My daughter and I have our bedrooms upstairs so we are renting out the ground floor of the house (2 bedrooms, 1 full bath, plus the kitchen and dining areas) to our guest. So you will have exclusive use of 2 rooms and one bathroom. Understand that is is SHARED housing, you may not see us much but we will be using the same kitchen and dining area. You may use the laundry facilities as well (all laundry supplies provided for you).

Very child-friendly, fun back yard with play set and LARGE enclosed trampoline. 35 minutes from San Francisco, 1 mile from downtown Castro Valley and public transit (BART).

My house is your house during your stay, you can have as little or as much contact with us as you want. Street parking directly in front of the house is always available. This is not a busy / crowded neighborhood.

We have 5 indoor/outdoor cats, so if you are allergic to cats this is not the place for you! Katya (the official greeting committee) is pictured above on the front steps.

Please note in the pictures - what you see is what you get. The queen bed will comfortably accommodate 2 adults, the sofa / corner unit will work for 2 kids/teens. My house will NOT accommodate a party of three or four adults. The sleeping accommodations are not sufficient. While the sofa / corner unit is great for the younger crowd, it does not provide the actual back support a "real" bed would and is NOT recommended for older folks like me! (50+). I've tried it, trust me on this. My kid and her friends think it's great, but that's her age group.

It's never a problem at Crescent Avenue. Castro Valley is very safe and clean unlike Oakland for example. Castro Valley has small town feel and everything is within a walking distance unlike San Jose vastness and nondescript character with its many office buildings and warehouses. If you would look at a map you will find that we are in the center of all of the sightseeing activities and freeway access is much easier from our location than fighting the bridges of San Francisco. We are less than a mile from 580 freeway access so you can still drive to near by the cities of San Francisco, Oakland, Palo Alto and San Jose or take the train (BART) which is a walking distance from our home, so drive/walk and enjoy the sights and attractions that the city of San Francisco and other cities in the bay area offer. Most people spend a day or tow checking the City and the rest of the time they visit places like Napa Valley, Sonoma Valley, Monterey, Carmel, Santa Cruz, San Jose, Livermore outlet mall, Pleasanton or even Yosemite National Park and Lake Tahoe. Due to our unique micro-climate, we are often 10°F - 20°F warmer than San Francisco during the day, and we usually cool down at night with the early evening fog that rolls in from San Francisco. This fabulous resort has a cozy gas fireplace in the living room. Relax in the leather reclining sofa and love seat in the living room and enjoy the open floor plan for the living room, dining room, and kitchen. The owners planted the landscaped and manicured gardens for your enjoyment. There are Queen and Pygmy Palms that grace this property. The many varieties of fruit and flowers often fill the estate with an intoxicating fragrance of roses, lavender, star jasmine, and orange, lemon, and apple blossoms. We follow a good neighbor policy. We respect our neighbors’ right to the quiet enjoyment of their property. As a result, we maintain Quiet Hours at all of our properties from 10 p.m. - 7 a.m. This is to maintain peace in our neighborhood as well as in the home when guests are sharing spaces in our large Villas.

- We DO NOT permit events or parties or any non-registered guests at this property.
- Do you need room for more guests? Ask, we also have other properties that may be available for extra guests.
- All guests (including visitors, children, infants, day-use guests, etc.) must be registered. No one else is permitted on the property. A violation of this rule will result in immediate termination of this agreement with no refund.
- This is a pet-free and smoke-free property. We do not allow smoking of any kind in or around the property. We do not permit pets.
- Please use coasters when putting drinks on wood furniture
- We expect our guests to treat others in the neighborhood as they would wish to be treated. It's a simple but profound way to live!
- All guests must provide a government-issued photo ID (driver's license, passport, etc.). upon arrival and sign our rental agreement.

- Infants: Free of charge for infants under 2 years old. Our insurance and HOA require us to list all guests including infants in the count for occupancy. We DO charge for ALL occupants. The extra person charge is collected upon arrival or through the platform. We can also provide a Pak-n-play crib and a high chair.

Parking: There is plenty of free street parking on both sides of the street in front of our Villas. Please do not park in a red zone or in front of driveways or over sidewalks.

Weather:
Castro Valley has some of the greatest weather on Earth. We are close to San Francisco, but we seldom suffer the cold, damp fog during the day. From April through October, you can expect temperatures to range from 70 to 90 degrees Fahrenheit (20°C to 33°C) during the day. We often enjoy cooler nights as the San Francisco fog eventually makes its way across the Bay and stops at the Castro Valley hills. There are significant temperature fluctuations or micro-climates throughout the Bay Area and we encourage you to be prepared for 20-degree swings in temperature. Dressing in layers is always appropriate.

Planning Ahead:
If there are specific sights you want to see (such as Alcatraz) we encourage you to book your tickets in advance as many of the popular tourist attractions sell out.

House Rules:
We ask that you treat our family home as your own and leave it in the same way as you hope to find it.

The Day of Departure:
We want your stay here to be one of the best vacations of your life. When it comes to the time to leave, we do not want you to worry about doing the laundry and making the beds. This will be taken care of as part of the Cleaning Fee. We will also vacuum, clean floors, bathrooms & kitchen (subject to normal and reasonable use).

We ask you to place all trash in the trash bins.

Please note the cleaning fee does not cover:
Repairs, stain removal, damage, excessive trash disposal, clearing away unwanted items or garbage, washing dirty dishes or glassware.

Use of Home:
No parties, events or unauthorized guests or unregistered guests
We do not permit music, bands, amplified voices, etc. outside.
Any music or amplified voices inside must not be heard outside and must be shut down by 10 p.m.
We do not permit weddings at the property.
We do not permit events that are "adult" in nature.

This is a pet-free, smoke-free, and drug-free property. If you do smoke out on the public sidewalk, please do not discard ashes or butts in lawns or gardens.

• Please remember to turn off lights, fans, and other electronics when not in use to conserve energy. Additionally, please refrain from leaving appliances on standby mode or charging devices overnight to avoid unnecessary electricity consumption.
• If you notice any electrical issues or disruptions, such as tripped circuit breakers or power outages, please inform us immediately so that we can address them promptly.
• Do not tamper with electrical outlets, switches, or circuit breakers. Avoid using damaged or frayed cords or plugs. If you have any questions or concerns about electrical safety, please reach out to us for assistance

Housekeeping:
• We do not provide daily housekeeping service, but fresh linens and towels will be provided upon arrival.
• We provide one bath towel and one hand towel per guest, and each guest is responsible for their own makeup towel. Guests may request an additional towel for an additional charge.
• $2 per bath towel.
• $1 per hand towel.
• A guest will be charged if a stain cannot be washed out.
• $10 per bath towel

Toilet Usage:
• Please do not throw tissues, wipes, sanitary products, or any other objects into the toilet. This can cause clogs and damage to the plumbing system.
• If you experience any toilet-related issues, such as a clog or malfunction, please inform us immediately so that we can address it promptly.
• In case of toilet clogs caused by improper usage, a penalty of $150 will be charged to cover plumber call service.

Check-out Procedures:
• Before checking out, please ensure that all lights, appliances, and air conditioning are turned off, and all windows and doors are securely closed.
• Please wash, dry, and put away your dishes before checking out.
• Please return all keys, access cards, or other property items to the designated location where you have taken them.
• Check-out inspection will be conducted to assess the condition of the property and any damages or losses. Any charges for damages, missing items, or excessive cleaning may be deducted from the security deposit or charged separately.

This suite is a private, tranquil retreat within our larger 5 bedroom home. The suite is locked off from the rest of the house and has a private entrance. Guests who love this suite include couples, solo adventurers, and business travelers. You reach the Terraced Garden Suite by the side access (you must be able to walk up a fairly steep incline) to the rear yard and then down a flight of stairs. We are close to groceries, freeway access, and BART. Enjoy West Coast Villa!

We offer a unique opportunity to rent out a portion of our large, luxury West Coast Villa. This listing is for our Terraced Garden Suite. It is a large 400 square foot bedroom with two queen beds, a kitchenette (includes a Keurig coffee maker, refrigerator, microwave, toaster, and counter space). It has its own private bathroom with a walk-in closet. There is a small TV with DirecTV, a couch and a table with two chairs. The Suite is a private suite within our larger 5-bedroom Villa that is locked off from the rest of the house with its own private entrance.

We call it the Terraced Garden Suite because it looks out to our rear yard, formed into several level flat areas resembling a series of steps. You look up to the gardens from this suite.

Since this suite is located within our larger 5-bedroom home, we may be staying in the rest of the house, or other guests may be renting the other portion of the house. You may hear typical household noises from other guests; however, we ask all of our guests to respect quiet times between the hours of 10 p.m. and 7 a.m.

The benefit of renting a portion of our larger property is that you get to enjoy the property at a reduced rate because all guests share the total cost in all parts of the property. If you are not comfortable with this arrangement, then please consider renting our private 3-bedroom Villa II, which gives you exclusive use of that space.

West Coast Villa sits in the hills of Castro Valley overlooking the valley that includes our rolling hills, partial views of the San Francisco Bay and Peninsula, and many gorgeous sunsets.

The home is located just two blocks from a grocery store (Safeway) and a Trader Joe’s store. We have easy access to freeways and BART. It is located in a quiet and safe residential neighborhood. This well-maintained suite sleeps up to 4 guests in two queen beds. We provide quality linens and bedspreads.

Due to our unique micro-climate, we are often 10°F - 20°F warmer than San Francisco during the day, and we normally cool down at night with the early evening fog that rolls in from San Francisco.

Enjoy the rear tropical gardens, lemons ripe for the picking, and a Weber BBQ grill for your enjoyment.

The owners planted the landscaped and manicured gardens and are for your enjoyment. We invite you to pick fruit for your personal use from our private “orchard.” We have, in season, apples, plums, cherries, Valencia Oranges (for juice), and Naval and Mandarin oranges for eating as well as lemon trees. There are Queen and Pygmy Palms that grace this property. The many varieties of flowers often fill the estate with an intoxicating fragrance of roses, lavender, star jasmine, and orange, lemon, and apple blossoms. There is something fresh for every season.

The Terraced Garden Suite requires guests to be able to climb a fairly steep side access and then descend a flight of stairs. This private suite is located at the rear of the property near the terraced gardens.

You have access to the rear gardens and a Weber BBQ. Laundry facilities may be available if we are living in the larger house at the time. If other guests rent it, you will not have access to the laundry.

Since this is a shared yard, you must clean up in all common areas.

If you use the refrigerator - please be sure to close it tightly.

We are sorry, but the hot tub, side yard, and patio area are exclusive to guests who are renting our larger 5-bedroom Villa. You will not be permitted to use these areas.

You do have access to free high-speed WiFi and DirecTV.

Our rates are based on the total number of guests.

We follow a good neighbor policy. We respect our neighbors’ right to the quiet enjoyment of their property. As a result, we maintain Quiet Hours at all of our properties from 10 p.m. - 7 a.m. This is to maintain peace in our neighborhood as well as in the home when guests are sharing spaces in our large Villas.

- We DO NOT permit events or parties or any non-registered guests at this property.
- Do you need room for more guests? Ask, we also have other properties that may be available for extra guests.
- All guests (including visitors, children, infants, day-use guests, etc.) must be registered. No one else is permitted on the property. A violation of this rule will result in immediate termination of this agreement with no refund.
- This is a pet-free and smoke-free property. We do not allow smoking of any kind in or around the property. We do not permit pets.
- Please use coasters when putting drinks on wood furniture
- We expect our guests to treat others in the neighborhood as they would wish to be treated. It’s a simple but profound way to live!
- All guests must provide a government-issued photo ID (driver’s license, passport, etc.). upon arrival and sign our rental agreement.

- Infants: Free of charge for infants under 2 years old. Our insurance and HOA require us to list all guests including infants in the count for occupancy. We DO charge for ALL occupants. The extra person charge is collected upon arrival or through the platform. We can also provide a Pak-n-play crib and a high chair.

Parking: There is plenty of free street parking on both sides of the street in front of our Villas. Please do not park in a red zone or in front of driveways or over sidewalks.

Weather:
Castro Valley has some of the greatest weather on Earth. We are close to San Francisco, but we seldom suffer the cold, damp fog during the day. From April through October, you can expect temperatures to range from 70 to 90 degrees Fahrenheit (20°C to 33°C) during the day. We often enjoy cooler nights as the San Francisco fog eventually makes its way across the Bay and stops at the Castro Valley hills. There are significant temperature fluctuations or micro-climates throughout the Bay Area and we encourage you to be prepared for 20-degree swings in temperature. Dressing in layers is always appropriate.

Planning Ahead:
If there are specific sights you want to see (such as Alcatraz) we encourage you to book your tickets in advance as many of the popular tourist attractions sell out.

House Rules:
We ask that you treat our family home as your own and leave it in the same way as you hope to find it.

The Day of Departure:
We want your stay here to be one of the best vacations of your life. When it comes to the time to leave, we do not want you to worry about doing the laundry and making the beds. This will be taken care of as part of the Cleaning Fee. We will also vacuum, clean floors, bathrooms & kitchen (subject to normal and reasonable use).

We ask you to place all trash in the trash bins.

Please note the cleaning fee does not cover:
Repairs, stain removal, damage, excessive trash disposal, clearing away unwanted items or garbage, washing dirty dishes or glassware.

Use of Home:
No parties, events or unauthorized guests, or unregistered guests
We do not permit music, bands, amplified voices, etc. outside.
Any music or amplified voices inside must not be heard outside and must be shut down by 10 p.m.
We do not permit weddings at the property.

This is a pet-free, smoke-free, and drug-free property. If you do smoke out on the public sidewalk, please do not discard ashes or butts in lawns or gardens.
