This 2 Bedroom/2 Bath Sola Saddlebrooke home was built in 2011. We recently updated the kitchen with new counters, fridge, microwave and induction stove. Just painted entire outside of the house and replaced grill.There are mountain views from all sides. There is absolutely nothing that you will need to bring with you...we have provided everything. The home is located directly behind the tennis courts by the Desert View Theater/ Fitness Center, but we have a lot of mature bushes, cactus and trees on the totally enclosed yard. You can walk through the back gate and arrive at the pool and hot tub without having to get in the car or golf cart.

Although this is a 55 and over retirement community, if at least one of you is 40, you are allowed to rent out this property. The property has two bedrooms so it can fit 4 but be aware that the community only allows 2 swipe cards (without extra charges) per household. This allows you to use the pools and fitness centers.

When you rent this home, you have access to all of the amenities including the tennis courts, pickle ball courts, fitness center, swimming pools, and golf courses (with normal green fees). If you arrive on a weekend, you will not be able to get your $ 5.00 swipe card (which allows you into the pools, hot tubes and fitness centers ) until Monday at 8:30. The Mountain view clubhouse is open Monday - Friday 8:30 - 4:30 (also closed holidays).

We also include the use of a 2019 gas golf cart for your ease of going to pools, fitness centers, golfing, pickleball or just cruising the community

The Kitchen has granite counters, an island, large refrigerator with ice in the door, desk area, bump out garden window behind the sink, dining nook. Kitchen is fully stocked, includes plates/silverware/ glasses for 12. The Family Room is open to the kitchen, has a 55" UHD Smart TV, a Roku box with YouTube TV and unlimited DVR. There is also a DVD player. There is a Marantz receiver for your music, comfortable reclining couch and love seat, two other over sized chairs with footrests and access to the AZ Room. The Dining Room has a long, wide table with 6 vibrant chairs. The Living Room has two leather couches and two other chairs, opens to the Dining Room and the AZ Room. The Master bedroom has its own hallway to give a buffer zone from your guest area. MBR includes large walk in closet with shelves and cabinet, Master bath has double sinks, two medicine cabinets, jetted soaking tub and a separate room with a step down shower and toilet. This bedroom has a king size sleigh bed with a Beautyrest pillowtop mattress, two night stands, triple dresser, storage cabinet for bedding, and two swivel rockers to watch the a wall mounted 55” UHD Roku TV, setup with the 20+ streaming channels, and YouTube TV with unlimited DVR. It has sliding door access to the AZ Room. The Guest bedroom has the front mountain views, a queen size four poster bed with a Beautyrest Plush mattress, triple dresser, night stand, quilt rack and wall mounted TV. The stool is next to the full room length triple door closet. The doorless den has two Twin XL beds, in addition to the desk and bookcase.
The bookcase has DVD's, books and games. The desk has a Surge Protector Power Strip, table lamp and is ready for your laptop. The Arizona room has another option for eating, enjoy a meal there, listen to the waterfall and check out the mountain views to the South. The back yard has a built in propane gas grill, seating for 8+ with chairs and low table, Chimera, the water feature, and planters with roses. Beyond the yard is a buffer zone, another area to observe nature. The front patio has table and chairs, enjoy the sunrise, and in the afternoon will give you the shade. The laundry/utility room is between the kitchen and garage, has high efficiency Maytag washer and dryer. The two car over sized garage has plenty of storage cabinets.
SaddleBrooke is an ungated Robson Adult Retirement Community, at least one of the residents must be 55 years old, and children under 21 are limited to visits only. We are in HOA #2, but you will have access to all of the pools , clubhouses, tennis and pickle ball courts, and can golf at the two semi private golf courses. The home is in Unit #17, which will include you in the socials if you desire.!!!!!!!

The home is set up inside with an East facing Master that has a King size bed with a Beautyrest mattress/boxspring, two nightstands, 42" TV, dresser, sliding door access to outside, en suite with walk in shower, walk in closet with some built in drawers/shelves. The kitchen with granite counter tops has all you will need to cook, bake and entertain. The window looks out at the open patio and the mountains. The rear covered patio has a gas Weber grill. The Great Room has a 65" TV with ROKU and You-Tube TV. Has seating for 8-10 with a couch, love seat, two chairs, recliner and three ottomans. The second bedroom has a king size bed, two nightstands, desk area and wardrobe.

SaddleBrooke is a premier 55+active adult community in the foothills of the Catalina Mountains. This 2000 square foot home features an open concept floor plan. Master bedroom suite features king size bed, premium high count linens, and a flatscreen tv. The adjoining master bath has dual sinks, garden jet tub, oversize walk in shower, and a separate water closet. 2 large closets complete the master suite. Guest bedroom has queen size bed, premium linens and a large closet. Second full bathroom is adjacent to guest room. A separate den sports a desk and flatscreen tv. The oversized living room features another flatscreen tv as well as ample seating for entertaining. A formal dining room completes the open concept floor plan. A bright, well equipped kitchen which features a casual dining area makes meal prep enjoyable. A separate laundry room equipped with front load washer and dryer completes the interior floor plan. Outside you can enjoy the lush desert landscape and the sweeping views of the Catalina Mountains from the covered patio as you grill or the raised patio as you enjoy the sunset and a cool beverage. Both patios are ready for outdoor dining. The SaddleBrooke community offers 3 golf courses, 3 pools, fitness centers, tennis courts, restaurants, and more, all available for your enjoyment.

Damage waiver: The total cost of your reservation for this Property includes a nightly damage waiver fee, plus tax if applicable (the “Damage Waiver”). (A discount may be applied for stays of 28 nights or longer, if permitted.) The Damage Waiver covers you for up to $3,000 of accidental damage to the Property or its contents (such as furniture, fixtures, and appliances) as long as you report the incident to the host prior to checking out. The Damage Waiver fee eliminates the need for a traditional security deposit.

- "Very nicely appointed and well-cared for house. We were looking to purchase a home in this community so location was perfect for us. About 30 minute drive down to Tucson. Two negative comments I have: Queen sized bed in second bedroom in bad shape and very uncomfortable. House needs a hot water recirculation pump. Took about 5 minutes to get hot water in the bathrooms. Major resource waste." - "Patio, views, large spaces and the neighborhood."
