The property is directly across the water from Eastern Neck National Wildlife Refuge. Bird watching is peak over morning coffee or at dusk, depending on the species. The grandparents spent a lot of times in the screened front porch playing card games. The children were in the playroom next to dinning area when they are inside the house. Rest of us were hanging out in kitchen and living room. The dogs enjoyed the shallow beach (there were few jelly fish, but no one got stringed). Hal was very pleasant to deal with. He sent out detailed instructions ahead of arrival and answered all our questions quickly. He even had a 30 min call with us to provide additional tips and information. Everyone enjoyed the stay. We stayed on the water non stop with the 2 paddle boards and 2 kayaks provided for use. We loved not having to share our private beach front. Charming Annapolis home, just 150 feet from the water, with floor to ceiling windows overlooking the expansive waters of the Chesapeake Bay. Though not with direct riparian waterfront access, there are great water views from most rooms. Features 4 bedrooms & 4 baths. In total, the home has 1 king bed, 3 queen beds, a pull out daybed that can sleep 2, a cot, an air mattress, & 4 full baths. You will find new LG and KitchenAid appliances and comfortable leather sofas that can sleep up to 4 extra people (14-16 total is possible), a vision grills Kamado ceramic grill (think big green egg), three covered balconies, access to community amenities including community beach/picnic areas. Close to beautiful Thomas Point and Quiet Waters parks. Note that this is a water view home but it does not have direct waterfront access, which is best accessed at the community beach, a 5 min walk.

The space:

The front door is under a pretty front porch, accented with a standing seam metal roof. The main level features an open concept kitchen/living/dining room with Asian mahogany floors inlaid with porcelain tiles, beautiful light fixtures & a wall of bay facing windows. This level also has a bedroom & full bath with urinal & tub.

The top level has a beautiful master bedroom suite with a vaulted ceiling & exposed beam, skylights, hardwood floors, a wall of windows w/ bay views, and a private covered balcony.
The en suite bathroom has a radiant heated ceramic tile floor, double-size shower with multiple shower-heads, claw-footed soaking tub, and trough-style double sink. There is also a vessel-style sink on the "personal care" counter.

The third bedroom also has a vaulted ceiling and en suite full bath (shower, reclaimed wood double sink).

The kitchen has many details not to miss: Marinace granite countertops, cherry cabinets w/ Swarovski crystal pulls, a hammered copper sink, a glass vessel sink on the prep counter, Kitchen-aid induction cooktop (water boils in seconds) & downdraft ventilation, an LG fridge (craft ice), a new KitchenAid dishwasher and double oven, and a walk-in pantry. The ground level has a glass-door entrance at the front and a 2nd door leading to the waterside. There's a cozy 4th bedroom & full bath (shower) which is fairly wheelchair accessible (entrance is flush to ground level).

The driveway can hold 6-8 vehicles. Street parking is not allowed.

Chestnut Avenue ends at the Chesapeake Bay. From there, you can view the Bay Bridge & the Thomas Point lighthouse, but do not trespass.

There is additional water access (swimming, fishing, and walking) via Chesapeake walk < 150 feet from the house between Linden Ave and Sycamore Ave.---Please take note of the "no trespass sign" affixed to a wooden post along chestnut ave at the edge of our property line. This sign was posted by our neighbor, Darryl. His property, with the small old historic home on it (immediately adjacent to the water) is private property, and should not be accessed. He appears to be very passionate about this, and will seek damages for verified trespassing incidents, which will have be passed on to our guests. Note - There are security cameras on his property.

Neighborhood amenities:
AOTB has a small community beach and a "Dinghy Dock" aka "The Linden Avenue Crabbing Pier". The Linden Avenue Recreational Pier may be used only for crabbing, fishing, sunning, swimming and other similar activities.

Pets:

Pets are welcome (pet fee applies) as long as they do not damage the furniture. Please, no pets on furniture or in the bedrooms. An effort to clean up shed fur should be made prior to checkout.

1. Guests have access to & use of community property and recreational areas including the beach, boat ramp, Newport Avenue pier, playground, & our private roads, whether paved or not.

2. Use of any community or recreational area in a manner which disturbs neighboring residents is not appropriate or acceptable behavior. Exhibit sensitivity & respect for the community.

3. Beach: Use of the beach area is permitted between dawn & dusk. No trash is to be left behind. No dogs are allowed on the beach. The beach area has no parking. Grilling is permitted only on Association grills installed for that purpose.

4. Redwood ave Boat Ramp/Pier: Boat launching is permitted between dawn & dusk. No children are allowed without adult supervision. There is no parking, including for boat trailers, at the launching ramp.

5. Streets / Parking: No parking is allowed on any paved or unimproved street that accesses residential property or is designated as an Anne Arundel County fire truck drafting site. All streets provide access for emergency response vehicles & are considered fire lanes.

6. Dogs: In Anne Arundel County, dogs must be leashed at all times. Guests are asked to clean up after their dogs. Dog waste stations are provided at convenient locations throughout our neighborhood, so please safeguard our Chesapeake Bay’s health by using them.

We are fully stocked with dishes, pots, and pans, drip coffee pot, blender, etc. The home has both propane and charcoal grills (bring your charcoal). We supply at least 2 rolls of toilet paper per bath, body wash/shampoo, a roll of paper towels, a few trash bags, etc but don't supply lots of paper/plastic type items. Food Lion and Safeway are nearby for groceries as are dollar stores, liquor stores, and a Target.

(small children not advised on top bunk.)
The king bed is luxurious with your comfort in mind!! 1000 thread count Egyptian cotton sheets, six pillows, and a plush duvet comforter.

There is plenty of space in the lounge if you would like to bring extra guests with their own sleeping arrangements (such as a blow up mattress). Or guests can lay on the leather couches (they are not pull out beds just regular couches).

Congregate with family and friends between the front living room, breakfast nook off the kitchen and rear, airy sunroom overlooking the backyard. This is a three-bedroom home, sleeping arrangements include a king bed in the primary suite and queen beds in both the 2nd and 3rd bedroom. Whether you're planning to enjoy a hot cup of coffee or grill up your dinner, our back patio includes a sitting area, string lights and BBQ grill with utensils.

Getting Around:
There is ample free street parking available on our street. The house is about 1.2 miles from downtown where parking is paid, we recommend walking or taking an Uber/Lyft downtown to avoid parking challenges. Hillman Garage is the largest parking structure in Downtown Annapolis. Additional parking info is available on the Visit Annapolis website's "Parking in Downtown Annapolis" page.

We charge for additional guests above a fixed amount. This amount and additional charge varies by unit type, size, and configuration. If you input the correct guest count when you make your reservation the amount the booking site indicated as the total cost will not change (due to guest count). We ask for confirmation of guest count after you complete your booking. If you need to increase your guest count after booking confirmation due to a booking error, this could result in a price increase. Finally, we verify guest count via external cameras located on our properties. In the event that we notice a guest count at the property that is higher than reported, we reserve the right to ask for additional guest fees that would be double the amount we would have charged prior to check-in.

Please refer to the following guidelines regarding fees for extra guests:
2 BR unit - $30 per guest/night after 4 guests (i.e. 7 guests would be $35/night extra and 8 guests would be $70/night extra)

This house is pet friendly so if you are highly allergic to dogs or cats this home may not be a good fit for you. Our cleaning service is very good but you may notice an occasional dog/cat hair here and there.

We charge a pet fee of $50/night per pet that you bring with you. This reduces to $250/week per pet and $500/month per pet for longer term guests. This fee is not included in the accommodation fare rate. We will send a request for the additional funds once the number of pets is confirmed after booking.

***If you neglect to inform us ahead of time that you are bringing a pet with you then I reserve the right to either TERMINATE your stay early or DOUBLE the pet fee retroactively for the entirety of your reservation.***

If you are local to the Annapolis area and book for less than 5 days we reserve the right to ask you to cancel your reservation. We rarely make an exception to policy but may elect to do so at our sole discretion.

The following additional charges apply to late check outs/early arrivals, assuming I can offer this at all (I often can’t so please never assume this will be allowed):

1 hr or less early arrival or late departure: $100
1-2 hr early arrival/late departure: $200
2-3 hr early arrival/late departure: $300
3+ hr early arrival/late departure: $100/hr or the cost of an additional night’s stay, whichever is more

These fees are primarily in place to highly discourage late checkouts/early arrivals since this causes my cleaning service undue stress to prep the unit prior to your or the next set of guest’s arrival. This also increases the need for them to rush/cut corners, increasing the likelihood of them not cleaning the unit to the high standard which I hold them to.

***Smoking is strictly forbidden anywhere on the property - the house, front porch, back deck, or front or back yard***

***If we find cigar/cigarette butts of any kind on the property or evidence of smoking (ash on porch, deck, empty cigarette packs, etc.) We assess a $500 cleaning fee in addition to the regular cleaning fee***

For guests requiring a pack n play, high chair, or any other non-standard item, please submit your request at least 7 days before check-in to ensure availability. If the request is made less than 7 days prior to check-in, we will make every effort to accommodate it, but cannot guarantee availability.

Public Transportation: Annapolis Transit: Route 91: This local bus route connects Eastport and Annapolis. You can catch this bus for trips to and from the downtown area, including popular spots like the City Dock and Historic Annapolis. While the closest stops are further away, you can catch this bus at the Broadneck Park & Ride or nearby locations. Route 70: This route connects Eastport to Edgewater and passes through various parts of Annapolis, including neighborhoods like Arnold. It's a good option for getting to downtown Annapolis from the north side of the city, although the stop closest to Neptune Place is a bit further. Purple Shuttle: The Purple Shuttle is a free shuttle that operates within downtown Annapolis. While it doesn't directly service the area near Neptune Place, it can be convenient if you're in the downtown area and want to travel between parking areas, restaurants, and key destinations like City Dock or the State House.
