She also let us check out late as long as the place was not booked. She texted me to let me know a rocket launch was planned that night- a must see if you are there at the right time. There are so many nice touches in the condo that I was convinced the owners lived there much of the year, but they don't. They are just dedicated to making their guests feel at home. A few examples: The paper guidebook they created is the best I have experienced. The shower is tile with a stone floor. The bathroom includes an extra shelf for toiletries. The backyard is small but includes a cute table and decorations. The unit includes beach chairs and other items for the beach. Parking is 20 steps from the front door. The unit is a few blocks from the middle of downtown Cocoa Beach. Less than 2 blocks from the beach. I hope to stay there again. "

- "Awesome cottage! Cute and clean. Has everything you need. Restaurants walking distance. The pig and whistle right across was delicious. Tried a few different other restaurants as well few blocks away. The beach wagon, chairs, beach towels,umbrella and cooler bag was awesome. Loved the back patio hang out. The mud room to hang your swim suits to dry. The kitchen has seasonings, cooking essentials. The bathroom was gorgeous! Black out blinds were perfect. - "My family stayed at this cottage in early August 2023. Nancy was a fantastic host and not only would we recommend this cottage, but if we ever come back to Cocoa Beach we will stay here again. Nancy was very communicative throughout the process. A week before our trip she reached out to me and gave me directions about check in and how to get to the cottage. The house is a cute 1930s era beach bungalow and it was spotless on arrival. Nancy provided some snacks, coffee, and wine which was perfect after our long trip. It is located a block off the beach and within walking distance of restaurants and shops. Next door there is a breakfast restaurant that came highly recommended by a friend (we highly recommend it!). The kitchen had everything that we needed for nights we decided to cook in. On those nights, we would cook dinner and eat outside on the back porch. Even though it was August, the heat was bearable in the evening because of the breeze you get off of the ocean, and there were no bugs that bothered us. After dinner we would walk to Oasis for shaved ice or the Fat Donkey for ice cream. We also ate out several nights (always walked). There were 2 rocket launches during our stay which you can see from a short walk to the beach. We also took surfing lessons from Ron Jon Surf School (15 min drive), and obviously, went to the beach most days. I would highly recommend this cottage to Cocoa Beach vacationers. It exceeded our expectations for a family of 5."

- "Easy access to everything. A you can walk right out the door and the ocean is there and then stroll a couple of miles down the beach and there is everything you need." - "Super cute unit. Away from hustle and bustle of tourist traffic. Beautiful beach and fully equipped for anything needed for the beach." - "We had a great stay in this unit! Bed is super comfortable, kitchen was clean and had everything we needed, bathroom was roomy and had sunblock, aloe, and lotion for use. While this unit doesn't have a direct view of the ocean from the room, it's SO CLOSE to the water it didn't really matter! If I wanted a water view, I walked a few feet to the back of the building and there it was (no stairs either, this is a lower level unit). Nice little sitting area out back (great spot to watch the sun rise over the water!) Beach area was practically empty, so much quieter than near the pier, it was very relaxing. Loved that they have a big outdoor closet with beach chairs, boogey boards, umbrellas and other beach things available for use. Only real downside is that there's not much in the unit's immediate vicinity aside from residences and condo/apt buildings, no super close shopping or restaurants. We had rented a car so that wasn't a big deal to us, but might be for others so I thought it worth mentioning. Definitely would stay here again!"

REPAIRS:
We do our best to provide each guest with the best vacation experience possible. However, just like in your home back home, sometimes issues might occur that require attention. Some issues do not interrupt nor disturb your stay and can be dealt with once your vacation is over. Other issues will require immediate attention and must be reported as soon as they occur.

The time to report them is NOT upon or after checkout of a multiple-night stay as there will be no compensation in those instances because we will consider them livable according to your standards. If you are experiencing a stay-altering issue with the property, we will get you moved to a different location immediately. Clear and Concise Communication is paramount.

Before you go, we have a few things we ask you to do:

1. When you leave, lock the door and return the key to the lockbox. Don't forget to scramble the code and close the cover to help us protect the box.

2. The checkout time is at 10 AM. Please be courteous and be out by then so housekeeping can get started.

3. Be sure to check under the bed for any belongings you might have left behind, and log out of your Netflix or any other streaming services you may have used.

4. Turn off all overhead lights and set the A/C thermostat to 77 degrees.

5. Please strip any beds that were slept in and leave the bedsheets on the floor at the foot of the bed.

6. Make sure all the windows are shut.

7. Wash and put away any used kitchenware and dishes.

- "Cute little cottage, however be aware it does get a bit hot inside. Like another reviewer said, we just kept all the doors closed and the bedroom became the cold room. The beach access was about a 15 minute walk from the cottage. Note: there is not a sidewalk from the cottage that goes all the way to the access. That being said, the beach was wonderful and since it is a little further down from the tourist area it was a lot less crowded. The area was also a very quiet neighborhood. All around it was an awesome little vacation spot."

You will love this adorable 1B/1B cottage located two short blocks away from the beach, bars, restaurants and shops. The open floor planfeatures terrazzo flooring throughout for easy clean up after a long day at the beach! The living room has a futon and large flat screen TV. The bedroom has a king bed with large closet and bathroom has a tub/shower combo! We manage two units side by side, perfect for couples or small families that want to travel together but have their own space. Each unit is equipped to sleep two adults and one to two small children on the futon sleeper.

- "Great time. Close to beach, restaurants and activities" - "Loved the location and the ease of having a code at the door instead of a key. Very bare bones, but not missing anything essential. Would not recommend 3 adults here - the bed is very comfortable but the futon is not (neither as a bed nor a couch). Our 6-yr-old daughter slept on a camping mattress we brought with us, and that worked just fine. For people with kids who are sensitive to noise when trying to sleep, this might not be the best location - loud live music at a bar/restaurant nearby. But an easy walk to the beach and to lots of restaurants. McNabb Park is close and nice for the evenings- we spotted a dolphin there!"

- "This was our first time renting a vacation property, and it was perfect for us. We had four adults and two children, and we stayed for a week in late June. Its location was perfect for us, and it had all the features and amenities we needed. The kids loved the multiple TVs on which they could watch kids' movies on streaming services when we were relaxing between daytime outings. They also loved the Sea Creature Bingo game. We were pleasantly surprised to find a beach wagon and five beach/camp chairs that we could load into our car and take to the beach. The whole place was clean and in very good condition, and we'd definitely stay there again."

My kids 11,7, and 4 enjoyed exploring outside, having toys to play with and the pirate themed room. We all enjoyed being right around the corner from the beach and having beach toys, a wagon, chairs, and umbrellas available at the property so we didn't have buy them and figure out how to pack them up. The neighborhood was so cute with a short walk to the beach or a few minutes drive to shops and restaurants. The owners were so friendly and quick to get back to me if I had any questions. The supplies for the beach were awesome . . . lots of toys, chairs and boogie boards. My only critique is that the beds were really firm. Maybe that is just a preference thing. The space
The space is a cozy 2 bedroom duplex with an awesome summer kitchen area. Although there are plenty of great restaurants around you’ll be able to cook a gourmet meal in both of the kitchens.

Great parking right in front, Big enough for two cars. We also have ring monitoring system on the parking and driveway area. Only 400 feet to beach!

Other things to note
Cocoa Beach is a hidden gem. Close to Orlando theme parks and home to some of the worlds best surfers. Just a few short miles to the cruise terminals.

The space
The cottage gets an annual refresh and is perfectly located to watch the rocket launches from “our” beach. This is our family cottage, cozy, quaint and quirky - not a palace but a place to relax and enjoy the ocean breeze.
You will have the entire cottage to yourself. House has a main bedroom (Queen bed) and a second bedroom with a Pirate-themed bunk bed (2 single beds).
Make sure you are comfortable with the top bunk before booking. Please see pictures & agree to house-rules.
In the living room is an Indonesian daybed with a twin sized mattress (for 5th guest).
The bathroom offers a bathtub/shower with shampoo, soap etc.
The kitchen and living room are designed as open room concept. The entire house is flooded with natural light and offers unique, beach and surf inspired custom designed furniture and art. We welcome families and have plenty of indoor and outdoor toys, book, beach equipment incl. towels and some baby equipment. We do not offer TV but high speed internet for streaming on multiple devices. The house has its own laundry shed with laundry machine (detergent is available) and dryer.
Lagoon friendly yard means we do not use fertilizer/pesticides or other harmful chemicals to artificially grow grass by poisoning the lagoon.... so no manicured lawn here.
This is not a party location. Smoking is not allowed on the property. Please be respectful to neighbors because we actually like them :-).

Guest access
Guests can use the entire home and the spacious backyard with hammocks and various toys and seating possibilities for kids and adults as well as BBQ, beach chairs, beach towels etc. and a wagon to bring everything to the beach.
To access the house you will receive an entrance code and this code will allow you to open and lock the front door, so you don't need to worry about a key. I might come by to introduce myself and see if you need anything.

The top bunk is for one person only under 180lbs. Do not attach anything on the bunkbed or stairs. No jumping allowed on beds. Parents are responsible for their children.

Guests have private access to all parts of the cottage including the laundry, charcoal BBQ grill, garden, and outdoor dining area—all within a fully fenced backyard.

Your Private parking space is marked with your cottage number.

You are welcome to our beach supplies. We just ask you to treat them gently for the next to enjoy.

We are not responsible for any accidents, injuries or illness that occur while on the property. We are also not responsible for loss of your personal belongings or valuables. By accepting the reservation, you undertake that all guests are expressly assuming the risk for any harm arising from their use of the property or others whom they invite to use the property.

NUMBER OF GUESTS:
We are happy to accommodate up to 4 guests (including children). Ignoring this rule will cause you to forfeit your reservation and refund.

SMOKING:
For the comfort of all guests, smoking is not allowed in the home. Please be mindful of other guests and surroundings and do not toss cigarette buds or ashes in the lawn, garden, or in surrounding areas. Smoking is allowed outside with the doors closed, only.

PARTIES OF ANY KIND, LOUD MUSIC, OR NOISY GET-TOGETHERS ARE NOT ALLOWED! Ignoring this rule will cause you to forfeit your reservation and refund. Quiet time is 10:00pm to 9:00am on weekdays and 11:00pm to 9:00am on weekends. Absolutely no firecrackers or fireworks of any kind should be set off from inside or outside of the home as it creates a fire hazard with our landscaping and furniture.

CHECK-IN is at 4:00pm. If you require an early check-in, please make a request. Please be aware that a fee may apply.

CHECK-OUT time is 10:00am. If you require a late check-out, please make a request. Please be aware that a fee may apply.

The beach and river are conveniently located three blocks away, with the beach to the left and the river to the right. A shared laundry room is available on the property, fully equipped with laundry detergent for your convenience. Downtown Cocoa Beach is within a six-block distance, easily accessible by walking or biking. Explore the vibrant culinary scene, including notable spots like Cafe Surfinista (a surfing shop as well) and Coconuts on the Beach. You will easily find delightful coffee shops, retail, and dining experiences.

Other things to note
Embark on a memorable kayaking experience with our provided child and adult-sized kayaks, complete with lightweight dollies for effortless transport to the kayak launch, just three blocks away. We've got you covered with maps, instructions, and mandatory life jackets (in compliance with Florida law) for a safe and enjoyable adventure. The studio has a queen bed, kitchenette, breakfast table, living area, bathroom and private patio The large deck is perfect for outdoor dining and listening to the ocean waves on a quiet evening.

There is a desk for work or homework in the main cottage, and the studio can be used as a quite work space away from the bustle of vacationing family.

Early check in or late check out?
We take pride in the cleaning and sanitation process between guests. If possible early check ins, and late check outs would need to be organized 24 hours in advanced and are subject to an additional fee of $25 per hour. If the cleaning team arrives and the guest has not departed delaying cleaning, a $50 service charge will be applied to your closing costs.

House Rules:
- Absolutely no parties or gatherings
- Only 8 people allowed at the property, all guests must be on reservation
- No taping anything to walls or ceilings
- No glitter or confetti
- No moving furniture
- Only 3 cars allowed in driveway (all cars must be in the driveway, not on the street or sidewalk)
- No smoking inside (fine of $500 for smoking inside the house)
- No noise or loud music between the hours of 11:00 PM and 7:00 AM
- Fines may apply if anyone breaks these rules.

Pet Rules:
- We require a non-refundable pet fee of $150 (per each pet)
- Maximum 2 dogs
- Dog is kept on a leash at all times when in yard
- Must pick up after your pet
- Must be crated when left unattended

Booking Requirements:
To confirm your reservation, guests are required to:
• Sign a rental agreement within 48 hours of booking
• Upload a valid driver’s license
• Place a card on file for verification

A refundable security hold of $500 is also required. This hold is processed securely off-platform through our API-connected software, OwnerRez, which is trusted by the hospitality industry for safe and secure transactions. The hold is placed 2 days prior to arrival and released 7 days after departure, provided no damages are reported.

Please note: We are on Airbnb’s verified exception list, allowing us to collect security deposits off-platform through approved channels.

There are exterior surveillance camera and noise detectors in place too, so please respect our rules.
