- "Quiet, everything I needed for an 8 week stay" - "If you want to stay in a nice, clean, safe neighborhood. This place is for you. If you think toilet paper, bath towels, paper towels, kitchen towels or rags should be supplied. This place in not for you. It is a basement house and of course I figured there would be some noise from upstairs. Though, in the rules it states quiet time from 9pm to 9am. Upstairs does not follow this......children running, crying, screaming until 11 pm our fist night. Better the next 2 nights. Our last night had water coming into our bathroom from upstairs. When I called, the owner did answer and asked if she needed to bring towels. I told her I already clean it up. She did apologize and said she would bring towels in the morning. She never did. We left at 10am. We will not be returning."

*IDENTITY VERIFICATION and PROPERTY INSURANCE REQUIREMENT: To help you relax and enjoy your stay, we have partnered with SafelyStay, Inc. to provide all reservations with damage protection of up to $1,500. This protection plan is $45 for all stays under 29 nights, and is included in the cost of your booking. Stays 30-59 nights will be required to pay an additional insurance premium of $305 directly on our website. Stays longer than 59 nights will be separately charged for damage protection extension at the rate of $130/30 days. Please note, guest screening is also required for any bookings made through VRBO or direct. Once your booking is confirmed, you will be contacted by Safely to complete an identity verification before your reservation date for any direct or VRBO bookings.
* PARTIES - All gatherings must be limited to 10, this is monitored and guests violating this rule will be charged a mandatory $700 fine. NO EVENTS OR PARTIES ALLOWED.
* PETS - We do allow pets with host approval. If you are planning on bringing a pet please notify us once you complete your booking. There is a $75 pet fee for one pet or $100 for two, this fee is collected once the booking is confirmed and paid in full. (Guests are required to pick up after their pet host provides dog bag stations). There is no fenced yard at this home however the community has an enclosed dog run and the neighborhood is perfect for walking! There is a $500 fine for any unauthorized pets.
*CANCELLATION POLICY - Guests can receive a full refund minus processing fees (approximately 4%) if they cancel up to 5 days before check in. No refund will be provided if cancelling less than 5 days before check in.

Once the email about arrival was received there was an email address for communication. Seemed mostly clean, somewhat dated decor and furniture was slightly different from posted pictures. A little real Farm feel in the big city!
Have a stay in our charming studio style apartment. Going out is easy as it's not too far from everything. Staying in is tempting too as the claw foot tub beckons to be soaked in.
Roughly 2 miles from 435 & 4 miles from 35 its easy on easy off to any attractions near by. Whether it be the Legends area, Overland Park escapes or downtown KC fun, you'll only be 15 minutes away!
Access to the yard, fire ring, tree swing & jacuzzi are just a few perks.

This is a lovely little home! It has a cozy, homey feel with enough space for you to be very comfortable but also enjoy the tiny home feel. It’s in an excellent location, close to whatever you may need and quick access to the freeway. Right around the corner from the amazing Shawnee Mission Park.

There is no fenced in yard at this home however the community has an enclosed dog run and the neighborhood is perfect for walking!
