The inside is well appointed with a new, modern kitchen and ample bathrooms. The wifi speeds were surprisingly good and presented no problem. The living space extends outside to a fire pit and a pickleball court with a basketball hoop. The hosts/managers answers questions quickly. There are several restaurants within 25 minutes. We are 25 minutes from Berkeley Springs, WV, a tourist area with mineral baths and spas, this is a historic area. We are located 15-30 miles to three state parks, one which has a beach area, horseback riding, and a golf course. We are located 1/2 mile from State Forest and State game lands. We are one hour from multiple ski resorts. We have a (2) night minimum(unless states otherwise). No pets allowed.

We are in a rural area so mice are common but property should be thoroughly cleaned between reservations to ensure mice food sources are eliminated. Carpet in one of the bathrooms. Looked clean but there is no way carpet in a bathroom can be sanitary. Portable air conditioner was too loud in the loft bedroom for one of the guests that she was unable to stay in the room and had to crash on the living room couch. Overall, great home and would consider staying again for a short stay if I could be assured that the property was deep cleaned and had no evidence of mice activity."

The cabin interior has been recently updated and is clean and comfortable, but it is an imperfect cabin with some unpainted wood, off-level floors, etc.
As with any timber framed cabin in the woods, some level of wood dirt and bugs should be expected.

There are 2 bedrooms and one full bathroom on the main floor. An open Loft with steep loft steps hosts another 4 beds. The kitchen is fully stocked (no food), as well as a living space with 2 sofas and a recliner. A flat screen tv, electric fireplace, and washer/dryer are also provided for you.
There are several books and a few children's toys to help bring enjoyment to your vacation time.

Outside on the deck area, there is a hot tub, flat-top gas grill, and table with chairs. This deck and hot tub area is a dream spot to watch a morning sunrise , catch a glimpse of some wildlife, or enjoy time with a book and coffee in hand.
There is a campfire space with wood chips and outdoor seating located just off the deck.

Aside from the large deck, there is not much usable yard area for outdoor yard games.
A corn hole game is located in the outdoor shed if you want to get a game going!

The driveway that leads to the Red Cabin is a long, gravel driveway that is relatively steep in a few places as it leads you up the side of Sideling Hill Mountain. When passing the home at the bottom of the hill, there is a sign that points you up the driveway towards the Red Cabin.
Please be aware that we recommend a vehicle with 4WD in the winter.

Set about a quarter mile of the road, our pet friendly solar powered vacation cottage is a perfect getaway for anyone trying to spend some alone time with nature! Guests have complete privacy inside the cottage with a full kitchen, two TV's, Wi-Fi, and a mini split system for heating and cooling. As well as exclusive access to the hot tub, fire pit and pond outside!

We also have various shared hiking trails through the woods surrounding the cottage for campers and cottage guests to enjoy!

The space
Our cottage is set back about a quarter mile from the road (all back roads here so minimal traffic noise), in nestled next to the pond in the middle of the woods.

Guests staying at our vacation cottage are able to enjoy a furnished bedroom, bathroom, kitchen, and dining/lounging space. As well as exclusive access to the pond (no fishing), dock, hot tub, fire pit, and large deck with a grill!

Both rooms in the cottage are complete with a Fire TV logged into many of our streaming apps such as Netflix, Prime, Max, Disney+ and Hulu.

To top it all off we are solar powered! Staying with us you are as close to the off grid as you can get without giving up the internet!

We have upgraded to a low flush toilet system so please disregard all reviews about the composting toilet, is has been replaced!

Guest access
When you stay with you get the cottage to yourself as well as exclusive use of the hot tub, pond (no fishing), and kayaks.

We have hiking trails through the woods surrounding the cottage that are shared with our campers.

Campsites are on the other side of the property from the cottage and campers are told that the cottage and pond are off limits and to respect your privacy.

There are blinds on the windows to allow for complete privacy while in the cottage.

We do live on property and occasionally drive past the cottage to get around, we try to keep this to a minimum and use quiet golf carts when possible.

Other things to note
Grouseland Cottage Rules:

AVAILABILITY: You can text me for help or with questions any time of the day. However, unless urgent I am only available to you in person between 10 am and 5 pm.

DOGS: We encourage guests to bring dogs, however we do ask that you clean up after them, waste can be thrown into the white bucket by the recycling bins. All dogs must be kept on leads or on leashes at all times, no exceptions, if you need dog leads, we have extras we can loan you, feel free to ask.

FIREWOOD/FIREPIT USE: You get a bundle free with each night of your stay, you are welcome to bring your own wood if you need more. We ask that you keep fires small to reduce the risk of fire spreading. If you need more than what is provided on site, you are free to scavenge any wood that is already on the ground. No use of gas power tools to cut wood is allowed. Please don’t throw anything into the fire pit, such as bottles or cans

CAMPSHOP: The Camp Shop is not open as a storefront and is locked.

COTTAGE USE: We have put a lot of effort into making the cottage as energy efficient as possible. Please help us out. In the winter, please don’t open the windows or leave the doors open, please just use the remote to obtain the desired temperature. We have had some problems with water on the floor by the shower. Please make sure the floor is dry when you finish your shower.

NOISE: Out of respect for others on property we ask that you keep outside music at a reasonable level and respect quiet hours between 11PM and 7AM

LITTER/SMOKING: We appreciate the effort to keep our property clean. As a courtesy, please clean up any litter or food left from your stay and deposit it in the garbage can. Please do NOT smoke inside any buildings and make sure all butts make it into the trash or leave with you, Grouseland will charge a $50 fee if butts or litter are left. Smoking inside of buildings will result in a $200 fee.

MISSING OR DAMAGED ITEMS: Please do not take anything home with you that you did not bring with you, this includes plants and wildlife. If Grouseland property is damaged during your stay we ask that you let us know so we can settle any extra costs for repair or replacement immediately.

FIREWORKS/FIREARMS: NO fireworks and ABSOLUTELY NO firearms to be used while on the property.

Welcome to Addison Ridge Cottage! Looking for peace and seclusion a short trip from the city? Come experience the serene sounds of nature and crystal clear, starlit skies around a fire pit and enjoy a glass
of your favorite beverage and maybe a smore. Our rustic cabin is located in Bedford county, PA. It’s situated on 36 acres of forested property that borders PA state game lands. Come enjoy nature in the great state of Pennsylvania! Dogs are welcome, 2 max!

The space

The cabin was most likely built in the 1930’s and has been added on to throughout the years. Overall, the cabin has a very rustic feel and great care has been taken to make it as family friendly as possible. As a family of seven, we know the struggle of finding a place large enough to accommodate everyone. The cabin is fairly remote, and there are no other houses around, roughly in the center of 36 acres. We are about 15 minutes from the closest convenience store/restaurant. 4WD vehicles are recommended during the winter months. We are a dog friendly property, we ask that you keep them to two per group unless you talk to us about it. The majority of our property is not fenced, but there is a small fenced area for letting dogs out. Unfortunately, due to severe allergies, we are unable to accommodate cats!

Please do note: there is a large wood stove in the center of the main living area. If this makes you nervous, you may want to look elsewhere. We have had our young children around this stove and have never had an issue, but as a parent I understand this could be a concern.

The house is a four bedroom three bath cottage with an additional loft sleeping area and reading nook. The cabin is a rustic combination of knotty pine paneling hard wood floors and traditional dry wall construction. The bedrooms are spacious and can comfortably accommodate a large family or group. The main level consists of three bedrooms. Two have queen size beds. The third bedroom has a twin bunk bed and a full size bed. Each room has a dresser. The first floor also has two full baths, one with a bathtub while the other has a shower stall.

The living area is cozy and inviting. There are two full size comfy couches surrounding a wood stove for lounging while you enjoy a movie on the 50 inch TV. Adjacent to the living room is an open dining room that can seat 8. There is an additional seating for 6-8 located in the kitchen.

The kitchen is fully equipped with a full range and oven as well as microwave, ice maker and coffee maker. A small refrigerator is also ready to keep your snacks and drinks nice and cool! The kitchen is a galley style with a large sink and plenty of counter space. All cookware and utensils are available for use. The kitchen opens up onto a spacious covered porch.

The upper level includes a loft with a full bed. The master bedroom is a large, newly renovated bedroom with a private full bath and a separate entrance. The bedroom contains a queen size bed. All bedrooms are heated with baseboard heaters. A travel crib and toddler bed for tiny cabin campers are also ready for use!

The main level is heated by wood stove. The house is always well stocked with fire wood for our guests. If you’re new to a wood stove, don’t fret! Detailed instructions for use are available!

Please note, we do not have an HVAC system for heating and cooling the property, however, the house is equipped with six window air-conditioners and there are ceiling fans in abundance! There is also a large hot tub on the patio near the fire pit for guest use.

The property is secluded and has great views of the Pennsylvania sky! The forest is home to black bear, deer, wild turkey, and numerous other manner of wild life. The property is equipped with two permanent tree stands and established trails that offer easy access to PA game land number 49. The property is bordered on one side by private land and we would ask you heed the purple blazes on trees.

We are in a rural, mountainous area with limited cell phone service. Once at the house, please connect to our Starlink-no password required. You may need to use an app to make calls over the wifi as cell calling is spotty.

Please be aware there is a possibility of a bug or wildlife encounter. If that makes you uncomfortable this may not be the place for you!

The outside features a patio and for those nice cool evenings. There is plenty of seating available and feel free to use the large fire pit and charcoal grill. Please let us know if you have any questions.

Hunting does take place on the adjacent state game lands. Guests should take note of hunting seasons and abide by surrounding properties. Property lines are marked by purple blazes and no trespassing signs. The game land it also posted on the edge of the property.

Our spacious brand new cabin is located in rural clearville, PA. The home is within 50 minutes of Lake Raystown. Mountain wildlife & a flowing creek make a very peaceful setting for the front yard & deck.

The space
The cabin holds 5 bedrooms & a loft room. There is a total of 10 beds plus a child size mattress in one room & a sofa bed in the basement. To maximize socializing & memory-making, the living room, dining room, & kitchen all flow into one large room.

Very spacious fully stocked kitchen includes a drip coffee maker & espresso machine. All throughout, the cabin is very spacious & comfortably sleeps 22 adults & one bedroom has a small mattress for children.

Guests are strictly prohibited from all mountain trails & outdoor barns. You are welcome to use the large front yard for outdoor activities!

Relax with the whole family at this peaceful place to stay. Guests can use the inground pool Memorial Day to Labor Day. Located a 3/4 mile back a gravel driveway the farm is surrounded in beautiful scenery and woodland with lots of songbirds and wildlife coming right up to the yard. The home sleeps 10 guests, has 2 full baths, a fully equipped kitchen, central heating and air, and numerous outdoor spaces to relax and enjoy nature and the property. There is no TV but there is WIFI throughout.

5. It is recommended during the winter months that you bring a 4-wheel drive vehicle to drive up the driveway.

6. The Wi-Fi is very strong when it is working. We have done all we can to ensure a very strong connection however it will go in and out. The cell service is not good as well due to the remoteness of the home.

8. There are NO LONG CHECK-OUT INSTRUCTIONS! We want for you to be able to fully enjoy every minute of your stay at the lodge!

Please refrain from smoking inside the home! If any signs of smoking are documented, the renter agrees to pay $200.00 / per day.

★ NO PARTIES/EVENTS/FIREWORKS ★
We kindly ask you to treat our home as your own to preserve its pristine condition for future guests and your return visits.

Quiet hours for the property are between 10:00 PM and 8:00 AM. Please keep the noise levels down over this time.

Fireworks are strictly forbidden as they may scare the local farmers' cows very badly.
