The neighborhood is quiet and pretty centrally located for traveling around KC. Most attractions (Union Station, WWI Museum, Old Town Westport, etc.) are within a 20-minute drive. There are great restaurants nearby (Q39 for bbq ... great veggie burger and my dad loved the ribs and brisket). I would highly recommend staying here anytime someone travels to Kansas City. The bedrooms upstairs had king and queen beds which were very comfortable. It does get a bit warm upstairs but each room had ceiling fans, which helped emensely. - "Quiet, everything I needed for an 8 week stay" - "If you want to stay in a nice, clean, safe neighborhood. This place is for you. If you think toilet paper, bath towels, paper towels, kitchen towels or rags should be supplied. This place in not for you. It is a basement house and of course I figured there would be some noise from upstairs. Though, in the rules it states quiet time from 9pm to 9am. Upstairs does not follow this......children running, crying, screaming until 11 pm our fist night. Better the next 2 nights. Our last night had water coming into our bathroom from upstairs. When I called, the owner did answer and asked if she needed to bring towels. I told her I already clean it up. She did apologize and said she would bring towels in the morning. She never did. We left at 10am. We will not be returning."

This is an amazing 3 bedroom house. We know how important it is to get a good night’s sleep while you’re away from home so we splurged to provide the most comfortable beds around and cozy pillows for each bed!

You will find a fully stocked kitchen equipped for light cooking. It is also equipped with a refrigerator, stove/oven, microwave, dishwasher, toaster, coffee machine (Drip and keurig combo) along with creamers, sugars and coffee.

★ Living Area ★
There is a smart TV in this house with Roku access. This will allow you to login to your Netflix, Hulu or Amazon Prime account upon check in, just don’t forget to logout before you leave!

★ Bathroom and Laundry ★
Our 2 full bathrooms are fully stocked for your convenience. Shampoo, Conditioner and body wash will be found in a dispenser in the shower. We’ve provided plush bath towels, hand towels and washcloths.
If you find yourself needing to do a load of laundry, have no fear! We’ve provided an in unit washer and dryer along with laundry detergent.

Our driveway can accommodate up to 4 cars. The garage is not for guest use at this time.

- "Fun house for our family with lots of space to spread out. We had a lot fun with the pool table. The location was very convenient, close to all things KC. We found a fun cocktail lounge just a few minutes away - Wild Child. The beds were comfortable-some of the fans were a little noisy but not horrible. The only negative was the carpet was not vacuumed with visible debris. The contact was responsive but said they were waiting on approval to buy a new one since their manager did not work on the weekend when we checked in. They did offer to bring the new vacuum by, and guessing this was just a one off situation. Overall, enjoyed the space and the host was very responsive."

- "House was exactly as pictured. Very easy process. Will definitely seek it out again for our next trip." - "Really cute house and nice little space but there were a LOT of moths mostly in the pantry but also all over the house. We checked under beds and the couch before checking out because we have three young kids so we were making sure we didn’t lose socks or toys and it was very dusty and dirty - I would be embarrassed to have company if it were my home. The checkout instructions included starting the dishwasher - I did so and water immediately started pouring out of the bottom of the dishwasher. The refrigerator light did not work and the washing machine for laundry was very dirty. The whole house looks like it could use with proper cleaning and it was very uncomfortable preparing or eating food in the space because of the bugs. The property was listed as pet friendly and the pictures showed fencing but the yard is not actually fenced in. We are unpacking our belongings from the trip now and there are moths in our clothes so this is overall very uncomfortable."

- "Cleaned and organized VRBO. The vrbo is located on the bottom floor of a house and we found that it could get chilly but they provided space heaters (which was great). Two door locks to get you in but you do hear activity above you."

- "Overall, a good spot to explore Kansas City. A couple of things kept this from 5 stars. The water gets SO HOT, scalding hot. With little kids in our group, that was a bit frustrating. The exterior garbage was quite full from previous guests and by the time we left, it was overflowing. The parking is a bit limited depending on the group. 2 cars fit in the driveway and the rest park on a narrow street. Inside dining area is very, very limited. Again, this just wasn't great for our group with little kids. Still, lots of big positives. We very much enjoyed the backyard and game room. We played lots of pickleball and loved the arcade games. The beds were comfortable and rooms were set up well for multiple families. The host was communicative and easy to work with. "

Our daylight basement provides you with your own private bedroom and a bathroom just across the hall. It has a queen size bed, a table for dining/working and your own fridge and microwave, plus a TV with netflix inside the room. Easy highway access and everything (grocery, restaurant,) is within 5 to 15 min drive. MCI Airport is 30 min away.

The space
This a daylight basement so it can be really dark at night but with streaks of light coming from the windows during the day. Being a basement room, temperature is more on the cooler side, thus, space heater is provided. It has an aesthetic fireplace that lights up, but with no heat. You need to get out of the bedroom to go to the bathroom, which is a few steps across the hall. You may hear footsteps and other sounds normal when you live with others, but it should not be loud. Bedtime is quiet though, which makes this very ideal for people who are looking for a place to sleep after being around Kansas the whole day. Should you need to estimate how far our house is to your place/s of interest, you may use Skyzone Trampoline Park Shawnee as reference. We are around that area.

A cozy little tribute to farm life, this studio apartment has space enough for 4 adults (queen bed & queen fold out) & then some. Equipped with a pack n play, air mattress (my tribute to the company) & love seat.....you're more than welcome to use whatever you'd like.

A kitchenette (no oven/stove) occupies one corner of the room with plenty of useful gadgets. Microwave, toaster oven, dual burner plate, countertop griddle, coffee maker, half fridge, etc. you won't be left hanging.

Games, dvds, books & toys will surely keep you occupied if TV isn't your thing. And if you'd rather enjoy some peace & tranquility, you're more than welcome to take a stroll through the backyard, swing on the tire, roast marshmallows over the fire ring or have a glance at the pond.

Surely, if none of the above suits your fancy, why not enjoy a good soak in the claw foot tub? Or if you're feeling a little more adventurous, take a jaunt in the jacuzzi.

Chiggers & Poison Ivy

Chiggers
A microscopic arachnid whose larvae burrow under your skin and create a terrible itch that lasts about a week......if you're lucky. These mites enjoy tall grass, moist areas & long walks in the lawn. Their bite marks are red & welt like with a white liquid-ish center.
If you know you're spending time in the bush, listening to a concert on a lawn or enjoying time when the hot sun goes down, it's a very good idea to shower after your activities & wash your clothes before hoping into bed. They enjoy places where clothes fit tightly against your skin. If you do get bit & itch like crazy, chigaway is the best bet on the market.

Poison Ivy
A plant, bush or vine it can be distinguished from others by its leaf clusters of three to one stem. Typically found in the forest but sometimes randomly growing on a residential tree it smears an oil (not visibly) onto your skin which in a span of 24 hours goes from looking like a mosquito bite to a puss filled pocket of oozing yuckiness. Did I mention it itches like crazy. Yikes! They say if you come into contact with it to wash in cold with dawn but that's never worked for me. Keep it as dry as possible & DON'T SCRATCH. Greatest help to me has been rubbing alcohol & bandage as it dries the area out.

The in-law suite is on the lower level of the home. There is one step to enter, but no steps inside. We do have two toddlers and two dogs, so there will be some level of noise during busy times of the day.

*IDENTITY VERIFICATION and PROPERTY INSURANCE REQUIREMENT: To help you relax and enjoy your stay, we have partnered with SafelyStay, Inc. to provide all reservations with damage protection of up to $1,500. This protection plan is $45 for all stays under 29 nights, and is included in the cost of your booking. Stays 30-59 nights will be required to pay an additional insurance premium of $305 directly on our website. Stays longer than 59 nights will be separately charged for damage protection extension at the rate of $130/30 days. Please note, guest screening is also required for any bookings made through VRBO or direct. Once your booking is confirmed, you will be contacted by Safely to complete an identity verification before your reservation date for any direct or VRBO bookings.

* PARTIES - All gatherings must be limited to 6, this is monitored and guests violating this rule will be charged a mandatory $700 fine. NO EVENTS OR PARTIES ALLOWED.

* PETS - We do allow pets with host approval. If you are planning on bringing a pet please notify us once you complete your booking. There is a $75 pet fee for one pet or $125 for two, this fee is collected once the booking is confirmed and paid in full. (Guests are required to pick up after their pet host provides dog bag stations). There is no fenced in yard at this home however the community has an enclosed dog run and the neighborhood is perfect for walking!

*CANCELLATION POLICY - Guests can receive a full refund minus processing fees (approximately 4%) if they cancel up to 5 days before check in. No refund will be provided if cancelling less than 5 days before check in.

The space
On the main floor, you'll find a fully stocked kitchen, complete with a bar for casual seating, as well as a dining room with large windows overlooking the backyard, creating a bright and inviting atmosphere. The living room features a spacious sectional, perfect for the whole family to relax together.

Head downstairs to enjoy our game room, equipped with a pool table, TV, and an arcade game. You can access the backyard through the patio doors, where a comfortable seating area awaits amidst the trees—ideal for unwinding while listening to the birds.

Upstairs, the master bedroom offers a king bed and an additional twin bed, along with an en-suite master bathroom featuring a luxurious jacuzzi. We provide a selection of salts, bath bombs, and candles to enhance your relaxation.

Further down the hallway, you'll find a second, smaller bathroom, as well as two additional bedrooms—one with a king bed and the other with two twin beds.

For added convenience, guests are welcome to use our double-car garage during their stay.

The space
Property is a residential home. The Air BNB space is a private suite in the basement. Access to suite is available separately by the side of home and through the back entrance.

Guest access
Air BNB entrance has deadbolt lock with passcode access. Guests have private parking space. We ask that guests be respectful of mudroom and laundry room as they enter/exit the premise. Guests may also enjoy fire pit and outdoor furniture in the backyard following the house manual. Use of the laundry machines, mudroom refrigerator, and access to the remainder of the home & backyard decks are restricted.

This is an amazing 3 bedroom house. We know how important it is to get a good night’s sleep while you’re away from home so we splurged to provide the most comfortable beds around and cozy pillows for each bed!

**There is an Air Mattress provided should you bring an extra guest.

★ Kitchen ★
You will find a fully stocked kitchen equipped for light cooking. It is also equipped with a refrigerator, stove/oven, microwave, dishwasher, toaster, coffee machine (Drip and keurig combo) along with creamers, sugars and coffee.

★ Living Area ★
There is a smart TV in this house with Roku access. This will allow you to login to your Netflix, Hulu or Amazon Prime account upon check in, just don’t forget to logout before you leave!

★ Bathroom and Laundry ★
Our 2 full bathrooms are fully stocked for your convenience. Shampoo, Conditioner and body wash will be found in a dispenser in the shower. We’ve provided plush bath towels, hand towels and washcloths.
If you find yourself needing to do a load of laundry, have no fear! We’ve provided an in unit washer and dryer along with laundry detergent.

Our driveway can accommodate up to 4 cars. The garage is not for guest use at this time.

The home is has no stairs inside, making it easy to move around. There are just three small steps at the entry, providing easy access to the main living areas. The layout is designed for comfort and convenience, ensuring a welcoming stay for all guests especially those with mobility issues.

The large, private backyard is fully fenced, offering a quiet space to relax. Whether you're enjoying your morning coffee, soaking up the sun, or grilling on the BBQ, it’s the perfect spot to unwind and enjoy the outdoors.
Please note that the backyard is not directly accessible from the house. To reach it, you'll need to go out through the front or side of the house and then use the gate on the north side of the property.

The entire home is yours to enjoy, with your own private entrance and parking. You'll have full access to all living areas. Please note, the basement and garage is not accessible during your stay. For convenience, you'll enter through a keyless entry door (code provided prior to check-in), allowing for easy check-in and check-out.

HOUSE RULES:
No Smoking Inside, NO PARTIES. No Gatherings. Be kind to the neighbors. Do not block their parking spots/driveways. If you BREAK THE NO PARTY RULE, you will be asked to leave and forfeit your rent. We have the right to assess a $2000 fine if this rules are violated. This home is in a residential neighborhood so please observe the quiet times— 10:00pm to 7:00am.

Disclaimer- We have an EXTERIOR Security camera located in the entrance of our home that record activity when somebody comes enters and leave the area of residence. The exterior security cameras are in place to ensure we are in compliance with our House Rules. Footage remains private and is used to monitor occupancy, No unregistered Animal/Pet Policy, No Smoking Policy, No Party/Guests or Visitor Policy, and for liability purposes.We have an alarm system and noise monitor to protect the house as well. Noise monitor allows us to ensure the house rules are being followed and our neighbors are not being bothered by guests.

There is a noise curfew of 10 pm. Please, at all times, be mindful of the neighbors and residents around you.

BRAND NEW (built in 1906) Amazing Shawnee Farmhouse beautifully restored and ready for your family get together. 3 King beds, 1 queen, and 1 day bed with luxury mattresses, fast wifi, a beautiful open concept kitchen with a dutch door that opens to a spacious outdoor seating area complete with a gas-wired fire pit and fenced grassy lot.

1 Pet is allowed with a $150 additional pet fee (will appear as additional guest fee). You MUST pick up your pets waste in the yard. Failure to do so will result in a $100 per waste pick up charge.
