This spacious one bedroom apartment is steps away from Frederick's acclaimed restaurants and unique shops. Walk to Baker Park and Carroll Creek. Located on the second floor of an historic building on Downtown Frederick's best block. The apartment has a spacious living room, an eat-in kitchen, a large, comfortable bedroom with a queen bed and an art-deco bathroom. “Be our guest”...Our home is a historic 1882 3-story townhome in downtown Frederick. While we (John & Sarah) live on the bottom 2 levels, we’d love to welcome you to your own private apartment on the 3rd floor. The space is lovely and is comprised of 4 rooms...a family room, full kitchenette, full bathroom with shower, and a queen bedroom. The front door is shared with the owners, but once inside, the stairs (32 total) lead directly up to your completely private apartment. We have a keyless keypad for your privacy.
Location, location, location! The home is located on a quiet, residential street only 1 block from all the action on Market Street and downtown Frederick. You are literally walking distance to dozens of fantastic restaurants, bars, shops, Baker Park, Culler Lake, Carroll Creek, etc. We offer free parking for 2 vehicles.
While we look forward to welcoming you to Frederick and are available if you have questions, we value the privacy of our guests. Interaction with the owners is up to you. We want you to feel at home, relax, and enjoy.
Please keep in mind, we do have a sweet 13 year old shihpoo, Oliver. He does not shed because he is part poodle. He is a sweetheart and spends most of his day sleeping.

Bedroom: Queen bed with hypoallergenic pillows and comforter for 2 people. We provide all sheets, blankets and towels. There is a chair and bench for your luggage.
Family Room: a big, comfy sectional to relax. We have sheets, blankets and pillows for 2 more people. After a full day exploring, we hope you kick your feet up and relax in front of the tv (with cable).
Kitchenette: Frederick has a TON of great restaurants. However, if you’re in the mood to eat in, we provide all the basics!! In the kitchenette you’ll find a small refrigerator, sink, microwave/toaster oven, hot plate burner, coffee maker (with coffee), and plenty of table service.
Bathroom with shower (no tub), towels and wash cloths a plenty!

Apartment is located in the center of town and in one of the most historic buildings in Brunswick. You’re within walking distance of restaurants, a coffee shop, a brewery, shopping and the C&O Canal.
History and adventure surrounds you as historic Harper’s Ferry is right up the road (or bike path if you prefer). You’re only minutes off of the Appalachian Trail and many other beautiful hikes. Brunswick also hosts its own Mountain bike trail which is right up the road from the apartment.
The apartment comes equipped with a fully functional kitchenette which includes a two burner hot plate, toaster oven, coffee pot and microwave. You also have a small refrigerator.
It’s a first floor apartment with access to the parking lot and street access. Street access has no stairs and opens up right in the heart of town.
Todd and I love to meet our guests and get to know them. We do also like to respect the privacy of our guest. We leave it up to you as to whether you’d like interaction. If you see us out and about and would like to introduce yourself, we’d love to meet you.
Brunswick is quaint with a small town feel just minutes from historic Harper`s Ferry. You`re in walking distance to restaurants, a cafe, a brewery, the train museum, antique stores, train station, Potomac River access and the C&O Canal. Also just a short walk from the famous Hive Bakery featured on the Netflix original series, Sugar Rush. The apartment is located across the street from one of the beautiful town parks. There is something for everyone, right outside the door. You have hiking(just minutes off the AT), biking, boating, shopping and history all right at your doorstep.
Please do not wear cleats of any kind in the apartment. NO SMOKING inside the unit, there is comfortable seating and a covered porch (please appropriately dispose of cigarette buds, do not leave them outside). No bikes in the unit, there is dry and secure bike storage available on site. Please help us save on costs and conserve utilities when not in use. We also ask you ensure the dishes are done and notify us when you leave.
Please do not use decorative pillows for sleeping. Bed pillows are provided.

This River House is located on the Monocacy River with a beautiful open view of the river and the Antietam National Battlefield on the opposite shore. Downtown Frederick, Maryland is just 3 miles away and offers a fun variety of restaurants, pubs, breweries, shopping and cultural activities. Your getaway could be taking in the scenic view, drifting down the river or heading into downtown Frederick for some lively entertainment. Bring your fishing rods! The Monocacy boasts large and small mouth Bass, carp, and catfish. A brick charcoal barbecue grill is offered for outdoor grilling.
There are 3 units available in the River House, with this private studio occupying a portion of the 1st floor. The studio has its own dedicated large deck for entertaining, just a few steps away, that affords wonderful views of the river. There is not a direct view of the water from the room. Hickory hardwood floors shine throughout with custom pine doors and cedar closets. This new construction includes a kitchenette with microwave oven, refrigerator, and coffee maker. This cozy studio has a large full bath with tub/shower combination, a queen size bed and a comfortable convertible sofa that can sleep 4 adults. There is also free access to a full-size washer and dryer. Pets are welcomedat an additional fee but must be crated when unattended.
We have had some issues with noise from the Villa (2nd floor) making it hard for guests in the two lower units to sleep. So, there is an 11 pm excessive noise curfew for the Villa when either of the lower units is occupied. Also, we recently installed several hundred cubic ft. of cellulose sound dampening insulation in the ceiling of this unit to re-mediate the issue.
Pets under about 50 lbs are welcomed at an additional fee of $40 per pet, per stay, but must be crated when unattended. I can make exceptions to the fee structure for small dogs or multiple pets.
In support of the global effort to conserve energy resources utilizing reasonable practices, we have installed Ecobee “smart” thermostats in all of our listings that the guests can also control. The thermostats are preset with a maximum heating setting of 72 degrees and a minimum cooling setting of 72 degrees.
- "This area is very expensive and has a lot of recent growth. Staying in Fredrick proper, or Harpers Ferry costs a lot more than staying here. We were in the studio apartment. It was clean, the bed was comfortable. The swing on the deck is a quiet pretty place to sit in the morning with coffee. The location itself is ok, but it is behind a large business park. It is not easy to find. We spent an afternoon in Fredrick, a morning in Harpers Ferry, and hiked on the Appalachian trail one afternoon. Overall it was a great place for these activities and a two night stay. Fishing on the river is difficult as the banks are steep. Good place for the price."

Step back into time at this centrally located 3 bedroom apartment in Historic Frederick, MD. The Wedgewood Inn originally opened in 1907 and in 2023 the new owners completely renovated it back to it's original glory and invite you to be their guests! The Wedgewood Inn is cozy, historic, spacious, and makes a wonderful spot from which to enjoy the city. Magoo's pub is right next door, there are tons of shops, galleries, bakeries, award winning restaurants, breweries, and the beautiful Baker Park all at your doorstep. Frederick has so much to offer including the historic district, First Saturdays, events on the creek, local wine tours, ghost tours, and so much more!
We offer three luxurious king size Nest mattresses with deliciously comfortable sheets and bedding. There is also a secret kids nook in the third floor bedroom with pillows, blankets, books, games, and a Nintendo game box with all your favorite games from the 90's! Off the primary bedroom there is a sun porch / sitting area with a desk and two reading chairs. Off the sunporch there is a balcony and spiral staircase that leads to a courtyard that is home to Perennial Clay & Garden, a garden shop and florist that is open Thu - Mon from 10-5. Guests have the convince of a separate Inn entrance with key pad for self check in.

If you are looking for a spacious, luxurious and beautifully decorated house with a chefs kitchen this is the place. Plenty of dishes, glasses, bakeware and all the “tools” needed for a long term stay. Beautiful sunroom and deck area. Pictures really don’t do it justice. We had several family visitors while there and each one reacted “wow” when they entered the front door. Grace is a wonderful host who got the details right. Stayed at many VRBO properties but this was by far the cleanest. We are returning over the holidays."

This beautiful loft apartment is right in the center of downtown Brunswick! The apartment offers a queen bed on the main floor and two twin beds in the loft. There is a small section sofa that can be used for an additional sleeping space. The apartment offers a fully equipped kitchen with a stove, oven, microwave and refrigerator along with a washer and dryer. There is wifi and a Smart TV, which is on a swivel mount so you can watch your favorite streaming services from the couch or the bed.
The loft is beautiful with exposed beams and wonderful lighting illuminating the beauty of the wood. We also offer free off street parking for our guests. There are 2 additional rooms available for and additional charge. The first room is a living room with a sleeper/sofa sectional and large TV and staircase leading out the front door, right into the heart of Brunswick. The second room is a bedroom featuring king size bed and TV. You can sleep an additional 4 people with this additional space.
We love to meet our guests, but we leave that totally up to them. We do live on the property, but the apartment has it`s own separate porch and entrance. We share the parking lot, but your space is yours. If you see us and want to say hi, we would love the opportunity to get to know you.
Brunswick is a beautiful, historic train town. The apartment is right in the heart of town. You are within walking distance of restaurants, coffee shop, brewery, museum, antique store, C&O Canal, train station and the beautiful Potomac River. Brunswick is conveniently located 10 minutes from historic Harper`s Ferry featuring adorable boutiques, eateries, hiking and many other outdoor adventures. We are within 2-3 miles of the AT and many other beautiful hikes, not to mention the C&O Towpath is right out your front door.
Many other historic civil war battlefields and too many wineries to count are within a short drive. You will fall in love with Brunswick and the local area!
If you don`t want to drive while on vacation and still want to see Harper`s Ferry, it is a short bike ride. It is only 6 miles up the towpath.
This is a second-floor apartment, so we ask that you please respect quiet hours between the hours of 10pm and 7am. Please remove shoes before going into the loft and do not wear cleats of any kind in the apartment. NO SMOKING inside the unit, there is comfortable seating and a covered porch (please appropriately dispose of cigarette buds, do not leave them outside). No bikes in the unit, there is dry and secure bike storage available on site. Please help us save on costs and conserve utilities when not in use. We also ask you ensure the dishes are done and notify us when you leave.

This spacious 1 bedroom, 1 bath apartment was completely renovated in Dec 21. Apt easily accommodates 4 guests with the queen bed in the Master & the queen sleeper sofa in the living room.
Great Main St. location makes it easy to enjoy shopping, restaurants, Westminster’s Farmers Market, theater, art galleries, and many other specialty boutiques!
We are conveniently located and are approximately 35 miles from Baltimore, MD, 35 miles from York, PA & are mere minutes from McDaniel College.

Our 1910 Edwardian Era building in Historic Downtown Frederick, recently renovated with all new interior save for some curved walls and wood floors, has charm and modern convenience.
The bedroom features a King Four-Poster Bed with a Casper Hybrid Mattress that gives you a great night's sleep, especially with the Room-Darkening curtains that turn it into a cozy cave ;)
The living room has a pull-out couch (queen) & love seat (twin) as well as a Smart TV for Netflix etc
The kitchen has all of the basic plates/cups/bowls/utensils/pots/pans and some non-perishable snacks (however we highly recommend taking advantage of the amazing restaurants during your stay)
There is a south facing concrete patio out back with a bench that transforms into a picnic table designated for smoking cigarettes or eating outside on nice days.
Centrally located with great natural light, this suite has everything you need for a great visit!
The area is well lit, the police station is nearby, and there are cameras surrounding the exterior of building, making it nice even at night.

About this space
Keep it simple at this peaceful and centrally-located newly remodeled, 2 bedroom historic condo in the Frederick neighborhood of Mount Olivet Heights. Park in 1 of the 2 designated parking spots and stroll down 4 blocks to Downtown Frederick, MD to shop, dine, stroll along Carrol Creek, and make a night of it.
The space
Take in the light as you venture through this unique space!
This condos offers two bedrooms with two queen beds. The pass through bedroom doubles as an office, which is fully set up to plug your laptop in to the adapter and get straight to work with the 2 monitors provided and High-Speed Internet.
If you opt for the night in, kickback and relax. You can settle in to read your favorite book or search to find your TV show using the high speed Wi-Fi. To top off the cozy, the velvety plush sofa converts to a queen sized bed to accommodate up to 2 more guests.
The modern bathroom is stocked with absorbent towels and just maybe that toiletry you forgot.

A ductless mini split heating and cooling system keeps the temperature perfect year-round. The temperature can be adjusted using the remotes that are mounted to the wall, but all units must be on the same setting, that is all must be on heat or all must be on cooling.

A 5-drawer dresser, luggage racks, large closet with clothing hangers and an iron/ironing board are all provided. Beds, box spring and pillows are all protected with zipper liners to protect our guests.
Additional blankets, pillows and throws can be found for your comfort in the linen closet, A pack and play (portable crib) is available for small children if needed.
Guest access
Guests will have access to the entire apartment and 2 private parking spaces in the rear of the building. The lower level of this space is a separate unit with a separate entrance that is contains a professional office space that is rarely used by the hosts.
Other things to note
Business-class Comcast WiFi in provided throughout our space for our guests to enjoy, replace enjoy with convenience.
Centralized heat and air are set at a comfortable level, but they cannot be controlled by guests.
The bedroom also contains a ceiling fan, and an additional portable fan/space heater are provided should they be needed.
Guest must complete rental agreement wavier within 48 hours after booking. We may also require a credit card for security deposit hold. A message will be sent to you with a link to complete the form.
There is a strict no smoking/no pet policy at our property. If there is evidence of smoking or pets in or around the home, you may be charged an additional $250 fee plus costs of cleaning/remediation.
No events (e.g parties, weddings, receptions, proms, etc.) may be held without explicit permission from the Hosts. Violation of this rule will result in immediate cancellation of the reservation and eviction from the property without a refund.
Individuals other than those listed above in the Rental Party may not stay overnight in the property. Guests are not allowed to exceed the occupancy limit agreed to above. Violation of this rule will result in immediate cancellation of the reservation and eviction from the property without a refund.
Guests should not create excessive noise at a level that disturbs neighbors. Our property's quiet hours of 10 pm to 7 am are required by Frederick City ordinance and enforced by local police. If the police respond to a noise complaint, every guest on the property may be subject to a fine by the county up to $300. Failure to abide by the county noise ordinance will result in the immediate termination of the stay without refund.
Electronics: Guests are not permitted to alter the wiring of any electronic equipment including the security cameras. Security cameras and internet manipulation is to be un-obstructed while occupying the apartment.
Violation results in contacting the short-term rental platform and a non-refundable cancellation.
Security cameras: Security cameras are only used for security purposes and are faced at the front and back doors. We are in alignment with short-term rental platform(s) policy.

Writer’s retreat! Get out of the city and back to nature. This phenomenal space features AC, WiFi, and heating for your comfort. With a cozy living room and a futon for additional sleeping space, guests can relax and unwind after a day of exploring. " - "to be clear i had an amazing time and really loved it. it’s a cute place and the access to nature was EXCEPTIONAL. but it definitely could be cleaner. i found big spider webs behind the bed, dust on kitchen objects (kettle, seasonings, bowls), and dusty side tables too. it’s understandable that one can’t find every single hair but there were visible long hairs stuck to the bathroom floor and i kept finding hairs on me as well (definitely not mine). the worst part was that the towels and spare blanket smelled pretty dank so i wish i brought my own. the kitchen towel smelled a little mildewy also before i had even used it. it was livable and you could tell the bed and tables were cleaned at least."

The Hideaway is located near the Potomac River in quaint Knoxville, MD. It is very close to Harpers Ferry, WV, Antietam National Battlefield, historic Sharpsburg, MD, the C&O canal and other local attractions.
There are two levels to the home and the Hideaway is the lower level. The Hideaway is a fun, eclectic, comfy space that boasts a full kitchen and includes a full bath, kitchen table seating 4, island with seating, washer/dryer and sleeps 6.
Pets under about 50 lbs are welcomed at an additional fee of $40 per pet, per stay, but must be crated when unattended. I can make exceptions to the fee structure for small dogs or multiple pets.
The Hideaway offers a large open space for enjoyable social gatherings. The common area and bedrooms have oak hardwood flooring. An exterior grade level deck offers additional space for relaxing, entertaining, grilling and enjoying the outdoors. The living area includes a convertible sofa that sleeps 2 comfortably on a new Ikea sleeper sofa. Both bedrooms have new queen memory foam platform beds. All the furnishings and linens are new!
A charcoal grill has been provided on the deck, but you will need to bring charcoal and a lighter.
In support of the global effort to conserve energy resources utilizing reasonable practices, we have installed Ecobee “smart” thermostats in all of our listings that the guests can also control. The thermostats are preset with a maximum heating setting of 72 degrees and a minimum cooling setting of 72 degrees.

Boutique accommodations are defined as a unique and luxurious space~and that is what you will find here at Marble Ridge. The private entrance opens up to a living space that is comfortably modern with clean lines. The large picture windows allow tons of natural light and a spectacular view. You will have all the amenities available to you such as a full kitchen with refrigerator/freezer, stove/oven, microwave, coffee maker, dishwasher, WiFi, TV, fireplace, private full bath and three large bedrooms, each with a queen bed.

Apartment is located in the center of town and in one of the most historic buildings in Brunswick. You’re within walking distance of restaurants, a coffee shop, a brewery, shopping and the C&O Canal.
History and adventure surrounds you as historic Harper’s Ferry is right up the road (or bike path if you prefer). You’re only minutes off of the Appalachian Trail and many other beautiful hikes. Brunswick also hosts its own Mountain bike trail which is right up the road from the apartment.
You`ll love our place because of the comfy Tuft & Needle mattresses, the high ceilings, and the coziness. Our place is good for couples, solo adventures, business travelers, and families. (Small children are welcome, however please note that the building is not childproof.)
Brunswick is quaint with a small town feel just minutes from historic Harper`s Ferry. You`re in walking distance to restaurants, a cafe, a brewery, the train museum, antique stores, train station, Potomac River access and the C&O Canal. Also just a short walk from the famous Hive Bakery featured on the Netflix original series, Sugar Rush. The apartment is located across the street from one of the beautiful town parks. There is something for everyone, right outside the door. You have hiking(just minutes off the AT), biking, boating, shopping and history all right at your doorstep.

Everything was pretty much new. Bathroom was quirky but once you got used to it - it worked just fine. If you are really tall you may have a problem with the ceiling height. We are 6’2 and 5”11 and we did ok- but our son who is 6”4’ was nearly to the ceiling. We would definitely stay again. "

For about the same price as a hotel, you can have an entire private apartment in a great location. Walkable to great restaurants, independent stores, breweries and coffee shops! It is a complete apratment in a house that has two apartments, but no one will be walking through! Only the laundry room is shared and it is accessed from outside and not very often. If you need more than one night we have another listing for that. Message us with any questions.

The space is larger and more well lit than it appears in photos. Full kitchen, very comfortable king size bed in historic home. Wonderful downtown location, nice furnishings, so much better than a hotel room, and very easy to access. The house is old and the bathroom is a bit small, everything else is a good size.

Recently re-listed after long-term residency. Easy walk to Frederick's best restaurants and shops downtown, parking on the premises, a rarity. Second floor location has lots of sunlight, coffe on the back balcony overlooking the yard is quite nice. This is a complete apartment with full kitchen, first floor apartment is also an Airbnb but all is separate. Experienced hosts are great communicators, prices are very reasonable, give us a try!

Owner has owned the house over 20 years and knows all of the neighbors, co-host is also lives downtown and is very available. Cul de sac is the best spot for guest parking. Easiest to avoid a long backup when exiting and being accidentally blocked in. Guest can smoke cigarettes on the deck and by the cul de sac.

You may use the laundry room, which is also used by second floor guests, but they have separate exterior entrance and designated days. Right now the second floor unit is primarily occupied by the owner.

There are 3-4 stairs to enter but none in the apartment, unless you need laundry, that is in the basement.

Rick's Flat is the entire third floor of our preserved 1821 townhouse with original architecture alongside modern updates.
The floor plan is an efficiency flat-beds are in two rooms separated by an archway, with no door.
There’s a compact modern kitchen & large shower in the bath. Because of the lofty porch, we accept adults and older children only.

A ductless mini split heating and cooling system keeps the temperature perfect year-round. The temperature can be adjusted using the remotes that are mounted to the wall, but all units must be on the same setting, that is all must be on heat or all must be on cooling.

The River House is located on the Monocacy River with a beautiful open view of the river and the Monocacy National Battlefield on the opposite shore. Downtown Frederick, Maryland is just 3 miles away and offers a fun variety of restaurants, pubs, breweries, shopping and cultural activities. Your getaway could be taking in the scenic view, drifting down the river or heading into downtown Frederick for some lively entertainment. The property is served by T-Mobile high speed internet.
The space
There are 3 units available in the River House, with this private studio occupying a portion of the 1st floor. The studio has its own dedicated large deck for entertaining, just a few steps away, that affords wonderful views of the river. There is not a direct view of the water from the room. Hickory hardwood floors shine throughout with custom pine doors and cedar closets. This new construction includes a kitchenette with microwave oven, refrigerator, and coffee maker. This cozy studio has a large full bath with tub/shower combination, a queen size bed and a comfortable convertible sofa that can sleep 2 adults. There is also free access to a full-size washer and dryer. Pets are welcome, please see details below.
With two other units in the house, there is a potential for noise and this issue is discussed further in the "Other details to note" section of this listing.

Bring your fishing rods! The Monocacy boasts large and small mouth Bass, carp, and catfish. A brick charcoal barbecue grill is offered for outdoor grilling.

Pets under about 50 lbs are welcomed at an additional fee of $40 per pet, per stay, but must be crated when unattended. I can make exceptions to the fee structure for small dogs or multiple pets.
There is a futon that converts into a comfortable queen size bed.
We have had some issues with noise from the Villa (2nd floor) making it hard for guests in the two lower units to sleep. So, there is an 11 pm excessive noise curfew for the Villa when either of the lower units is occupied. Also, we recently installed several hundred cubic ft. of cellulose sound dampening insulation in the ceiling of this unit to re-mediate the issue.
In support of the global effort to conserve energy resources utilizing reasonable practices, we have installed Ecobee “smart” thermostats in all of our listings that the guests can also control. The thermostats are preset with a maximum heating setting of 71 degrees and a minimum cooling setting of 72 degrees.
If you are booking on behalf of a Travel Business, Airbnb staff has advised us to collect photo IDs of guests that will actually be at the property (if those guests do not already have a valid Airbnb account).

Start your day under a hot "rain shower" and dry off with soft, absorbent towels. Nature loving woodsmen only please! On a very quiet dead-end historic old neighborhood street, this is in a walk out finished basement behind a genuine 1860’s log cabin. The space is a retreat in an addition, not inside the cabin itself. Very quick & easy access to rte 70 entrance.

The space
The spaces available to you are the kitchen, 2 bedrooms (one with tv) and bathroom with closets.
It is in the lower floor of a two story house.
There are chairs where you can sit in the back yard when the weather is nice.
Please note that although we favor longer term stays, if you are passing through and would like to stay only a night or two, make a request. We set the longer term stay parameter so folks don’t rent just one or two nights several months ahead of time and block it for longer term.
Also if you are booking a longer term stay, offer us a fair price. AirBnB sets our price based on local supply, so it can vary.
In winter you can adjust the temperature by using the 3 space heaters available to you in the unit. In winter, the heating unit is set at 68° otherwise. In the summer months, there is central air set at 76°, and there are three fans available for your use in the space. Although the controls are not available to you, because this apartment is on the lower floor it will be significantly cooler than the upstairs part of the house where the thermostat is located. In summer, the wooden blinds in the late afternoon & evening will help as well since the sun sets in that direction. Quiet street parking, two spots in front of home. Please only use one spot and pull forward (or back) to leave the second spot. Also it’s a narrow dead end street so be sure to park off the street on the shoulder.
The neighborhood is historic and we consider our neighbors our friends.
It’s one quick mile past one stoplight to the entrance to rte 70, and is two stop signs from alt rte 40.

Other things to note
The washer/dryer manages only very small loads so as a courtesy we are willing to do a large laundry basket full of laundry for you in the upstairs washer & dryer once a week. The basket is huge and fits 2-3 loads & blankets. The washer/dryer is a specialty appliance and the only one we could provide in the space.
We are quiet and ask you to be the same. Please no loud noises! :) and quiet after 10pm and before 8am.
We are near the Appalachian trail, historic shops and restaurants in Frederick, and we can give you recommendations for yoga studios and more.
There are also frequent deer in our wooded back yard. You may see turkeys, a groundhog, all kinds of birds, or hear owls at night. In the fall, there is a hum of crickets. Once in awhile a cricket might come inside with you and you’ll have to put them out. In fall & spring animals, including the occasional spider, bird, or ladybug, might be noticed around the patio.
We are not a hotel.
This place was designed with the original intent of AirBbB in mind. You know, it’s not trying to compete with corporate hotel chains – it is a legitimate basement of a legitimate home. With that in mind, there are going to be quirky things. I would ask that if there is anything that you have a question about at any time, please ask me and I will do my best to answer and also if you are staying here, accommodate you.
Nature lovers typically tell us they enjoy the parade of species who are still thriving here when so much land not too far away is being torn up & developed. We strive to be chemical free as well in cleaning products and on the lawn.
We have an array of flowering bushes providing habitat for birds & bees, and sometimes when mowing, we will mow around a spontaneous patch of wildflowers that has sprouted, to feed the bees. Sometimes we pledge to participate in “no mow May” (or another month).
If you are nature, animal, or bug averse, this might not be your happy place, but we do strive to make it as comfortable as we can for you.
This apartment is best suited for nature lovers.
There are dogs living here who have no access to the basement but need access to the yard various times every day, which I will limit if you are here.
Please don’t rinse food dishes or dump coffee grounds in the bathroom sink.
No smoking in the space or within 20 feet of the building.
There is a smart tv which is synced with Amazon. There are many free tv shows available through many
installed apps: “Tubi,” Reuters, ESPN and lots more.
You can sign into your own Netflix, Amazon, Crunchyroll, Hulu and many other streaming sites.
There are places to attach your gaming consoles as well.
Depending on the time of year, the length of your stay and your interest, there are areas of the property you could garden upon request.
With the rising cost of electricity, we are trying to keep our rental costs at literally one of the lowest in the entire region. But in order to help do that, we ask that you turn the majority (or all) of the lights off if you were going to be out of the space. If it appears from the outside that you have left lights or the bathroom fan on for a significant period of time – over six hours – we may enter and quickly turned them off. The same goes for open windows when it is affecting the heating and cooling system.
Please note: if you are averse to insects or wildlife PLEASE consider another place. We have this space cleaned & checked for pests regularly but we ARE in a wooded mountain area and occasionally during certain seasons they will find their way in. We are not a hotel. This is a living space in a natural setting for rent.

The space
This unit is on the 2nd level opposite our other airbnb. You can rent one or both if available. Both are in the same building but separate.We love this apartment layout because it has high ceilings and it's open space. you get loads of light from the tall windows and it feels very spacious. We wanted a fun vibe when we chose the colors and decor to match what it's like to stay right on the Promenade and enjoy all that downtown Frederick has to offer.

The apartment is accessible from a private side door and you have a private parking spot in our parking lot. You can enjoy the romantic courtyard Nd have access to the laundry room which has a separate door accessible on the side. if you bring bikes we can give you access to a locked storage shed on site as well.
Other things to note
We have a coffee pot and tea pot. no filter necessary and we provide coffee, tea, and honey and sugar. The kitchen is fully stocked with everything you need. But for a relaxing morning there are 4 coffee shops and a Starbucks within 5 minutes walk. Also several great brunch spots and every imaginable cuisine for dinner. You will be in the heart of everything. The courtyard is perfect for getting take out and enjoying a private romantic dinner. Or have coffee and read a book! Our property is Smoke Free and we pride ourselves on attention to detail. My real estate company occupies the first floor. each apartment is on the 2nd level but you are separated by other spaces so it's very private. I work there and we have staff ready to assist during work days and we live close by.

A 5-drawer dresser, luggage racks, large closet with clothing hangers and an iron/ironing board are all provided. Beds, box spring and pillows are all protected with zipper liners to protect our guests.
A pack and play (portable crib) and highchair are available for small children if needed.

Guests will have access to the entire apartment and 2 private parking spaces in the rear of the building. The lower level of this space is a separate unit with a separate entrance that is contains a professional office space that is rarely used by the hosts.
Other things to note
Business-class Comcast WiFi in provided throughout our space for our guests to enjoy, replace enjoy with convenience.
Central heat and AC is throughout the space; the bedroom also contains a ceiling fan, and an additional portable fan/space heater are provided should they be needed.
This apartment does not contain a dishwasher or laundry facilities, but a laundromat can be found just a couple of blocks away.
Guest must complete rental agreement wavier within 48 hours after booking. We may also require a credit card for security deposit hold. A message will be sent to you with a link to complete the form.
There is a strict no smoking/no pet policy at our property. If there is evidence of smoking or pets in or around the home, you may be charged an additional $250 fee plus costs of cleaning/remediation.
No events (e.g., parties, weddings, receptions, proms, etc.) may be held without explicit permission from the Hosts. Violation of this rule will result in immediate cancellation of the reservation and eviction from the property without a refund.
Individuals other than those listed above in the Rental Party may not stay overnight in the property. Guests are not allowed to exceed the occupancy limit agreed to above. Guests should not create excessive noise at a level that disturbs neighbors. Our property's quiet hours of 10 pm to 7 am are required by Frederick City ordinance and enforced by local police. If the police respond to a noise complaint, every guest on the property may be subject to a fine by the county up to $300. Failure to abide by the county noise ordinance will result in the immediate termination of the stay without refund.
Electronics: Guests are not permitted to alter the wiring of any electronic equipment including the security cameras. Security cameras and internet manipulation is to be un-obstructed while occupying the apartment.
Violation results in contacting the short-term rental platform and a non-refundable cancellation.
Security cameras: Security cameras are only used for security purposes and are faced at the front and back doors. We are in alignment with Airbnb/ short-term rental platform(s) policy.

The River House is located on the Monocacy River with a beautiful open view of the river and the Monocacy Battlefield on the opposite shore. Downtown Frederick, Maryland is just 3 miles away and offers a fun variety of restaurants, pubs, breweries, shopping and cultural activities. Your getaway could be taking in the scenic view, drifting down the river or heading into downtown Frederick for some lively entertainment. The property is served by T-Mobile high speed internet.
The space
There are 3 units available in the River House, with this spacious and private studio occupying the entire water view side of the 1st floor. The studio is designed with several large windows and 2 sliding glass doors to provide wonderful views of the river. Hickory hardwood floors shine throughout with cedar closets. This new construction includes a kitchenette with microwave oven, refrigerator and coffee maker. Entertain, visit, or enjoy some quiet reading time in the sitting area with a full-size couch and 2 captain’s chairs. The studio provides a large full bath with tub/shower and direct access to the private front deck of the building. With a queen size bed and a dining booth that converts to a double bed, the studio can sleep a total of 4 persons. There is also free access to a full-size washer and dryer. Pets are welcome, please see details below.

Pets under about 50 lbs are welcomed at an additional fee of $40 per pet, per stay, but must be crated when unattended. I can make exceptions to the fee structure for small dogs or multiple pets.
There is a booth in the kitchen that converts into a comfortable double bed. The dining booth/bed convertible is 72" by 48" when it's converted to a bed, so it may not be suitable for tall adults.
We have had some issues with noise from the Villa (2nd floor) making it hard for guests in the two lower units to sleep. So, there is an 11 pm excessive noise curfew for the Villa when either of the lower units is occupied. Also, we recently installed several hundred cubic ft. of cellulose sound dampening insulation in the ceiling of this unit to re-mediate the issue.
In support of the global effort to conserve energy resources utilizing reasonable practices, we have installed Ecobee “smart” thermostats in all of our listings that the guests can also control. The thermostats are preset with a maximum heating setting of 71 degrees and a minimum cooling setting of 72 degrees.
If you are booking on behalf of a Travel Business, Airbnb staff has advised us to collect photo IDs of guests that will actually be at the property (if those guests do not already have a valid Airbnb account).
