Living room looks baron with only a couch against one wall and TV. on the opposing wall. It is the only TV in the house, none in any bedroom, no dishwasher, no family dining area, no mirror in master bedroom, not even in connected half bath (over the sink?). Toilet paper too far to reach in main bathroom. Completely disappointed in property and price."

- "This is the best VRBO experience we’ve had! Cory was very responsive and has an eye for the details. As many reviews referenced, she left us welcome muffins, gifts for the kids, and eggs from their hens. The house is just outside of Carlsbad and an east 45 minute ride to the caverns. It’s about 2.5 hours to White Sands. The hosts provide sleds and coolers to borrow for the day trip. The kitchen is very well stocked with any and everything you’d need for a trip away from home. They even have an ice cream scoop! A big bonus is the “honor” pantry. We didn’t use it, but they offer amenities for $, in case you’ve forgotten something (toothbrushes, deodorant, etc…) Communication was easy with the hosts via the app, and they were kind enough to accommodate a change in our stay at the last minute. All in all, we would happily stay here again, if ever we are in the area again."

- "I love the openness of this house—the way the kitchen is open to the living room. We ate a few meals at the island while watching Christmas movies. The sectional sofa was super comfortable. The master suite was great, though the shower was a bit small. We enjoyed the firepit on the back patio. It was fully stocked with toiletries, kitchen necessities and kitchen tools—more than most Homes we’ve stayed in. And for us, the location was great—we drove to Carlsbad National Park a couple days; drove to Guadalupe Mountains National Park one day; and drove to Roswell for a day. Very happy with our stay."

The host sent a message checking in on things and I mentioned the soap - it was waiting for us at our door on the day we checked out. Overall the stay was good, but just be prepared and bring everything you might need."

It has a private exterior entrance of its own, so you check in without any contact with the host and will have no one in your interior private space, but the yard is shared and the structure of the home is shared ( like the roof, and one wall.) There IS a door inside the apartment that leads into the main house- that door is always kept locked and is lockable from both sides. The apartment has a king size bed, ceiling fan, and mini-split AC/heat. The "living area" has a small double size futon, a massage chair, and a tv with roku and streaming services, as well as a little dining table and chairs. There is a simple kitchenette with a 2 burner-stovetop, mini-fridge, sink, coffee maker, and toaster oven/air fryer combo. Heading into the ensuite bathroom there are two large closets, a huge spa shower with multiple showerheads, and double sinks. There is wifi as well.

In addition to the private space, you also have access to the outdoor spaces on the property, that are shared with the main house (currently 1 occupant) and guesthouse ( up to 4 occupants). There is a hot tub, pizza oven, bbq, smoker, trampoline, greenhouse, patio with hammocks, and some kids toys as well!

Guests have private access to the studio apartment, as well as shared access to the exterior areas of the property.

Note: Check in is by keycode, but by 10 pm please. ( the lighting for the walkway is too bright for our neighbors, so it shuts off at 10 pm).

Parking- you share the driveway with the main house and guesthouse. Occasionally this will mean needing to park on the street. It is a quiet, safe street and there is plenty of available street parking.

Smoking is not permitted in the apartment. If you need to smoke, you may do so on the shared patio near the dining table or in the street outside the property.

This gorgeous property features 1 king bed and 2 queen beds, perfect for a group getaway. With amenities like a washing machine, AC, and WiFi, guests can enjoy a tremendous stay. Property Information

 Check in time is 4:00pm and check out time is 11:00am MOUNTAIN STANDARD TIME. A $50 per hr. fee will be charged for late check outs. Housekeeping must have adequate time to clean and prepare the home for incoming guests. Please be considerate of their time.

 No smoking inside the house. An ash tray for cigarette butts is located on the patio table in the back yard.

 Only pets that are potty trained are welcome in the house. We love our fur babies, but we want to respect our home as well. Please do not allow your pets to do their business in our home. Please do not allow pets on any of the furniture.

 No parties. We do not want to rent an event center. Extra fees will be charged if there is evidence of a party and/or damages or use beyond what we would expect the number of registered guests.

 Maximum occupancy is 5 guests. We have furnished the house with the expectation of only 5 guests. The property owner may stop by at any time to ensure that guests are abiding by this rule. Additional guests will be charged a fee per person through Airbnb/VRBO or you will be asked to find accommodations elsewhere. Only those listed in the rental agreement may reside in the home

 In case of property emergency or other issues (water or electrical issues, broken windows, building safety concerns) please call us!

 The home is not child proofed. If you’d like to bring a baby gate or other items, you are welcome to do so.

 Quiet time begins at 10:00pm. Please respect other guests and residents in the neighborhood. In the event of a disturbance, police will be called first as instructed by the neighbors.

 The house parking includes the driveway, and street parking directly in front of the house. We ask that you use only the designated parking. Please make sure you lock your vehicles and do not leave items in the back of your truck. We are not responsible for lost or stolen items.

 Please do not leave trash outside the property. It attracts skunks, cats and other unwanted guests.

All of our listings are for thirty one days or more, so the extended stay discount is already built into our nightly rate. There is no mail receipt at this location. Please be advised at all properties maintenance crews, in home cleaning crews, and pest control arrive regularly. Occasionally there are schedule changes beyond our control and they may arrive spontaneously.
