4.) Do not move the furniture.
5.) Each cottage has a maximum number of guests that is listed on this contract you must verify that it is correct. That number is not to be exceeded - this includes children and adults. This goes for DAY OR NIGHT. For fire safety, we are required to limit the number in each home. If additional people are found to be staying at the cottage the entire group will be asked to vacate with no refund. Inflatable mattresses or alternative sleeping other than pack n plays or cribs are not allowed. Tents are also not allowed on the property.
6.) Pets are not permitted. If a pet is on the property then there will be a $1500 fee and it will be required that the owner board the pet immediately.
7.) Damages are to be reported during your stay. If we find damage after you vacate, you authorize the charge to your credit card for replacement or repair or provide another credit card number, pay by cash or check. Damages reported upon arrival will not be guests' responsibility.
8.) Cleaners will come to the cottage after you have departed - they will not visit to clean, change linens, or replace towels during your stay. Please contact the office should you need assistance during your stay regarding any cleaning items.

- "Had a fantastic stay here! Great location, beautifully appointed, and very comfortable beds. Screened porch was our favorite place to hang out. As another reviewer pointed out, our feet got dirty immediately if walking around barefoot. We all immediately took off our shoes upon entering as we would in our own home and did not roll in luggage or anything. This was not a huge issue, but we would have mopped if available. Bedroom doors could use some WD-40 and cutting knives need sharpening. Other than that, this place was awesome and we can’t wait to come back! This 3 bedroom 2.5 bath has it all! Pool, walking distance to town, and is a waterfront property that has amazing views of Mt. Baldy and Kalamazoo Harbor. All of this plus a gourmet kithcen, two outdoor decks overlooking Kalamazoo Lake and is one of only two stand alone townhouses on the water in Saugatuck Harbor Resort. This cottage also has two fireplaces with top of the line finishes throughout. Whether it is prime summertime where you can enjoy the pool or the beauty of Saugautck in the offseason where you can walk to town and enjoy the beuty of the fall colors or the winter snow and all of the ametities of the downtown. Walk to all the restauratnts, breweries, galleries and shops that Saugatuck and Douglas has to offer. The first bedroom is a master suite with a queen bed, fireplace, tv, fireplace, ensuite full bath with a walk in shower, and large balcony deck overlooking the Harbor. Inside, the lodge theme takes off when you first note the vaulted living room and towering stone fireplace. Playful accents depicting homage to woodland creatures contribute to the theme of lightheartedness and welcome.

The kitchen is outfitted with lemon-yellow Viking appliances (and a retro Big Chill fridge), offering enough room for meal preparation, and pocket doors to close off the "mess hall". In the open dining room, the extra long table offers plenty of seating and views of the fire pit and pool, which "wets" the appetite-- not for food, but a dip!

The main floor primary bedroom has a King bed and en-suite bathroom with stand in shower (on demand water heater affords everyone long showers). A Queen pullout Mitchell Gold sofa allows for 2 additional guests in the primary. The screened-in porch also is accessible from the master.
Another first floor bedroom features a number of sleeping options-- a queen bed, plus a Queen-over- Queen bunk bed.
The romantic second floor bedroom boasts a private deck with cafe seating for morning coffee and bird watching, plus an en-suite bathroom, and queen bed. Each bedroom has a flat screen smart TVs.

With the large dining area that seats 14, the gourmet kitchen is extended for for counter space and an extra refrigerator. The large family room with a fireplace is a great place to relax while watching your favorite sporting event while a different group watches a movie in the den on the 70" TV. Both areas outfitted with Sonos sound system for movies or music, just connect to internet and download the Sonos app. Play games year around in the comfortable front porch turned into 4 season room or grill out back in the spacious patio area with views of kalamazoo lake. Relax by the association pool from Memorial Day through Labor Day or fish off the seawall or play games in the large lawn next to the house. Relax in the private Hot tub open all year around!
There are two bedrooms on the main floor. The first has a queen bed with a private full bath with shower tub combo. The second bedroom has a full bed and access to a full bath right outside the room with a stand up shower. There is also another full bath off the kitchen by the den with a shower bath combo. Go up to the third bedroom that has a queen bed and connected full bath with a large sitting area/closet in between and a stand up shower. The Fourth bedroom has a queen bed and access to one of the two other full baths upstairs one with a stand up shower and the other with a shower tub combo. The 5th and 6th bedrooms have queen beds and the 7th bedroom has two twins. ALL the bedrooms have smart tvs. These accommodations are up there with the best in the area!

There is parking for 6 cars in the designated spots, 3 by the entrance of the cottage and 3 behind in front of the large lawn labeled Saugatuck Harbor House, one is labeled Quaint Cottages MGR only and you can park a 6th car there. Do NOT park in any spots labeled with numbers or other spots or you will be fined by the association and or towed. ONLY 6 CARS! DO NOT DOUBLE PARK. ONLY 6 CARS! IT IS YOUR RESPONSIBILITY TO TELL ALL YOUR GUESTS WHERE THEY CAN ONLY PARK!
4.) Do not move the furniture.
5.) Each cottage has a maximum number of guests that is listed on this contract you must verify that it is correct. That number is not to be exceeded - this includes children and adults. This goes for DAY OR NIGHT. For fire safety, we are required to limit the number in each home. If additional people are found to be staying at the cottage the entire group will be asked to vacate with no refund. Inflatable mattresses or alternative sleeping other than pack n plays or cribs are not allowed. Tents are also not allowed on the property.
6.) Pets are not permitted. If a pet is on the property then there will be a $1500 fee and it will be required that the owner board the pet immediately.
7.) Damages are to be reported during your stay. If we find damage after you vacate, you authorize the charge to your credit card for replacement or repair or provide another credit card number, pay by cash or check. Damages reported upon arrival will not be guests' responsibility. You do not have to report normal vacation rental wear.
8.) Cleaners will come to the cottage after you have departed - they will not visit to clean, change linens, or replace towels during your stay. Please contact the office should you need assistance during your stay regarding any cleaning items.
9.) Grills are to be cleaned after each use.
10.) Quiet time is after 10pm nightly. We do not tolerate loud groups and college like parties anytime of the day or night. Drinking games are not allowed on the property. Neighbors must NOT hear you inside or outside the cottage after 10pm. Loud groups and college type parties will not be tolerated and may lead to dismissal.
11.) You are at least 25 years old and will be able to verify with valid identification during your stay if needed.
12.) Weddings, Bachelor, Bachelorette parties, and formal events are NOT permitted on our properties, if there is found to be a formal event on the property the entire group will be asked to vacate the property with a no refund. The maximum number of people you can have on this property is 14 DAY OR NIGHT due to fire code.
13.) The pool is open from Memorial Day weekend to Labor Day weekend and is shared with all other cottages in the association. All posted pool rules are to be followed. Pool is to be used at your own risk and Quaint Cottages nor the homeowner will not be responsible for any injuries related to such. There is no lifeguard on duty you are using the pool at your own risk. No soaps in the pool. Please rinse yourself off before entering the pool. Pool is for use of only guests that are staying at Saugatuck Harbor House. Outside guests may not use the pool or common areas as the pool area does not have the capacity to handle it.
14.) Fireworks on the property are prohibited at all times.
15.) No more than 5 guest in the hot tub at one time. Keep noise levels down so that neighbors can not hear you. Please rinse off all oils/lotions prior entering the hot tub.

If your group is comprised of people like us who love their summer drinks on ice, you may want to pick up a bag of ice as the ice reservoir in the fridge is not very big. 15.) Firewood for the fire pit at the house is NOT provided. You can purchase wood at local gas stations. If there is wood available you are welcome to use it. Gas fireplace is available in the fall/winter months only.

19.) Renter and all of Renter’s guests, invitees, employees and agents shall assume all risk of use. Renter shall indemnify, defend and hold harmless the River’s Edge Site Condominiums Association (“RESCA”), and the individual unit owners within the RESCA, from any claims, demands, expenses, attorneys’ fees and liability arising out of the Renter’s use. In addition, Renter for itself and for all persons who may come upon the property or adjoining and common areas during Renter’s use, hereby agrees that RESCA shall not be liable in any way for any manner, cause, thing, action or omission with respect to the common areas or with respect to Renters’s use of the common areas, and RESCA is hereby released and discharged of any and all liability of any kind with respect thereto. Renter and RESCA are not partners, joint venturers, principals, and agents or otherwise related in any way.
20.) To access the beach area on Silver Lake, take Lake Trail Dr. South to stop sign and turn left on Waters Edge Ln. Go to Beach Trail Dr. and turn right. At the end of Beach Trail Dr you will see a sign that says Rivers Edge Association Beach, take that path to the Beach. There is also a trail you can take behind Lake Trail Retreat to get there. PLEASE NOTE THAT THE DOCKS AND BOATS ARE PRIVATE PROPERTY AND NOT FOR USE OF GUESTS OF LAKE TRAIL TREE HOUSE. DO NOT TRESPASS ON ANY PRIVATE DRIVEWAYS IN THE ASSOCIATION.
21. Beach is closed at 10pm nightly.

- "This property is amazing! You can tell that they put a lot of thought into making this property perfect. It is located on a quiet street, tucked back in the woods but conveniently close to downtown Saugatuck. An easy 5min drive into town with lots of shops and restaurants. The house is extremely clean and has everything you’d need to feel at home. Super cute decor and lots of extras: towels, board games, pool toys, toilet paper, garbage bags, blankets, kitchen items etc. Honestly, everything you’d need! Not only is the house wonderful but the yard is as well. You can tell that it is well maintained and designed to entertain. Big pool/hot tub area, cute screened in porch, deck with grill, fire pit area, yard to play…We did have 1 issue with the hot tub not heating up. Wished the communication would have been more prompt but the issue was resolved and we were able to use it. Overall, this property is fantastic and you won’t be disappointed."
