- "This house was very nice and clean. Everything was accessible and not hard to find. I thought it was going to be small and a little cramp as far as space wise, but it was actually very spacious. Instructions were NOT clear. There was a cumbersome obstacle course to even get to the unit. Communication with the host was terrible. I did not receive check in instructions before calling the host as VRBO encouraged. I was told by VRBO this was a third party host. We could NOT park our F-150 truck in the assigned “free parking” because the spot was too small in the parking garage. The host begged us to at least get the key (part of the obstacle course) and look at the property. We parked in an unauthorized place and got to the unit, immediately noticing greasy spots on the counter in the kitchen, and bird droppings all over the outside terrace. The toilets and beds were lower than standard height. In no way was this close to being ADA compliant for my 84-year old father’s use. We called host right back and stated again how anxiety and stress-riddled we were from trying to access this property - told them we could not spend our vacation here. We immediately left, back-tracked through the obstacle course to put the key back in a lock box on the fence. VRBO has been impossible to communicate with on our experience. We had to find a hotel to spend our vacation in, this was the worst experience we have ever had."

Upstairs there is a comfy king bedroom with a delightful study table, as well as an elegant queen bedroom. There is a full bathroom both upstairs and in the basement! There is a charming deck and backyard area as well 😊

The entire three story townhouse is solely for your use, completely private and quiet. The prefect place for a relaxing getaway!

The space is in a prime location of Lakeridge, Virginia. This space is designed by Hugo and has access to a stocked kitchen. Our space is designed to make it perfect for travel nurses, government contractors, solo adventurers, business travelers, and couples.

The terrific space has LG 4K smart TV which is already mounted. The smart TV has access to subscriptions like Netflix and others. Brand new LG stainless steel appliances. New full size LG washer and dryer. This amazing space has a sliding glass door leading to a beautiful patio and fully fenced-in backyard which also leads to the parking lot.

-Guests have access to the whole private and terrific apartment, amazing patio, community pool and basket ball court.
-There is one assigned parking space, but there are guests parking across the street.
-Commuters will appreciate the close proximity to the Prince William Parkway, Omni Ride lot, bus stop, Route 123, I-95, Express Lanes, the VRE, and other major routes.
-This home is minutes away from Historic Occoquan, local schools, unlimited and diverse shopping and entertainment options at nearby Potomac Mills Mall and Stonebridge at Potomac Town Center.
-To top it all off, Walmart Supermarket, Lake Ridge Park, Occoquan Harbor Marina, Rahama African Restaurant/African Market, and Prince William Marina are all less than 10 minutes away.

-Members of the HOA are next-door neighbors so no parties, events, or loud music.
-Guests cannot smoke or do drugs of any kind.
-The owner’s mom and younger sister lives on the upper level. I will be available remotely or in person to assist when needed. Also, there is a locked and restricted door separating both levels to ensure maximum privacy.
-There will be an additional $3 a day per person in case guest wants to use community pool.

The rental quarter is located in the back of the home: clean, well-kept w/a comfortable bed and space heaters. No TV in bedroom3.) Caution to those with physical disabilities: You have to enter the quarters by walking down a slight slope into the backyard. If there has been inclement weather, you may slip before reaching the step stones 40-60ft away. Unfortunately, the path is dark bc the path's solar lights were inoperable. If you're on the shorter side, you may have difficulty reaching over the fence to unlatch the hook. Lastly, you will hear the steps of family walk around, which can be bothersome to light sleepers.Aside from those discrepancies--its an enjoyable place to reside for short trips"

- "We arrived to find there was no heat in the rental. I contacted the host who informed me someone was there earlier and to hold on. I had to contact her again asking for an update,a half an hour later. We were then informed they would have someone out in the morning. The house was freezing. I informed the host the morning was not acceptable, especially considering it was winter. I also informed the host we were not provided with any wifi information, the toilet looked like someone had diarrhea in it, and the over had dirty greasy silicone baking sheets in it. We had also noticed on the way out the fire alarm in the kitchen was hanging. From the ceiling by its wires. We ended up having to get a hotel that night and for the remainder of the trip. We were told we would be fully refunded but have not seen the credit with our bank as of yet"

Guest restrictions:
- Only guests included in the booking record are allowed on the premises. Violations of this rule will result in immediate evection of all visitors without a refund. The guest responsible for booking shall include the correct number of guests in the reservation.
- If you need to add an additional guest, immediately notify your host. There will be an additional $50 fee per guest per night billed to your account.

No fireworks:
- Fireworks are not permitted on the property/ premises. Guests who violate this rule will be required to vacate without a refund and face subsequent fines.

Parties/ loud noises:
- No parties allowed. There is a noise meter at the property. Any noise alert after the first will results in a $250 fine per occurrence. Any noise complaints from neighbors will result in $500 fine. If the police is called to the home, there is a $2,000- $5,000 fine and you will be required to vacate the premises immediately.

Additional cleaning fees:
- At the sole discretion of the host, there will be an additional cleaning fee of $150 will be incurred if additional clean- up is required that surpasses the standard cleaning process.

Check-in:
Check- in time is 4:00pm. In VERY rare cases it might take our housekeeper a little longer due to the last guests cleaning issues. We want to ensure that you have a clean and pleasant stay. We appreciate your patience in advance.

Check-out:
Check-out is at 11:00am. Please dispose of all trash throughout the property, gather dirty dishes, fill and start the dishwasher, close doors/windows, put all dirty linen in the laundry area.

Damage payments:
- Any damage to property or furnishings that exceeds the deposit amount will be billed to the guest and in addition to being reported to Airbnb.

Pass-along fee:
- If a guest violates the Airbnb house rules and violates a refund/discount for the guest scheduled visit to the property, the offending party will be responsible for any loss of income and damages incurred by the hosts.

Trash:
- Trash bin is located in outside. Please dispose of all trash during your stay.
