- "Our stay was highly disappointing due to numerous unresolved issues. The hot tub and room fans were not working upon arrival, and despite reporting them on day one, they were never fixed. The steep driveway was covered in two inches of ice, making it dangerous. Managment only provided two bag of salt, which was ineffective. Street parking required permits, but managment stated that street parking is not allowed even though the community security office stated the owner of the property is allowed to request them. So they failed to secure them, leaving us at risk of being towed if we parked on the street or damaging our vehicles due to the icy driveway. A refrigerator water line broke, which caused flooding issues in the home and eventually leaked into the basement. The line had been wrapped in electrical tape, indicating prior issues, and the area showed past water damage. We used towels to clean up, but emergency calls went unanswered. Replacement towels didn’t arrive until the next night. Plumbing was also problematic—showers had no hot water when used simultaneously and the pipes were extremely loud. The poor responsiveness and lack of maintenance made our stay frustrating. I cannot recommend this property or any other managed by them. "

The outdoor spaces are a delight even in the winter. Rest your tired muscles in the hot tub, or make s’mores over the fire pit. You’ll also find a deck with a patio set and propane grill (propane included) just off the kitchen, and a picnic table and hammock near the firepit. Three of the bedrooms contain plush king-size beds and the fourth bedroom contains bunk beds; all are adorned with the finest linens. The only other issue we had was there was a fan humming noise that was coming from the closet area that housed the hot water heater. The electronics are bit difficult to use: For the TV, you log in as a guest and then navigate to apps but it kept logging us out and we had to start over again. More instructions would have been helpful. The heat was also tricky. Each room/area had a mini-split with separate remote but when we tried to lower the heat for the night time, it wouldn't stay on the low setting so the rooms were too warm. Again, more instructions would be helpful. Lastly, the kitchen is stocked like a typical vacation rental with low end tools. The cookware was too small to even cook pasta but the property manager on duty brought us a larger pot which was super helpful. It would be challenging to cook for more than a couple people. Overall, we enjoyed our stay. "

- "We really enjoyed our stay in this home. Everything was very clean and well-maintained. The board games were a big hit with the kids, especially for late-night fun. It was an easy walk to the lakes, which made the location even better. The only thing that could have made it more perfect would be an outdoor fire pit to really add to the Pocono vibe. They also offered to send the cleaning people over and we refused that because we were already so inconvenienced by going back and forth over the issues on the phone. We wanted the cleaning fee back that was part of the price because clearly the house was not clean. We requested a call from the owner and he never called us back. Please note: 4 wheel drive vehicles are encouraged during winter months for increased safety on potentially slick and snowy roads.

Flying in: The Poconos does not have it's own airport, however, Wilkes-Barre/Scranton International Airport (AVP) and Lehigh Valley International Airport (ABE) are two smaller airports both about 45 mins outside of the Poconos. Newark Liberty International Airport (EWR) and Philadelphia International Airport (PHL) are also major airport hubs about 2 hours outside of the Poconos with frequency flights from most major cities and airlines.

The open layout of this floor allows you to interact with those in the kitchen and the dining area, creating a communal space that you never want to leave.

The upper level's loft looks down on the living, kitchen, and dining area. It is situated directly across from the master bedroom and behind the stairs leading to the top floor. A large leather sofa that can comfortably accommodate up to 5 people with floor poofs for additional seating. This space includes various board games, as well as a variety of books/reading options. It is the ideal location for lounging & unwinding. The area can be reconfigured to meet your needs.

KITCHEN & DINING
The chef’s kitchen has everything you need for your stay and is also equipped with a gas pizza oven. For all of our coffee aficionados, we also have Breville and Lavazza coffee makers. Whether whipping up a snack or cooking a grand meal, everything you will need is provided.

Across from the kitchen is the dining area, surrounded by windows and sliding doors to the back deck. This dining area is equipped with a large table and seating, in addition there are high chairs at the kitchen counter.

Bedroom #1:
This main level bedroom has a king size bed, located around the corner from the living room and directly across the hallway from the bathroom. This bedroom features a full-size closet, a large window sliding door that overlooks the back yard, and a remote-controlled AC/Heating unit.

Our double room, which features 2 full beds and accommodates up to 4 people, is located just adjacent to the main level king room, around the corner from the bathroom. This bedroom features a full-size closet, window with a view of the front porch, and a remote-controlled AC/Heating unit.

Bedroom #3:
The upstairs master bedroom has a king size bed and attached private bathroom. This bedroom features a full-size closet, a large window sliding door that overlooks the back yard, and a remote-controlled AC/Heating unit.

BATHROOMS
Bathroom #1:
The main level bathroom is freshly renovated with heated floors, a built-in speaker, a heated towel rack, and a rain shower.

Bathroom #2:
The upstairs bathroom is attached to the master bedroom, recently renovated with a double sink vanity, heated floors, a built-in speaker, and a rain shower.

OUTDOOR SPACE
Connected to the kitchen is the Sunroom, with walls made of window netting extend your enjoyment of the outdoors without snow, rain, insects or UV rays.

As you walk out onto the back deck there is a table with seating and a large propane grill (propane provided by us!) Down the stairs into the backyard there is a fire pit surrounded by chairs with string lights hung from above.

The community requires two forms to be completed and submitted to the community office 5 days prior to arrival.
The forms will be sent to our guests a week before the check-in date and must be returned in a timely manner in the following 24 hours upon receiving.

IMPORTANT:
Failure to return completed forms on time (up to 5 days before the check-in date) will result in late administration fee of $50 payable to PEPOA.

HOT TUB RULES: No more than 4 people in at a time. No children under 5 in the hot tub, while children above 5 need to be supervised by an adult at all times. Please shower and remove all soap, creams and make up before entering the hot tub. Absolutely NO bubble product of any kind. These can damage the hot tub and disrupt the PH balance. The hot tub is thoroughly cleaned, sanitized, and deemed safe before each guest's arrival. However, there is always a risk with any "pool." Therefore, all hot tub use is considered at your own risk.

PLEASE NOTE: Speed limit in the community is strict and enforced by security (25mph) - this is for the safety of children, pets and everyone. Failure to keep the speed limit may lead to a speeding ticket and a fine of up to $150.

This home is located in a gated community with access to 3 lakes, an outdoor swimming pool, tennis, basketball, and volleyball courts, a children's playground, baseball diamonds, and a ton of other fun amenities. For those who enjoy the outdoors, there are numerous walking routes and picnic areas.

Getting Around:
By Car: Renting a car is a convenient option to explore the area at your own pace. Having a car makes it easy to visit the many shopping centers, restaurants, and other points of interest in the area. A 4WD vehicle is recommended during winter months for optimal driving conditions.

This home is located within the beautiful Penn Estates community, which offers a variety of family-friendly amenities and a gated neighborhood experience. Please note: All bookings require guests to complete a registration form within 24 hours of booking. Failure to do so may result in cancellation of the reservation. We can only host up to 10 guests including children and/or babies.

For your stay, only the cars you register before arrival will be able to come in and out of the HOA. Please note that once a car is registered, it can’t be switched with another.

Upon arrival, guests are required to check in at the Welcome Center, where they will receive a parking pass that must be displayed on their vehicle at all times. During check-in, guests must present a valid driver’s license and vehicle registration. If bringing a pet, proof of recent vaccinations is also required.

Penn Estates offers access to a variety of community amenities, including pools, tennis courts, and playgrounds. To use these facilities, guests ages 5 and older must wear a community amenity badge at all times. This home includes 10 Community Amenity badges, located at the property for guest use. If you can't find them on your arrival, please report it right away. Please ensure all badges are left at home in the kitchen before checkout. Any lost, missing, or unreturned badges will incur a $150 replacement fee per badge.

Guests may also use seasonal passes and can use these passes to access the community amenities available for them.

- Up to 2 dogs are allowed for $125 per stay, no cats please. We kindly ask that your dog is crate trained and that you pick up after your dog.
- Unregistered cars are not allowed to enter the gate per HOA rules, including Uber.
- No parties allowed—violations may result in immediate termination of the stay. We aim to maintain a respectful environment for our neighbors.
- Parking in the driveway for 4 cars max. Street parking allowed: NO. Once cars are registered, they cannot be swapped with any other cars, cars registered before arriving are the only cars allowed in and out of the HOA for the reservation
- An exterior camera is installed solely to monitor our cleaning team for quality and security purposes.

- Guests must be 21 years or older to book this property.

GUEST VERIFICATION:
To ensure a smooth and secure stay, we require the primary guest listed on the reservation to complete a simple screening process within 48 hours of booking confirmation. Please note that your reservation is not confirmed until these steps are completed.

Once verified, and prior to check-in, guests will be asked to sign a Rental Agreement that includes:
- Agreeing to our rental terms and conditions.
- Providing a valid government-issued ID and a matching credit card before check-in.
- Paying a non-refundable $60 damage waiver. The damage waiver provides coverage for accidental damage during your stay, as long as it is reported prior to your check-out. This is collected either at the time of payment through the booking platform or afterward, depending on which platform you use to book.

The damage waiver covers accidental damage that may occur during your stay. To ensure coverage, all damage must be reported promptly while you’re still at the property. We understand there is normal wear and tear at houses but should anything accidentally break or get stained during your stay please just let us know. Thank you!

Events or parties are not allowed without prior written approval and an additional fee. Any unauthorized parties or events will be shut down and a fine will be assessed. Please inquire for more information about our event policies and fees.
