There are so many nice touches in the condo that I was convinced the owners lived there much of the year, but they don't. They are just dedicated to making their guests feel at home. A few examples: The paper guidebook they created is the best I have experienced. The shower is tile with a stone floor. The bathroom includes an extra shelf for toiletries. The backyard is small but includes a cute table and decorations. The unit includes beach chairs and other items for the beach. Parking is 20 steps from the front door. PARTIES OF ANY KIND, LOUD MUSIC, OR NOISY GET-TOGETHERS ARE NOT ALLOWED! Ignoring this rule will cause you to forfeit your reservation and refund. Quiet time is 10:00pm to 9:00am on weekdays and 11:00pm to 9:00am on weekends. Absolutely no firecrackers or fireworks of any kind should be set off from inside or outside of the home as it creates a fire hazard with our landscaping and furniture.

- "Awesome cottage! Cute and clean. Has everything you need. Restaurants walking distance. The pig and whistle right across was delicious. Tried a few different other restaurants as well few blocks away. The beach wagon, chairs, beach towels,umbrella and cooler bag was awesome. Loved the back patio hang out. The mud room to hang your swim suits to dry. The kitchen has seasonings, cooking essentials. The bathroom was gorgeous! Black out blinds were perfect. Free netflix and cable helped while the little one relaxed. Beach was short walking distance. Definitely would stay here again. Deborah, Annette and Randy were all helpful. - "My family stayed at this cottage in early August 2023. Nancy was a fantastic host and not only would we recommend this cottage, but if we ever come back to Cocoa Beach we will stay here again. Nancy was very communicative throughout the process. A week before our trip she reached out to me and gave me directions about check in and how to get to the cottage. The house is a cute 1930s era beach bungalow and it was spotless on arrival. Nancy provided some snacks, coffee, and wine which was perfect after our long trip. It is located a block off the beach and within walking distance of restaurants and shops. Next door there is a breakfast restaurant that came highly recommended by a friend (we highly recommend it!). The kitchen had everything that we needed for nights we decided to cook in. On those nights, we would cook dinner and eat outside on the back porch. Even though it was August, the heat was bearable in the evening because of the breeze you get off of the ocean, and there were no bugs that bothered us. After dinner we would walk to Oasis for shaved ice or the Fat Donkey for ice cream. We also ate out several nights (always walked). There were 2 rocket launches during our stay which you can see from a short walk to the beach. We also took surfing lessons from Ron Jon Surf School (15 min drive), and obviously, went to the beach most days. I would highly recommend this cottage to Cocoa Beach vacationers. It exceeded our expectations for a family of 5."

- "Easy access to everything. A you can walk right out the door and the ocean is there and then stroll a couple of miles down the beach and there is everything you need." - "Super cute unit. Away from hustle and bustle of tourist traffic. Beautiful beach and fully equipped for anything needed for the beach." - "We had a great stay in this unit! Bed is super comfortable, kitchen was clean and had everything we needed, bathroom was roomy and had sunblock, aloe, and lotion for use. While this unit doesn't have a direct view of the ocean from the room, it's SO CLOSE to the water it didn't really matter! If I wanted a water view, I walked a few feet to the back of the building and there it was (no stairs either, this is a lower level unit). Nice little sitting area out back (great spot to watch the sun rise over the water!) Beach area was practically empty, so much quieter than near the pier, it was very relaxing. Loved that they have a big outdoor closet with beach chairs, boogey boards, umbrellas and other beach things available for use. Only real downside is that there's not much in the unit's immediate vicinity aside from residences and condo/apt buildings, no super close shopping or restaurants. We had rented a car so that wasn't a big deal to us, but might be for others so I thought it worth mentioning. Definitely would stay here again!"

4. NO PARTIES ALLOWED. Any guest that has a will be asked to leave without a refund. ANY Parties will result in a minimum fine of $500.
5. Absolutely NO SMOKING is allowed on the property including Vapes, Marijuana, and Tobacco. Smoking will result in a $250 fine.
6. Quiet time from 10:00 pm to 8:00 am (even on weekends, no loud music or any loud noise during quiet time)
7. Checkout is at 10:00 am. Check-In Time 3:00 PM
8. There is a lost key fee of $50 for any key that's lost and not recoverable.
9. No Refunds on reservations canceled due to a violation of our House Rules

REPAIRS:
We do our best to provide each guest with the best vacation experience possible. However, just like in your home back home, sometimes issues might occur that require attention. Some issues do not interrupt nor disturb your stay and can be dealt with once your vacation is over. Other issues will require immediate attention and must be reported as soon as they occur.

The time to report them is NOT upon or after checkout of a multiple-night stay as there will be no compensation in those instances because we will consider them livable according to your standards. If you are experiencing a stay-altering issue with the property, we will get you moved to a different location immediately. Clear and Concise Communication is paramount.

Checkout Instructions:

Thank you for staying at our Vacation Rental.
Before you go, we have a few things we ask you to do:

1. When you leave, lock the door and return the key to the lockbox. Don't forget to scramble the code and close the cover to help us protect the box.

2. The checkout time is at 10 AM. Please be courteous and be out by then so housekeeping can get started.

3. Be sure to check under the bed for any belongings you might have left behind, and log out of your Netflix or any other streaming services you may have used.

4. Turn off all overhead lights and set the A/C thermostat to 77 degrees.

5. Please strip any beds that were slept in and leave the bedsheets on the floor at the foot of the bed.

6. Make sure all the windows are shut.

7. Wash and put away any used kitchenware and dishes.

- "Cute little cottage, however be aware it does get a bit hot inside. Like another reviewer said, we just kept all the doors closed and the bedroom became the cold room. The beach access was about a 15 minute walk from the cottage. Note: there is not a sidewalk from the cottage that goes all the way to the access. That being said, the beach was wonderful and since it is a little further down from the tourist area it was a lot less crowded. The area was also a very quiet neighborhood. All around it was an awesome little vacation spot."
