Stone Mountain Park is another Atlanta favorite and just a short drive east. Whether your vacationing, visiting family, attending events or just a break from the highway, the location is perfect for every reason to visit Atlanta. This cozy, private two bedroom home is close to everything! Private driveway with carport has plenty of space for more than one car. A small seating area is under the carport and a newly added deck added to the back of the house to enjoy all the views. Conveniently located to downtown Atlanta and in a historic Decatur neighborhood, the Backstage Gallery House is a 5-10 minute drive to many popular local attractions, such as Downtown Decatur, Ponce City Market, Fernbank Science Center, Agnes Scott College, Emory University, Grant Park, Atlanta Botanical Garden, Zoo Atlanta, Little 5 Points and is walking distance to the East Lake MARTA Station.

The exposed brick and industrial kitchen is fully equipped with all new LG appliances and includes a double oven with a pro-bake convection, dishwasher, cookware, flat ware, and dishes for in-home dining, as well as a Nespresso Breville coffee and espresso machine.

In addition to the kitchen, there is also a top-of-the-line Weber propane gas grill for outdoor grilling on the private back deck.

**Identity Verification, Security Deposit, and Rental Agreement**

For the safety and protection of both our guests and property, all bookings require the completion of an identity verification, setting up a security deposit, and signing a rental agreement.

Requirements:

✔ Guests must be 21+ to book.

✔ Identity Verification: You’ll receive an email from Unlock Stays to complete a secure identity verification process through our third-party provider, ChargeAutomation (Know Your Guest Inc.). This must be completed prior to check-in.

✔ Security Deposit: A $100 security deposit hold will be placed on your card 2 days before check-in and released within 3 days post-departure, provided there are no damages or losses.

✔ Rental Agreement: A signed rental agreement is required within 24 hours of booking.

Once these steps are completed, you will have access to your personalized portal and guidebook. This guidebook provides essential information, including parking instructions, amenities, local recommendations, and more. You’ll also have the option to request early or late check-in through the portal.

Guests can request early check-ins within two days of their arrival. Early check-in is not guaranteed, and we cannot approve any early check-ins before this 2-day window. If early check-in is available, guests will be charged a fee of $20 per hour up until the normal check-in time. Early check-ins will not be allowed before 8 am.

LATE CHECK-OUTS
Guests can request late check-outs within 2 days of their departure. Late checkouts are not guaranteed, and we cannot approve any late check-outs before this 2-day window. If late check-out is available, guests will be charged a fee of $20 per hour after the normal 11 a.m. check-out time. Late checkouts will not be allowed past 4 p.m.

**Guests who check out late without our approval will be charged a $300 fee. This strict rule is put in place to give the cleaners enough time to clean the property and replenish supplies before the next guest arrives. **

**Non-Refundable Pet Fee: $85 per stay. A refundable damage deposit of $150 is due before check-in for a pet and service animal. Per stay, a maximum of one dog (up to 35 pounds) is permitted. (Please include breed, weight, and size in your booking request.)

- "The property location was convenient and the host very attentive. The door automatically locks, no need to lock with the additional lock. I had no experience with this and accidentally locked my son out and went to sleep. Thankfully the host was able to talk him through getting in. The house is secure. We felt very safe. The two bedroom/ two bathrooms were perfect for me and my adult son. The living room was comfortable, it came with a working electric fireplace that warmed up on cold mornings. The kitchen was well equipped for what we cooked. It has a very large refrigerator with ice maker to fit all of your groceries. We had our small bird, Simon, with us. He enjoyed his vacation too! We stayed, very comfortable, for 4 days, and enjoyed every minute. I hope to stay again for a longer time. Great host, she was so nice and patient with us. It was a wonderful experience."

The property is a two bedroom townhome with one and a half baths and a full kitchen. There is a computer desk cubby in the living room. There is a deck in the fenced backyard with a table and four chairs; two free parking spaces are in front of the home.

The entire home is available to guests.

The Neighborhood:
This home is an attached townhome in a townhome community that lies about halfway between downtown Decatur and downtown Avondale Estates. Both Decatur and Avondale Estates have vibrant business districts and many cute and trendy restaurants. The unit is on a popular bike path that goes to the west out to the Beltline park and to the east to Stone Mountain park.

Other Things to Note:
Two bicycles are in a shed in the back yard. Two helmets and a tire pump are in the coat closet downstairs.

Guests are required to sign Host's short term rental agreement prior to checking in.

Pet policy: We allow dogs only, a maximum of 2, weight up to 25 lbs only. We do not allow cats. There is a one-time pet cleaning fee of $70 and an additional fee of $20 per pet per day. Dogs left alone in the home must be crated. Other pet policies apply: please review our House Rules for our full pet policies.

Important: Before you arrive you will be asked to complete guest verification through third-party provider Truvi. This is done to ensure we are keeping up-to-date with short-term rental regulations as well as providing both our guests and our properties with extra protection. Truvi will contact you via email and/or text to complete the verification. Please do so prior to arriving at the property to enable a quick and easy check-in process.

You will also be given the choice between authorising a damage deposit of $500, or a non-refundable damage waiver of $35.
