Our space is an open concept bedroom and living basement level space. Important to understand: we live directly upstairs! This is our full time HOME. So you will 100% hear noise from us without question, and it is a farm, so we wake early in the morning between 5 - 6 AM/7 days a week. We will always be as considerate as possible, but please do not expect complete silence, as our kitchen is right above the space and we do have a large family with young grandkids. If you are a light sleeper or want absolute quiet, this rental is NOT for you.

NOTE: there is NO kitchen in this space (just a Keurig coffee machine, a filtered hot and cold water system, microwave, and a mini fridge), and the breakfast is self serve style (instant oatmeal packages, coffee, tea).

As this is a basement level it will be much cooler in temperature, especially in summer when the air conditioning is on. If you do not like cool spaces please do not book here.

The Barnhouse Loft offers a unique opportunity to enjoy Niagara Wine Country in full privacy and great comfort. You will be treated to a delicious full hot breakfast every morning and have exclusive use of the entire loft apartment. The backyard overlooks vineyards and pastures and from your balcony you can even see the Toronto skyline. We are located right on the Niagara Escarpment, halfway between the majestic Niagara Falls and historic Niagara On The Lake. (***NOTE: we are unfortunately not able to accommodate any animals, including service animals, due to serious allergies in the family.) We have been in operation since July 2021 on different booking platforms and after hosting over 300 guests we are still maintaining a 5 star rating. We live on the property but our guests have full privacy during their stay.

As a registered bed and breakfast we can not provide cooking appliances (no stove) in the loft. We do have a fridge, microwave, coffee maker, toaster, etc.

Vineyard Villa is surrounded from all sides by splendid vineyards and is only 2 minutes walk to Peller Estates winery, 5 minutes drive to Old Town of Niagara on the Lake and 20 minutes to Niagara Falls. Full breakfast is included in the rate.

Beautiful villa with 3 beds and 3 bathrooms for your group, in the middle of wine country in Niagara On The Lake. Close to all the attractions, and a few KMs from QEW. Biking path at the door, wineries a short walk, swimming pool, bbq, and unmatched amenities. Free parking on premises, family friendly, safe neighbourhood.

Please note there is no breakfast service. Tea/Coffee is available for guests to self serve. There is a coffee shop, and restaurants about 10 mins walk.

The space
You will have the lower level as private with 2 bedrooms and a bathroom, living area, dining area, patio overlooking waterfall. The 3rd bedroom and 2 attached bathrooms are on the upper level. The host lives in a private suite in the property, and will be around for any questions or issues.

To keep the pricing reasonable for guests who are just looking for a place to sleep, certain amenities are optional. The following amenities can be requested at an additional cost:

Pool heating - $25/day upto 82 degree F
BBQ usage -$40/day. Includes premium charcoal, fire starters, oil, cleaning supplies, accessories rental. Guests are expected clean all equipment after use.
Washer and Dryer usage - $10/use (long stay guests can avail this at no cost, please reach out)
EV Charging - $10 - Hybrids, $20 - Full EVs
Weekly housekeeping service for guests staying over 7 nights - $200/week.
Home theatre/cinema usage - $50/day. Between 11am and 10pm only.
Breakfast (3rd party delivery) - $20/person/day

Guests staying 3 nights or more can get discounts on the above services.

This second-floor room with a pillow-top queen size bed overlooks the gardens and the dramatically lit Brock monument. Large bright 4-piece ensuite bathroom complete with shower/tub. Guest reserving this room can enjoy quiet time on our spacious front veranda with a view of the Niagara River in the distance.
