** This is a 55+ community, which means that a majority of homeowners must be 55+ years of age. It does not preclude us from renting to guests who are under 55 years of age. However, each guest will need to provide a drivers license and register with the community association.

You will be staying in a Spanish style gorgeous home in a very quiet enclave surrounded by the beauty of the Arizona desert and mountain views, but also a very short walk (400 yards) to the 36 hole Rio Verde Country Club golf course and a mere mile to the 36 hole Tonto Verde Country Club (semi-private). You have access to the Rio Verde facilities (pool, fitness center, bocce ball, pickleball and tennis courts). (**Unfortunately, in March 2022, Rio Verde CC announced the guest membership offering is immediately suspended. As a result, our renters will not have access to golf at Rio Verde although there are many available courses nearby. We will update this when we know more. ) The entrance to the hiking and mountain biking trails of McDowell Regional Park is less than a half mile away.

McDowell Regional Park: Located in the lower Verde River basin, the 21,099-acre park is a desert jewel in the northeast Valley. Elevations in the park rise to 3,000 feet along the western boundary at the base of the McDowell Mountains. Visitors enjoy a full program schedule, over 50 miles of multi-use trails, and spectacular views of the surrounding mountain ranges. A stroll through the park will allow visitors to likely see deer, javelina, birds, jack rabbits and coyotes.

Tonto National Forest: Serves as the community's eastern border, and the nearby Verde River brings with it amazing recreational opportunities and scenic beauty. Trees line the river's banks, bringing a burst of green to the landscape, and Arizona wildlife including javelina, Kingfishers, and American Bald Eagles enjoy this natural sanctuary.

If you want to get away from it all and enjoy Arizona, rent this gorgeous 2800+ square foot, open floor-plan vacation home. Recently remodeled in 2023, the open floor plan connects everyone together. The living room, breakfast room, and master bedroom all have sliding glass doors to the backyard oasis. Located on the 13th fairway in the Tonto Verde development, the backyard has a private pool, hot tub, covered patio, gas BBQ grill, and gas beehive fireplace. Welcome to our 2 bedroom 2 bath townhouse overlooking green number one and eighteen of White Wing golf course. The home has a wonderfully convenient location, a short walk of 200- 300 yards to all the amenities including the golf club , community room, fitness center, heated swimming pool, hot tub, tennis courts, pickle ball courts and bocce ball courts. The post office is across the street and the church is right down the street. The home has plenty of natural light with skylights and a vaulted ceiling in the living room and dining area. The newly remodeled kitchen is fully equipped with everything you need to make delicious meals and snacks. A sliding glass door leads you to a furnished patio with plenty of seating and a barbecue grill. The patio overlooks fairways one and eighteen where you can watch the beautiful sunrises and sunsets or just relax with your cup of coffee or glass of wine and watch the golfers go by. When in season you can eat fresh fruit from the orange and lemon trees on the property. Out the front door is a row of fruit trees available for picking by all Rio Verde residents and quests.

We have 6 cooler packs in the freezer for your convenience. We have puzzles in the living room for those rainy days and lazy nights.

COMMMUNITY FEATURES:
Heated swimming pool with 5 lap lanes, hot tub, fitness center, 6 tennis courts two with lighting, 4 pickle ball courts, 2 bocce ball, art classes, water aerobics and fitness classes. There is a small charge for the classes. There is also a church less than a quarter of a mile from our home and a post office across the street. The community center is located across the street by the fitness center and pool. Park in the lot and go through the double doors. There is a library with books and games you can borrow.

TEMPORARY GOLF PRIVILEGES ARE NO LONGER AVAILABLE. AS OF NOW RENTERS WILL NOT BE ABLE TO GOLF AT RIO VERDE, ONLY WITH A MEMBER. There are plenty of golf courses available nearby for your golfing pleasure.

HIKING AND BIKING:
Rio Verde has it's own trail head into the 21,000 acre McDowell Mt. Regional Park.
Tonto National Forest is within a mile or two with unmarked trails and wild horses.
BIKING:
Rio Verde is on the official Tour de Scottsdale 70 mile route noted for it's wide bike lanes and beautiful Sonora Desert scenery. People enjoy biking to Fountain Hills which is a 15-20 minute car ride away, also quite hilly with great scenery.

GOLF COURSE WALKING:
You can walk or jog on the cart paths before the first tee time.

PARKING AT THE HOME:
If you need to park a car in the driveway overnight you will be required to get a permit from the community center to do so. There is only room in the garage for 1 car as I will be leaving my car in the garage from now on.

C. All guests shall abide by the good neighbor policy and shall not engage in illegal activity. Quiet hours are from 9 p.m. to 8 a.m.

D. Renters must be at least 28 years of age (or the specified minimum age required to rent the property, if different). Guests under the minimum age must be accompanied by a parent or legal guardian.

E. No smoking is permitted anywhere on the premises including balconies, rooftop patio, or within 25 feet of the building's entrances. Fees will be assessed for any rules not followed.

F. No commercial photography or filming is permitted on the property. Tents or other structures may not be erected. Use of charcoal grills is not allowed.

G. Renter is liable for any damage to the property and agrees to accept charges should damage occur during occupancy.

It has 2 Ensuites and is ideal for two couples or a couple with visiting guests. The bright kitchen is fully equipped
with all you need for your stay. The dining room seats 6-8 and looks out over the living room area through
large sliders to the scenery beyond. There is a cozy honeycomb fireplace in the corner of the living room with ample seating for relaxing or watching your favorite program on tv. Each bedroom is equipped with cable tv.
The outdoor patio is ideal for eating a meal or relaxing while watching the beautiful sunsets. There is an outdoor
fire pit and small charcoal barbecue. The patio itself, faces west, so it is ideal for catching the warmth from the winter sun. The 2 car attached garage allows plenty of space for any additional vehicles.
I rented this property on two different occasions and found it to be inviting and ideal for my 3 month Get- A- Way.
When it came on the market it didn't take me long to decide to purchase it and pass along to other fellow travelers.

- "No deck, or decent patio seating" - "It felt like we may have been the first guests. Advertised as a golf rental but we didn’t have access to the golf course there (members only). No BBQ utensils, knife sets, and other misc items. We bought pool towels, spoons, Kuerig coffee maker and hangers. We are easy-going and were fine until we got a notification from the insurance company that the owners submitted claims for almost $3,000 in damages. My wife and I are in our mid 60’s and have owned two VRBO vacation rentals ourselves for 8 years. You couldn’t find guests that would take better care of a home. The list of damages included a chipped glass table in the living room (absolutely false) and damage to some old nightstands in the guest room. There was a bike in the garage that we moved out of the way. We wouldn’t have ridden it anyway but it had a flat tire. The owners even submitted a claim for a tire puncture and bike chain repair. The mandatory insurance we had to buy was a condition of the rental. All I can figure is that their “business plan” is to earn additional income from bogus insurance claims. I will say that the resort neighborhood is wonderful. We even purchased a home here while on the trip. I only take 3 stars for the location of this particular home because the back yard is tiny and looks at a 6’ block wall along a busy street."

We require a signed rental agreement and a photo of your government-issued ID matching the payment method on file after booking.

Insurance and Guest Verification: As part of our effort to help you relax and enjoy your stay, a mandatory insurance fee is included in your reservation cost. This insurance covers some incidents of bodily injury and some accidental damages. Please contact us if you'd like details on the coverage provided.
By moving forward and booking this reservation you give permission to the property manager to use a third-party service to verify your identity and check criminal databases to confirm your reservation.

For stays of 21 nights or more:
- There is a monthly cap of $500.00 on utility costs. The booking guest is responsible for utility costs incurred beyond this cap
- For stays of 28 nights or more, we require a one-time additional insurance fee and a refundable deposit
- Guest has the option to either have periodic cleans during the stay or a deep clean at the end of the stay. Guest is responsible for the cost of additional cleaning.

Cancellations: We highly recommend that you purchase travel insurance at booking, as we are not able to provide refunds for cancellations outside of our policy for reasons such as flight delays/cancellations, weather, injury, or illness. We encourage you to familiarize yourself with our cancellation window. Please use this time to research the location with the provided address and finalize your travel plans. Refunds will not be considered outside of this window for any reason.

House Rules
- Guests must be at least 25 years of age to book. Guests under 25 must be accompanied by a parent or legal guardian for the duration of the reservation.
- Parties and any disruptive events are strictly prohibited. Occupancy is limited to the maximum number of guests shown in the listing, and all guests must be included in your reservation. Violation of this policy may result in removal from the premises and/or removal from the booking platform. Refunds will not be considered in the event of a violation.
- The fee to use the pool/spa heater is an additional $100/night.
- If a lockbox is used, failure to return the key(s) to the lockbox will incur a re-keying fee.
- No RV parking.
- Pets: No pets are allowed at this time.
- No tape or adhesive is allowed to be attached to the walls.
- Please be a courteous neighbor. Quiet hours are from 10 p.m. to 7 a.m.
- No smoking of any kind is permitted anywhere on the premises.
- No commercial photography or filming is permitted on the property. Tents or other structures may not be erected unless otherwise approved by the host prior to booking.
- Please treat the home as if it were your own, report any damages immediately, and leave things as you found them. Booking guest is liable for any damage to the property and agrees to accept charges to the card on file (if applicable) should damage occur during occupancy.
- If you happen to notice any kind of cleaning error or damage upon checking into the property, please make sure to notify us right away along with pictures so we can address it ASAP. Refunds will not be considered in the event of an unreported issue that we were not given the opportunity to address. By reserving our property you understand that while we do our best to ensure that the property is up to standard, please be aware that refunds will not be considered for ordinary wear and tear.
- Please only flush toilet paper when using the restroom as flushing anything else will cause damage to the septic system.
