- "We stayed at Matsumi ann at K's villa for 4 nights with family of 6 including 2 young children aging 2 and 4 years old. Property is located in reasonably convenient location with convenience store 3 minutes walk and Kyoto station 15 minutes by walk. I couldn't fault the accommodation. It's exactly as described. There's laundry machine within the premises and 4 bicycles available and free to use. However, as there's shoji (paper base door and very thin glasses, cautions required if you are to stay here with young children. Also, as neighbourhood is quiet, you should be prepared to keep your stay as quiet as possible (wasn't the case for us). We were lucky to witness full cherry Blossom during our stay as cherry Blossomed late this year (we stayed 5-9 April 2024). Magnificent view from the second floor and bath tab. - "There was 8 of us who stayed in the house and we all had our own bed. That is why I booked this house and it was perfect. Don’t hesitate if you’re debating on it. You’ll be so glad you did. You’ll get an authentic feeling stay. Short 4 min walk to 7 Eleven and 6 min walk to bus. It is a farther walk (15ish min) from subway, which is what you’ll need to take when you have luggage. This was a bummer but we got it done. The 3 cons I have is that it’s far away from subway station. Currently as of this review there is construction on a new home across the street. And it’s a TINY street so you’ll get woken up by that banging every morning. And the last is that the dryer didn’t work. All in all, I still would stay here again. We all loved it!"

The space

The house was built on Meiji to Taisho period, which is more than 100 years old. All those years, It has been inherited within a Geisha family and operated as a ochaya (teahouses). where geiko (Kyoto dialect for geisha) and maiko (geiko apprentices) entertain by performing traditional music and dance. The performance will happen on the 1st floor only and 2nd floor is the for ladies only, where the Geiko and Maiko prepare themselves for the performance and makeup. As such, there are many interesting designs in the house for Geisha.

History and Features:
The house of Kumo.Gion was established in the Japanese Samurai era, which is more than 100 years ago. The building date is unclear, as the official record of Kyoto building is only dated up to 4th Taisho year (1915). The previous owner was once a geisha, and the house was inherited from the Edo period for five Geisha generations operated as the tea house (ochaya). When guests come to the house, maiko and geisha will carry out a performance. The 1st floor is the performance area, and the 2nd floor is the place where maiko and geisha can dress up. The structure and decoration details are designed for Geisha's daily life, for example, we have two stairs in two different directions, which is very rare in Kyoto. In this way geishas and their dressing maids can go downstairs in different directions, so the guests waiting in the lobby can only catch sight of geishas rather than maids.

Before Kumo.Gion starts operating as Boutique hotel, no male could go to the 2nd floor of the house. The Japanese ceilings of the two rooms upstairs very old are separately designed according to the patterns of cabin and maiko singing field. Illuminators on the in the house are antique lamps of the Taisho period, and some of their designs are inspired by Geisha culture in Gion. We also selected Kyoto specialties like Nishijin Kimono belt with colorful but traditional patterns to decorate the bedrooms.

There is an exquisite Japanese garden embraced by the house. There are camellia japonica, nandina, red leaves, hydrangea serrata, Japanese apricot, orchid, chrysanthemum and other flowers and plants from Japan. You can open the window and experience the breeze from the garden and enjoy the changing seasons while taking a long bath in the bathtub. You can also try to practice Zen, by sitting with the nature and sensing the inside and sensing the moment. Besides, it is available to wear clogs on the quartzite and step into the garden. At the moment, you can have a ladle of clean water to wash hands and baptize the spirit.

We also collected antique paintings for Kumo Machiya. We change the paintings as the season changes. For Spring, summer and autumn, there are three pieces of fish by Tanaka Bai Yin, a famous painter in Meiji. Tanaka Bai Yin is the student of Japanese literati painting master Tanomura Cyokunyu. Painting manifests spring with plecoglossus altivelis, summer with globefish and autumn with shrimp. For winter, we chose a piece by the famous painter Matsumura Keibun of the edo period. Matsumura Keibun is the representative of the Japanese flower-and-bird painting, who is known as the “Flower-bird Keibun". The Painting takes the toon flower blooming in the winter to represent winter, and the camellia is just the chief species in the Kumo.Gion garden.

It is worth mentioning that all beddings, mattresses, pillows and cushions in the house are specially custom-made for Kumo.Gion by the shop Los Takaoka Ya in Kyoto with more than 400 years history. We hope you enjoy the of sleep as the noble warriors in Azuchi-Momoyama period.

From Komatsu to the direction of Higashiyamayasui, there is a 24-hour convenience store called Lawson of four minutes' distance, and there is a 24-hour supermarket named fresco and a convenience store called family mart towards Kiyomizu Road direction of six minutes' distance. Towards the direction of Yasaka Shrine, there is a huge Lawson, Dumpling King and a Starbucks of 8 minutes' distance.

Tenant permissions:
On the 1st floor, there are two toilets, a modern kitchen, a modern bathroom seeing the garden while taking a bath, a washitsu towards the garden, a small washitsu towards the door and a four season garden. On the 2nd floor, there is a small tea room, two bedrooms, a big washitsu towards the garden and a small washitsu towards the street. One can open the window and lift the bamboo curtains to lean on the handrail.
Additionally, there are wireless networks, cooling and heating air-conditioner, kitchenware, tea set, wine set, fridge, microwave oven, induction cooker, blower, washing supplies (toothpaste, toothbrush, tooth-cup), bath salt, bathroom goods (shampoo, hair conditioner, body wash, fancy soap, firkin), bath towel and towel.

There is no TV set in the Kumo Machiya Stay. As we hope to provide you with a more relaxed life, without the overwhelming information by the modern electronic products, we can read a book, enjoy a long bath, watch the leaves falling in garden, have tea and a deep sleep, and perhaps some inner peace, some escape from our high-paced modern life.

- "All of the hotels were booked, so we stayed here. Glad we did. We were met by Penny at the location, who spoke with a perfect So-Cal accent. No TV or sofas, but the four of us were quite comfortable. Be prepared for the Japanese experience! Sleep on futons and sit on pillows around the small dining table. The kitchen is limited, but we ate out in the many restaurants in the area. Recommend the nearby Tully's for your morning coffee and danishes. It opens at 8:00am. I went for a run every morning along the river bank. While the nearby Geisha street can be crowded, always quiet at the house. Love the two japanese toilets! And a nice shower/tub. "

1. For your stay to be convenient, please inform us your arrival time for at least 7 working days before your arrival. Also, please inform a day before about the schedule of your arrival in Kyoto, for that, our staff can have the chance to give you advice for your transportation to the house, as well as welcome you in the house and help you check-in and introduce you to the house and the usage of the facilities.
2. All the customers are required to register and sign a confirmation letter for check in before the stay. Deposit would be required, which it will be one night’s standard rental fee. During check-out, the staff member would inspect the original status of the house and return the deposit, if there is any damage, guest will be required to pay the full price of anything that is damaged.
3. Smoking is strictly prohibited anywhere in the house if the house can't be used due to smoking the guest would need to compensate one night's house rental fee.
4. If you are traveling with children or senior citizens, please pay extra attention during your stay, since the house is very historical and traditional. It is necessary to be careful when climbing and down the stairs as well as opening windows and doors since they are made out of historical wood and Japanese traditional paper.
5. Breakfasts will not be provided, and cooking is prohibited in the house for protecting the authentic Machiya. However, making simple food with the toaster and the microwave is welcomed. There are also abundant restaurants and convenient stores near the house.
6. There is no TV set in any of the houses that Kumo Machiya Stay operates. It may be hard to adjust at first hand, but for that, we hope to provide our guests a chance to have pure mental relaxation and taking a break from the overwhelming information’s from the mass media in our daily life. Machiya Bukkoji is a traditional Japanese Machiya style house with decades of history. The location of the house is convenient for traveling to most lively streets in Kyoto, Shijo Dori as well as the Kyoto Station.
It is also very close to one of the most important scenes that were illustrated in the movie Detective Conan: Crossroad in the Ancient Capital, which is the Bukko-Ji Temple. In the movie, Bukko-Ji was the place that Conan figured out the whole case that has been a mystery throughout the plot.
Throughout the history, Bukko-Ji has undergone several location movements. It is until 1586, under orders from the Shogun Toyotomi Hideyoshi, the temple was forced to move to the current location. The teaching of the temple has been reserved although it has experienced numerous religious troubles. The teaching of the temple remains as “Become a real human under the guiding light of the original power of Amida.”
Machiya Bukkoji has certified by the Kyoto Prefecture as one of the rare traditional Machiya in Kyoto. It is a two stories wooden structure with renovation while keeping the historical features of the house.

Kumo.Nijo-jo is machiya style Japanese house with decades of history and Kyoto style.
There are two floors and two courtyards in the KumoNijo-jo. A pine courtyard in front of the house and a maple leaf courtyard behind the house. In this house, you could easily sense the traditional and elegant Kyoto life by having teas in the Tanami room oversees the garden, and appreciating the Japanese panting on the wall. Moreover, there is a newly renovated kitchen with refrigerator, washing machine, microwave and heating kettle on the first floor, so guests can enjoy the beauty of traditional life and convenience of modern life in the same time.
There are many antique furnitures in the house. And the chandeliers in the house are antique lamps and lanterns from Taisho Period. Kumo machiya Kazahaya was all made by woods, we keep the original style. Located in a real Residential area. You can enter the garden from the bedroom on 1st floor.
The structure of this villa is つしにかいtsushinikai. Since Edo period, this kind of design was to ensure all the civilians are not stand on 2nd floor to look while the Samurai passing by, so the 2nd floor is short than 1st floor. Another feature of this villa is むしこまどmushikomado. Normally this kind of window on 2nd floor, looks like a cage of bug.

Kumo Machiya Shijo is considered as the flagship Machiya under the series of Machiya style Japanese houses that Kumo Machiya owns and operates. KumoShijo has a long and fascinating historical background. It used to be served as a Kimono shop before it has turned into a Japanese styled guesthouse. KumoShijo is even certified by the Kyoto Prefecture as one of the rare traditional Machiya in Kyoto. As a valuable historical architecture, it has witnessed Kyoto with its rich historical traditions.

KumoShijo is a two-floor classic wooden structure. The Japanese style structure is kept profoundly in the house, Japanese style porch, the beddings, guest room, break room, bedroom are all distinguished clearly without any disorientation. Signature characteristics of a Machiya are exclusively preserved in KumoShijo such that the walls are kept as the original status. The wooden frames and girders around the rooms are all renovated with high-quality pine wood. The natural patterns in the pinewood reveal the elegance and delicacy of traditional Kyoto Machiya throughout the house.

The interior decoration of KumoShijo is styled with the theme of The Tale of Genji, which is a classic Japanese palace style layout. The house is granted with elegance and peaceful essence, the soft lighting and the exquisite furniture design presents a warm and harmonious space. There are archival items that are still used till today displayed on the wooden shelve that is traditionally designed. A folding screen that has the story of The Tale of Genji painted, seasonal flower arrangement decorated with a hanging scroll exhibits the characteristic of the Machiya that carry history over a century.

The layouts of the rooms are spacious; there are three Japanese style Tatami rooms and each of them has the view of the elegant garden.

The beddings and the bathrobe would already be prepared you when you enter the Tatami rooms. With the delicate fragrance of the Tatami, it will be soothing your fatigue from all the traveling.

Opening the wooden window, the beautifully arranged Japanese styled garden that is organized by a professional landscape gardener comes in to sight. The garden is divided into Zen garden and seasonal garden with a stream of water, with botanical plants at the left and sand and stones at the left. The stream of water flows through a petit stone bridge, the path made with stones are surrounded with some green moss overall carries out the beauty of the garden.

Despite one spacious Tatami room on the first floor, there is a living room, modern kitchen, modern bathroom and toilet. Moreover, outside the living room, there is a separate modern toilet room and shower room convenient when multiple people are living. Refrigerator, electric kettle, drying/washing machine, wine fridge are all equipped in the house, brings you a pleasant experience in a traditional Machiya with modern facilities and convenience.

What is worth to mention is, the bathroom that KumoShijo consist provides a 180-degree of panorama for customers to rejoice in the Japanese-style garden that implants with fascinating traditional cultivation while they are in the bath. As the season shift, the garden will display a different picture. Feel the breeze from the garden, and see the moonlight make the water gleaming. Looking away, there are some bits of the starlight. At this moment, life becomes even more beautiful with the endless stream of time.

The second floor maintained the original design and structure of Machiya. To preserve more space and retain the beautiful layout, the structure of "火袋“ (passage where households can go to the roof directly from kitchen) was kept after the reconstruction, and it opens a route to the ceiling, where inside there is a bridge connect the path to the roof. Without excess decoration and reformation, the maintenance of the original structure demonstrates the Japanese traditional architecture.

On the second floor, there are two Tatami rooms, one living room, and a modern toilet. In the living room, high-quality tea is prepared for you to enjoy it anytime and relax in the tearoom.

All beddings, mattresses, pillows and cushions in the house are custom made for KumoSijo from Los Takaoka Ya shop in Kyoto with the history of more than 400 years. It is all for your pleasant and high-quality stay at KumoShijo.

KumoSijo is a two stories house. On the first floor, there are spacious Tatami room, a living room equipped with sizable table, a modern kitchen, a modern toilet and a bathroom with a 180-degree view of the traditional Japanese garden. Outside the living room, there is a separate toilet and a shower room. From the chamber on the first floor, you can enjoy the view of the beautifully decorated traditional Japanese garden.

On the second floor, there are two spacious Tatami rooms, a living room, and a modern toilet room. The ceiling on the second floor reveals the traditional structure of a Machiya, with one large girder across the entire roof, demonstrating the most traditional Japanese architecture building techniques.
