For the safety and protection of both our guests and property, all bookings require the completion of an identity verification, setting up a security deposit, and signing a rental agreement.

Requirements:

✔ Identity Verification: You’ll receive an email from Unlock Stays to complete a secure identity verification process through our third-party provider, ChargeAutomation (Know Your Guest Inc.). This must be completed prior to check-in.

✔ Security Deposit: A $100 security deposit hold will be placed on your card 2 days before check-in and released within 3 days post-departure, provided there are no damages or losses.

✔ Rental Agreement: A signed rental agreement is required within 24 hours of booking.

**Guests who check out late without our approval will be charged a $300 fee. This strict rule is put in place to give the cleaners enough time to clean the property and replenish supplies before the next guest arrives. **

**Non-Refundable Pet Fee: $85 per stay. A refundable damage deposit of $150 is due before check-in for a pet and service animal. Per stay, a maximum of one dog (up to 35 pounds) is permitted. (Please include breed, weight, and size in your booking request.)

This well-appointed, charming 1-BR apartment features a very quiet bedroom with a queen size bed, premium 400-threadcount linens, a separate sitting / living room with a fold-out couch, a full kitchen with dining for four, and a full bathroom.
Located in one of Decatur's best neighborhoods (Winnona Park), it is 1/4 mile from Agnes Scott College and a 15-minute walk from downtown Decatur Square. Downtown Atlanta is about 15-20 minutes by car, and access to public transport is easy too: a bus leaves literally 100 feat from the property and takes 2 minutes (2 stops) to the downtown Decatur MARTA train station.
The apartment is in a separate structure from the main house, atop a 2-car garage in the back of a large lot. It also has a large deck with gas grill for BBQ and outdoor seating for four, in midst trees and lots of green. Very quiet, very privat and suitable for singles, romantic getaways, traveling with children (a well-stocked library has over 100 books, as well as dozens of kids titles), or long-term rentals. Decatur is the historic "village" neighborhood of Atlanta, with some of the best restaurants and shops in the city. A short drive to Emory University, Agnes Scott College, not to mention Atlanta attractions like the MLK Jr. Center, the Atlanta Zoo, Georgia Acquarium, and Ponce City Market, Decatur truly has it all. Visit the oldest cemetery in Atlanta and stop by markers from the 1700s, or take a leafy walk down to nationally celebrated restaurants like Kimball House, you won't be disappointed with this village experience within the big city.

Downtown Decatur is very walkable from the house. Marta is not far and Uber and Lyft are also very active in this neighborhood.
Hot Tub Rules: 1. please rinse off all bronzer, lotion and oils before getting into the hot tub. 2. No sexual activity in the hot tub. A $100 water change fee will apply if this happens and makes the water murky.

PETS: Please do not leave your pet unattended. Dogs should be crated when you are gone and on a leash and with you at all times when outside. Our yard is not fully fenced. Please also pick up your pets waste and dispose of it properly.

- Please be courteous of surrounding neighbors. We have cultivated a strong relationship to continue to host Airbnb guests. For noise / neighbor complaints guests will be fined or asked to leave the property without a refund.
- Guests must be over the age of 25.
- No parties &/or events, glitter, tape, or confetti.
- No smoking (vaping) or open flames of any kind. This includes incense.
- Please no loud music or noise after 10 PM.
- Please make sure ALL guests are registered. No photoshoots filming projects unless agreed upon when booking.
-Please keep all pets on a leash and with you at all times. Our yard is not fully fenced and we cannot be held responsible.

ADDITIONAL RULES
- Guests will be charged for missing or stained bath towels, comforter, sheets, or pillows.

REMINDER - Security cameras/audio recording devices are located on the exterior of the property.

This includes, but is not limited to: power outages, adverse weather conditions, mandatory evacuation, construction, mechanical failure such as pool, hot tubs, television, etc. Owner shall not be held liable for any injuries that may occur to Vacationers or their guests as a result of the acts of said Vacationers and guests.
