USAGE - The Tenants shall use and maintain the Resort in a careful and lawful manner and shall not create noise or disturbances likely to disturb or annoy other tenants. The Tenant affirms that s/he will follow all policies and rules of the resort, as notified upon arrival and occupancy of the unit, including check-out time, as many resorts assess a fee for late check-outs.

TEMPORARY USE / NO SUBLETTING - Tenants expressly acknowledge and agree that this Agreement is for the temporary use of the Resort and that Tenants shall not under any circumstance sublet the Resort unit.

OCCUPANCY -- The Tenant agrees not to exceed the maximum occupancy for the unit. Failure to comply may result in eviction by the Resort.

INCIDENTALS -- Most resorts will require a credit card upon check-in for the purpose of incidental expenses (i.e., local phone, resort services, room service, etc). Tenant will be expected to provide their own credit card upon arrival for this purpose.

DAMAGES -- The Tenant accepts all responsibilities for any damages to the unit or Resort property during the rental period by Tenant or Tenant's guests.

INDEMNIFICATION - The Tenant hereby indemnifies and holds the Owner harmless against any and all claims of personal injury or property damage or loss of any kind arising from use of the Resort regardless of the nature of the accident, injury or loss.

How things work with us:

1) You book this room on airbnb. We send you our confirmation message with cell phone numbers of Rodney and Lisa Rusca, who can help solve problems or give you travel advice upon request.

2) I will modify my reservation with my ownership company and send you a confirmation email with a booking number and phone number so you can call to verify the reservation. The email will come with a confirmation number and a phone number for you to speak with our ownership company directly to verify you are our registered guest if you choose. This ownership guest name change costs us, so it is only done when this reservation becomes non refundable.

For reservations that are already non refundable, we will usually respond within an hour with the confirmation email from the ownership company, during normal business hours Pacific Standard Time 8:00 A.M. to 5:00 P.M. every day of the week.

3) At check in, you will be assigned your room. You will then be given key cards after you present a Valid Identification (State ID or Passport) and a credit card capable of the refundable security deposit and room tax.

We manage timeshares and can offer you prices less than market rates. This reservation is for a 3 Bedroom Suite at The Club Wyndham also known as Worldmark Indio.

Refundable security deposit ($250 per night) and transient tax per day varies for 1 bedroom ($10.58), 2 bedroom ($12.70), and 3 bedroom ($14.81). This works out to you paying an additional $66.04 at time of check out. Other than that fee, and what you pay now, there are no other fees.


This is a timeshare resort hotel, but as my guest you are under no obligation to attend the presentation. It's like a hotel with a kitchen.

How things work with us:

1) You book this room on airbnb. We send you our confirmation message with cell phone numbers of Rodney and Lisa Rusca, who can help solve problems or give you travel advice upon request.

2) I will have the ownership company send you a confirmation email directly that you can take to check in. The email will come with a confirmation number and a phone number for you to speak with our ownership company directly to verify you are our registered guest if you choose. This ownership email confirmation costs us, so it is only done when this reservation becomes non refundable.

For reservations that are already non refundable, we will usually respond within an hour with the confirmation email from the ownership company, during normal business hours Pacific Standard Time 8:00 A.M. to 5:00 P.M. every day of the week.
