay. Our house quiet hours are in place to ensure that everyone can enjoy a peaceful night's sleep. Our strict quite hours are 10pm to 7am.
Parties / Events / Smoking are NOT allowed. $500 fine plus extra cleaning/damage fees will be billed. Please read our house rules fully prior to booking.

PARKING:

TRASH DISPOSAL:
- All trash must be bagged and fit inside the trash bench located on the front porch
- Make sure to close the lid on the trash bench. Otherwise, it may attract animals/pest.
- Any trash left outside of the trash bench due to the lid being open will result in a 100$ fee for cleanup by HOA
- Trash will be picked up daily.

- Garbage pickup (garbage that is outside the trash can or trash bag)
- liquid or food spills
- any additional cleaning or treatment which delays the normal turnover of the house

Pool and Spa (Hot Tub) heat is available for $40 a day, recommended from October 31st to March 31st. Don't forget to add it to your reservation for a heated pool.

For barbecue enthusiasts, there's a rental option at $85 per week, which includes propane (Request prior to arrival).

Our professional laundry service maintains the highest standards. All linens, bed sheets, and pillowcases undergo a high-temperature wash at a renowned 5-star laundry facility. These are then sealed and delivered, awaiting your arrival. The same meticulous care extends to brand new, ironed towels, pool towels, face towels, and washcloths. Quantities are provided according to guest capacity, with extras to cater to your comfort.

A one-time departure cleaning fee applies to all stays. Daily maid service is not included, but please contact us for optional pricing.

All Vacation Home Rentals at Regal Palms Resort & Spa Orlando offer a fully equipped kitchen including cookware and dining utensils, plates, bowls, cups and glasses, refrigerator, stove top/oven, microwave, coffee maker, toaster and dishwasher. Bath, hand towels and bed linens are provided. There is a washing machine, dryer, mop, broom, dustpan, iron and ironing board in each villa. Our guest’s initial supply of toilet paper and a set of garbage bags are also provided. Even more added value is the full and complete access all our guests have to the wide array of resort amenities, including the resort's 24-hour guest reception, business center, Free WIFI, bar & grill, full service spa and fitness center, on-site mini-mart and a large tropical swimming pavilion with waterslide, lazy river and sunbathing terraces.

It's an additional fee of $35 per day, per service, or $60 per day for both, which we provide upon request. Please note that heating service is available with a minimum stay of 2 nights. 2. We're happy to deliver:
- a "Pack 'N Play Crib" for $40 (one-time fee)
- a Highchair for $40 (one-time fee)
- We offer mid-stay cleaning for reservations over 3 days in duration. This service is available for an extra fee and will need to be booked in advance.
