Please note: Turning in, the road is wooded and will open to the home as well as another neighbor home. There really aren't any street lights visible back that far. **This property is in a very wooded area and along the Black Creek - so there will be a variety of native Floridians about - from birds, squirrels, bugs, and maybe a raccoon from time to time. There are critters in the Black Creek as well! Please keep that in mind. The water is well water.



**Parties are strictly prohibited - as noted in the rental agreement. Penalties will be enforced. The property is monitored by Noise Aware as noted in the booking agreement.

**Propane Tank (1) Included - Propane level is monitored and the tank will be filled to be in the "green". If the tank runs out, you would need to have it refilled at your own expense. Tanks may be refilled at Publix, Home Depot, True Value Hardware. The reservation must be for the exact # of guests that will be on site - max occupancy is 9 guests anytime day or night. Guest names must be sent prior to arrival.



**The Garage is not accessible to guests. The home owners keep their jet ski's and pontoon at the dock and they may be by to use them or access the garage. The Jet Ski's and Pontoon pictured are not for guest use. The fireplace in the main living area is not available for guest use.



ARRIVAL & DEPARTURE

Guest Arrival is anytime 4pm EST or after. If the property is approved for early arrival, you will receive a message letting you know you can arrive early and we will activate the door code. If you do not receive a message, then the arrival will remain at 4pm EST.



Guest Departure is anytime 10am EST or before. If you have not departed by this time and do not have written prior approval for a late departure, you will be assessed a $50 late departure fee for every 30 minute delay. The Cleaning Services we use schedule their teams for multiple cleans in advance and any unplanned delays create issues. With unscheduled/unapproved late departures, they are required to bring in additional team members to assist, which incurs a higher cost that must be charged. Any requests made for a late departure must be made a minimum of 24 hours in advance of departure time and are subject to approval/availability.

- "This property is beautiful, inside & out! The home was very clean, decorated beautifully, & stocked with all of the essentials. We had a disappointing experience initially. Sue was extremely pleasant, helpful, and accommodating in all of our communications. When we arrived, there was a STRONG smell of natural gas inside & outside of the home. Upon entering, it was noticed that one of the burners on the gas stove was left on. We turned off the burner, exited the home, & called Sue. She offered to send the Bart to check things out. When he arrived, he seemed immediately annoyed an frustrated with us. He told us that the smell was the well water, not natural gas. He went on the state that there is a CO detector right next to the stove, which would have gone off if there was a gas leak. My husband explained that the detector would not alarm for natural gas since CO is a byproduct of burning fuel. Bart's tone & body language expressed more frustration, as he stated that he was in the home for 45 minutes approximately 16 hours before we "supposedly" tried to check in. We were not happy with the insinuation of dishonesty on our part. Our late arrival was due to flight cancellations & delays. It was already a long day & his lack of concern for our safety was the icing on the cake. We allowed the home to air out for hours. The smell dissipated & never returned with the burner turned off. Even the well water smelled fine. Sue should conduct customer service matters."

Entry to the grounds is thru an open gate that has 2 brick column walls on either side. You will follow the path as it winds through the woods until you reach the Tree House. Please be aware - it will be bumpy and may be affected if it is raining at all. Low sitting vehicles will not navigate the path very well - so be aware! This property is managed by Noise Aware, Minut Monitoring and a Ring Camera on the exterior. That is for the safety & security of everyone and to ensure occupancy compliance. As noted in the House Rules and Booking Agreement - Any additional persons over what has been requested in the reservation may result in immediate eviction, a $500 fine and no refund. We do have weekly mowing service that handles the yard/area immediately surrounding the house.

- "We had an amazing time at the Itrip Florida Treehouse! The listing was as accurate as could be. Such a beautiful place! We were able to take advantage of the canoe they had available for our use to have an adventurous time on the creek. The house is clean and extremely comfortable. In the garage there were games that our family who came to see us had a good time playing. Darts and cornhole. They even left a smores kit on the table as a welcoming gift! I would recommend this property to anybody that loves wilderness. There were several deer that would visit the property throughout the day. One thing i found convenient about this place is that although it is surrounded by wilderness, it is actually close to town. If one ends up needing anything a short trip to town solves the problem! The water is well-water. We have a BBQ that uses a propane tank. The tank is provided and if there is propane remaining, available for use. Otherwise you would need to take it to an area Home Depot, Publix, Lowes, Ace Hardware, etc. and purchase a full one.

Names/Ages of all guests staying on property must be provided in advance - no exceptions. Please plan on sharing that information with your reservation. Max Occupancy is 7 persons at all times day or night and will be enforced. Make/Model/License # of each vehicle parking on premises must also be provided. Parking must be off-street utilizing the garages and driveway. Max 4 cars per stay.



There is an alarm on the patio door to the pool for the safety of our guests. It will alert you when anyone is going in or out to the backyard to assist you in keeping track of any young ones that will be out by the pool. Children must be under adult supervision at all times, especially when out in the pool area.



**Please note: The pool uses a sand filtration system. The pool is serviced weekly by a professional pool mgmt company to maintain chemical balance and the filtration system. The yard does have trees of various sizes/types - there will be leaves around the area - and when season pollen counts are high - pollen will accumulate quickly. The pool system & waterfalls are scheduled on a timer to run the same time daily, but it is not heated. And in our hot & humid summer months - you will see palmetto bugs around! They are native to our area and like the heat, humidity and water!

About this space
Stylishly renovated home North of Middleburg and South of Orange Park Florida. 6+beds available for use to accommodate up to 9 people. One King bed, 2 twin beds, double bed, a pull out queen sofa bed, and air mattress. Peace and quiet just minutes away from the city yet still comfortable.

The home is close to many restaurants, grocery stores, banks, gas stations, and main hospital (1/2-2+miles). There are creeks and lakes locally to fish, parks, and outdoor trails. Beaches approx. 45 mins.

The pet fee (minimum $85+tax per pet) $42.5+taxes per day per pet, $200+taxes a week, or $450+taxes a month. Only dogs are permitted. Only 1 pet allowed. Any more than 1 pet must be approved by host before booking. There is still an additional $85 cleaning fee per cleaning schedule for service/ESA as the extra cleaning type needed to prevent allergies, hair, sheets, couches etc. required for future guests. Additional Fee may occur if excessive shedding/pet fur is left after departure. Pet rules are pretty standard: If left in the home without adult supervision the pet must be crated, all pets must be flea treated and well groomed, no pets on the furniture or bedding (you are welcome to bring sheets if needed to cover furniture), all pet related items inside and outside the home must be cleaned up before leaving, easy standard stuff:)

With unscheduled/unapproved late departures, they are required to bring in additional team members to assist, which incurs a higher cost that must be charged. Although there are no neighbors directly behind the house, a neighbor did walk in the backyard and looked in one afternoon. Overall it was a beautiful house that was very clean. This amazing brand new home is on the Black Creek in Middleburg, FL and is peaceful & beautiful place to relax and get away from every day life! Bring your Boat, Canoe, Kayak, or Paddleboard, because the Main St Boat Ramp is 1 1/2 miles away. We have plenty of parking for your boat too! You might curl up on the 2nd level deck and read a book while enjoying the scenic views along the Black Creek! Great open concept Kitchen / Living Area with a lot of windows to take in the view as well!



We have a fire table on the upper deck and a fire pit creek side. Enjoy a fire and roast some marshmallows! Three Bedrooms / Two Baths, an open kitchen, dining and living area with a large flat screen SMART TV. We have a King in the Owner's Suite, a Queen in the Guest BR and 3 Twins in the other Guest BR. You will enjoy the wooded area, yet everything is not very far way. For groceries, to shopping, golf courses - many options to choose from. About 40 minutes to downtown Jacksonville. This beautiful home is elevated - so stairs are required.



Please note: Turning in, you may park under the house or on the gravel area in front of the house. We have parking for 4 vehicles. **This property is in a very wooded area along the Black Creek - so there will be a variety of native Floridians about - from birds, squirrels, bugs, and maybe a raccoon from time to time. There are critters in the Black Creek as well! Please keep that in mind. And, since we are in the country, you will hear some roosters & chickens that are nearby too! The water is well water.



There is a PADL rental location at the Main St Boat Ramp - Rent directly from your Smart Phone and tour along the Black Creek!

**Parties are strictly prohibited - as noted in the rental agreement. Penalties will be enforced. The property is monitored by Minut / Noise Aware as noted in the booking agreement. Events or gatherings that take us over our occupancy of 7 guests are not allowed.

**No Smoking Inside or on any of the deck areas of the home. If smoking is done by the firepit/in the yard - please properly dispose of the waste and do not ash or litter butts on the patio or anywhere on site. If evidence of that is found, an additional fee will apply for cleanup.



**Propane Tank (1) Included - Propane level is monitored and the tank will be filled to be in the "green". If the tank runs out, you would need to have it refilled at your own expense. Tanks may be refilled at Publix, Home Depot, True Value Hardware. Please follow the directions when changing the tank under the fire table.



BBQ / Fire Table: Please do not move/relocate either of these. The BBQ Grill needs to stay where it is and on the mat we have underneath to help protect our deck from grease/spills, etc. The Fire Table is heavy and may not be moved. The Fire Table will still hot for up to 45 minutes after use. Please be mindful of that!



Firepit Creek Side: We do not provide firewood. It may be purchased nearby at Home Depot, Lowe's, Publix, or any other local seller you may find. We have firepit tools to use to assist in use of the pit. We have outdoor adirondack chairs (6) that are kept under the house - for use around the firepit.



The reservation must be for the exact # of guests that will be on site - max occupancy is 7 guests anytime day or night. Guest names must be sent prior to arrival.



TV's: All SMART TV's so bring your login information for Netflix, Amazon Prime, Hulu, etc. FREE streaming channels are available. Each bedroom has a TV and there is also one in the main living area.



There is no direct access to the Black Creek from the home. You can fish off the embankment at your own risk. The nearest access is 1 mile to the Main Street Boat Ramp.



Games / Kid's Mini Gaming Table: We have a few games in the console under the TV in the living area. We also have a mini pool table that is fun to play Please keep the pool balls on the table, they are not to be thrown or tossed around. The pool cues are for use with the pool table please. - "Upon entering, we were blown away by just how clean and beautiful everything was. Seeing straight through the house to the creek and sweeping trees in the back was amazing. To watch the sun stream through the trees into the house in the morning was so peaceful and relaxing. The neighborhood was extremely quiet. The layout of the house was perfect for our family. We were out and about during the day, but there is great space and shade under the house and in the back yard to be able to enjoy being outside.
