PETS POLICY:
We allow one dog per booking with prior authorization and a non-refundable pet fee. The pet must be added to your reservation, and pet fees must be paid at the time of reservation. We have the following guidelines for guests coming with a dog:
Guests are liable for any damage caused by a dog, including excessive cleaning.
Dogs are not allowed on the furniture or counters, in the hot tub and sauna!
Dogs must never be left alone in the house (even in a crate).
Dogs must use the bathroom outdoors. Indoor pee pads are not allowed. Guests are expected to clean up after their dog and bring their own supplies for doing so. Please place any excrement bags into the garbage bins located at the beginning of the driveway.
Please note that our property is not fully fenced in. Please be aware that our neighbor has dogs that spend a lot of time outside in their fenced yard, allowing for potential encounters between your dog and theirs. The Owner/Host will not be responsible for any interactions your pet may have with other dogs or any other pets/wildlife/insects. We advise you to supervise your dog at all times for its safety and the safety of others.
Please have the animal well-groomed for the benefit of future guests and our cleaning staff.


AGE 25 OR OLDER TO BOOK: The guest booking the property must be 25 years of age or older. We reserve the right to request a photo or scan of a government-issued photo ID. The guest who books must stay at the property--you may not book for others if you do not intend to stay at the property.

NUMBER OF GUESTS: Only the specific guests noted in the booking are allowed on the premisses. A violation of this rule will result of immediate removal of all guests (and any visitors) from the property without a refund. It is important to have the correct number of guests in the reservation, so please update accordingly if the number changes after you first book. The number of guests is strictly limited to 8 including children. Sleeping 8 people will require 2 people in each king bed, and 2 people sofa bed in the living room (please refer to pictures in the listing).

NO PARTIES OR EVENTS, NO OUTSIDE VISITORS, NO OVERNIGHT GUESTS

NO ILLEGAL SUBSTANCES AND ACTIVITIES: Illegal substances are strictly prohibited and grounds for immediate eviction from the property. Guests agree that any drug use on the property or any use of the Property in any unlawful purpose or violation of any law or ordinance on or about the Property will immediately terminate the occupancy and be grounds for immediate eviction from the Property. Guests shall be liable for any and all costs incurred by Host and the refund will not be provided for the remaining balance of the stay.

QUIET HOURS START AT 10 PM: Our property's quiet hours of 10 pm to 7 am are required by county ordinance and enforced by local police. If the police respond to a noise complaint, every individual on the property may face a misdemeanor criminal charge and be subject to a fine by the county of $250. Failure to abide by the county noise ordinance will result in the immediate termination of the stay without refund. Absolutely no parties allowed.

SMOKING: Smoking/vapping/hookah is never allowed inside and anywhere outside the house. A $200.00/day penalty will be incurred if any sign or smell of smoke is encountered after the guest checks out.

SECURITY CAMERAS & Ring Doorbell:
There two security cameras installed which has ability to record and turned on at all times. One camera is on the front side of the house facing the walkway and the from door and front porch, second camera is on the side of the house overseeing the driveway. We also have Ring doorbell installed by the front door that is turned on at all times and has ability to record.
This is for the security of our guests and property, and to help us verify the number of guests on site. Any tampering with the cameras is a violation of the guests occupancy agreement and will result in immediate cancelation of your stay with no refund.

There NO cameras on the back of the building, back yard, hot tub/ sauna area and inside of the property.

INTERNET:
Please note, while Starlink is very reliable, its connectivity and speed can depend on factors such as weather conditions and satellite positioning.

AIR CONDITIONING/HEATING:
There central a/c and heating in the house. There also additional heaters provided. One portable fan is provided. Game room (converted garage space) has mini split system installed that provides heating and cooling for this room.

NO FIREWORKS: Fireworks are strictly prohibited on the grounds and in the event of fireworks being use, you will be required to vacate the property without a refund and will be fined accordingly.

ADDITIONAL CLEANING IS AN EXTRA CHARGE: At sole discretion of the host, an additional cleaning fee is required if additional clean up needed that goes above the standard cleaning. The fee will vary based on the condition of the property and will be determined by the cleaning crew.

GUEST AGREES TO PAY FOR DAMAGES EXCEEDING DEPOSIT: Any damage made to property or furnishings which exceeds the deposit amount will be billed to the guest and will be reported to Airbnb. By proceeding with this reservation guest agrees to reimburse for all and any damaged caused to the property during guest’s stay.

CHECK OUT ON-TIME: If guest decides not to follow our Airbnb house rules, and which triggers a refund/ discount to the next guest, you will be responsible for any loss of income by the host.

PRIVATE SEPTIC:
The property use private septic systems. The septic system is effective under normal conditions; however, it will clog if improper material is flushed. DO NOT FLUSH anything other than toilet paper (septic safe toilet paper is provided). Feminine hygiene products may not be flushed at anytime. If it is found that improper products have been flushed causing a clog in the septic system, Guest will be responsible for repair charges.

TRASH:
Garbage bins are located outside of the house at the beginning of the driveway in the wooden inclosure. Please leave all trash bags inside the trash bins, during your stay and upon checking out.

WAIVER OR LIABILITY FOR USE OF HOT TUB:
The guests agree to use extreme caution and care in the hot tub on the premises and to pay any and all repair charges for damage to the hot tub and/or property caused by the guests.
Guests further agree that everyone using a hot tub will shower and clean feet upon use of hot tub. Furthermore, agreement is made that NO oils, bubble bath, soaps, other liquids, or any other harmful materials will be used in the hot tub. No glass products whatsoever are allowed in or around the hot tub. If any items such as soaps, bath products, food, alcohol, etc. are found in the tub, the guest will be charged a cleaning fee of $200.
Damage to a hot tub cover will result in a $700 charge. Cover should remain on the hot tub at all times when not in use. Guest agrees that there will be no horseplay in the hot tub as well as not to sit on, jump on, or misuse the hot tub cover in any manner.
Guests acknowledge and accept the risks inherent by the use of the hot tub. Guests voluntarily assume the risk of injury, accident, death, personal injury or property damage which may arise from the use of the hot tub. By using the hot tub guests agree to follow all house rules associated with it and release the Host/property owner from any and all claims, liability or loses whatsoever arising out of or in any way associated with the guests use of the hot tub, including but not limited to death, personal injury, or property damage, regardless of whether injuries are caused by negligence.

WAIVER OF LIABILITY FOR USE OF SAUNA:
Guests acknowledge and accept the risks inherent by the use of the sauna. Guests voluntarily assume the risk of injury, accident or death which may arise from the use of the sauna. By using the sauna guests agree to follow all house rules associated with it and release the Host from all liability relating to injuriexs that may occur while using the sauna, regardless of whether injuries are caused by negligence. Failure by any guests to follow sauna rules could result in an additional cleaning fee of up to $400. Sauna rules and instructions will be provided in the welcome packet after the reservation is complete. Guests are responsible for any damages caused to the sauna or equipment.

BOOKING MINIMUM:
3 night minimum to book all holidays, 2 night minimum for all non-holiday dates.

CANCELATION POLICY:
Full refund for cancellations up to 30 days before check-in. If booked fewer than 30 days before check-in, full refund for cancellations made within 48 hours of booking and at least 14 days before check-in. After that, 50% refund up to 7 days before check-in. No refund after that.

Rescheduling & Date Alteration Policy:
We do not allow rescheduling or date alteration requests if the check-in date is 30 days or less from the time of the request.
All rescheduling requests made more than 30 days prior to check-in are subject to availability and applicable rate differences.
Only one change is permitted per reservation.

We strongly recommend purchasing a travel insurance in case of unforeseen circumstances, unexpected events and weather conditions, as we strictly following the cancellation policy and rescheduling and dates alternation policy rules and do not provide refunds outside of the cancellation policy and rescheduling/date alternation policy terms for any reason.
