This 2nd story cottage is totally private with its own entrance and 1 covered parking space. There is one large bonus/bedroom with two queen beds adjacent to a full bath. The Bedroom overlooks the cottage courtyard. The space also offers a main living room equipped with an electric fireplace. A fully functioning kitchen with new appliances adjoins the living room. The home is fully stocked to include: dining and cookware, linens pillows and blankets, towels, iron, etc. There is an onsite washing machine and dryer free of charge. Enjoy an inviting outdoor patio with dining furniture for 4. Bicycles, water toys, and all the excursions you can imagine are available within walking distance!

The lower unit with accommodations for 4 additional guests is also available upon request if you have a larger party and would like to have both. This would include an additional complete home with kitchen, dining, living space, office, bedroom and full bath, as well as a large downstairs courtyard with hot tub. One additional parking space also included.

Balboa Island is an absolute jewel in the middle of Newport Bay. There is a 1.6 mile walkway around the perimeter and a charming 2 block main street with unique shops and fine and casual dining, literally around the corner! My cottage is very inviting. Features a courtyard with outdoor fireplace. It is one bedroom with two bathrooms and a separate sleeping area off of the living room. Perfect for two or a small family. It is possible to sleep one additional person on the twin bed size couch. Centrally located between Los Angeles and San Diego. Great for day trips.

The neighborhood is very relaxed. This is a popular destination so there is a fair amount of activity which makes the courtyard a welcome retreat. My home is one street away from the main street. It is so very quaint! There is a big mixture of old beach houses and new upscale construction. It is a wealthy area with down-to-earth residents.

This one bedroom, one bath apartment is approximately 550 square feet in size and features a second "mini-room" with a built-in twin bed (167" long x 37" wide with built-in twin bed). Wonderfully light and open, it is located just five homes in from South Bayfront and Newport Harbor, and just one block to the island's shops and restaurants. Sophisticated but cozy décor with slip-covered sofa and chairs, natural wood pieces and pretty artwork. Located behind the main house, it has no common, living-space walls with the front house. Upgrades include: beautiful Caeserstone countertops in kitchen and bathroom; all new bathroom with white-tiled shower; outdoor deck with patio furniture and umbrella; private washer and dryer; one queen bed, one twin bed; den with open beamed ceiling. Full kitchen with dishwasher, newer gas range, refrigerator, all small appliances and cookware. Freshly painted white walls; new hardwood laminate floors in bedroom and mini-room; tile everywhere else.

A perfect getaway for a few nights or a week, or for interim housing.

Dear Guests - because of the patio's close proximity with the front house's master bedroom windows, we ask that you not play music or have late-night conversation on the patio.

A few things to note:

- Once you've booked the apartment, we will ask you to send us a copy of each adult's driver's license who will be staying at the property and for you to sign our Short-term Lodging Agreement. These are requirements by the city of Newport Beach.

Located two blocks from Marine Avenue (Main Street) on Balboa Island, this older cottage is steps to all of the restaurants and short walk to the bay of the famous Balboa Island Ferry. The rear unit has a closed patio that provides a spacious outdoor mix of seating. The gated patio has two Adirondack chairs for relaxing! There is also a patio table and umbrella that seats up to six people. The patio is connected to the cottage through the classic dutch doors as it blends into the living, dining and kitchen areas. The living room, kitchen, and bathroom are located on the first floor and the bedrooms are located on the upper floor.

The living room and outdoor patio are separated by a classic dutch door that can fully open or just opened at the top that the entire family can use to enjoy the cool ocean breezes. The living room has a medium flatscreen TV so you can keep up with the game or the news. Just a few steps from the main living area, the kitchen serves as a central meeting point - which is fully stocked with cooking/dining gear and basic appliances. You can choose to cook your meal on the outdoor charcoal grill or in the kitchen!

As you continue through the house, there are private laundry facilities are conveniently located in the hallway that leads to the stairs to the bedrooms. The master bedroom has a Queen bed and TV.

The second bedroom is for the kids! It has a twin bed and a twin bunk bed. A closet with space for clothes. The hallway bathroom has a shower/tub combo.

To fulfill the sleeping arrangements for 6 total guests, please consider that the pullout living room sofa is a full size bed, best suited for 2 children or 1 adult.

PARKING: The parking for the rear unit is inside the gate. All guests are guaranteed a parking space. We do not recommend extremely large vehicles at this location. General neighborhood street parking (metered or unmetered) also in area. During the month of June 2025, we expect the parking situation to be affected by some city utility work.

Pets are allowed and the pet fee is $100 per pet up to two maximum.

Balboa Island is a gem whether you drive, walk, bike or take the Balboa Island Ferry to the island. Balboa Island’s Marine Avenue is home to chic coastal shops featuring unique nautical designs, stylish beach fashions, art and jewelry. It’s also home to quaint restaurants and bistros serving up a variety of dishes bursting with flavor. The selections on Balboa Island go beyond the local fresh seafood of the day with flavors of Italian, Mexican, and French-Swiss mixed in to the culinary choices.

There may be nothing more iconic than the island’s two famous desserts, the Balboa Bar and Frozen Banana. The local sweet tooth treasures have been mainstays for nearly 75 years, and have been imitated and replicated, including on the hit TV show “Arrested Development.” The tasty treats are dipped in chocolate and covered with a variety of coatings from nuts and sprinkles to cookie crumbs.

If you want to visit the DISNEYLAND, our property is located just under 20 miles to the resort and it's two main parks. After a great day at the parks, you can return back to your villa, refresh, relax, and take a stroll down to the beach.

If you are interested in the Laguna Beach PAGEANT OF MASTERS during July, this is a fantastic place to stay. Lyft or Uber is the easiest way to get to the event. You can enjoy a nice glass of wine on the balcony before your ride picks you up and takes you to Laguna Beach.

Additional local attractions include Disneyland, Knott’s Berry Farm, Whale Watching (included in the FREE FUN package), Aquarium of the Pacific, South Coast Plaza, and Fashion Island.

But a trip to Balboa Island wouldn’t be complete without a visit to the Balboa Fun Zone or the Peninsula, where the Ferris wheel has stood for more than 80 years, and the world famous Balboa Island Ferry. The Ferry is about 10 minute walk from the cottage.

This cottage can also be rented in conjunction with the front unit for larger families.

We do allow dogs and there is a $100 per pet fee that will be charged.

Both televisions are Smart TVs and you can log into your favorite streaming services.

Please note that our properties may have electronic devices installed such as electronic locks, front door cameras, or noise monitors. There are no video devices inside the property. Balboa Island, as a whole, is undergoing a process of moving utilities underground and roads may be closed.

Probably the most visible feature of the front unit is the patio that provides a spacious outdoor mix of seating. The front patio is surrounded by a classic white picket fence and has two Adirondack chairs for relaxing! There is also a patio table and umbrella that seats up to six people. The patio feature a gas BBQ grill to cook up a summer feast! The patio is connected to the cottage through the classic dutch doors as it blends into the living, dining and kitchen areas. The living room, kitchen, and bathroom are located on the first floor and the bedrooms are located on the upper floor.

The living room and outdoor patio are separated by a classic dutch door that can fully open or just opened at the top that the entire family can use to enjoy the cool ocean breezes. The living room has a medium flatscreen TV so you can keep up with the game or the news. Just a few steps from the main living area, the kitchen serves as a central meeting point - which is fully stocked with cooking/dining gear and basic appliances. You can choose to cook your meal on the outdoor charcoal grill or in the kitchen!



As you continue through the house, there are private laundry facilities are conveniently located in the hallway that leads to the stairs to the bedrooms on the second floor. The master bedroom has a Queen bed and TV.



The second bedroom is for the kids! It has a twin bed and a twin bunk bed. A closet with space for clothes. The hallway bathroom has a shower/tub combo.



To fulfill the sleeping arrangements for 6 total guests, please consider that the pullout living room sofa is a full size bed, best suited for 2 children or 1 adult.



Both televisions are Smart TVs and you can connect to your favorite streaming apps.



PARKING: The parking for the front unit is on the outside of the gate at the rear alley. All guests are guaranteed a parking space. We do not recommend extremely large vehicles at this location. You may have to move your vehicle on Wednesdays to allow access for the trash trucks. General neighborhood street parking is available in the area.

This is the downstairs unit of a two story duplex. There is an option to rent both and have a 5 bedroom property which sleeps up to 12 using sleeper sofa(sleeper linens will need to be requested prior to stay). Can be connected via interior door.

The lower unit is 2 bedrooms and 2 full bathrooms plus a full size sleeper sofa (this is not your Grandma's sofa bed!) The home includes a newer kitchen (granite counter tops), Smart TV, Wi-Fi, Air Conditioning in main room and just about everything else needed to feel at home. The primary bedroom has a king size bed with an en-suite bathroom and TV. The secondary bedroom includes 2 twin beds. Both rooms have very large closets offering plenty of space to store suitcases and other gear.

The flooring is tile and porcelain wood-like tile throughout. There is an interior full size washer/dryer as well. This is an ideal rental for young families because we are so close to the sand that it is easy to retrieve your sunscreen, sand toys or snacks. The garage has beach toys and chairs though some disappear and new often added, we never know what will be there at any given time. A very large and inviting patio is directly off of the open living, dining and kitchen area. An exceptional place to relax and people watch or close your eyes and drift away. The patio also has an automatic awning for those who want to be protected from the sun. There are additional folding chairs and tables .in the bedroom closets. Relax and unwind on the quiet end of the Island, a stone's throw from N. Bayfront, the boardwalk, and the sand. Fully equipped kitchen to cook, Weber Grill on the patio(no representaion as to amount of propane in tanks, Ace Hardware not too far), or walk to Balboa Island's quaint downtown restaurants and shops. There is a two car garage with one parking spot reseerved for each unit. We also have 2 bicycles and 2 kayaks that are shared by both units. Please use helmets when biking and vests when kayaking.

Please pay close attention to the no parking signs as they ticket on street sweeping mornings.

Duck House is furnished as if I was living there - my guests often comment (on another site that I have been using since June 2017) that I have provided everything and more. You are really staying in My Home - not some beach crash pad (Balboa Peninsula has those).
The pictures and virtual tour will show you all about the Duck House - there is nothing to hide.
I have had guests/visitors from all over the world stay at the Duck House - many have come back or will be in the coming months. My girlfriend and I have been invited by our guests to join them on the patio for appetizers and wine - not required but this is Balboa Island - you are on "island" time.
There have been a few recent updates to the Duck House. The blinds in the front bedroom and living room are new cordless faux wood blinds. The kitchen has recessed lights and a new remote fan. The kitchen to patio doors have brand new cordless shades. Lastly, both toilets have been replaced. A new headboard in the master bedroom. There may be other updates between my writing of this description and when you arrive - all with the goal of maintaining the original charm.

This particular apartment is on the lower level and has a porch.

Originally restored, this is a unique apartment (and hard to describe!). It's a studio apartment, of sorts, with a living room (with Murphy bed), dining room (with the queen bed, a Hollywood bed that rolls in to form a couch in the daytime), kitchen, bath, front porch and parking space out back. The kitchen is equipped - not gourmet - and has no dishwasher. Take a look at the pictures - they do a better job than I do! The bathroom has a claw foot tub and shower. We provide wireless internet capable of downloading movies via your Netflix account, or other sites. We also have a small flat screenTV with cable.

The house has a small covered front porch with patio furniture. As mentioned, a parking space is provided behind the house and has plenty of space in the side-yard to store any bikes or kayak you may bring. We have beach chairs and mats for you to use.

Because the apartment is small, we like to rent to two people max. We provide linens, towels, blankets and pillows. While Newport Beach has mild weather year round, it can get cold in the winter and hot in the summer. We supply a portable space heater and extra blankets for the cold and a fan and windows that open wide to catch a breeze in the heat. But I remind you, you're at the beach, go enjoy!

The front of this rustic cottage features a cozy outdoor patio complete with a gas BBQ and patio furniture where you can prepare your favorite outdoor meals or enjoy your morning coffee. The inside of this cottage has purposely been maintained in its original Balboa Island vintage style featuring a high-vaulted ceiling in the living room outlined with traditional wood planks. There is wood flooring throughout the cottage, a wood-burning fireplace, and 2 cozy sofas in the living area.

The kitchen is fully equipped including a refrigerator, freezer, oven, stove, microwave, double stainless-steel sink, and fully stocked with all the cookware and place settings you will need. Adjacent to the kitchen and living room, is a separate dining area with a rectangular wooden table that seats six people very comfortably. In the hallway, you will find all 3 bedrooms. The first one on the right has a queen bed, directly across the hall is the other smaller bedroom with a twin bed and an en suite full bathroom. A quaint beach cottage with a wonderful front patio with a BBQ for you and your family to enjoy. If you don’t have a car, there are many places to walk to or rent a bike nearby. There is free street parking on the island, not a problem to find a space just by the house, there is no parking spot is provided with the rental. Additionally, many attractions and restaurants off of the island are just a short distance for an Uber or Lyft.

You may enter the home from the front street, or via the alley. Your own entrance. There is a full house rental on the front of the property. The laundry is a shared unit in the garage. Also a reminder that there is a strict noise enforcement policy in Newport Beach. Please respect this by keeping voices Tvs etc down between 9 pm and 9 am as the sound travels and homes are right next to each other.

Other things to note
Tv is not cable, but you can connect to shows in the ROKU app along with live news stations, etc. You may also link to Netflix or to Prime with your own account if you have one.

The space
Balboa Island is not only a great vacation destination itself but also an excellent base for Southern California's many other attractions and theme parks!

Island Escape is a 2-story back unit that has 2 bedrooms upstairs with 1 full bathroom and 1 bathroom downstairs which includes a shower. This cheery and bright home is fully furnished and equipped. Ready for a comfortable and worry-free summer beach vacation or winter rental!

The kitchen and open living area (with a large flat screen TV) have white tile flooring while both upstairs bedrooms are carpeted. The master bedroom is furnished with a queen sized bed and TV of its own, while the bunk room has three twins and one full size. All linens and towels, including beach towels and chairs are provided.

Along the side of the unit, just through the dining room door, is a sitting area with a new propane BBQ. The upstairs also has outside access via a small patio.

Activities and Attractions:

Our property is located less than one block from the beautiful Balboa Bay, boardwalk, and the Balboa Ferry that gives access to the Peninsula beaches and Pacific Ocean. The ferry is a lovely 5 minute ride directly to the Balboa Fun Zone (with arcades, rides, and snacks), the Balboa Pier, shopping and restaurants, boating and fishing excursions (including transport to nearby Catalina Island), and bike/water sport rentals.

Agate is the only street on the island with a children's climbing gym and basketball court. On the island itself, Marine Avenue boasts fine restaurants and boutique shops that are only 2 miles away from even more fine dining, shopping, and movie theaters at Newport's famous outdoor mall, Fashion Island.

For those interested in seeing more of the Orange County coastline, Laguna Beach lies only 7 miles further down the Pacific Coast Highway. Originally an artist's colony, Laguna hosts the Pageant of the Masters and Sawdust Festival in the summer, art galleries, and fine dining and shopping along with wonderful beaches with tide pools.

Island Escape is within 30 minutes of Disneyland and Knott's Berry Farm and an hour or so from Universal Studios, Hollywood, San Diego Zoo and Sea World. The Santa Ana/Orange County (SNA) Airport is only 10 minutes away and the Los Angeles International Airport (LAX) is approximately 45 minutes away.

Enjoy and relax in this classic Balboa Island Beach Cottage. This rear unit of a duplex is a 2 bedroom/1 bath island cottage. This cottage will bring back memories of staying at Grandma and Grandpa's beach getaway! Good for family vacations and one of the best values on Balboa Island. As with all older homes, it is not perfect and we are making upgrades from time to time.


Located two blocks from Marine Avenue (Main Street) on Balboa Island, this older cottage is steps to all of the restaurants and short walk to the bay of the famous Balboa Island Ferry. The rear unit has a closed patio that provides a spacious outdoor mix of seating. The gated patio has two Adirondack chairs for relaxing! There is also a patio table and umbrella that seats up to six people. The patio is connected to the cottage through the classic dutch doors as it blends into the living, dining and kitchen areas. The living room, kitchen, and bathroom are located on the first floor and the bedrooms are located on the upper floor.

The living room and outdoor patio are separated by a classic dutch door that can fully open or just opened at the top that the entire family can use to enjoy the cool ocean breezes. The living room has a medium flatscreen TV so you can keep up with the game or the news. Just a few steps from the main living area, the kitchen serves as a central meeting point - which is fully stocked with cooking/dining gear and basic appliances. You can choose to cook your meal on the outdoor charcoal grill or in the kitchen!


As you continue through the house, there are private laundry facilities are conveniently located in the hallway that leads to the stairs to the bedrooms. The master bedroom has a Queen bed and TV.


The second bedroom is for the kids! It has a twin bed and a twin bunk bed. A closet with space for clothes. The hallway bathroom has a shower/tub combo.


To fulfill the sleeping arrangements for 6 total guests, please consider that the pullout living room sofa is a full size bed, best suited for 2 children or 1 adult.


PARKING: The parking for the rear unit is inside the gate. All guests are guaranteed a parking space. We do not recommend extremely large vehicles at this location. General neighborhood street parking (metered or unmetered) also in area. During the month of June 2025, we expect the parking situation to be affected by some city utility work.

Balboa Island is a gem whether you drive, walk, bike or take the Balboa Island Ferry to the island. Balboa Island’s Marine Avenue is home to chic coastal shops featuring unique nautical designs, stylish beach fashions, art and jewelry. It’s also home to quaint restaurants and bistros serving up a variety of dishes bursting with flavor. The selections on Balboa Island go beyond the local fresh seafood of the day with flavors of Italian, Mexican, and French-Swiss mixed in to the culinary choices.


There may be nothing more iconic than the island’s two famous desserts, the Balboa Bar and Frozen Banana. The local sweet tooth treasures have been mainstays for nearly 75 years, and have been imitated and replicated, including on the hit TV show “Arrested Development.” The tasty treats are dipped in chocolate and covered with a variety of coatings from nuts and sprinkles to cookie crumbs.


If you want to visit the DISNEYLAND, our property is located just under 20 miles to the resort and it's two main parks. After a great day at the parks, you can return back to your villa, refresh, relax, and take a stroll down to the beach.


If you are interested in the Laguna Beach PAGEANT OF MASTERS during July, this is a fantastic place to stay. Lyft or Uber is the easiest way to get to the event. You can enjoy a nice glass of wine on the balcony before your ride picks you up and takes you to Laguna Beach.


Additional local attractions include Disneyland, Knott’s Berry Farm, Whale Watching (included in the FREE FUN package), Aquarium of the Pacific, South Coast Plaza, and Fashion Island.


But a trip to Balboa Island wouldn’t be complete without a visit to the Balboa Fun Zone or the Peninsula, where the Ferris wheel has stood for more than 80 years, and the world famous Balboa Island Ferry. The Ferry is about 10 minute walk from the cottage.


This cottage can also be rented in conjunction with the front unit for larger families.


We do allow dogs and there is a $100 pet fee that will be charged.


Please note that our properties may have electronic devices installed such as electronic locks, front door cameras, or noise monitors. There are no video devices inside the property. Balboa Island, as a whole, is undergoing a process of moving utilities underground and roads may be closed.

The space
Inside Duck House, each bedroom has its own full bathroom. The kitchen is fully stocked with most everything one would want/need in their kitchen. There is an interior patio and the front porch for your outside relaxing. Personally, I am very content to sit at the dining table working away while gazing out the large picture window. Many homes have dutch doors and the top half is open from sunrise until bed time.
Parking is on the street. Street sweeping on Wednesdays and Thursdays. Information will be provided regarding local restaurants, rental opportunities, sights, and more (hopefully some discounts as well). Duck House Balboa site is available for additional details, if you combine those three above words and add the period and com at the end, your browser will take you there.
