- "We stayed here with my family and my sister’s family. It fit our families perfectly. Four adults and four kids fit great!! The pool was fabulous and our kids loved the pool table." - "The pool and the pool table were so fun for the whole family. The home is super comfortable, trendy style with cute bedrooms and decor. The kitchen is large and well appointed with plenty of dishes and glasses. We did purchase a small pool stick to leave behind, some of the space in the pool room was tight on one side but the shorter stick did the trick. We also purchased and left behind a coffee pot, because there was only a Kerug, as some of us wanted an old fashioned pot of coffee, but the entire stay was super comfortable with lots of linens, pillows and blankets. The Sonos system was awesome and gave us access to Spotify and Amazon Music. Plenty of space for my family of seven, near Hwy 10 so nice and convenient to our favorite little town of La Quinta. The property didn’t have much in the way of pool toys and could use a few more comfty chairs for the family toom, but aside from those two small items, our stay was very worth the price and we’d highly recommend this property."

When I first found this condo it was in a shameful state of disrepair. But i had a vision and immediately went to work to create a space where that wonderful sunset view could be enjoyed. All flooring was replaced with new wide plank laminate and 6” baseboard. Mediterranean style tile compliments the bathroom and laundry flooring. Along with the newly installed double sink vanity that is set against the subway tiled wall. Luxury hotel is the ambience throughout this condo. The counters in the kitchen are new solid surface materials and the cabinets have been freshly painted. The entire condo is freshly painted in a soft creamy white that sets the ambience as tranquility and calm. It’s lightly furnished to provide you with plenty of space to move around. The entire suite is pristinely clean. It is an upper unit so no noise above you. Newly furnished with comfy over sized sofa, comfy swivel bucket chairs in both the living room and dining area. Dining table is a good height for doubling as a work station. Three swivel chairs are super comfy. Lots of details added for the ease of your stay. Bose blue tooth speaker, spectrum cable and high speed wifi, smart tv with times of pre loaded apps.

Your own private stacking washer and dryer is handy for laundry, located off the balcony closet.

You have two reserved parking spots, one covered and one open to use if needed.

The location is close proximity to Starbucks, Ralphs, Albertsons, and Home goods. This complex is centrally located, gated and quiet. A short drive to the hopping paseo drive and palm springs. We enjoyed watching the children playing in the common area after school. You will be surrounded by locals in this community. It was a little cold during our stay, but we did enjoy the main pool a couple of times, and we used the tennis courts several times. The apartment itself is a good size for two people. As our guests, we kindly ask that you respect our neighbors and the community by adhering to Riverside County code noise regulations. The entire county of Riverside requires outside noise be kept to a minimum between the hours of 10pm-8am. Regulations state amplified speaker music is not allowed, and outside noise is not to exceed 45 decibels during quiet hours, and 55 decibels during the day, contained within the property.

Plenty of parking in garage (3) and driveway (10) with street parking if needed.

RULES/NOISE:
The City of Indio has a noise ordinance of quiet hours: minimal outdoor noise/activity after 9 pm (Sunday to Thursday) and after 10 pm (Friday & Saturday). During quiet hours no music or noise should be heard at the property line. Noise should be at low to moderate levels during the daytime. Overnight occupancy is anyone on the property after 10 pm and should not be more than one the listing (Note: 16 plus means 16 max)

We care a lot about maintaining good relationships with our community in order to offer these amazing vacation properties to our guests, so we appreciate you following these rules during your stay.

POOL|SPA:

Pool/spa: The pool is 90,000 Gallons and can take 3 days to heat there is a pre-heating charge of $300/day for the 3 days to heat to 82 degrees. After that there is a $300/daily fee to maintain the heat during your stay. Use of spa heat is complimentary with pool heat. If using spas alone there is a $75/daily fee for heating. Spas can be controlled by a wireless on a remote in BBQ area, instructions are in the house manual (in the kitchen).
Gas prices are at an all time high entering the new year, and we do not profit on these fees. If you need the pool heated upon your arrival, let me know at least 72 hrs in advance. We can have it ready for your arrival at that time. Pool heating time varies depending on outside temperature. Pool fee can not be refunded unless heating issue is due to a problem with equipment.

Payment can be made via payment link or another form of payment.

**Most of the year, heating is not needed except for the winter months upon request.

SLEEPING:

Air mattresses and Pack n Play (and High Chair) available upon request, prior to check-in.

EARLY CHECK-IN/LATE CHECK-OUT REQUESTS:

If you need special accommodations with early check-in/late check-out, we will gladly help UPON AVAILABILITY. Early check-in fee is $75 and late check-out fee is $75. It is only granted upon availability which is confirmed prior to the payment request. Payment request have to be made upon confirmation of the availability or else the request to housekeeping team will not be submitted. All late check out requests need to be submitted before 8:30pm the evening prior to check out

CHECKOUT DUTIES: when possible, if you could start a load of pool towels in washing machine, put your trash in the trash area and start a load in dishwasher. It is the request asked by my cleaning team and they appreciate it immensely. With CDC new guidelines, which we follow, they have a lot more duties to complete, this helps them to be timely for everyone. Thank you so much!

of any and all actions or causes of action against
Landlord;

c) applies to personal injury, property damage, or
wrongful death which I and the Pool Area Users may
suffer, even if caused by the negligent acts or
omissions of others;

d) is an affirmative representation that I am assuming
full responsibility for any and all risk of death or
or personal injury or property damage suffered by me
and the Pool Users while utilizing the pool; and

e) is binding on me, my spouse, my heirs, my personal
representatives, my assigns, my children and any
Guardian ad litem for said children.

I. ACKNOWLEDGEMENT

I acknowledge that by using the pool I have read this
Waiver & Release and that I understand the words and
language in it. I further understand that this waiver &
Release is intended to be broad and inclusive and
Governed by the laws of the state of California, and i
agree that if any portion is held invalid, the remainder
of the Waiver & Release will continue in full legal force
and effect. I further agree that the venue for any legal
proceedings shall be in the county of Los Angeles, State
of California.

I have read and fully understand the above important
information, the potential dangers incidental to using
the pool, the warning of risks, assumption of risk and
Waiver & Release of all claims, and I voluntarily choose

SECURITY CAMERAS: Video surveillance is actively recording on the property, cameras are located on the front entrance and near the bbq facing the side yard. All cameras are on exterior of home.

PETS: Small pets (dogs only) are welcome with prior host approval and a $150 per pet cleaning fee. A maximum of 2 pets only.

AC Usage: In order to ensure no damage is caused to the AC unit, we ask that the AC temperature is not lowered any less than 74 degrees. NO AMPLIFIED MUSIC: We care about maintaining a good relationship with our neighbors, so we ask that when guest are utilizing the pool area the music is kept to an acceptable volume. The home is a short walk or drive to grocery stores, shops, restaurants, and a huge park with Pickle Ball is about a 5 minute drive.

Our full kitchen contains pots and pans, a French Press coffee maker, a Keurig coffee maker, dishes, microwave, oven, dish washer, and a refrigerator and freezer. Please note: we have provided a Brita water purifier but the fridge/freezer do not make water or ice.

The kitchen table seats 3 and we have a small table and 2 chairs on the balcony as well to enjoy dinner or lounging under the desert stars.

The home has AC to keep you cool inside during the summer months in the desert. We also have heating for the cooler winter months.

The living room and master bedroom have a smart TV with streaming services for you to sign in to apps and enjoy a movie or your favorite shows. The living room has two comfortable couches to lounge. There’s also a desk (can be used as a standing desk) and chair in one of the bedrooms for working remotely.

The home offers a private washer and dryer in the unit (please bring detergent, etc. if you’d like to do laundry during your stay).

The gated community offers a gym, pools, spas, and BBQs. There is also a playground, volleyball courts, tennis courts, and a putting green! You will have full, private access to the condo and balcony.

NO AMPLIFIED MUSIC: We care about maintaining a good relationship with our neighbors, so we ask that when guest are utilizing the pool area the music is kept to an acceptable volume. Playing loud-amplified music and any fines associated with excessive noise complaints are the responsibility of the guest.

PARKING: Space is available for up to 4 cars, including 3 in the driveway and 1 on the street.

POOL AND SPA HEAT: Pool and spa heat is not included in the total booking amount. Please reach out to host for details.

AGE REQUIREMENTS: The reservation holder must be 25 years of age at time of check-in and is required to be at the property for the duration of the reservation.

SECURITY CAMERAS: Video surveillance is actively recording on the property, cameras are located over the driveway. All cameras are on exterior of home.

NOISE MONITORING: This Property has a smart home device that measures noise volume levels throughout the property and allows us to respond to noise nuisances. This device in no way records conversations.

PETS: Small pets (dogs only) are welcome with prior host approval and fee.

AC USAGE: In order to ensure no damage is caused to the AC unit, we ask that the AC temperature is not lowered any less than 74 degrees. To help keep the home cool, we suggest closing any blinds or shutters and ensuring the doors remain closed to avoid heat entering the house during the hot days. House thermostat is monitored remotely.

FIRE-PIT: We do not provide supplies for fire-pit. Fire-pit must be attended at all times. Water must be available to extinguish uncontrolled flames.
