The neighborhood is quiet and pretty centrally located for traveling around KC. Most attractions (Union Station, WWI Museum, Old Town Westport, etc.) are within a 20-minute drive. There are great restaurants nearby (Q39 for bbq ... great veggie burger and my dad loved the ribs and brisket). I would highly recommend staying here anytime someone travels to Kansas City. The bedrooms upstairs had king and queen beds which were very comfortable. It does get a bit warm upstairs but each room had ceiling fans, which helped emensely. - "Quiet, everything I needed for an 8 week stay" - "If you want to stay in a nice, clean, safe neighborhood. This place is for you. If you think toilet paper, bath towels, paper towels, kitchen towels or rags should be supplied. This place in not for you. It is a basement house and of course I figured there would be some noise from upstairs. Though, in the rules it states quiet time from 9pm to 9am. Upstairs does not follow this......children running, crying, screaming until 11 pm our fist night. Better the next 2 nights. Our last night had water coming into our bathroom from upstairs. When I called, the owner did answer and asked if she needed to bring towels. I told her I already clean it up. She did apologize and said she would bring towels in the morning. She never did. We left at 10am. We will not be returning."

Its proximity to downtown and other local amenities makes it the ideal location from from which you can enjoy metro Kansas City/ Shawnee/Overland Park/Merriam and the surrounding areas (without the hustle and bustle of the city) whether you're in town for business or pleasure.

Getting Around:
Most other areas require a short drive. Uber/Lyft is also very accessible. Easy to get to major roads and highways for day trips, etc. Our home is only minutes away from local attractions.

No Smoking Inside, NO PARTIES. No Gatherings. Be kind to the neighbors. Do not block their parking spots/driveways. If you BREAK THE NO PARTY RULE, you will be asked to leave and forfeit your rent. This is an amazing 3 bedroom house. We know how important it is to get a good night’s sleep while you’re away from home so we splurged to provide the most comfortable beds around and cozy pillows for each bed!

**There is an Air Mattress provided should you bring an extra guest.

★ Kitchen ★
You will find a fully stocked kitchen equipped for light cooking. It is also equipped with a refrigerator, stove/oven, microwave, dishwasher, toaster, coffee machine (Drip and keurig combo) along with creamers, sugars and coffee.

★ Living Area ★
There is a smart TV in this house with Roku access. This will allow you to login to your Netflix, Hulu or Amazon Prime account upon check in, just don’t forget to logout before you leave!

★ Bathroom and Laundry ★
Our 2 full bathrooms are fully stocked for your convenience. Shampoo, Conditioner and body wash will be found in a dispenser in the shower. We’ve provided plush bath towels, hand towels and washcloths.
If you find yourself needing to do a load of laundry, have no fear! We’ve provided an in unit washer and dryer along with laundry detergent.

Our driveway can accommodate up to 4 cars. The garage is not for guest use at this time.

★ ACCESSIBILITY ★
The home is has no stairs inside, making it easy to move around. There are just three small steps at the entry, providing easy access to the main living areas. The layout is designed for comfort and convenience, ensuring a welcoming stay for all guests especially those with mobility issues.

★OUTDOOR AREA ★
The large, private backyard is fully fenced, offering a quiet space to relax. Whether you're enjoying your morning coffee, soaking up the sun, or grilling on the BBQ, it’s the perfect spot to unwind and enjoy the outdoors.
Please note that the backyard is not directly accessible from the house. To reach it, you'll need to go out through the front or side of the house and then use the gate on the north side of the property.

There is no fenced in yard at this home however the community has an enclosed dog run and the neighborhood is perfect for walking!

*CANCELLATION POLICY - Guests can receive a full refund minus processing fees (approximately 4%) if they cancel up to 5 days before check in. No refund will be provided if cancelling less than 5 days before check in.

- "Fun house for our family with lots of space to spread out. We had a lot fun with the pool table. The location was very convenient, close to all things KC. We found a fun cocktail lounge just a few minutes away - Wild Child. The beds were comfortable-some of the fans were a little noisy but not horrible. The only negative was the carpet was not vacuumed with visible debris. The contact was responsive but said they were waiting on approval to buy a new one since their manager did not work on the weekend when we checked in. They did offer to bring the new vacuum by, and guessing this was just a one off situation. Overall, enjoyed the space and the host was very responsive."
