WELCOME to our home, we fondly call it the 'Treehouse.' Our home is a unique, beautifully designed custom home nestled in the woods on 47 acres with plenty of privacy and open sky to enjoy during every season. The Treehouse is a bright, modern, 3 bedroom (sleeps 8), 2 bath, 2200 sq. ft. woodland retreat, located just 14 miles from the Niagara Falls State Park and only .5 miles from Lake Ontario. The best feature is the 450 sq. ft. second level deck overlooking the woods which accommodates a 4 to 5 person hot tub. Our home is pure serenity and within fifteen to thirty minutes from all that the Niagara has to offer, making it one of the BEST vacation rentals in the Niagara region.

Spend your mornings relaxing in the sun light with a cup of coffee in hand while listening to the many songbirds and wind rustling the tree leaves. Evenings can be spent up on the third story lookout witnessing the most spectacular sunset or see the forest sparkle as fire flies weave in and out of the trees in the months of June and July. Relax and unplug in our sun filled, modern, 3 bedroom (sleeps 8), 2 bath, 2200 sq. ft. woodland retreat, built on 47 acres. Being that this is our primary home, the home is very clean and fully equipped to meet all your needs. A large Blackstone grill with a main propane feed, clean comfortable outdoor furniture, fresh linens and all the kitchen appliances you may need to prepare a gourmet meal. High speed Internet, Alexa, Amazon Prime Video, Netflix and Peacock channels are available. Also, our TV is a smart TV, allowing you to stream from your personal device. Our parking area will accommodate up to 6 cars, and plenty of room for a boat. For your convenience, a keypad with your own door code will be provided a few days prior to check in. To accommodate those traveling in an RV, an electrical hook-up is available.

This property is less than a minute from Lake Ontario and an easy 14 mile drive to the spectacular Niagara Falls State Park, NY. This property is also only a 27 mile drive to Buffalo, NY and a 94 mile drive to Toronto, Ontario, CAN. There are several beautiful parks along Lake Ontario that are less than a 10 minute drive from the house. Our kids were excited by the planes and jumpers, and the noise and traffic were not a problem. The house is good sized and well kept. The Space

Enjoy this charming 2 bedroom 1 bath getaway located along the Niagara River. You have your own private entrance with all the amenities for your home away from home. Several restaurants, agrocery store, and Rite Aid are located in the village. Take a 15 minute drive to Niagara Falls or walk to the historic Ft. Niagara. A beautiful bike path is also located just outside your door where you can ride along the river to Lewiston 5 miles away. Lewiston is the home of Artpark where every Tuesday and Wednesday big name performers play. Also don't miss the Jazz fest in the end of August.If your into fishing the area is home to some of the best freshwater fishing in the world. 3 boat launches are also nearby and we have plenty of parking and room for your boat and trailer. If your not the fishing type don't worry the Niagara Wine trail is a short drive to the country where you can experience many different local wines. After a busy day you may want to relax near the fire or sit on the front porch and open up one of the bottles of wine while enjoying the beautiful sunset.

Beautifully restored 1850s Victorian Guesthouse in the center of the quaint Village of Youngstown, NY, where the Niagara River meets Lake Ontario. Within walking distance of Old Fort Niagara or a short bicycle ride to the Village of Lewiston and Artpark, and a mere 20 minute drive to one of the natural wonders of the the world- Niagara Falls. We fully renovated the guesthouse with its history in mind - so you can enjoy turn-of-the-century charm in every room without having to worry about outdated facilities. One example of this, is that each of our 5 bedrooms has its own ensuite or private bath.

If music is your thing, the baby grand piano is tuned and ready to play. The Rock-Ola Brunswick Jukebox is loaded with a wide variety of music for you to enjoy. If you choose 0009 you will hear the song that inspired this place! (Regrettably, I am waiting on a part for the Jukebox, so hopefully by the time of your visit, it will be up and running again.)

You may want to just relax in one of the outdoor spaces. The only problem, I can see, is trying to decide which of the three you enjoy most.

When it's time to get out of the house and stray a little farther than the Village of Youngstown there is so much to choose from. Obviously, Niagara Falls - need we say more! Just a 20 minute scenic drive to a sight you will never forget.

On the way you will go through the Village of Lewiston with many shops, restaurants, ArtPark, hiking trails, festivals, and waterfront activities.

Head east and check out Ransomville, Wilson and Olcott with all they have to offer and don't forget the Niagara Wine Trail.

If you brought your passport, your can even visit our neighbors to the north, Canada! Niagara On The Lake is a 40 minute drive, while Toronto is 2 hours away-customs and traffic not withstanding.

It's a scenic 20 minute drive to Niagara Falls and 5 to 15 minutes to the quaint historic villages of Lewiston, Youngstown and Wilson.

- "Renting this property is all about expectations. We didn’t expect perfection from an older lakeside cabin, so we were thrilled with the outdoor space, the views, and the amenities like the private yard, fire pit, rope swing, and the amount of space it gave our family and two dogs. PROS: The location was fantastic as well, with a small town just to the east with restaurants and parks and a short (scenic!) drive to Niagara Falls and Buffalo to the south. It was so quiet and beautiful at the cabin, and we spent hours just staring at the views each night, watching the gorgeous sunset over Lake Ontario. I still miss that view, the sound of the water, the cool breeze. CONS: The cabin floors are not level. The photos are deceptive and don’t fully show the significant slant in the bathroom and kitchen or the smaller slopes in the living room. This wasn’t a problem for our family, but I could see it surprising some folks or causing issues for families with mobility concerns. It would have been a hazard for my grandmother if she had joined us on this trip. The hot water was HOT to the point of pain if you were not careful, and the shower took a LOT of tweaking to get it balanced to warm instead of scalding. Minor thing - The available dishes were a bit haphazard for our family of four. We made do. Minor thing - The host sometimes takes a bit to respond to messages through VRBO. I did not call him, which was an option, so may be more responsive that way. "

* OUTDOOR *
The Shining Waters lake house is on the lake shore and in the middle of a field. Be ready for some bugs. We don’t love them either but they sure love the lake as much as we do.
As with many homes on the lake, the unobstructed and amazing views are what you are coming for. That also means we don't have any fencing, so please use caution with the little ones, and maybe some of the big ones too ;)

* LANDSCAPING *
The landscapers will be working on lawn maintenance every Thursday (weather permitting). So if you are planning on lounging in the back yard, please take note.

* MAINTENANCE *
We renovated and updated everything we can. However, things do break and especially in a house with so much history. We will do everything to address any appliance breaking down, any water leaks and any other issues that come about as quickly as possible.

NOISE/PARTIES:
-No smoking and no recreational or illegal drug use whatsoever on the property. Any evidence of smoke in the home after check out will be subject to a $300 fine and any guests found to be partaking in illegal drug use while still inhabiting the home will be removed immediately, no refund will be issued and possible legal ramifications will ensue

-Parties are not allowed under any circumstances unless prior notice and permission is given such as a family gathering, large birthday, signifiant event, etc. All must be cleared by the host prior to booking

-Respect the neighbors: it is very important that noise levels are kept reasonable in the outdoor areas after 9pm. If there are any complaints we may not be able to continue hosting in the future and any repeated noise complaints will result in removal from property

PETS:
We’re happy to host your furry friends!
That being said, pets must be approved before entering the home. Please be aware that for your safety and ours, we have cameras on the property, therefore if pets are brought in without consent from the host, there will be a $250 fine and depending on the circumstances all guests may be removed from the property without a refund.

There’s a $75 pet fee per dog — if you’re bringing more than one, just let us know so we can adjust the total. We provide a large orthopedic dog bed, a standing water bowl, and a few treats to help them feel right at home.

We kindly ask that pets stay off the beds and furniture. If there’s excessive pet hair or muddy paw prints on beds/couches, or mud on the floors a $50 cleaning fee per room will apply.

Please note: the yard is not fenced, and the town has a leash law. For your convenience, we’ve included a 30 ft. heavy-duty dog run with a 360° rotating stake so they can still enjoy the outdoors safely.
