we are almost finished converting a old schoolhouse building, with stunning views of countryside, windmill etc. we have completed Phase 1 which provides 3 chalet type suite rooms - guest have use of internal courtyard . Each room has a kitchenette and en suite bathroom, free parking. Suite 1 offers king size bed and table and chairs the schoolhouse is on the outskirts of town, 10 minute walk on lit pavements to bars and shops.

Guests have galley kitchen with microwave, fridge, coffee machine, toaster and kettle (no oven ) if they would like to prepare breakfast - there are some places to have a cooked breakfast in town if preferred.

Private courtyard and decking area ideal for a coffee in the sun or an alfresco dinner with BBQ facility. The cottage is situated on a small holding, with countryside views. We, as a family, live in Portaferry since 2007, Krzysztof joined The Portaferry Hotel in 2005 and we joined Krzysztof two years later. Since 2009 , throughout number of venues we are independently providing accommodation and catering to our Visitors, . Our new project, The Narrows Guesthouse, started in October 2018 and we opened doors to our first Guests on 24th June 2019, providing extended services for B&B, private dining, cooking presentations, charity events, themed events, etc. 2020 and part of 2021 were a bumpy road in our industry, but we openly adapted to changing circumstances and our business is opened again.

The Old Vicarage NI B&B is a family run B&B on the East Coast of the the Ards Peninsula, Northern Ireland (NI).
We are directly on the Irish seafront providing stunning views from your bedroom.
There is ample safe off-road parking within our grounds. Dog are welcome but not within the house. We have good safe secure kennelling within our farmyard.

The Old Vicarage NI B&B is a family run business located on the East Coast of the Ards Peninsula, Northern Ireland (NI), Ballywalter.
We are ideally situated for exploring any part of NI from the Antrim coast (Giant's Causeway), to the Mountains of Mourne, the historic village of Greyabbey, Mount Steward and other National Trust locations, Game of Thrones and other film locations. We are ideally located to accommodate wedding guests at The Orange Tree House (Greyabbey) or Fields of Dreams.

The space
We have on offer a choice of 3x large double superior class bedrooms , all with en-suite bathroom/shower facilities. We also provide a cosy lounge on the ground floor with a log burner (in winter) for our guests to enjoy some relaxation, TV, read a book, a board game or just chill out with a hot or cold drink.
Please do note that each of our rooms, described as doubles, are each priced on a per night basis with breakfast included.
By prior arrangement only, an additional (single bed) can be provided in each room at an additional nominal charge of 25% of the room rate at the time. For babies in cots no additional charge is imposed provided cots and bedding is provided by the guests.


Our spacious downstairs breakfast room overlooks the adjacent historic church and with splendid views onto the Irish Sea where the Isle of Man and the Scottish coast are visible on a clear day. If you are an early riser you will also witness some fantastic sunrises.
In winter, we see some great moon phases with reflections over the water.

4m tides provide some great expanses of sand and rock pools. It is a very popular area for coastal walks alone and for your dogs. We are pleased to report that the beaches are clean due to the efforts of our local council but also to the responsible dog owners and visitors alike.

Our B&B, ‘within a stones throw ‘ of the beach has extensive lawned gardens and a woodland area with a pond.
There is ample outdoor seating provision together with smoking facilities. A BBQ facility is available upon request.
