We enjoyed it thoroughly both times! Sandy is a great guy, and the cottage was comfortable & had everything we needed (except for silverware - haha. We were toying with the idea of stopping at a garage sale to stock the place up... :). It's a well-priced cottage for the type of rustic experience it provides. It's not lakefront, so you're sacrificing sunsets and the shimmers of the sun off the water, but the dock access across the street that comes with the cottage was top notch. We have a 19' Sea Ray bowrider and were able to dock it with lines on both sides of the boat at the dock. The only drawback about this spot on the lake is that it is super shallow. I scratched up my new prop and skeg pretty significantly the first time we were there, but learned my lesson the second time around, when I installed a depth finder on my boat & also raised the outdrive above the trim level when putt-putting in and out of the dock for about the first 100 yards off shore. - "We thoroughly enjoyed our stay in this cute and charming cottage right in the heart of everything Bemus Point has to offer. The unit is much larger than it seems on-site and is furnished to suit anyone's needs, the bed was really comfortable and the little extras were a nice touch. We also loved the outdoor space and particularly relaxing in the rockers on the front porch. The bathroom is very, very small so if you're big & tall or need a larger bathroom, I'd suggest looking at one of the other 2 rental units on-site. We were in town for a wedding and had to reach out to the host a couple times and Ken couldn't have been better. He was responsive and quick to provide anything needed. I would definitely recommend any of this host's properties to anyone considering a stay in the area - and the area is absolutely worth the visit!"

- "Just finished a three night stay at SPLASH! This is a brand new property located in Bemus Point, NY. We chose Suite 2 on purpose so that our balcony would look right out at Chautauqua Lake!! It was everything we were hoping for and more. The one bedroom flat was immaculate, beautifully appointed furnishings, a great kitchen, gorgeous bedroom and bath. It come with a parking spot so no hassle getting around each day (which is a major bonus in Bemus Point in the summer!!) Hosts were super responsive and very helpful. This beautiful one bedroom-one bathroom apartment is less than 1/2 mile to the heart of Bemus Point! It has beautiful engineered hard wood floors with radiant heat and cathedral ceilings for an open concept space that is very comfortable. If you are looking for a quiet place to stay, yet very close to all that Bemus Point and Chautauqua Lake have to offer in the summer or on the snowmobile trail and close to ski resorts in the winter, you have found where you want to be. The major appliances were new in summer 2021 and several other small appliances include coffee maker, toaster, blender, food processor and even a KitchenAid mixer. There is a man's and woman's bike available, if you let us know you would like to use them.

No smoking, pets or parties on the property. Violation of these house rules means guests must leave and no refund will be given.

They do not look into any interior spaces. The cameras record video and sound when activated by motion

- "This was a charming place right in the heart of Bemus point. We had everything we needed for a little getaway. The owner takes great pride in presenting a welcoming environment. It was very appreciated!" - "The location of this building is amazing. You can walk to all the hot spots in Bemus within minutes. As for the studio, the amount of space worked well for my family of 4 with two little ones. I do wish I would have known it was the basement of the house. Basements can be musty and hard to dry the floors were constantly sticky and dirty we did our best to combat that with the air conditioner to get air movement. If you are planning to use the futon couch as a bed I suggest you bring an air mattress to lay on instead there's a big bar in the middle that is quite uncomfortable. Communication and texts from the owner were great. When I asked about the protocol for the shared laundry he responded quickly. It worked for us, but for our yearly Bemus trip we will find another place that is not a basement."
