They have a wall of all the necessary amenities if you forgot something: toothbrush, toothpaste, hair ties, wash cloths, bath salts, mouthwash, etc. The items were high quality and thoughtfully curated. Our family room was spacious with 2 full sized beds and 2 futons. We had a dining table/bench that could fit 6 people comfortably. The room had a kitchenette with microwave, stovetop, sink and dishes, bowls, cookware. The toilet is in a separate room, and the wet bathroom/shower room is attached, but separated by a door, to the sink room. We enjoyed our stay there and would stay again. The room was clean with plenty of natural lighting and comfortable. "

It’s also within walking distance of key attractions like the Kyoto National Museum and Sanjūsangendō Temple (both less than 10 minutes away), and the famous Gion district is about a 20-minute walk. Overall, I’m very happy with our stay. The hotel is a great blend of comfort, convenience, and modern amenities, and I’d definitely stay here again on my next visit to Kyoto."

We had to request new towels once through the chat option in the lobby and within an hour we found new towels dropped outside our door--swapped old towels which were taken away promptly. Room itself was clean, great amenities with the kitchenette and washer/dryer, AC worked great--no complaints and would definitely recommend and stay again!"

- "We stayed at the deluxe room (Hibaburo) for six nights. This is one of the best hotels we’ve ever stayed at. The location is perfect: situated in a very cozy part of the Sanjo area in Kyoto with a few minutes walk to Nishki Market, Takeshita Street, Kawaramachi Street and Gion. The feeling of the hotel itself is very similar to a spa and there is a lounge space on the first floor work complementary soft drinks and Japanese snacks. The room is very spacious, cozy and will organized. The bed is huge, albeit on the harder side (which I prefer but some people don’t). We used the lovely wooden bathtub almost every night. The suga was very pleasant and friendly, we had sent or luggage from or previous hotel and when we arrived at nol all of or suitcases had already been brought up to or room. This is an amazing hotel, cannot recommend it enough, and when we return to Kyoto, we will 100% book this hotel again."

The space
Welcome and Mission Statement
Our mission is to make you feel at home while you stay here. This is why we named our place "I am Home Guest House."
I came up with the name "I Am Home Guest House," thinking of my childhood. The first thing I said was "I'm home, mom!" when I came home where my mother warmly welcomed me.
I want you to feel the same when you visit our place and say, "I'm hooooome!"

Location
We are located in the west side of Kyoto. We are within easy access to many popular attractions in the Arashiyama, Sagano, Kiyotaki areas. Attractions in the same areas include the following.

*Adashino Nenbutsuji Temple (8000 Stone Buddha and Pagoda)
*Otagi Nenbutsuji Temple (1200 Stone Buddha)
*Bamboo Forest
*Mt. Atago

One of the things that I strongly recommend is to hike on Mt.Atago, the highest mountain in Kyoto (924 meters / 3031 feet). It serves an escape from the busy city life for the locals, but it is also a pilgrimage route to 1300 year-old Atago Shrine on its peak. On the night of July 31, the shrine hosts a holy fire festival which is not to be missed.
Another strongly recommend is Saga Toriimoto traditional buildings preservation district,quiet, historic and not a lot of people.

If you are into cycling, nearby Katsuragawa Cycling Road (40 kilometers /25 miles), is perfect to enjoy your ride along the Katsura River (it leads even further to Osaka).

If you are a runner, the city of Kyoto hosts a municipal marathon in February. It starts at Nishikyogoku Sports Park which is in our neighborhood, and it is a perfect place to start your day by running with other runners and dog walkers.

Our location is also very convenient as there are so many convenience stores, drug stores, and grocery stores and eateries. Izakaya (Japanese tavern), Sushi, Ramen, Yakitori, Okonomiyaki, Yakiniku (Korean Barbecue), and Chinese restaurants are all within walking distance.

In addition, there are two large shopping Malls in a 10 - 15 minute walk where you can find stylish fashion, cute zakka, \100 yen shops, small appliances, grocery stores, restaurants, and much more.

House Rules

Check in Time: 3:00 pm
Check out Time: 10:00 am

I try to be flexible, so if you need to check in before 3 pm, it can be arranged. If you need to check out after 11 am, there will be an extra charge in cash as follows. 2000 yen after 11 am-12 pm and increases 2000 yen by hour. However, it is negotiable depending on a situation. For example, lost keys or damages to the properties can delay the check-out process.

*Take shoes off before entering the room
*Quiet time: 10 pm - 8 am
*No party (please be considerate to our neighbors)
*Absolutely NO SMOKING inside the room (permitted ONLY in the balcony or outside the apartment building, not the outside the door)
*No eating on/in the bed
*If smoking in the room or eating on/in the bed is evident, we will have to charge you a penalty in the amount of 20000 yen.
*Turn off lights, TV, Air conditioner, etc when you go out. Please try to conserve energy.
*Do not discard anything other than toilet paper in the toilet.
*Please try not to loose the key or mobile wifi. The penalty fee is 10000 yen.
*Please leave a key into the mailbox on the door if you are checking out very early.

Access

From the Kansai International Airport (KIX):
The best way is to take a door-to-door shuttle service operated by the taxi companies, MK Shuttle Bus or Yasaka Shuttle Bus. 90 minutes directly to the Guest House ((PHONE NUMBER HIDDEN) yen). A reservation is strongly recommended.

Train:
JR Express, Haruka. KIX to JR Kyoto Station (3000 yen), 80 minutes

From the JR Kyoto station:
Bus:
#28 get off at Minami-Hiromachi, 25 minutes
#73 get off at Nishikyogoku Sports Center, 20 minutes

Taxi:
Please tell a driver "Tenjingawa-takatsuji-nishi Hankyu Oasis or Sugi drugstore" (takes about 20 minutes, 1500 yen) I will pick you up there.

While the shared areas of the building, such as the entrance and elevator, may be used by other guests, the room you have reserved is a private space exclusively for you.
You will access your room through the common entrance and elevator.

This property is offered as a monthly rental apartment. After making a reservation, tenants will be required to sign a fixed-term rental agreement.

Below is an outline of the contract details for your review:

Included Utilities
Utility costs included in the monthly rent: ¥12,000 (¥21,000 for two people).
If the usage exceeds this amount, the excess will be charged separately.

●Contract Period
This contract will automatically end upon the expiration date specified in the cancellation notice submitted in advance. There is no automatic renewal. However, both the management company and the tenant may enter into a new contract (re-contract) starting the day after the original term ends, upon mutual agreement and approval by the management.

●Purpose of Use
The property is to be used for residential purposes only.

●Common Service Fees and Security Deposit
Depending on the property, there may or may not be common service fees or a deposit.
▶ For this property, no such fees are required.

●Vacating the Property
・Please notify us in advance of your move-out date.
Notice must be given at least 10 days before your planned departure, and a final inspection appointment will be scheduled.

・The tenant is responsible for restoring the property to its original condition, excluding normal wear and tear or damage not caused by the tenant.

●Entry by Management
・The management may enter the premises with the tenant’s consent if necessary for fire prevention, structural maintenance, or other important matters.

・Entry without prior consent is allowed in emergency situations (e.g., fire), in which case a notice will be provided afterward if the tenant was absent at the time.

●Contract Termination
If the tenant fails to fulfill rent payment or any contractual obligations, and does not resolve the issue within the specified period, the contract may be terminated.

●The contract may be terminated immediately without prior notice if any of the following apply:

・The tenant loses legal residency status in Japan.

・False information was provided in the application or documentation.

・The tenant increases or changes residents without permission.

・The tenant or cohabitants are reported or advised against by authorities or police.

●Cancellation by Tenant
The tenant may terminate the contract at any time by paying one month's rent (including the amount equivalent to rent after the end of the contract).
Example: If cancellation is requested on March 15, the stay is permitted until April 14.

【Prohibited or Restricted Activities】
●Manufacturing or storing dangerous goods, or placing heavy items inside the room.

●Pouring liquids that may corrode plumbing (e.g., oil or boiling water).
→ Similarly, flushing foreign objects like sanitary products in the toilet is prohibited.

●Playing loud music or TV at high volume.

●Keeping animals.

●Any violent, aggressive, or intimidating behavior that may disturb neighbors or pedestrians.

●Subletting or transferring the lease to others.

●Unauthorized renovations, modifications, or installations within the room or property.

●Leaving personal items or putting up posters/signs in shared areas like stairs or hallways.

●Fire, Water Leaks, and Disaster Response
In case of fire, water leak, or disaster, the tenant must immediately contact emergency services (119), police, or the management, prioritizing safety.
The tenant is liable for any damage caused by their own negligence.
No parties are held responsible for damages due to natural disasters (force majeure).

【Matters That Must Be Reported Promptly
Change or renewal of residence status or passport】

●The visa/residence card must be updated and disclosed to the management each time. If renewal is not possible, or if re-entry is denied or the documents are not submitted, the contract will be terminated.

●Changes in employment, contact information, or emergency contact.

●Changes to cohabitants or adding new ones (excluding childbirth).

【Other Terms】
●Optional fees are not calculated on a daily basis (no prorated billing).

【Prohibited Behavior and Neighborhood Harmony】
The following actions are prohibited in both private and common areas of the property:

☆ Loud noise or vibrations that disturb neighbors (e.g., loud music, shouting, speakers, instruments)
☆ Hosting parties indoors or outdoors
☆ Improper trash disposal, illegal dumping, or leaving personal items in common areas
☆ Smoking in common areas (e.g., balconies, entrances)
☆ Acts of violence, intimidation, illegal activity, or anything that could cause trouble with neighbors

●Violation Response
⚠️ If violations occur, up to three warnings will be issued.
After that, the contract will be terminated.
Warnings may be given in writing, by phone, or by email.
If police intervention or cancellation is notified, the tenant must vacate the property immediately.

●Responsibility and Liability
If any damage is caused by the tenant’s actions, the tenant is fully liable for compensation.
