Requirements:

✔ Identity Verification: You’ll receive an email from Unlock Stays to complete a secure identity verification process through our third-party provider, ChargeAutomation (Know Your Guest Inc.). This must be completed prior to check-in.

✔ Security Deposit: A $100 security deposit hold will be placed on your card 2 days before check-in and released within 3 days post-departure, provided there are no damages or losses.

✔ Rental Agreement: A signed rental agreement is required within 24 hours of booking.

**Guests who check out late without our approval will be charged a $300 fee. This strict rule is put in place to give the cleaners enough time to clean the property and replenish supplies before the next guest arrives. **

**Non-Refundable Pet Fee: $85 per stay. A refundable damage deposit of $150 is due before check-in for a pet and service animal. Per stay, a maximum of one dog (up to 35 pounds) is permitted. (Please include breed, weight, and size in your booking request.)

Located in one of Decatur's best neighborhoods (Winnona Park), it is 1/4 mile from Agnes Scott College and a 15-minute walk from downtown Decatur Square. Downtown Atlanta is about 15-20 minutes by car, and access to public transport is easy too: a bus leaves literally 100 feat from the property and takes 2 minutes (2 stops) to the downtown Decatur MARTA train station.
The apartment is in a separate structure from the main house, atop a 2-car garage in the back of a large lot. It also has a large deck with gas grill for BBQ and outdoor seating for four, in midst trees and lots of green. Very quiet, very privat and suitable for singles, romantic getaways, traveling with children (a well-stocked library has over 100 books, as well as dozens of kids titles), or long-term rentals. A short drive to Emory University, Agnes Scott College, not to mention Atlanta attractions like the MLK Jr. Center, the Atlanta Zoo, Georgia Acquarium, and Ponce City Market, Decatur truly has it all. Visit the oldest cemetery in Atlanta and stop by markers from the 1700s, or take a leafy walk down to nationally celebrated restaurants like Kimball House, you won't be disappointed with this village experience within the big city.

Downtown Decatur is very walkable from the house. Marta is not far and Uber and Lyft are also very active in this neighborhood.
Hot Tub Rules: 1. please rinse off all bronzer, lotion and oils before getting into the hot tub. 2. No sexual activity in the hot tub. A $100 water change fee will apply if this happens and makes the water murky.

PETS: Please do not leave your pet unattended. Dogs should be crated when you are gone and on a leash and with you at all times when outside. Our yard is not fully fenced. Please also pick up your pets waste and dispose of it properly.

Street parking is usually available. A large, enthusiastic dog occasionally enters the gated area near your mini-deck. There are train tracks nearby. I personally find the sound of the train charming but you might not. The neighbors are friendly.

Decatur is a charming, family neighborhood with fine dining restaurants in the city (more like a town) center. Four blocks to Atlanta but quieter and quainter.

- "We stayed at this property for the Thanksgiving holiday, while visiting our son who lives nearby. This place fit our needs as a landing spot as we went back and forth visiting and sightseeing. When one of us fell ill for a day, the place was a perfect refuge. Temperatures allow us to sit outside and enjoy the backyard with all the amenities we needed. Communication with the host, Jennifer, was excellent. She went above and beyond. When we let her know for the next visitors that a lightbulb was out and the hairdryer was missing, she was over within hours with replacements. The upper unit is also a rental. Although it is possible to hear movement and murmured voices from upstairs, it didn’t cause a problem. We will likely return again. ."

This adorable apartment located in the Oakhurst neighborhood of Decatur is 1 block from the East Lake MARTA (train) station - it is extremely easy to access from the airport and anywhere else on MARTA (downtown, Decatur, etc). There is also off-street parking for one car, and it is a very short drive away from downtown Atlanta, Emory, Decatur, etc. Within walking distance, you can reach several restaurants and stores. This apartment is one of two that are located in the lower level of a historic home in the Oakhurst neighborhood of Decatur. It has great exposed brick and wood in the living/dining area that gives it character. While it is on the lower level, it has great windows and tons of natural light. The rooms are spacious and welcoming. It has one bedroom with a queen bed, a full kitchen, living/dining, full bathroom, and mini office in a bedroom closet. The entire home was recently renovated (2020).

You can enter through the back door (see photos) into a common area where a washer and dryer are located (plus some items being stored that belong to other tenants and me, the owner). Your apartment is on the left of the 2 interior doors, and the entire apartment will be yours for your stay. Please, no pets - I am very allergic. The entire home was renovated over the last year since a massive tree fell in 2019. We are so excited to finally have it re-listed on airbnb!

This 300 sq.ft. handcrafted basement studio apartment is a separate unit with its own access and total privacy from the main floor. It's suited 1 guest and minutes from Decatur and East Atlanta. You have 10-20 minutes access to Emory and downtown Atlanta depending on traffic. The space is on a quiet residential street with easy street parking. A kitchenette, A/C, closet, full bathroom, smart TV, and couch. We live in the main floor of the house which is completely separate from the unit.

This gorgeous handbuilt basement studio is a separate unit with its own access and total privacy from the main floor. It was a labor of love, with raw, vibrant wood finish and wraparound shelving throughout the space that will wow you with the mindful detail. Finishing the renovation in March of 2019, every inch was thoughtfully redesigned to welcome the guest into a warm, eclectic home away from home.

This home is a unit in a duplex, so the entire upstairs is yours! We're near restaurants, Glenlake Park, the CDC, Decatur hospitals, Emory, and two transit stations.

This is a 1940s home full of its original character with modern updates. Upon entering the home through the foyer, you will head right upstairs to a private entrance for this unit. Inside you will find a large living room, full sized kitchen, updated bathroom, and large bedroom with king-sized bed and two closets.

You'll love all the natural light in every room of the house, and the large backyard to get some extra sunshine. Fresh sheets and towels are always provided, and the kitchen is stocked with tools and utensils so you can cook at home. The space is suitable for two adults.

• Inside, you'll have access to the entire upstairs, including the 1 Bedroom, Bathroom, Living Room, and Kitchen. There is also an expansive backyard with a privacy fence that you won't want to leave!

• You will have access to two shared spaces: the basement for laundry and the backyard for parking.

• Parking is available 24/7 in the NARROW, SHARED driveway or on the street that meets ours (Willow Lane). If parking on the street, park on Willow Lane. We highly recommend street parking and just using the driveway to unload.

• Guests have access to the Nest thermostat

Other things to note:
• This home is pet-free, and smoke-free!

• 60 minutes of lawn care happens every other week depending on weather between 9am and 5pm. Please know that these appointments are scheduled during your stay. The lawn care process can be heard inside the home.

• Pest control is completed regularly. Please excuse any critters that may have come in through a crack. We are always happy to do a special treatment during your stay but also want to respect your preference if you like to avoid strong chemicals. Just let us know! This is not a bug-free experience as bugs are part of life here in wet, hot, humid Atlanta!

• Third-party bookings are only allowed if the person staying is added to the reservation. We need direct contact with the person staying on-site. If you book a stay for someone else and do not inform us of the situation by adding them to the reservation, this is considered a third-party booking which is not allowed.

• The foam topper is kept in a closet. Feel free to add it to the bed. We were getting feedback that it was too soft so it is now in a closet.

Guest will have access to the entire uptairs unit.

Parking --> 1 car available to park behind the house. Please note the driveway and parking in the back is a shared space with the downstairs unit guests. Additional parking is available on the side street, Willow Lane.

Other things to note
• The person booking must be over 25.

• After booking your stay, you will add guests in your travel group to the reservation. They will be able to join the Airbnb message thread. We only give out check-in instructions via Airbnb messages, so make sure your group is included on the reservation. Your travel group will also receive access to the Wi-Fi password and the property address.

• All utilities are included with your stay. The TVs are smart TVs with complimentary Netflix subscription as well as ability to use your own login for other apps.

• The kitchen faucet is motion sensitive! Make sure the faucet nozzle is turned on, then tap your hand around the sensor on the bottom left of the faucet base to turn the water on & off. We love this feature when our hands are dirty from cooking!

• This unit is the upper unit in a house that is a duplex. Guests have exclusive access to the unit. The shared space will be the backyard, basement (laundry), and the driveway.

• This home is strictly NO DRUGS and NO SMOKING! This includes the use of tobacco, cannabis, and e-cigarettes at both Inside and Outside of the home.

• Only toilet paper may be flushed down the toilet. Wipes and other products, even the "flushable" kind, must be placed in the trash can provided. Plumbing costs may be charged if foreign objects are detected.

• Only the yellow or blue trash bags can be used to collect trash. Please put these in the trash bin behind the house at the end of your stay. The city WILL NOT pick up trash if not in these bags. Failure to use these bags will result in a fee.

• Check-in is at 4 pm or later. Early check-ins after 1 pm or super early check-ins before 1 pm can be reserved, as available in advance for a fee.

• Check-out is at 11 am. A late check-out can be arranged at least 3 days before check-out and are subject to availability. The late check out fee will be charged for every hour past 11 am.

Please note: There is not a hand railing in the bathtub at this time but one is available to be installed at request. When it’s really hot, the temperature in the apartment doesn’t go below 72 degrees.

Separate property entrance, outdoor shared space. The entrance is hard to find. Please carefully review the instructions. Ground uneven. Landscaping unfinished. The yard is a work in progress. There is a fenced-in yard. Best described as post-apocalyptic chic. However, planting season has begun - watch as it makes a slow transformation.

Across the train tracks is Revolution Donuts (a 5-minute walk), and Imperial Bar and Restaurant(a 6-minute walk). According to (rhymes with oogle) Maps, Close to A lot: Thinking Man Bar and Grill 7-minute walk. UPDATE MARTA UNDER CONSTRUCTION. CLOSER ACCESS NOT AVAILABLE RIGHT NOW. ACROSS THE TRAIN TRACKS AND A FEW BLOCKS DOWN INSTEAD. Decatur Square 23-minute walk All within walking distance. MARTA station 6-minutes walking. The house was built before driveways were expected but there is plenty of street parking. I have a dog but gates block her access to the backyard. Please use the backyard only. Trains pass through and blow their horns every so often. The neighbors are friendly. Pets fee is $40 per trip. The main house was built in 1915. The apartment is cosy and imperfect. Kind of like home. The washer-dryer combo unit accommodates small washes and takes a long time so we recommend not doing a wash the morning of checkout! More photos and local sights and activities at IG georgia_sunny_stay. Please note- the walls are thin, you may hear the walking on the stairs and from above. Also, note that this property is located in Georgia. During the summer it rains a lot and there are more insects here than in other parts of the country. We try to keep insects out but opening doors does let in bugs from time to time. Please let us know about any issues and we'll come assist as soon as possible!
