But the big gripe - the only one and it is trivial - is that the handle on the entry door has to be turned UP to get entry, and nobody told us that. So after trudging and dragging suitcases all the way to the room, and making repeated tries to gain entry, I ended up leaving my Wife in the hall with all our stuff while I went back to the desk to learn to turn it UP. I've stayed in at least 100 hotels in my 76 years and never had an entry knob or lever that turned up. They really should tell one that at checkin."

- "We had a wonderful time at the cottage this past week! Check in was very easy and the cottage was ready when promised. We were greeted with fresh baked cookies and a lovely bottle of wine. Communication with Linny was fabulous throughout our stay. We had fresh eggs most mornings for breakfast after using the on-site gym (wow!!!) and then headed over to the pool unless we were going out for the day. There was plenty of space for all of us, including our pup Olive. The cottage was fully stocked with everything we needed and then some. Beds were comfortable and the kitchen had the best appliances! One night we were able to use the corn hole set and they even brought us some ice cream! We HIGHLY recommend this property for some R & R with a great central location to some fabulous wineries and breweries, hiking, and Washington DC. Thanks Linny!"

- "Before we booked we met with Tina Boyd and she gave us a wonderful walk-around tour and answered all our questions. Just a great property, the pond, the woods, overall. We had a barbecue in the afternoon, and wood fire in the evening with the lights nicely scattered above us. Kitchen is fantastic and we made good use of it. Especially as the connection to the living room made conversation and interaction easy. Everyone loved it, being both remote and accessible made it just right for us."

Come stay on the farm where you will be greeted by our friendly dog Lucy, along with Mittens and Pepper, the barn cats, who are part of the welcoming committee. Enjoy meeting JJ, Roxie and Precious (the horses/pony) and likely if weather and time permits, a ride in the Kubota for the kids.

Enjoy this upscale and immaculate apartment in walk-out basement of a lovely equestrian estate. So much sunlight throughout that you will not believe you are in the basement with a total of 7 windows! Private entrance, updated kitchenette, family rm w comfy sectional sofa with recliners, updated bath & laundry access. Relax on the patio, hike up Bull Run Mtn, drop by a brewery or winery or just enjoy watching horses grazing while relaxing. Parks, wineries, breweries, battlefields, concert venues, hospital all within a few minutes. Apartment has air filter that is on 24/7 and is used between visits to purify the air.

The apartment and the patio are what are accessible to guests, along with the mud room where there is a washer and dryer for your convenience.

If you would like to see the horses or walk around the farm, please ask first as we are happy to give you a barn tour but appreciate it if you don’t go near the horses unaccompanied due to safety precautions.

There is a convection oven that both bakes and microwaves, a crock pot, coffee pot, toaster, toaster oven, blender, and a two burner hot plate if requested.

There is a Walmart, Starbucks, Home Depot and many restaurants within 5-10 minutes, You will be pleasantly surprised at how close you are to many amenities, but you will think you’re miles out in the country with the peacefulness that abounds here. Plenty of fabulous restaurants and quaint country towns within 25-30 minutes.

Washington, DC is a 45-55 minutes, there is also a bus stop within 6-7 minutes that will take you to the metro.

The back of the home offers scerenity, beautiful views, and privacy. We hope you will come stay with us!

Beds are double and firm. Grandkids spent a couple of nights and they loved it. The pool table on the bottom floor kept the Gkids off their tablets. Also has a full size washer and dryer. Bring your own pillows! Shopping and good restaurants were close." - "Great space for events, absolutely beautiful with fairy lights and a covered area outside, also ample parking space - there is a tenant living in the second house in the location picture so will have to be respectful with noise and parking. It has gorgeous woodwork and a little smart tv upstairs, though the furniture has changed since the listing and the first floor (not pictured in listing) is not fully done with remodeling. Would not recommend for individuals staying alone with safety concerns - though it is in the middle of nowhere so it is unlikely anything will happen and there are the tenants nearby to go to if there were to be an emergency, would suggest contacting host about how getting into the house works first to see if you have any additional safety needs based on the response - he is very nice and I’m sure he will be willing to figure something out with you if that is the case. The host is very nice and quick with communication and will meet you at your time of arrival to show you around, and may come to make sure everything is okay during stay if you are hosting an event. Was once a beautiful house but the pictures do not show how run down it is. Grass wasnt cut weeds everywhere. Walls are filthy, interior doors are broken, missing door handles. One fridge didnt work. Pictures show pool table and furniture in basement, basment was empty. Says it sleeps 18 but was only 5 cups and plates. A/C couldnt keep the upstairs/bedrooms cold enough. We just used it as a place to sleep, I couldnt imagine showing up there to use this place for a function.Over all inside and out this place needs A LOT of attention, A LOT of attention to be able to call it a resort."

My son lives in Manassas and everyone else is distant. He just had a baby, so we all wanted to visit. The house was perfect for our large family. Six children between 3-11. Lots of outdoor space to play. Trampoline was a hit. Chickens and rabbits were cute. The adults loved the massage chair. It’s not fancy,, but it was well appointed and comfortable. We would definitely stay here again. "
