Our conference center and hotel is located in Phoenixville, PA thirty minutes outside of Philadelphia. Property is located two miles from Valley Forge National Park and four miles from King of Prussia where plentiful restaurants and shopping can be found.

- "This is going to be difficult because there are some good things in some things that are not so good. The communication with the host was not easy. At the beginning when we were communicating via email it was so so. Then when we got there and saw no one around, and we did not know where our key was to the room or the room number I tried to contact him or her, we didn’t see a phone # available or absolutely any soul around to talk to. Finally, my daughter open a folder that we found,on a “ front desk”, We saw that was for us, and it said room 420, I believe. We tried to go to the fourth floor. When you enter the elevator, you could go to G, 1,2 so we told them maybe from two we have to take another elevator. Well, no, we were supposed to get out into but the numbers on the rooms were three then we walked to the right on small hall open the door went downstairs for about 10 steps and then there were rooms with number 4 . In other words very very, very confusing. Like I said at the beginning very difficult to figure out where the room was because there was absolutely no want to explain all of this situation of elevator and stories with numbers that didn’t make any sense. Also, I couldn’t stay there on the first day because I never found, Key to my room. Talking to the gentleman the next day he told me.” The key was in your room” I have been in 20 countries around the world, and this is the very first time in my life that the key inside the room. The room was clean and, neat."

Cozy, spacious Single home located blocks from downtown and a block for Reeves park. Come enjoy the resturants downtown or grab a bike out of the garage and ride on of the local trails. If that's not enough, you can play XBOX, ping pong darts.

- "House is Clean and organized and walking distance from main streets of town. Easy to park and many accommodations are there for your stay!" - "This house is beautifully decorated and maintained. It was the perfect size for my family with kids. The kids thoroughly enjoyed the game room with air hockey, darts and xbox. The house is perfectly located near some great restaurants and close enough to the city and Valley Forge to allow enjoyable day trips. The owner was extremely friendly and helpful - always quick to respond to any questions we had. I HIGHLY recommend this home and would gladly stay here again next time we are in the area."

The home was completed in 2020 and has three levels. This unit consists of the 2nd and 3rd levels and has a separate entrance.

Off street parking. EV (Tesla) plug-in on site. Very large backyard with a fire pit and is close to Bridge St and walking trails.

The main floor (2nd level) is a large open floor space. Dining room (table holds 8) and bar faces the backyard. Kitchen and seated island separate the space to the living room and working desk.

All three bedrooms are on the top floor. Master bedroom overlooks the backyard, has in-suite bathroom with walk-in shower for guest to use. Queen bed.

Second and third BRs share hallway accessed bathroom with step in tub/shower. Queen bed BR has accessible closet, Two twin bed BR has accessible closet.

W/D are located on third floor as well.

Large backyard with fire pit and gas grill for bbq’ing.

Tesla/EV Charger on-site!!

This is a three floor unit where the bottom floor is separated from the top two. Guests will access the unit through the front door and up the stairs. It is a private entrance. Owner resides in bottom unit two days per week and accesses via the driveway entrance. This may require parking coordination if the guest arrives with multiple vehicles.

It is located in North Phoenixeville on a dead end street. It is an adjoined townhouse but not in a development.

Note: we are located near an active train track so please consider when inquiring.

Most walk the tracks to cut down time to get to Bridge St but walking the road takes about 15 min, 2 min drive.

Please note that the unit is located near active freight railroad tracks. Our three generation family lived in the space throughout the summer and had no issues and I`m a light sleeper. I wouldn`t recommend sleeping with windows open during summer months unless you`re a particularly sound sleeper.
No shoes are allowed beyond the foyer/entryway of the home.

Towels and linens should be removed and placed in/near washing machine upon checkout.

Dishes should be placed in washer and turned on upon checkout.

Remove all food from refrigerator.

Remove garbage and recyclables from bins and place in cans outside.

There is a private driveway for off-street parking but please note that the owner may be onsite two (2) days/evenings during the work week at the bottom floor unit. This may require parking coordination if the guest arrives with multiple vehicles.

The home is minutes away from downtown with its stores, boutiques, and restaurants. It is convenient to Valley Forge and not far from Lancaster, or other areas of interest. During our stay we had a question, and we found the owners very helpful. We loved and enjoyed our vacation time in this home and would rent it again!"

- "Stairs to attic bedroom sooo steep and narrow, they need a warning. AC working overtime could not cool down attic room, bathroom was unbearable. We requested a box fan but were denied. There was a half roll of toilet paper and no more. Kitchen dirty, leftover stuff from other folks, as well as debris from repairs. Does inexpensive mean sub-standard for Vrbo now. Never again. Aavoid this place." - "Over half of the main room was not usable because of the sloped walls , if you are taller then 5'3" you can't stand up and go to the bathroom!"

There is street parking available on our one-way street, often in front of the house or nearby, but not always. If parking in front of the house is unavailable, you can usually find parking within a block of the AirBnB.

When you walk into PhoenixVilla, you’ll be greeted with large beautiful black and white photographs of the town (taken by us!) A big, comfortable sectional with deep cushions and soft pillows faces toward a Smart TV with access to Netflix, Prime Video, Youtube TV, Disney+, and more (bring your login!). There is also a two-person counter height dining set which can be used as a workspace or for additional seating to the main dining area. Check out the coat closet with lots of games available!

Step up to the fully stocked eat-in kitchen with stunning gray granite countertops. Appliances include dishwasher, gas stove and oven, fridge and freezer with filtered water line, microwave, toaster, and there’s also two types of coffee experiences (drip or Keurig). Don’t forget to leave your mark on the giant chalkboard wall in the Kitchen – **Tell us where you’re visiting from!**

We also stock salt, pepper, and cooking oil. Additionally, the kitchen is well-equipped with everything you need to whip up a great meal - utensils, pots, pans, baking sheets, good knives, and much more! The dining room table has room to comfortably seat six people, while the raised table in the Living Room has space for two more – to make certain there is casual and dining space for the eight guest occupancy at the AirBnB.

Walk into the hallway and you’ll find a FULL bathroom with a shower with tub plus a beautiful skylight. It’s stocked with all the comforts of home - fluffy towels, tissues, toilet paper, shampoo, conditioner and body wash. Continue on the original hardwood floors and 3 bedrooms await you!

Bedroom #1 has a king-sized bed with all new bedding, a cozy navy blue accent wall, and lights that give off a peaceful glow. Check the closet, where you’ll find lots of room for clothing and a luggage tray to put your bag on. There is a dresser to store clothes and a long mirror. Additionally you’ll find room darkening curtains for a comfortable night’s sleep.

Bedroom #2 has two bunk beds, each sporting two twin-sized beds (4 beds total) with new bedding, dresser, and a pack-n-play in the closet.

Walk down the staircase in the rear of the house to Bedroom #3. Note that our home is from 1900 so the stairway is rather thin and low so please watch your head.

Bedroom #3 has a queen bed with all new bedding, as well as a dedicated workspace with a comfy chair. There is a dresser to store clothes and a long mirror. You’ll also find a FULL bathroom attached with a pedestal sink and standard shower stall. You’ll also have an LG front-load washer & dryer tower for laundry.

Walk out of bedroom #3 and enjoy your fenced, private courtyard with patio adorned with string lights for added ambience. Outside, there is a picnic table for eight as well as a smaller round table and two chairs. Enjoy the propane gas grill for those grill masters! The courtyard is the perfect place to relax and make memories after a long day!

This charming house has forced air heating and cooling in all rooms with a Nest Smart thermostat in the main hallway.

This is a small apartment it is sub level 4 steps down it has 2 windows. Also has a kitchenette ,combo washer dryer,jetted tub , twin bed and also a futon there are some low areas especially the door going to the bathroom don't recommend it for someone who is over 6 ft tall ,the shower is short also but if you could deal with it you just got a disclaimer now it's a tile bathroom.
Also You will have to permit entry on short notice because all the utilities electrical panel, water shut off ,oil heater, hot water heater is in your apartment so it has to be understood that entrance will be need to be made if there's an emergency
Kitchenette you have a new wave cooktop,Microwave, NuWave toaster oven and a small refrigerator see photos. This is the owner's accommodation and is being rented out whenever he's not there so only certain dates would apply. It's priced for one person if there's an additional person please add 20% to daily rate but don't recommend it it's kind of small. There is a yard gate that you will have access to and also a key to your apartment door digital entry through side door. Also you will hear the heater go on occasionally more in the winter than the summer and you will hear people walking on the first floor apartment above

The space
Welcome to our home! You will have easy access with a keypad entrance. The bedroom is on the first floor with it's own refrigerator and coffee maker. The bathroom is shared but we mostly use the upstairs bathroom. There is a dresser and cloths rack for easy storage of clothing. The TV is for your streaming access. We have a wonderful yard with a pond. Feel free to relax with our koi! There are two indoor cats. You will share the space with myself and my adult child.

I love sharing time with others and look forward to hearing your stories! If you are more private just let me know. I have hosted for years and have really enjoyed my guests and look forward to meeting you.

We have two loved cats. They are brothers. The smaller one is Jax and the chubster is Chip. They are indoor so please do not let them out (they usually won't try). They will try to get in your room. Please do not let them in as I try to keep the room as pet free as possible!

It has two bedrooms with two queen size beds. There is an extra queen size pull out sofa bed and a day bed. This can accommodate from 2-7 guests.

Welcome to the Cottage at the Mill – we are so thrilled you are here. Let us host you in our one of a kind Pennsylvania home, where you will find yourself immersed in nature and luxury. Our 1800’s Grist Mill is situated on 7 acres, just minutes from Valley Forge Park, the King of Prussia Mall, and the Main Line. The Cottage at the Mill offers a quintessential Montgomery County experience from its architecture to its picturesque surroundings.

The space
Contemporary design meets historic building concepts and state of the art appliances and
amenities, setting the stage for a refreshing taste of what is possible. The cottage at the mill boasts a sun soaked master bedroom (King) on the second floor with a full bath, step-in shower. The space is also infant-friendly.

Guest access
Guests have a private entrance to this cozy romantic suite, along with an outdoor lounging area and grill. There are two bikes and two kayaks available for Perkiomen Creek/Trail adventures! The gardening, snow removal, and all maintenance is done by my partner Lou and myself, your host. In the evening, you may even find us on the deck grilling out or making pizzas in our Ooni! We share the property but give guests privacy as best as we can.

by Airbnb, even if they stop by for just a moment, everyone is better off being protected, we appreciate this respect in advance. We may be able to accommodate early check in or late check out depending on the reservation prior or after yours. We also ask that you limit the noise to quiet after 10 pm unless otherwise approved by the host. Any excessive cleaning needed will be billed at $50/hr with a detailed list of items.

1: HOLD HARMLESS
The hosts and owners of the property do not assume any liability for any loss, damage or injury to persons or their personal property. Neither does the owner accept any liability for any perceived negligence or for any inconveniences, damage, loss or injury arising from any temporary defects or stoppage in supply of water, gas, cable, WiFi, electricity or plumbing due to weather conditions, natural disasters, acts of god, or other reasons beyond its control.
2: ENTRY BY OWNER
Owners or their designees may enter the premises under the following circumstances: In case of an emergency, to make any necessary agreed upon repairs, alterations or improvements, and to supply necessary or agreed upon services. Landscaping services are a part of regular exterior maintenance of the property, this work may occur without announcement from 8:00 am - 5:00 pm, 7 days a week.
3: SLEEPING CAPACITY/DISTURBANCES
Guest and all occupants will be required to vacate the premise and forfeit the payment fee and security deposit for any of the following: Occupancy exceeding the agreed upon guest count and names thereto, or occupancy exceeding the contracted guest count in the reservation, using the premises for any illegal activity, causing damage to the premises or any neighboring properties and any other acts that may interfere with neighbors rights to quiet enjoyments of their properties.
4: MAINTENANCE
Please report any maintenance needs discovered on the premises and the host will respond as quickly as possible. Refunds will not be made for maintenance issues including, but not limited to electrical service interruptions, heating and air conditioning, appliances, televisions, cable, and WiFi.
5: GUEST COUNT AND NAMES
As per booking platform rules names of all guests using the property must be listed on the reservation with the host. Any revisions to this list must be shared with the host prior to entering the property. Falsifying this information will result in termination of reservation without refund. Additional guests are not insured by Air bnb even if they stop by for a moment, everyone is better off being protected , we appreciate this respect in advance. All children of any age must be listed on the reservation without exception.
6: GUESTS of GUESTS
No guest may invite any guest to the property that is not listed and named on the booking through the booking platform. Any changes to the original guest list must be agreed upon with the host though an altered reservation before any new guest is allowed to enter the property. If the guest list is amended on the day of check in a call to the booking agent may be necessary but in all cases no new guest is allowed to enter the property without being listed on the reservation altered or otherwise.
7: GUEST CONTRACTORS
If a guest contracts any services during the reservation the host must be notified in advance. The contractor must be approved by the host who will require any such contractor to provide a valid insurance policy naming the property owners as beneficiaries of the policy.
