*DOOR CODES IS: will be provided to you at noon on the day of check-in.

*Check-in is any time after 3 PM and Check-out is promptly at 10 AM

* THE MAIN GATE CODE #: will be provided to you at noon on the day of check-in

* BRR provides a remote to the electronic gate. This is the red/black ladybug remote clicker located in each room. If lost or stolen the Rentee will be charged $150 per remote for replacement.

* The BRR front gate is on an electric sensor. The gate can be opened from the outside using the pin pad (access code provided prior to check in). From the inside the gate will open if a vehicle drives up or (if on foot) with the use of the “ladybug” remote mentioned above. The gate will not open by simply walking up to it. Guests are not permitted to disengage the gate/chain or the control box. Failure to comply and damage to property will result in an additional charge amounting to a minimum of a $1000+ fee.

* When you arrive through the gate please PARK ALONG THE NORTH SIDE OF THE FENCE in the parking spot number that coordinates with your assigned villa only. Each villa is assigned 1 parking spot. Additional vehicles can park in the "guest parking" area marked along the fence or by the garage area to the left when entering the property. All guests must park in these areas as well. Please note the rules on group gatherings below.

* Please DO NOT DRIVE YOUR VEHICLE OVER THE PAVERS, we are below sea level and they can not handle the weight. A MIN OF $1,000+ FEE WILL BE APPLIED FOR ANY DAMAGE.

* All lights in your unit are controlled by the ceiling fan remotes located in each room by the door of each room. If the ceiling lights are not working you can troubleshoot by making sure the wall switch is flipped to the on position and the light cord on the fan is pulled to the on position. Some bedside/room lamps on "turn switches" can be found near the bulb area of the lamp and other "turn switches" can be found by following the cord.

* The TV units are controlled by the smart tv/Roku remotes found in each room. Feel free to log-in to your favorite platforms for your viewing enjoyment. BRR does not have standard cable TV in the units. The Roku remotes do offer several free tv viewing options.

* The WIFI service throughout the property is free for guest use. Log on to BRR-GUEST and use password 3590Bananas to enjoy.

* Beach access is located on 35th St. right next to "Anthony’s Hotel". This is a short walk away. We recommend NOT driving as there is NO parking and the hotel will TOW YOUR VEHICLE AT YOUR EXPENSE.

* For guest enjoyment, we have paddle boards, a kayak, surfboards and boogie boards available for complimentary use. We only ask that everyone be courteous when using them and LIMIT USE allowing other guests may enjoy them as well. Please note, the SUP BOARDS AND KAYAKS ARE FOR RIVER USE ONLY - DO NOT TAKE THIS EQUIPMENT TO THE BEACH. Beware, if you leave any equipment sitting on the river bank IT WILL GET SWEPT AWAY by the current. ANY LOST STOLEN OR DAMAGED ITEMS WILL BE FINED TO THE GUEST UP TO $1000 PER ITEM.

* Yard toys are also available for guest enjoyment. Corn hole, ring toss, Jenga, Connect4 must all be placed back in their original location after use. Please be sure to clean up yard toys. Do not leave them laying out. Pieces and parts will get lost or damaged. Broken or destroyed yard toys will result in an additional charge amounting to a minimum of a $250+ fee.

* The communal laundry room is located between units 6 and 7 by the door marked "laundry room". This area is used by day for property housekeeping. The laundry room is open to guests anytime after 3pm to 10pm. Laundry machines are free to use. Guests are required to bring/use their own laundry products.

* Items such as; beach towels, baby highchair and pack-n-play, crock pots and other kitchen items, extra irons, board games, cleaning supplies and cleaning tools etc. can all be found in the laundry room/cabinets. Please make sure to return any items used to their original place.

* The fire pit area is open for guest use. To turn the gas on simply turn the knob. The ignitor on the fire pit has been disengaged for safety reasons. The fire on either device can start by using a lighter. Long lighters can be found in the laundry room as well as in the drawer of the gas grille. DO NOT RUN GAS ON FULL OPEN, BOTH DEVICES CAN RUN ON A HALF WAY OPEN. MAKE SURE TO TURN GAS OFF AFTER USE. DO NOT RUN FIRE PIT OVERNIGHT. Failure to comply and damage to property will result in an additional charge amounting to a minimum of a $1,000+ fee.

* The gas grill is open for guest use. MAKE SURE TO TURN GAS OFF AFTER USE. DO NOT RUN GAS OVERNIGHT. Failure to comply and damage to grill/property will result in an additional charge amounting to a minimum of a $1,000+ fee.

* Smoking of any kind is NOT permitted in any villa. Guests must smoke outside. Please always be courteous of other guests and families. DO NOT litter any cigarette butts; discard them in an ashtray and empty the tray before you leave. Failure to comply and damage to property will result in an additional charge amounting to a minimum of a $1,000+ fee. Littered cigarette butts will result in a $250.00 cleaning fee.

* In consideration of other guests, please keep all noise down after 10pm. Guests in common areas after 10pm please be very considerate of other guests and families.

* No parties or group gatherings are permitted on-site without property management approval. Groups of 10 or more are considered a "gathering". Gathering stays require the rental of the entire property for an event/gathering. Please contact property management for event stay information.

* "Fur babies" (both big and small) are welcome on property. All pets are required to be leashed and occupied by an owner at all times. There is a $100 (per pet) pet fee associated with each visiting animal. Failure to register your pet before your stay will result in an additional $100 pet fee. Any damage to the unit of property due to a visiting pet with result in a pet damage fee starting at $250.00

* Important check-out rules to note:

-Take all trash out to the trash/recycle can area and dispose of it correctly. Trash needs to be in the trash receptacle area by Sunday and Wednesday evenings as it comes the following morning.

-Make sure that all dishes are washed and returned to the original place.

-Strip all bedding (please DO NOT remove mattress and pillow protective covers). Place all lines and towels on the bed in (3) separate piles. One for sheets, one for blankets, and one for towels. Please do not pile wet towels on the beds.

-All personal items and decorations must be removed from the property.

-All patio furniture, trash cans, and outdoor items (patio furniture, yard toys, water toys, etc.) must be returned to the original place.

CHECK IN is at 3pm and CHECK OUT is 10am unless otherwise approved by the manager.

Each room will be provided with 2 toilet paper rolls, 2 garbage bags, and 1 paper towel roll. If more supplies are needed, there are stores nearby. If you need your towels cleaned, the laundry room is open to wash your items.

TAKE OUT YOUR GARBAGE to the cans located by the gate. If garbage is full or by the street, please leave garbage bags by the gate. GREEN top is TRASH. YELLOW top is RECYCLING.

Pets must be tamed, house broken, and up to date with vaccines. We prefer PETS to stay OFF FURNITURE. PICK UP pets waste immediately and please dispose in the garbage by the gate.

Back patio is a shared space. Please be mindful of others on the property. If you move furniture, please put it back. Back patio closes at 11pm (Friday and Saturday) and 10pm (Sun-Thurs).

PLEASE PARK IN THE CORRECT NUMBER SPOT. 2 guest spots per guest are allowed if pre arranged by manager and will inform your guest where to park.

GATE REMOTE is located inside each villa. If lost or stolen, guest will be charged $100 for replacement.

PARTIES and GATHERINGS ARE NOT PERMITTED unless prearranged with the manager.

Visitors are limited to 2 PER VILLA and NOT permitted to stay after hours (Fri-Sat 11pm and Sun-Thurs 10pm).

Guest exceeding maximum occupancy will be an ADDITIONAL $100 PER PERSON PER NIGHT.

The laundry room is open to anyone who needs it. Operating hours are 9am-8pm.

SMOKING/VAPING is NOT permitted IN ANY VILLA. You must smoke/vape BY THE GATE ONLY. Please DO NOT litter any cigarette butts. Discard them appropriately.

ALWAYS KEEP AN EYE OUT ON YOUR CHILDREN. The balcony, fire pit, and large bodies of water can be potentially hazardous to young children.

ANY LOSS OR DAMAGE to the water sports equipment (surf boards, SUP boards, kayaks ect.) will be charged to the guest amounting up to $1,000 per board. Adults must have a life jacket with them and CHILDREN UNDER 14 MUST WEAR THEM if in the water per FEDERAL LAW.

* THE MAIN GATE CODE #: will be provided at noon the day of check-in.

* BRR provides a remote to the electronic gate. This is the red/black ladybug remote clicker located in each room. If lost or stolen, the Rentee will be charged $150 per remote for replacement.

* The BRR front gate is on an electric sensor. The gate can be opened from the outside using the pin pad (access code provided prior to check in). From the inside the gate will open if a vehicle drives up or (if on foot) with the use of the “ladybug” remote mentioned above. The gate will not open by simply walking up to it. Guests are not permitted to disengage the gate/chain or the control box. Failure to comply and damage to property will result in an additional charge amounting to a minimum of a $1000+ fee.

* When you arrive through the gate please PARK ALONG THE NORTH SIDE OF THE FENCE in the parking spot number that coordinates with your assigned villa only. Each villa is assigned 1 parking spot. Additional vehicles can park in the "guest parking" area marked along the fence or by the garage area to the left when entering the property. All guests must park in these areas as well. Please note the rules on group gatherings below.

* Please DO NOT DRIVE YOUR VEHICLE OVER THE PAVERS, we are below sea level and they can not handle the weight. A MIN OF $1000+ FEE WILL BE APPLIED FOR ANY DAMAGE.

* All lights in your unit are controlled by the ceiling fan remotes located in each room by the door of each room. If the ceiling lights are not working you can troubleshoot by making sure the wall switch is flipped to the on position and the light cord on the fan is pulled to the on position. Some bedside/room lamps on "turn switches" can be found near the bulb area of the lamp and other "turn switches" can be found by following the cord.

* The TV units are controlled by the Smart TV/Roku remotes found in each room. Feel free to log-in to your favorite platforms for your viewing enjoyment. The resort does not have standard cable TV in the units. The Roku remotes do offer several free streaming options as well as give you the opportunity to sign into your own Netflix or Prime account.

* The WIFI service throughout the property is free for guest use. Access details will be provided the day of check-in as well as be listed in your villa. Please understand the resort is located on a barrier island and the internet service can be glitchy at times if the area is experiencing heavier winds or storms in the area.

* Beach access is located on 35th St. right next to "Anthony’s Hotel". This is a short walk away. We recommend NOT driving as there is NO parking and the hotel will TOW YOUR VEHICLE AT YOUR EXPENSE.

* For guest enjoyment, we have paddle boards, a kayak, surfboards and boogie boards available for complimentary use. We only ask that everyone be courteous when using them and LIMIT USE allowing other guests may enjoy them as well. Please note, the SUP BOARDS AND KAYAKS ARE FOR RIVER USE ONLY - DO NOT TAKE THIS EQUIPMENT TO THE BEACH. Beware, if you leave any equipment sitting on the river bank IT WILL GET SWEPT AWAY by the current. ANY LOST STOLEN OR DAMAGED ITEMS WILL BE FINED TO THE GUEST UP TO $1000 PER ITEM.

* Yard toys are also available for guest enjoyment. Corn hole, ring toss, Jenga, Connect4 must all be placed back in their original location after use. Please be sure to clean up yard toys. Do not leave them laying out. Pieces and parts will get lost or damaged. Broken or destroyed yard toys will result in an additional charge amounting to a minimum of a $250+ fee.

* The communal laundry room is located between units 6 and 7 by the door marked "laundry room". This area is used by day for property housekeeping. The laundry room is open to guests anytime after 3pm to 10pm. Laundry machines are free to use. Guests are required to bring/use their own laundry products.

* Items such as; beach towels, baby highchair and pack-n-play, crock pots and other kitchen items, extra irons, board games, cleaning supplies and cleaning tools etc. can all be found in the laundry room/cabinets. Please make sure to return any items used to their original place.

* The fire pit area is open for guest use. To turn the gas on simply turn the knob. The ignitor on the fire pit has been disengaged for safety reasons. The fire on either device can start by using a lighter. Long lighters can be found in the laundry room as well as in the drawer of the gas grille. DO NOT RUN GAS ON FULL OPEN, BOTH DEVICES CAN RUN ON A HALF WAY OPEN. MAKE SURE TO TURN GAS OFF AFTER USE. DO NOT RUN FIRE PIT OVERNIGHT. Failure to comply and damage to property will result in an additional charge amounting to a minimum of a $1,000+ fee.

* The gas grill is open for guest use. MAKE SURE TO TURN GAS OFF AFTER USE. DO NOT RUN GAS OVERNIGHT. Failure to comply and damage to grill/property will result in an additional charge amounting to a minimum of a $1,000+ fee.

* Smoking of any kind is NOT permitted in any villa. Guests must smoke outside. Please always be courteous of other guests and families. DO NOT litter any cigarette butts; discard them in an ashtray and empty the tray before you leave. Failure to comply and damage to property will result in an additional charge amounting to a minimum of a $1,000+ fee. Littered cigarette butts will result in a $250.00 cleaning fee.

* In consideration of other guests, please keep all noise down after 10pm. Guests in common areas after 10pm please be very considerate of other guests and families.

* No parties or group gatherings are permitted on-site without property management approval. Groups of 10 or more are considered a "gathering". Gathering stays require the rental of the entire property for an event/gathering. Please contact property management for event stay information.

* "Fur babies" (both big and small) are welcome on property. All pets are required to be leashed and occupied by an owner at all times. There is a $100 (per pet) pet fee associated with each visiting animal. Failure to register your pet before your stay will result in an additional $100 pet fee. Any damage to the unit of property due to a visiting pet with result in a pet damage fee starting at $250.00. If your stay extends beyond 10 days, the $100 pet fee charged on Airbnb will be held as a deposit and returned to you at the end of your stay as long as there is no damages or excessive pet hair. Stays over 10 days, there is a pet rent of $25/pet/day rent that will be charged and collected at the time of check-in.

- "The property was wonderful and perfectly located. We were able to kayak in the river and then go play in the ocean. The beds were comfortable which is always appreciated at the end of a long day of playing. I hope we will be back again. The advice: if you are use to most condo stays, you will be expecting a washer and dryer in the room. There were only enough towels for 2 days. It's no big deal to throw a load of towels in before you leave if the washer and dryer are in the room, but it takes more time out of your vacation if you are putting them in the one set of washer and dryer in the communal laundry room. I didn't want to run off and leave the property with our towels in causing someone else to not be able to do their laundry. So we went and bought extra towels ( we needed some new ones at home anyway). Next time, I will bring extra towels and wash clothes from home. There is not an ice maker in the freezer, but that is an easy work around if you know up front. Other than those things that you can prepare for, everything was wonderful."

This place is the ultimate waterfront getaway. Located right on the Banana River, you will have access to the river the beach right across the street. The villas are beautifully renovated inside and out. Under The Umbrellas is a tastefully decorated 1 Bedroom 1 Bathroom Villa overlooking the river. The bedroom has a living space with a 65 inch smart TV. The Kitchen is stocked with brand new appliances and all the cookware you will need to live comfortably during your stay.

Under The Umbrellas is one of 10 private villas on our property. It one bedroom, full kitchen, living and dining area.

At this time, we do not offer any beach chairs, umbrellas, beach toys, or sunscreen so don't forget to pack yours!

Boat ramp launch is located less than 5 minutes North of the resort. We have extra parking if you plan to bring your boat and do a little fishing! If you are out-of-state, please keep in mind if you would like to fish, you will need to obtain your temp fishing license through GoOutdoorFlorida website or at the local Walmart before you make that cast to avoid any fines that maybe implemented if caught fishing without a license.

* The fire pit area is open for guest use. To turn the gas on simply turn the knob. The ignitor on the fire pit has been disengaged for safety reasons. The fire on either device can start by using a lighter. Long lighters can be found in the laundry room as well as in the drawer of the gas grille. DO NOT RUN GAS ON FULL OPEN, BOTH DEVICES CAN RUN ON A HALF WAY OPEN. MAKE SURE TO TURN GAS OFF AFTER USE. DO NOT RUN FIRE PIT OVERNIGHT. Failure to comply and damage to property will result in an additional charge amounting to a minimum of a $1,000+ fee.

* The gas grill is open for guest use. MAKE SURE TO TURN GAS OFF AFTER USE. DO NOT RUN GAS OVERNIGHT. Failure to comply and damage to grill/property will result in an additional charge amounting to a minimum of a $1,000+ fee.

* Smoking of any kind is NOT permitted in any villa. Guests must smoke outside. Please always be courteous of other guests and families. DO NOT litter any cigarette butts; discard them in an ashtray and empty the tray before you leave. Failure to comply and damage to property will result in an additional charge amounting to a minimum of a $1,000+ fee. Littered cigarette butts will result in a $250.00 cleaning fee.

* In consideration of other guests, please keep all noise down after 10pm. Guests in common areas after 10pm please be very considerate of other guests and families.

* No parties or group gatherings are permitted on-site without property management approval. Groups of 10 or more are considered a "gathering". Gathering stays require the rental of the entire property for an event/gathering. Please contact property management for event stay information.

* "Fur babies" (both big and small) are welcome on property. All pets are required to be leashed and occupied by an owner at all times. There is a $100 (per pet) pet fee associated with each visiting animal. Failure to register your pet before your stay will result in an additional $100 pet fee. Any damage to the unit of property due to a visiting pet with result in a pet damage fee starting at $250.00

* Important check-out rules to note:

-Take all trash out to the trash/recycle can area and dispose of it correctly. Trash needs to be in the trash receptacle area by Sunday and Wednesday evenings as it comes the following morning.

-Make sure that all dishes are washed and returned to the original place.

-Strip all bedding (please DO NOT remove mattress and pillow protective covers). Place all lines and towels on the bed in (3) separate piles. One for sheets, one for blankets, and one for towels. Please do not pile wet towels on the beds.

-All personal items and decorations must be removed from the property.

-All patio furniture, trash cans, and outdoor items (patio furniture, yard toys, water toys, etc.) must be returned to the original place.

**Stylish Two-Bedroom Villa**

Our tastefully decorated two bedroom villa offers the perfect blend of comfort and style.

Inside, our "Compass Suite" boasts a chefs gourmet kitchen with all Mielle appliances, open dining area that seats 8, and large living space with 55" Smart TV and two seating areas. This villa has amazing paneramic waterfront views throughout the unit.

The primary bedroom is considered our "Honeymoon Suite" and provides amazing water views, a king size bed, seating area, 70" Smart TV, and wine cooler. The luxury unsuite bathroom provides a large stone walk-in shower and over-sized soaker tub with 32" smart TV and double sink vanity.

The second bedroom is considered our "studio lock-off" and is accessible from the parking lot and also through the main Compass room. This room has a queen size bed, fully equipped kitchenette, and overlooks firepit area with water views.

The guest bathroom offers a modern theme and walk-in shower.

**Our Waterfront Property**

Banana River Resort (BRR) is a 100% PRIVATE, gated, waterfront property offering 10-individual villas (fully equipped with kitchenettes, dining and living spaces) ranging from studio sized up to 2-bedrooms.

We are located directly on the Banana River offering nightly sunsets. Plus the Atlantic Ocean (Cocoa Beach) is located directly across the street (2 minute walk) providing sunrise each morning.

In addition, our property hosts a fire pit, gas grill, outdoor shower, waterside seating, fishing dock, sunbathing deck, and a beach area for river access. We also have yard games (corn hole, ring toss, giant Jenga and Connect4), as well as our BRR Boathouse which houses our complimentary kayaks, paddle boards and beach toys which are all available for guest enjoyment.

***As a standard vacation rental we do not supply items such as;spices/seasonings, salt/pepper, sugar/creamer, toiletries, laundry products, or cleaning supplies.

***Things we do have; coffee and coffee filters, dish soap, dish sponge, papertowels, towels, linens, beach towels (located in laundry room). In addition, our property hosts a fire pit, gas grill, outdoor shower, waterside seating, fishing dock, sunbathing deck, and a beach area for river access. We also have yard games (corn hole, ring toss, giant Jenga and Connect4), as well as our BRR Boathouse which houses our complimentary kayaks, paddle boards and beach toys which are all available for guest enjoyment.

***At this time, we do not offer any beach chairs, umbrellas, beach toys, or sunscreen so don't forget to pack yours!

***Boat ramp launch is located less than 5 minutes North of the resort. We have extra parking if you plan to bring your boat and do a little fishing! If you are out-of-state, please keep in mind if you would like to fish, you will need to obtain your temp fishing license through GoOutdoorFlorida website or at the local Walmart before you make that cast to avoid any fines that maybe implemented if caught fishing without a license.

***Our niche is we allow for a "Full Property Buy-Out" of the entire property for event/gathering stays. Our Sunset Patio is a waterfront "edison light lit" patio space which can comfortably sit anywhere from 10-120 guests making our venue a perfect location for your next large group stays and family reunions, wedding, wellness or corporate retreat or any other event. If you are interested renting multiple units or hosting an event, please message us directly so we can provide you with the details and rates.

*Self check-in is welcomed any time after 3 PM and Check-out is promptly at 10 AM

* THE MAIN GATE CODE #: will be provided to you by 2pm on the day of check-in

* BRR provides a remote to the electronic gate. This is the red/black ladybug remote clicker located in each room. If lost or stolen the Rentee will be charged $150 per remote for replacement.

* The BRR front gate is on an electric sensor. The gate can be opened from the outside using the pin pad (access code provided prior to check in). From the inside the gate will open if a vehicle drives up or (if on foot) with the use of the “ladybug” remote mentioned above. The gate will not open by simply walking up to it. Guests are not permitted to disengage the gate/chain or the control box. Failure to comply and damage to property will result in an additional charge amounting to a minimum of a $1000+ fee.

* When you arrive through the gate please PARK ALONG THE NORTH SIDE OF THE FENCE in the parking spot number that coordinates with your assigned villa only. Each villa is assigned 1 parking spot. Additional vehicles can park in the "guest parking" area marked along the fence or by the garage area to the left when entering the property. All guests must park in these areas as well. Please note the rules on group gatherings below.

* Please DO NOT DRIVE YOUR VEHICLE OVER THE PAVERS, we are below sea level and they can not handle the weight. A MIN OF $1,000+ FEE WILL BE APPLIED FOR ANY DAMAGE.

* All lights in your unit are controlled by the ceiling fan remotes located in each room by the door of each room. If the ceiling lights are not working you can troubleshoot by making sure the wall switch is flipped to the on position and the light cord on the fan is pulled to the on position. Some bedside/room lamps on "turn switches" can be found near the bulb area of the lamp and other "turn switches" can be found by following the cord.

* The TV units are controlled by the smart tv/Roku remotes found in each room. Feel free to log-in to your favorite platforms for your viewing enjoyment. BRR does not have standard cable TV in the units. The Roku remotes do offer several free tv viewing options.

* The WIFI service throughout the property is free for guest use. Log on to BRR-GUEST and use password 3590Bananas to enjoy.

* Beach access is located on 35th St. right next to "Anthony’s Hotel". This is a short walk away. We recommend NOT driving as there is NO parking and the hotel will TOW YOUR VEHICLE AT YOUR EXPENSE.

* For guest enjoyment, we have paddle boards, a kayak, surfboards and boogie boards available for complimentary use. We only ask that everyone be courteous when using them and LIMIT USE allowing other guests may enjoy them as well. Please note, the SUP BOARDS AND KAYAKS ARE FOR RIVER USE ONLY - DO NOT TAKE THIS EQUIPMENT TO THE BEACH. Beware, if you leave any equipment sitting on the river bank IT WILL GET SWEPT AWAY by the current. ANY LOST STOLEN OR DAMAGED ITEMS WILL BE FINED TO THE GUEST UP TO $1000 PER ITEM.

* Yard toys are also available for guest enjoyment. Corn hole, ring toss, Jenga, Connect4 must all be placed back in their original location after use. Please be sure to clean up yard toys. Do not leave them laying out. Pieces and parts will get lost or damaged. Broken or destroyed yard toys will result in an additional charge amounting to a minimum of a $250+ fee.

* The communal laundry room is located between units 6 and 7 by the door marked "laundry room". This area is used by day for property housekeeping.
