- CHECK-IN: Check in time is 3:00 p.m. on your day of arrival. Earlier/ Late arrivals may be accommodated please coordinate arrival time directly with the owner.
- CHECK-OUT: Check out time is 10:00 a.m. on your day of departure. We will be often having guests leaving and arriving the same day this allows for only a small window of opportunity for cleaning and maintenance.
- CLEANING: Help keep our cleaning fees LOW-Leave the cottage as you found it; in broom clean condition, dishes washed put away, used towels put in the shower area. Extra cleaning time will be billed at $30 per hour if needed. PLEASE DO NOT CLEAN ANY FISH IN THE LAKEHOUSE.
- WHAT WE SUPPLY: The Lakehouse is set up as a fully furnished property that will include bedspreads, linens, blankets, 6 pillows, 8 bath towels, fully equipped kitchen and furnishings. Paper products are supplied but will not be replaced if consumed. Propane gas barbecue grill along with salt, pepper and foil are stocked by the owner. You should bring personal items such as bath soap, shampoo and toiletries. Extra beach towels are always recommended, people we are at the lake.
- SMOKING: Smoking is not allowed in the Lakehouse. If the smell of smoke is detected indoors after your visit a 200.00 cleaning fee will be assessed.
- FIRES: For insurance purposes the indoor fireplace is not to be used. Please keep outside fires inside of the fire ring, never leave a fire unattended and use a water bucket to completely extinguish any fires after use. Please turn the propane gas off on the barbecue grill after use.
- WEATHER: Owners do not assume any liability for loss, damage or injury to persons or their personal property. Neither do we accept liability for any inconveniences arising from any temporary defects or stoppage in supply of water, gas, electricity or plumbing. Nor will owners accept liability for any loss or damage caused by weather/road conditions natural disasters, acts of God or other reasons beyond our control.
- MAINTENANCE: Property owners will diligently attempt to address maintenance issues as they occur. If a maintenance issue occurs that cannot be fixed in a reasonable amount of time, and significantly affects the tenant’s stay; property owners reserve the right to refund at their discretion.
- GUESTS: No more than 4 overnight guests are permitted. Any additional day guests must be approved by the owners prior to arrival.
- PETS: No pets will be allowed

- Potential for noise - Fireworks during the summertime. Noise must be kept down after 10 pm; this is a neighborhood.

I have a large 2nd floor studio apartment. This apartment is separate from the main house and has it's own yard fenced yard. There is a 22x12 deck with a gas grill. My property is on what is left of a large farm and is 1 mile from Downtown Brighton, The studio can accommodate up to 4 people. There is a basic kitchen area with Fridge, Microwave and coffee . This is a simple place with nice accommodations. Mount Brighton Skiing is 1 mile and Brighton State recreation area is 1 mile. The city of Brighton is in walking distance too approx 1 mile. There is a $150 security deposit and if there is no damage it will be refunded!
This apartment is the 2nd floor with lots of Privacy. There is a school across the street with a playground.The place has a rustic feel but is not some kind of place to have a party etc! Visitors are ok as long as you respect the property.

-There is an separate suite at the far end of the house which will be very rarely occupied. This is a separate unit under the same roof but there are no shared spaces. Guests will have exclusive use of the main house including the laundry room and the beach area at all times. The suite is usually only occupied for a few day around Thanksgiving and from Christmas time until the first of the year. Please do not enter that fenced in area.

The newly remodeled (2022) 'Market House' is the former owner's residence attached to the back of the historic Lake Chemung Market. It opens to an expansive and grassy backyard and the lake. The residence is completely separated from the market side of the building, and is exceptionally peaceful. The house offers beautiful views, lake/dock access, proximity to nearby activities like Mt. Brighton Ski Resort, golf clubs, antique stores, farmers markets, and the bustling historic towns of Brighton and Howell.

Lake Chemung is a deep, spring fed lake of 313 acres. Our location is one of the best spots for fishing on Lake Chemung in winter or summer.

There are two great pet boarding places in our area for those in need, as NO PETS are allowed inside due to extreme allergies (No exceptions).

Like to golf? We're 2 miles away from Hartland Glen golf Course. In the evening, enjoy a small fire outside the patio for roasting S'mores.
Wintertime sports? There is plenty of room for cross country skiing, or Kensington Metro Park which is only a few miles away, along with Mt. Brighton. Alpine Ski Lodge, and Mt. Holly.

Our home was completely remodeled on Lake Chemung. Spend all day on the lake and watch the beautiful sunset at night. We have two lots, one the house sits on with a fenced in back yard and deck with a kids play set, and the other we have a large fire pit, seating, yard games and 40ft dock. The beach has 7 yards of new sand. The water is very shallow close in and gradually get deeper. We have a 108' dock and its about 4' deep at the end of it. Lots of sand toys in the garage. Full size blow up mattress can be set up in the living room. Life jackets and an extra refrigerator in the garage. Registered guests only. Popular fishing hole off the end of the dock. The property is a duplex and shared with others outside of the guest suite, including us as the owners who reside in the unit above, so feel free to say hello if you see us outside! We also have a pup whom you may hear walking around upstairs, but otherwise very quiet and well-behaved. She loves saying hi to other humans!

You'll have the whole space described in the listing all to yourself, complete with a dedicated entrance leading straight to the lower level. Please note that this is our home, and we reside upstairs if needed at any point during your stay (sound barrier is acceptable, not perfect). Cottage is professionally cleaned and sanitized prior to arrival including clean linen, sheets and comforters. 1st Bedroom includes a queen size bed.
2nd Bedroom includes a bunk bed, twin over a full. There is also a sleeper sofa in the living room that pulls out into a full size bed. We understand it’s hard to leave and in the event you would like to extend your vacation please feel free to reach out and we’ll do our best to accommodate pending availability. The cottage is a special place to relax and unwind.

Unlimited access to the cottage, kayaks and sun chairs. Shed contains additional life jackets for Adults and children, new propane tank, kayak paddles, core hole boards and bags, inflatable floats, ladder toss, shovels, broom and folding crate for pets. Additional shared access boats are moored next to one side of the dock, please refrain from boarding.

Guests will have exclusive use of the laundry room and the beach area at all times. The suite will be unoccupied for most of the year. It is likely to be occupied around Thanksgiving and from Christmas time until the first of the year. Please do not enter that fenced in area.
