Charming Victorian, urban oasis, featuring large two bedrooms with all modern amenities in Hyde Park, a neighborhood within the city. The unit accommodates 4-7 persons comfortably. The unit has all HWF, 12' ceilings, Oriental Rugs, Eclectic Furnishings and Art. Both bedrooms have queen beds: the primary bedroom, en-suite has a Jacuzzi, while the second bedroom has a adjoining full size bathroom. The bedrooms are bright and cheery, offering closets and dresser space. Queen 'air beds' are available with built in air pump for easy set-up in the living-room for 2-3 additional guests. Automatically maintains comfort setting of choice. Plenty of fresh linens and towels are available. Check-in is at 3 PM and Check-out is 11 AM - unless other wise discussed.

The unit is on the first floor of a 2-Family home, with convenient side access (back door kitchen access) from the driveway. My unit only has access for parking in the large driveway. The second floor unit is occupied, and completely separate from the first floor unit. There are hardwood floors throughout. The furniture is modern with a twist on tradition, an eclectic collection of artwork from travels enhancing the comfort and charm of my home.

The third Room (aka) "The Innkeepers Closet" remains locked and not accessible to guests.

The innkeeper has a separate suite and separate entrance in the basement and sometimes stays there.

Front yard lawn and private drive way (space for two medium size cars). Free off-street parking.

Backyard with lush lawn and fence; three separate good sized decks of size about 12x12 feet, 12 x 8, and 12 x 20.

It is only ~0.5 mile / ~10 minutes walk to the West Roxbury station, where the Needham line train takes you to downtown Ruggles station/Northeastern University in just ~15 minutes/5 stops, Back Bay/Prudential Center in ~20 minutes/6 stops, and south station in ~24 minutes/7 stops.

There are also two bus stops in nearby street, just around the corners (But no bus passing the property street.)

Also easy driving into downtown Boston in 20 to 30 minutes, and especially scenic drive (along Jamaica pond and Jamaica way) to Longwood medical area.

Jan is an excellent host and the home is in a great location and just a 10 to 15 min drive into the heart of Boston or a short train ride. The home is well maintained and clean and the exterior has been recently painted. The beds are very comfortable, the kitchen is fully stocked with everything a cook needs and there is an ubundance of nice towels and high quality bed linens. There are 4 window air conditioners that keep the house comfortable and cool. There is an outside covered porch that is just perfect to enjoy breakfast or to watch the evening sky. We spent almost every day on the porch. The neighborhood is a quiet and the homes on the street are well maintained and many of them have been revonated. The surrounding streets are safe and provide a beautiful place to walk. The WiFi is strong. The front door is a keyless entry and Jan offers to use a code you request which makes it super easy. Roche Bros is a 10 minute walk down Roxbury Parkway and is a very nice grocery store. A CVS is a block away with a Dunkin Donuts for a quick coffee. Don't miss the Roslindale Farmers Market on Satursdays. The produce from local farmers is worth a visit. This is a great place to stay and Jan is a top notch host. Highly recommend!"

This penthouse unit (aka 2nd floor), features 6 rooms, 3 Bedrooms, 1 bath, open living-dining room, and exclusive front & back porches. The unit is fully furnished and equipped, basement washer-dryer & all utilities included. Located in residential neighborhood with convenient distances to public transport, conservation land and both Roslindale & West Roxbury Village centers.

- "We had an excellent stay!" - "This is my 8th bnb experience and my least favorable. Pluses: A lovely welcome treat, large apartment with lots of windows, new deep bath tub, highly equipped kitchen, nicely painted and owner brought me soup when I was ill. Negatives: Day 1-2: Apartment was 62 degrees when I arrived at 5:30pm on Saturday, the lights on the porch and steep staircase were burned out, wifi password didn't work, open wine bottle on the top of kitchen cupboard, windows in 2/3 of bedrooms wouldn't open and fire alarm didn't work . Texted owner who said "city of Boston recommends temp of 68 in day and 63 at night" and that she'd be over the next day. Owner arrived at noon the next day, tried to fix heat, put new bulbs in stairwell and fire alarm, gave corrected wifi code. Texted owner at 3:45 pm heat was STILL broken. She called Furnace repair, said there was an electric heater so in basement. I couldn't find it. Repairman arrived at 7:55pm . Told me they'd been out several times and told her system needs to be replaced. From then on every time the radiators came on, the one in my bedroom sounded like someone was pounding on it with a wrench. Furnace guy told me that he "wasn't surprised" as the system was nearly dead and not pressurized correctly. When I was sick, the owner called to say the building was being inspected by the city and she needed me to sign a release for them to enter. She brought it over. She then told me her contractor would be in for a day the next week to prep for the inspection and the inspectors the next day. She didn't say I "had to vacate" during both, but of course I did. On Easter, my family arriving, the heat went out again. The owner came and got it going. Frustrated, I suggested she should consider refunding me at least some money. She replied I was welcome to leave and she'd refund me my remaining 10 days!! Shocked I stammered I had family coming , it was Easter AND the Boston Marathon- of course I couldn't leave. She said she'd think about it. I left 5 days early. NO refund! Additionally, no treads on narrow wood stairs, broken blinds in front BR and LR, bathroom smelled moldy, cut my hand twice on rusted out storm door , mattress and springs were covered in nonremovable plastic (hot) and metal bed frame creaked at every move. Not her fault, but neighborhood dogs barked non stop at 6AM , dinner and dusk EVERY day. I have a dog, but this was extreme. I would NOT recommend. I even kept notes and photo in case."

Take the narrow, steep, historic stairs up one flight to the sunny bedroom with plenty of storage, a double bed with soft linens,desk, chair, ceiling fan, and air-conditioning. It's a 3-5 minute walk to the #35, 36, or 52 buses to Forest Hills MBTA subway Orange Line station or Newton and Watertown. Or take a 15 minute walk to the West Roxbury commuter train station, on the Purple Line, for a 20 minute ride to Back Bay Station in downtown Boston, or 25 minute ride to South Station Amtrak, or transfer to Boston Logan Airport. It's a 10 minute walk to the VA Medical Center W Rox Campus, a 15 minute drive to Boston College, a 20 minute ride to the Boston Longwood Medical area, or Fenway Park. Stroll from your door to Millennium Park, or Riverdale Park along the Charles River in Dedham. Take a 35 minute drive to a city beach, or an hour drive to white sand Plymouth beaches and quaint sightseeing. Drive on to Cape Cod, or take a ferry from downtown Boston to Provincetown. The space
Once a gatehouse for a wealthy Dedham estate, this 3 bedroom, 3 full bathroom house has been lovingly restored. Completely renovated, the home sits in a woodsy area in Dedham’s precinct one neighborhood.

Halfway between Dedham Square and Needham Center, the home is conveniently near Rt. 95/128. It is a 25 minute ride to Boston and convenient to public transportation (Needham Hersey station, as well as Dedham Endicott Station). It is very close to Newbridge on the Charles Retirement Community, and Noble and Greenough School. It is also close to Northeastern Dedham Campus, Dedham Court House, Olin College, Babson College, and Wellesley College.

The home is surrounded by walking trails; Wilson Mountain Reservation, a protected woodland park as well as the Whitcomb Woods.

We the hosts live in attached barn behind the home, and are often times available if needed. There is reserved visitor parking to the right of the garage.
