- "A wonderful rustic and peaceful place to get away with beautiful views of the river. Co-owners were very pleasant and easy to communicate with. To make it more fun this year, we decide to go “up camp!” I loved tent camping and staying in my godparents cabin as a kid and was thrilled to return and show off the fun and beauty of the area to my kids, husband and in laws. We had a bit of a rough start dealing with a fallen tree blocking the driveway and a downed power line but handled that and got to making fun memories the next day. The property offers many opportunities for fun in and out of the water. The fire pit area offers both covered and uncovered areas to sit, talk and gather around the fire or enjoy a meal on one of the many picnic tables. My BIL was able to bring his camper and that allowed us to spread out and gave us more space. The bunk house was great for all the kiddos and main house bed was good for my husband and I. The only thing that I really missed was having an oven but that’s because I like to do lots of baked goods and casseroles for large groups. To be honest the pictures on the property aren't as nice as the actual place. Hope to return again soon! "

The cottage was charming, cozy and clean, and close to some cool breweries and restaurants. We also went on an awesome hike at 2 Mile Run park. Our cabin is located near the small settlement of Neilltown (actually a crossroads with 6 homes and a church) 9 miles from Tionesta & Titusville and within the western part of the PA Wilds, adjacent to the Allegheny National Forest and Wilderness Area. You can come here to look relax, find peace and quiet, and refresh your spirit in the solitude of the Big Woods. Or, you can find more activities than you can possibly do in one visit. Forest County is PA’s least populated county where camps outnumber residences.
The cabin, Procrastination Station, can sleep 6 to 8 people. It has 2 bedrooms; a queen size bed in one, a queen size bunk bed in the other, a full bath with shower, and a fully equipped kitchen. The living room has a sofa with a double pull out bed. It has a flat screen TV with DVD player and a DVD Library for young and old alike, games and books. There is a modern wood stove, propane heater, and outside features are a rear deck, a graveled 16ft x 24ft picnic pavilion with picnic table, lawn chairs, gas grille, fire ring and dry firewood. All you have to do is bring your own food or choose restaurants in nearby Pleasantville and Titusville. Hunting can be arranged in season. In nearby Tionesta, Bald Eagles nest along the Allegheny River and soar over the Wilds. You will be close to Cooks Forest State Park with its virgin timber, Tionesta Dam for swimming and boating, tubing, kayaking and canoeing on the Allegheny River, Drakes Well in Titusville - the Birth Place of the Oil Industry, Cornplanter and Oil Creek State Parks, Kinzua Dam & Recreation Area and several huge State Game Lands.
We are also adjacent to the Great Lakes Region. Within a 1 ½ hour trip you can be to Lake Erie, Presque Isle, Waldameer Amusement Park, Presque Isle Downs Casino and Racetrack, Wine Country Tours, ski resorts, and more.

The space
Enter the porch door past the rocking chairs into the spacious kitchen. You'll have all of the kitchen amenities you will need to make meals special. The dining table and smaller table seat 10 to accommodate game nights! Large tv is in the living room with over 30 family games. There is Wi-Fi but you could always pretend like there isn’t and really disconnect!

The first-floor bedroom is connected to the living room. There is a full-sized bed and bunk beds in the first-floor bedroom to accommodate people that need to avoid steps. This room has a floor fan but does not have air conditioning unit.

A spiral staircase leads to two rustic yet cozy bedrooms. There are two twin beds and a full bed in one room for those getaway fishing trips with lots of friends. No air in this bedroom, but there is a ceiling fan and window fan. There is one queen bed and one twin bed in the second upstairs bedroom. Complete with a window air conditioner. An air mattress and pack and play are also under the downstairs beds for use in any room.

Outside you'll love the relaxing flowing creek (Little Hickory Run) as it trickles by. There is a road above the creek but it's not busy or a distraction.

Take a walk in the woods on a path or follow the creek. Enjoy the tall pines all year and the changing leaves surrounding the cabin in the fall. Kids and pets could spend all day in the creek exploring or looking for fossils, salamanders and crayfish. You don't really ever need to leave the property to have a wonderful vacation!

The entire cabin is yours with a back and front yard and flowing creek. Please note that two of the three bedrooms are up a spiral staircase which is not suitable for small children.

Everything was as expected in the listing, no problems checking in, and check out procedures are easy. There is a road that is close, but traffic is very light and it makes running to the store or out for activities easy; the cabin still felt private. We had zero cell service (which was great for us) but as soon as you get down to the main road, probably less than a mile, there was full service. The satellite internet was consistent and strong enough to browse the web and watch some videos. Beth was very communicative. We had a peaceful time there."

Tranquil views abound at this quaint home overlooking acres of farmland, forest, and a pond! Local legend tells that this charming farm cottage was once a stop on the underground railroad! Cozy up by the fire on a chilly night, or relax on the porch for a stunning glimpse of the sun rising over the forested hills or setting beyond the pond.

This cottage was completely renovated in 2021 with the goal of preserving its local heritage and potential historic significance. Much of the charm of this cottage comes from its quaint size, the locally sourced oak and walnut hardwood floors, and the historic elements preserved inside.

The kitchen, while small, has everything you need to cook/bake your favorite meals. This includes a gas range, pots and pans, cooking utensils, and of course plates, bowls, silverware, and cups. When you're done, a dishwasher simplifies clean up! The antique dining table has chairs for 6 guests and is situated inside of the eat-in kitchen. The coffee and tea station includes a small auto drip coffee maker, french press, and single serve coffee maker, and the electric tea kettle is ready for your next cup of tea. A selection of coffee and tea, as well as sugar packets and creamers, are also available for your stay.

The living room, situated next to the kitchen, features a 43" Roku TV, two couches, and two comfy chairs. Leave the overhead lights on for extra lighting, or use the dimmer on the switch for a more relaxing vibe. On a chilly evening, the gas heating stove in the corner will warm you and provide the ambiance of an indoor fireplace. On a warm day, open windows provide excellent cross ventilation or you can turn on the window mounted air conditioner to really cool the space.

The downstairs also includes one bedroom with a full bed, a bathroom with tub and shower, and a washer and dryer. Upstairs has two more bedrooms; one with a queen bed, and the other with two twins and a desk and chair. All bedrooms include brand-new dressers to store your clothes for longer stays.

Perhaps one of the best parts of your stay will be relaxing on the porch which is perfectly situated to enjoy a stunning sunrise in the morning or the picturesque sunset beyond the pond, cornfields, and forested horizon. The porch also includes a gas grill and a round patio table with chairs.

During the warmer months you'll be greeted each morning by a multitude of singing birds (especially red-winged blackbirds calling from the cattails) and in the evenings a chorus of frogs lining the banks of the pond will announce the coming of the sunset. During the winter, you can cozy up by the fire and enjoy the view of acres of snow covered fields and forest.

While the cottage's role in the underground railroad is difficult to verify, the hand-hewn wooden beams and other architectural features found during renovations confirm its historic quality and suggest that the original house was indeed present in the mid 1800s. Whether or not local lore about the house is true concerning the underground railroad, the house (once marked for demolition) was restored and preserved on the chance that we may call to mind this part of our country's history.

Guests have access to the entire house, private driveway, pond, and surrounding yard. All linens and towels, kitchenware, and food and beverage treats are for our guests to enjoy.

The barn and corn fields located near the house are not included in the stay.

Note: As seen in some of the outdoor pictures, the cottage is situated about 30 feet away from the road. It should be noted that many historic homes were located close to early dirt roads often traveled by horse and carriage. Pavement and cars have changed how we travel, but this location is still brimming with country charm and rural landscapes!

New furnishings through most of the home, Four new Samsung 4k TVs, and freshly remodeled rooms make for a cozy environment for our guests. The kitchen is well stocked with all the essentials along side new upscale appliances. The dining room has no problem handling 6 people for a sit down meal or post trail beverage and is located right next to the kitchen. Let's talk coffee and tea for a moment....we have provided a Cuisinart 12 cup insulated carafe drip coffee maker in the kitchen along side an instant hot water pot for the tea lovers and a Nespresso coffee/espresso maker in the en-suite bedroom/office combo room for the ultimate "wake-up roll out of bed inject caffeine experience".

Wireless near field charging stations for Samsung & I-devices are on hand in every bedroom, the kitchen & living room. For those that prefer tech, an Amazon Fire HD tablet puts you at the helm of a whole house Sonos Surround Sound system, Lockly entryway door lock, Nest thermostat and the 3 smart TVs at the touch of a finger. For those that might need to "adult" a bit and use our home office during your stay, we have equipped the property with a fully fortified Mesh WiFi hub system with a UPC battery back-up.

All 3 bedrooms have new mattresses and foundations, and if someone extra needs to crash, there is a cool modular Queen sized sleeper sofa bed in the office en-suite. The living room has super comfy deep couches for when you are not on the trails or shopping in downtown Franklin. Lastly, we renovated the bathrooms with new stately thrones and shower/ soaker tub combo that is divine. The half bath also includes a brand new washer/dryer set.

For your outside lounge time, there is a privacy screened front porch with new wicker furniture, lit by soft LED lights.
