People are respectful and hardworking and we love and respect our neighbors. Please respect that we do not permit any loud music after 10pm and no parties.

There are two nearby Metro North stations, Harriman and Tuxedo. The Shortline Bus travels from Port Authority in NY to Monroe. The driveway has plenty of space for up to six cars and possibly 2 more. The nearest restaurant is a 1/4 mile away on the same lake and is a great Mexican lunch or dinner spot. Many additional restaurants in Monroe and Warwick are 10-15 minutes drive away. Even more restaurants are located in the Upper Greenwood Lake Community which is a quick 10 minute drive, less than 6 miles away.

The Hudson Valley has a ton of local food options that you will love. Local Taxi companies (Geo Taxi 845-213-5639) and Uber/Lyft ride-share are available. We have a pack and play, baby sound monitor and booster seat plus some toys and games. We also provide a divider to keep your babies safely corralled. Please also note that the pool is heated with an electric heater which can only work when the ambient temperature is consiustently above 55-60 degrees. We cannot heat the pool when the weather does not cooperate. There is no propane heater. There is a skimmer hanging on hooks near the pool to allow our guests to clean the pool during their stay. Additionally, we provide a pool robot which allows for one-button push cleaning. Please just make sure to return it to the pool when you are not using the pool.**

Payment/Refund Policy: Unless otherwise stated on the property listing, all payments are non-refundable, however, should the guest elect to cancel its reservation, Marquis will use best efforts to work with the owner of the property to reopen the dates of the reservation in attempt to re-book the property (please note the decision to reopen dates is the owners'). Should Marquis be successful in re-booking the property for the original dates at the same or higher price than the original reservation, a refund less a 20% penalty, calculated as 20% on the total reservation amount, will be issued to the guest once payment is collected in full for the new reservation. Set on a wooded hill, just off a quiet country road. A short drive to amenities, shops, and entertainment but a peaceful location - it’s the best of both worlds.

Once you’ve parked up, you’ll find a large, attractive, charming property. Natural light fills the rooms, and you can hear the birds singing in the trees. It feels very idyllic. There are four bedrooms in total, plus two bathrooms and a large, fully-equipped kitchen.

The large eat-in kitchen and separate dining room offer plenty of space for meals, while the cozy living room features a fireplace and TV for relaxation. With 5 bedrooms, there’s room for everyone—2 rooms with queen beds, 1 with twin beds, and 2 bunk rooms. The main bedroom includes an en suite bathroom. In total, there are 14 beds, comfortably accommodating up to 18 guests. Perfect for family gatherings! This single-story home is ideal for guests with mobility needs.

This house is set up for extended family groups and it is not suitable for rowdy parties. Outside guests are not allowed without prior approval. Unauthorized use of the home may result in immediate removal without a refund and guests will be held liable for any damage.

The quiet hours of 8 PM - 8 AM must be respected. No outdoor music please.

PLEASE NOTE: Since VRBO does not provide very much protection for hosts, and this has cost us a significant amount of money, we use a secure 3rd party system to verify guests' identities. We love to offer early check-in and late checkout to our guests for free, but please note that it will be available ONLY if we do not have a check in/out on the same day. You may request early check-in / late checkout 1 day before your arrival / exit. If you absolutely need early check-in or late checkout, please book an extra day in order to account for that.

You will have a new queen size bed and easy access to an outside pool house to use the bathroom and enjoy other outdoor amenities like the pool, fire pit, bbq grill, picnic table, chairs, artificial grass, trampoline, board games, cards, and if you forgot anyhing or need a gift, visit our in house gift shop where you can buy just about anything!
