The 2nd floor has kitchen/dining/lounge, balcony with bbq, sun room, 2 bedrooms and 2 bathrooms. The top floor has a balcony, bar, table tennis table and attic with a mattress on the floor (suitable for kids & teenagers)
All parts of the house are available to use except for a locked pantry in the kitchen and the garage which are for the owners use only.
A sliding gate and outside CCTV camera ensures security, with plenty of driveway parking and verge parking available.

Beach Towels are not provided, however if you would like beach towels, then these can be arranged at an additional cost of $5.00 per towel.
Please note that the pool is solar heated, which is not effective in winter. We have a gas heated spa included for your exclusive use.
Base nightly rate is for 6 guests. For more than 6 guests (to a maximum of 12 guests) the additional guest rate is $50 per guest per night.
The property is not suitable for pets and we have a strict no pets policy. Failure to adhere to this rule will incur an additional fee to have the carpets professionally cleaned.

THERE ARE NO STAIR GATES SO KEEP THAT IN MIND WHEN BOOKING. 10 Adults and 6 vehicles maximum allowed. Any unauthorized visitors recorded at the property will be charged at $100 per person per day unless prior approval is granted. Approved visitors will be charged at $50 per day.
House is to be left in a clean and tidy condition. The following will incur additional cleaning charges:

• BBQ not cleaned

The Coach House is a fully self contained studio adjacent to the main house.
It is set in a peaceful 2.5 acre bushland setting only 10 minutes from Joondalup, 5kms from Carco Raceway and 10 minutes from Mindarie Marina.
You will have your own entrance and will be fully self contained with all appliances to make your stay comfortable.
The owners are on site if needed and will be helpful but non intrusive leaving you to enjoy your stay.
There is reverse cycle air. con/ heater making the studio suitable for all seasons.

In the coldest months an electric blanket is supplied on the bed.

We have rain water tanks and bottled gas, solar for electric power. We ask that you respect our septic tank and don't dispose of solid fats down the sink or harsh chemicals or other non suitable materials which could potentially block it.

Joondalup is the nearest large town which has a large indoor shopping area as well as many food outlets and a hospital.
There are also supermarkets, take aways, pharmacies, fast food outlets, hairdressers coffee shops and Dr’s surgery’s at near by at Banksia Grove and Carramar.

A short drive north of the property you will find Yanchep, here you can explore underground caves and see Koalas and Kangaroos.

We do not allow smoking inside or outside the studio. The summers are very dry and we are in a high risk bush fire location. Please don’t be offended if you do get seen smoking that we will ask you to leave without any refund.

The nearest beach is 12 minutes away at Burns Beach and has a lovely café adjacent to it.

We are a 45 minute drive from the international airport and a 20 minute drive from the main CBD of Perth. All this is accessible via the freeway or a train connection from near by Joondalup which is 10 minutes away.

We are able to accommodate one small child. Please discuss this with the owner at time of enquiry, a small additional cost may apply.

We expect the property to be treated kindly and left as you would like to find it, being honest if something gets broken so the owner can replace it for the next guests.

Although there is public transport from Carramar and Banksia Grove a car is recommended if you wish to take full advantage of this beautiful area.

What you can expect:
On arrival you will need to collect your own gate opener which you keep for the duration of your stay, returning it when you depart. This allows you to come and go freely from the secure property and off road, covered parking beside the studio.

A sample of coffee, tea, sugar, milk and biscuits are provided free of charge on arrival.

All bed linen and towels are supplied.

An outdoor seated area with a table and chairs allows you comfort outside.

Animals:
We do have a free roaming chicken, ducks, a cat and horses on the property.
The horses on the property can be fed apples and carrots over the fence. Their gates are not to be opened and small children MUST be supervised at all times.

The space: Self contained studio apartment is on the ground floor of my home in Old Quinns Rocks. As a longtime traveller myself I know what makes me feel good when travelling so I have tried to include everything you may need for a short or extended stay. We offer free Fibre Connected National Broadband Network connected WiFi with unlimited use. The apartment also has its own onsite car parking space or if you prepare there is off street parking at the bottom of the driveway. If you are a “foodie” you can indulge yourself with a fully fitted out Chefs kitchen or visit one of our many local eateries. If you feel up for it you can take a leisurely walk along the coastal path to Mindarie Marina (or a 6 min drive) to enjoy the bars and cafes at this awesome venue. The location: Old Quinns is a very quiet seaside holiday location about 40 km from Perth CBD - a very short walk will take you to cafes parks and the beach. A great place to stay to unwind and relax or as a base to visit relatives who live the lucky life in our amazing Western Australia. Getting around: Only a 3 minute walk to the local bus that will take you to the surrounding area or to the local train station in Clarkson. The train takes you through the Perth northern suburbs to Perth CBD and onward to Fremantle - Mandurah etc. Other things to note: We provide a local guide which gives information on local takeaway’s / restaurants / cafes and activities. Directions and hints and tips are available in the guide book. It should be noted that this is a relatively new property and the final landscaping of the front of the property is not yet completed. All works are being personally undertaken by the owner – there will be no work during periods of guest occupancy.
